1111 Lincoln Road is not simply a place to leave a car. It is a mixed-use development at the western end of Miami Beach’s Lincoln Road, organized around an unusually open concrete parking structure by Herzog & de Meuron. Parking, shops, a private residence, event space and a redesigned pedestrian plaza are treated as parts of one piece of urban architecture.
What is 1111 Lincoln Road?
1111 Lincoln Road is a seven-story mixed-use complex on the western edge of Lincoln Road Mall in Miami Beach. Its best-known element is an exposed concrete parking structure whose columns, ramps and floor slabs are left visible rather than hidden behind a conventional façade. The development also incorporates retail, a private residence, a renewed former SunTrust building, a relocated bank and residences facing Alton Road.

The garage remains a functioning parking facility, but its generous volumes and open-air layout can support social, cultural and commercial activities. The firm summarizes the idea in one sentence: “The structure is the architecture.”
That approach makes 1111 Lincoln Road a useful answer to the question, “What is this building?” It is simultaneously infrastructure, a destination, a frame for public life and a visible piece of the city rather than a sealed utility box.

Why the parking structure looks so different
An open concrete framework
Most urban garages are designed to make parking efficient and then screened with a façade. At 1111 Lincoln Road, the structural system is deliberately exposed. Large concrete columns support broad floor plates and ramps, while the absence of enclosing walls allows air, daylight and views to pass through the building.
The openness changes how the garage meets the street. Instead of presenting a blank wall, the structure reads as a deep, inhabitable frame. People can see movement through it, and the building’s edges remain connected to the surrounding sidewalks and plaza.
Different heights for different uses
The floor-to-floor dimensions vary. Some levels use standard parking height, while others rise to double or triple height. Herzog & de Meuron describes those taller spaces as a response to local urban requirements and as a way to accommodate activities that would not fit in an ordinary garage.
A high volume can hold a party, a fashion presentation or a concert without requiring a separate auditorium. The same structural bay can return to parking or serve as a temporary venue at another time. This is a design strategy based on adaptability rather than a single fixed program.
A visible pedestrian route
An unenclosed sculptural stair is one of the project’s most prominent elements. It creates a pedestrian route through the structure and makes circulation part of the building’s public image. Rather than hiding stairs in an enclosed core, the design lets people move through open space with broad views across the city and toward Lincoln Road.

What is inside 1111 Lincoln Road?
Parking
Parking is the organizing use, but it is not the only one. The structure’s ramps and decks are arranged as an architectural environment, not merely as a set of anonymous levels. The open configuration also helps the garage function as a recognizable address on Lincoln Road.
Retail and a private residence
Retail spaces are integrated into the development, including storefront activity connected to Lincoln Road. A private residence occupies part of the upper-level program. These uses explain why the project is described as mixed-use: the structure combines everyday transportation with commercial and domestic spaces.
Events, shoots and temporary programs
The architect’s project description lists parties, photo and film shoots, fashion shows, concerts and other social or commercial events as possible activities. The spaces are not presented as a permanently programmed museum or theater. Their value lies in their ability to host changing uses inside the same structural framework.
The official Miami & Miami Beach tourism listing describes 1111 Lincoln Road as a seven-story venue with a 25,000-square-foot event space that can accommodate up to 700 guests. Those figures belong to that venue listing; they should not be read as a guarantee of current event availability, ordinary public access or a standing daily schedule.
How 1111 Lincoln Road relates to Lincoln Road Mall
Lincoln Road was created from mangrove forest in 1912, according to the district’s history. The corridor now contains a streetscape representing several eras of South Florida architecture. In that setting, 1111 Lincoln Road is a contemporary landmark at the western end of the pedestrian district.

The building is therefore part of a longer urban story rather than an isolated object. Earlier structures in the district reflect different periods and architectural languages; 1111 introduces a deliberately modern expression based on exposed structure, open circulation and mixed programming. Calling it a landmark does not make it historic in the same sense as the district’s older buildings. Its significance comes from how it extends the street’s architectural timeline.
A four-parcel development, not a stand-alone garage
Herzog & de Meuron’s project record describes four parcels working together:
- the parking, retail and residence structure at 1111 Lincoln Road;
- the renewed former SunTrust building;
- a relocated bank and residences facing Alton Road; and
- related public-realm improvements around the site.
Considering all four parcels matters because the project changes more than one building. Retail fronts, banking functions, housing and parking are coordinated with the pedestrian environment. The result is an urban ensemble whose parts support one another instead of a single object surrounded by leftover space.
The plaza and promenade around the building
Raymond Jungles, Inc. led the redesign of the plaza and promenade on the westernmost block of Lincoln Road Mall. That landscape work revitalized the public space adjoining the development, giving pedestrians a stronger connection between the mall and the new structure.

The landscape project received a 2011 City of Miami Beach Beautification Award and a 2012 American Institute of Architects Miami Chapter Award of Excellence in Landscape Architecture, as listed by Raymond Jungles, Inc. These recognitions concern the public-realm and landscape work, not a claim that every component of the development received the same award.

How the design works as an urban place
Parking as a public facility
Herzog & de Meuron compares a car park with “a public facility, like a train station or an airport, where people change from one mode of transportation to another.” The comparison points to the garage’s civic role. Drivers arrive by car, but the building also becomes a threshold to walking, shopping, events and the public spaces of Lincoln Road.
Adaptability instead of a single-use shell
Variable floor heights and open sides allow the structure to support both routine and temporary activity. The design does not promise that every level is always available for every purpose. It establishes physical capacity for change, which is different from a published calendar or an open invitation to use the building.
Circulation as an architectural experience
The exposed stair and open ramps make movement legible. Visitors can understand how the building is assembled by watching people, cars and light move through it. That visual clarity is a central part of the architecture: circulation is not hidden behind a finished surface but presented as part of the composition.
1111 Lincoln Road compared with a conventional parking garage
The following comparison uses the design dimensions described by Herzog & de Meuron. It is an architectural comparison, not a systematic study of operating performance, cost or environmental impact.
| Design dimension | 1111 Lincoln Road | Conventional enclosed or screened garage |
|---|---|---|
| Relationship to structure | Columns, ramps and floor plates are exposed as the architectural expression. | Structure is commonly concealed behind walls, screens or a separate façade. |
| Openness | Open concrete framework with daylight, air and views passing through the levels. | More enclosed visual character, depending on the façade and ventilation strategy. |
| Floor-to-floor heights | Mixed heights, including double- and triple-height volumes for other programs. | Usually optimized around a more uniform parking module. |
| Additional programs | Retail, a private residence and spaces that can host temporary social or commercial events. | Often organized primarily around parking, with other uses handled separately. |
| Pedestrian circulation | A prominent unenclosed stair makes movement visible and creates a route through the building. | Pedestrian routes are more often contained in enclosed stairs, lobbies or cores. |
| Street connection | Designed as part of Lincoln Road’s retail edge and adjoining pedestrian plaza. | May function mainly as a stand-alone parking destination. |

What a visitor can and cannot assume
The architecture is easy to experience from the surrounding public realm: the structure is visible from Lincoln Road, and its open framework and stair can be read from outside. However, the available project and tourism descriptions do not establish current parking rates, opening hours, visitor-access rules, tenant roster or event availability.
The listing’s capacity figure describes a venue configuration, not a promise that the entire building operates as a general tourist attraction. Anyone planning a visit for an event, a particular business or interior access should confirm the current arrangements directly with the relevant operator before traveling.
Why 1111 Lincoln Road matters
1111 Lincoln Road demonstrates how a building type usually treated as background infrastructure can become a civic and cultural address. Its importance is not that parking disappears; parking remains the core logistical requirement. The architectural move is to make that requirement visible, give it spatial generosity and connect it to retail, housing, events and public space.

The garage’s impact comes from its relationship to Lincoln Road Mall, the Alton Road frontage, the renewed neighboring building and the redesigned plaza. Seen as a single object, it is an unusual concrete frame. Seen as a four-parcel urban project, it is a strategy for extending a pedestrian district while accommodating cars and changing programs.
That combination explains the building’s lasting recognition. 1111 Lincoln Road is a parking structure, but it is also a mixed-use framework, an event setting and a contemporary marker in Miami Beach’s long architectural history.
