Home staging is not a remodel or a hunt for the latest decorating trend. It is the practical work of decluttering, cleaning, arranging and lightly refreshing a house so buyers can understand its space and imagine living there. The steps below focus on inexpensive changes that improve listing photos, showings and day-to-day flow without promising a particular offer, price or sale date.

What home staging is—and what it is not

The National Association of REALTORS® (NAR) describes staging as creating a clean, neutral backdrop that lets buyers see the home as their own. That can mean rearranging furniture and accessories, removing belongings, correcting visible faults and improving cleanliness; it does not automatically mean hiring a designer or renovating every room.

In NAR’s 2025 Profile of Home Staging, 83% of buyers’ agents said staging made it easier for a buyer to visualize the property as a future home. Another 60% said staging affected some buyers but not always, while 26% said it affected most buyers’ view of the home. Those are agents’ observations from a February 2025 survey, not controlled evidence that any single task causes a higher offer or faster sale.

Ideal for property managers, remodeling contractors, apartment turnover crews, maintenance teams, and commercial painting operations. Backed by thousands of verified reviews from working painters. Washable and reusable for multiple projects.

Preparation can be entirely DIY, guided by a consultation, or handled by a professional staging company. The right level depends on the home’s condition, what furniture you already own, your schedule and your budget.

Approach Seller effort and time Outside help and furnishings Useful when
DIY staging Highest; you sort, clean, repair and rearrange everything Usually no outside labor; uses your furniture and accessories The home is in good condition and you can work room by room
Consultation Moderate; you complete the recommended tasks An adviser identifies priorities and layout changes; furniture may remain yours You want an objective plan without paying for full service
Full in-person staging Lower seller labor after preparation A staging professional may supply, place and later remove furniture and accessories The house is vacant, sparsely furnished or difficult to arrange

NAR’s 2025 report release put the median staging service cost at $1,500, compared with $500 when the seller’s agent handled staging. Those figures describe reported service arrangements, not a required spend. In the same report, only 21% of sellers’ agents said they staged all sellers’ homes before listing, so a recommendation to prepare the property does not necessarily mean a full staging contract.

13 simple staging tips to use before photos and showings

1. Photograph every room before you change it

Take a wide photo from the doorway and, if possible, another from the opposite corner. Look at the image rather than relying on how familiar the room feels in person. Identify the first object that attracts your eye, areas that look crowded, uneven color or light, and anything that makes the room’s purpose unclear. Listing photos flatten depth and exaggerate visual clutter, so this check often reveals work you would miss during a walk-through.

2. Remove personal and sensitive items

Pack family photographs, children’s artwork, diplomas, calendars, political or religious displays and other highly personal decoration. Before every photo session and showing, secure medicines, firearms, financial papers, spare keys, valuables and toiletries. Store them off-site or in a locked container rather than moving them from one visible surface to another. Buyers need to concentrate on the property, and private items should not be exposed in marketing images.

3. Clear visible surfaces

Keep kitchen counters, bathroom vanities, dressers, desks, coffee tables and open shelving mostly clear. Leave only a few useful or intentional pieces, such as a cutting board, one bowl or a small lamp. Sort the remaining belongings into keep, donate, discard and pack categories. When surfaces are open, buyers can judge counter length, storage and maintenance instead of mentally subtracting your possessions.

4. Remove furniture that blocks movement

Walk the route from each doorway to windows, closets and adjoining rooms. Take out pieces that force a detour, cover vents, hide architectural features or make two people pass awkwardly. Oversized sectionals, extra dining chairs, narrow hallway cabinets and unused exercise equipment are common culprits. Renting short-term storage can be more practical than leaving a room visibly overfilled; do not cram removed furniture into a garage that buyers also need to assess.

5. Give every room one clear use

Arrange the furniture to make the intended function obvious: a bed and two usable paths in a bedroom, conversation seating in a living room, or a table with enough clearance in a dining area. If a room has become a storage zone, relocate the boxes and set up a simple, credible purpose. Keep sightlines between rooms open where the architecture allows. The goal is not a showroom arrangement but a layout that demonstrates how the square footage works.

6. Deep-clean, including the details buyers notice

Clean the entire home before the photographer arrives, then maintain it for showings. Wash windows, wipe baseboards and doors, degrease the range hood, clean grout and shower glass, vacuum edges and vents, dust light fixtures and remove pet hair and odors. Replace burned-out bulbs and clean switch plates. NAR’s 2025 release says 88% of agents recommended cleaning the entire home, and its consumer guidance identifies visible dirt as a common staging pitfall. These are recommendations from agents, not a guarantee of a financial result.

7. Refresh beds and bathroom towels

Make every bed with clean, well-fitting bedding in restrained colors. Remove decorative pillows that overwhelm the bed and hide the mattress shape. In bathrooms, use fresh, coordinated towels, conceal toiletries and empty wastebaskets. A folded hand towel and a simple bath mat can provide finish without turning the room into a display. Launder fabrics after cleaning and again before a busy showing weekend.

8. Paint only where the finish needs help

Inspect walls in listing-photo light for scuffs, patch marks, strong color clashes and areas where touch-ups will look obvious. Paint those surfaces when cleaning will not solve the problem; repainting every room is not mandatory. If a broader repaint is justified, restrained beige, gray or soft white usually creates a neutral background and makes color differences between rooms less distracting. Use the same sheen and carefully feather repairs so isolated patches do not draw attention.

9. Add a few small accents

Once the room is edited, use one or two accents to prevent it from feeling abandoned: a throw pillow, folded blanket, modest centerpiece or simple piece of art. Repeat a quiet color in adjacent rooms rather than introducing a collection of unrelated accessories. Leave negative space around each item. A basket of blankets, numerous pillows and crowded shelves can recreate the clutter staging was meant to remove.

10. Make the entry welcoming

Sweep the porch, wash the front door and hardware, clean exterior glass and replace a worn doormat with a clean, simple one. Where climate and security make it practical, add a small, healthy potted plant. Check that the entry light works and that the path is unobstructed. The same standard applies inside the foyer: remove shoe piles, packages and excess hooks so the first interior view feels cared for.

11. Start packing early and edit closets

Pack seasonal clothing, duplicate kitchen equipment, collections and rarely used linens before the house is photographed. Keep closets orderly and leave visible breathing room; NAR suggests aiming for closets that are about half full. Use matching or similar hangers where possible, stack folded items neatly and avoid hiding overflow on closet floors. If storage is necessary, choose a secure storage unit or another location that does not make the property’s garage, attic or basement look unusable.

12. Treat the high-traffic entryway as a priority

Because everyone passes through it, the main entryway deserves an additional inspection after the rest of the house is staged. Remove personal, political, religious or otherwise sensitive displays, and check that rugs lie flat and doors open fully. Keep a practical place for shoes and coats during active showings, but return the area to its edited state before buyers arrive. A clear entry also improves the route to the rooms buyers are most likely to evaluate first.

13. Ask for a room-by-room pre-listing opinion

Before the listing goes live, ask your agent which rooms need the most attention and whether DIY work, a consultation or full staging fits the property. Request specific observations about furniture scale, paint condition, odors, storage and the likely photo angles rather than a general request to “make it nicer.” Some sellers’ agents recommend decluttering or correcting property faults instead of formal staging. That outside assessment can keep you from spending money on a low-impact project while overlooking a visible repair.

Where to focus first when time or money is limited

Prioritize rooms that appear in the listing, sit on the main walking route or contain the most visible wear. NAR’s 2025 Profile reported that the living room was staged in 91% of cases, the primary bedroom in 83% and the dining room in 69%; the report release listed kitchens at 68%. These percentages show where agents most often reported staging, not a proven return for any particular room.

  • Works with Latex Paint, Oil-Based Paint & Stains – Premium synthetic filaments hold more paint, reduce streaks, and provide a clean finish with latex paints, oil coatings, and wood stains.
  1. Start with the entry and living room: clear the route, remove oversized furniture, clean hard and soft surfaces, and make the seating arrangement legible.
  2. Then address the kitchen and bathrooms: remove counter and vanity clutter, clean grease and grout, and replace tired textiles.
  3. Finish the primary bedroom: use fresh bedding, reduce furniture and keep closet contents edited.
  4. Use remaining time outdoors: sweep the approach, clean the door and improve basic curb appeal without undertaking a landscape renovation.

NAR’s 2025 release says 91% of agents recommended decluttering, 88% recommended cleaning the entire home and 77% recommended improving curb appeal. Treat those figures as a picture of professional advice, not as a controlled ranking of guaranteed results.

Physical versus virtual staging

Physical staging places actual furniture and accessories in the property, so buyers see the same arrangement in listing photos and during a showing. Virtual staging digitally adds or changes furnishings in photographs. Virtual edits can help an empty room communicate scale, but they do not change what a buyer encounters in person. NAR advises disclosing materially altered photos so marketing remains a true representation of the property. If an image has been virtually furnished, retain at least one accurate view of the room and follow the disclosure rules that apply in your market.

A practical pre-listing checklist

  • Photograph each room and correct the first visual distraction.
  • Pack personal, sensitive and valuable items.
  • Clear counters, shelves and other visible surfaces.
  • Remove furniture that blocks paths or makes rooms feel crowded.
  • Give each room one understandable purpose.
  • Deep-clean, remove odors and replace failed bulbs.
  • Use fresh bedding and coordinated bathroom towels.
  • Patch or repaint only visibly tired areas.
  • Add a few restrained accents, not collections of decor.
  • Clean and simplify the front entry.
  • Pack early and leave closets visibly usable.
  • Keep the high-traffic entryway free of sensitive displays and obstacles.
  • Walk through with the agent and agree on the final priorities.

How to handle showings after the initial staging

Staging is a condition to maintain, not a one-time photo exercise. Before each showing, open blinds or curtains as appropriate, switch on working lights, empty small trash cans, put away dishes and toiletries, close toilet lids and remove pet items and odors. Keep temperature comfortable and secure valuables and medicines. Afterward, return moved furniture and accessories to the planned layout so the next buyer sees the same clear paths and room uses.

The strongest low-cost plan is usually the one you can maintain consistently: fewer belongings, clean surfaces, sensible furniture scale, neutral repairs where needed and a welcoming entrance. Those choices let buyers evaluate the house itself while keeping your spending tied to visible improvements.
