A 269-square-foot former bakery in Valencia, Spain, feels welcoming because every major decision does more than one job. Her Arquitectura retained the existing changes in floor level to separate functions, fitted a complete kitchen with substantial storage, and placed a built-in bed in a private, double-height sleeping “nest.” Waterproofing and a breathable, antibacterial, anti-mold lime paint addressed the bakery’s damp walls, while microcement and salvaged cement tiles created a continuous but tactile floor.
The result is a compact pied-à-terre for an owner who visits occasionally and a short-term rental when he is away—not a full-time residence. That distinction matters: the project demonstrates how to make a small space comfortable and legible, but it does not claim that 269 square feet suits every household or that its finishes have been tested as a universal solution.

The project in context
Architectural Digest’s June 3, 2024, home tour, written by Marta Sader with photography by David Zarzoso, follows the conversion of a former bakery in Valencia. The feature first appeared in AD Spain and was translated by John Newton. You can see the complete tour in Architectural Digest’s original feature.
The owner uses the apartment as an occasional base and offers it as a vacation rental when he is elsewhere. The article explicitly says that living there full-time would be difficult. That use pattern helps explain the design brief: it needs to feel like a real home for short stays, with the essentials close at hand, without carrying all the storage, circulation and privacy demands of a permanent family apartment.

Rather than imitate a conventional apartment at a smaller scale, Ana Hernández and the Her Arquitectura team approached it more like a comfortable hotel suite or a rural cabin. There is a living room, a fully functional kitchen and a distinct sleeping area. The design is compact, but the rooms are not reduced to a single undifferentiated box.
Why the small footprint still reads as a home
Floor levels create zones without closing them off
The apartment already had changes in floor level. Instead of eliminating them to make one flat plane, the designers used those levels to mark transitions between activities. A change underfoot can tell you that you have moved from sitting to cooking or from circulation to sleeping, even when there are few or no full-height partitions.

They give each area an intimate quality while allowing the eye to continue through the apartment. The feature presents this as the team’s response to this particular plan, not as a rule that every tiny apartment should have steps or split levels.
A complete kitchen prevents the room from feeling provisional
The kitchen is fully functional and has ample storage, two details that keep the home from reading as a temporary crash space. A kitchenette with nowhere to put cookware, food or cleaning supplies would leave the room visually busy and force daily life into the living area. Here, storage allows the working surfaces and the rest of the room to remain calmer between uses.
For a small rental or pied-à-terre, the lesson is to plan storage around actual tasks rather than around a target number of cabinets. Cooking, serving, washing and putting away each need a place. The source does not provide cabinet dimensions, appliance models or a count of storage units, so those details should not be inferred from the photographs.

The sleeping area is a destination, not an afterthought
The bed sits in a built-in sleeping “nest” with a double-height ceiling and a large window. That combination gives the sleeping zone a sense of privacy and identity even though it belongs to a very small apartment. The built-in construction uses the available volume efficiently, while the height above it keeps the area from feeling compressed.
Quick wins for a faster PC:
Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Clear out junk files and repair common Windows errorsFree Scan →Scan for outdated or missing drivers - takes under a minuteDriver Scan →Calling it a nest is more than decorative language. It signals a deliberate shift from the open, active parts of the apartment to a place for rest. A large window supplies a visual connection to outside and brings daylight into the sleeping area. The article does not state the window’s orientation, glazing specification or measured light levels, so the benefit should be understood as a design intention rather than a quantified performance result.
How the multilevel plan organizes everyday movement
In a conventional small flat, partitions can consume precious floor area and leave narrow corridors. This apartment takes another route: the sequence of levels helps define rooms while preserving movement through them. You can read the plan as a series of thresholds rather than as one room filled with furniture.
That sequence also changes how light is perceived. A step or raised platform can catch light differently from an adjacent surface, making the apartment feel more varied as you move. Hernández connects the levels with a “pleasant play of light,” but the feature does not report lux measurements, daylight simulations or a comparison with a flat-floor alternative.
There are trade-offs. Steps require careful detailing, can complicate accessibility and may be inconvenient for anyone carrying luggage. The project’s success comes from matching the existing levels to the intended occasional use, not from proving that vertical changes are always preferable. Anyone adapting the idea should first check circulation, trip hazards, cleaning access and the needs of every occupant.

The dampness problem and the finish strategy
Waterproofing came before decoration
The bakery’s history left the walls damp. The renovation team properly waterproofed them before applying the final finish. That order is fundamental: a coating cannot substitute for correcting water entry or moisture movement in the wall assembly.
The feature does not identify the waterproofing system, installation method, drying time, cost or performance measurement. It only establishes that waterproofing was carried out as part of the renovation. A contractor assessing another old commercial space would need a site-specific diagnosis to determine whether the source is rising damp, lateral penetration, plumbing, condensation or another cause.
Breathable lime paint was the reported wall finish
After waterproofing, the walls were treated with a lime paint described as breathable, antibacterial and anti-mold. “Breathable” is a category description, not a guarantee that a wall will remain dry under every condition. The paint brand, formulation, number of coats and laboratory results are not given, so the project cannot be used to endorse a particular product or to promise a specific service life.
If you are researching a comparable finish, ask suppliers for the exact substrate requirements, preparation instructions, moisture limits, cleaning guidance and documented mold-related claims. Confirm that the product is intended for the wall type and climate in question. Most importantly, resolve the moisture source first; repainting an actively wet wall can conceal a problem rather than solve it.

Microcement, salvaged tiles and a quiet material palette
Microcement covers the floor, creating a continuous surface across the compact plan. The renovation also preserved a small “carpet” of cement tiles from the bakery. Together, the two materials provide subtle definition without adding a collection of unrelated patterns.

- The lightweight wooden handles provide extra comfort and ease during long painting processes like walls, trims, cabinets, and doors.
- These versatile brushes are ready-to-use, easy to clean, and can be reused multiple times, making them economical as well as reliable tools for any painting project.
- Bates paint brushes can be used for both oil-based paints as well as latex stains and are ideal for home or commercial projects such as decks, fences or DIY painting jobs.
The retained tiles carry the building’s history into the new home. Their small area reads like an inset rug, while the surrounding microcement keeps the floor visually calm. This is a material decision with both emotional and spatial effects: the old bakery remains legible, but the apartment does not become a period set.
No microcement system, sealer, tile layout, maintenance schedule or installation detail is specified in the feature. Those omissions matter because microcement performance depends on substrate preparation, movement control and the selected protective finish. The project shows a visual approach, not a tested specification that can be copied without professional review.
What each design move contributes
| Design move | Role in the apartment | What is established | What is not established |
|---|---|---|---|
| Existing changes in floor level | Separate living, cooking and sleeping functions while keeping the plan visually connected | The designers say the levels add intimacy, movement and a play of light | No measured comparison with a flat floor; accessibility implications are not reported |
| Fully functional kitchen with ample storage | Supports real meals and keeps equipment from overwhelming the living area | The feature specifically highlights function and storage | No cabinet dimensions, appliance list or storage capacity |
| Built-in bed in a private nest | Creates a recognizable sleeping destination within the small footprint | Double-height ceiling, large window and built-in bed are described | No dimensions, bed orientation or acoustic testing |
| Waterproofing followed by lime paint | Addresses the former bakery’s dampness and provides the visible wall finish | Walls were waterproofed; the paint is described as breathable, antibacterial and anti-mold | No product identity, system details, budget or performance data |
| Microcement with a salvaged cement-tile “carpet” | Unifies the floor while retaining a small piece of the bakery’s character | Both materials are named in the feature | No installation, sealer, durability or maintenance specification |
A practical way to adapt the ideas
The Valencia apartment is a case study, not a kit of guaranteed solutions. If you are planning a similarly compact renovation, use the following sequence to test the ideas against your own building and occupants.
- Define the occupancy pattern. Decide whether the space is an occasional pied-à-terre, a rental, a guest suite or a full-time home. The original project was designed for intermittent use; a permanent household may need more storage, laundry capacity, privacy and accessible circulation.
- Map activities before drawing furniture. Mark where cooking, eating, sitting, sleeping, changing clothes and storing supplies will happen. Look for opportunities to let one element serve two functions, but do not remove the equipment needed to perform either task.
- Survey existing levels and moisture. Record every change in floor height and investigate damp walls before selecting finishes. Have a qualified professional identify the moisture source and specify waterproofing; do not treat a lime coating as a substitute for building repair.
- Use height deliberately. A double-height sleeping area can make a small room feel more generous, but check head clearance, ventilation, window safety and access. Built-in furniture should be measured around the actual mattress, bedding and cleaning route.
- Make storage visible in the plan, not in the wish list. Assign a location for cookware, food, linens, luggage and maintenance supplies. The feature confirms that the kitchen has ample storage, but it does not show a universal formula for achieving it.
- Choose a restrained floor field. A continuous finish such as microcement can reduce visual breaks, while a small area of reclaimed tile can establish a focal point. Obtain system-specific advice on substrates, movement joints, sealers and maintenance before installation.
- Test the experience at full scale. Hernández says the biggest challenge was helping the client imagine the finished compact space, even after seeing renderings. Tape the proposed bed, kitchen run and circulation on the floor, or build simple mock-ups, so proportions can be judged by a person standing inside them.
- Review safety and usability with the actual users. Walk the route with luggage, check every step in low light, and confirm that the kitchen, bed and storage are usable for the people who will occupy the space. A visually successful plan can still be inconvenient if its thresholds or built-ins are poorly placed.
What the designers were trying to balance
The team had to make a compact space feel spacious without leaving it empty or impractical. Hernández explains the brief directly: “It was important to the client that the home felt spacious, so we had to be careful not to overload it. Although it is used only sporadically, it still has to function as a home. We made it compact but comfortable; it doesn’t lack anything.”
That balance appears in the contrast between open continuity and concentrated interventions. The floor levels provide separation without a forest of partitions. The kitchen stores the tools of daily life rather than displaying them everywhere. The sleeping nest gives the bed a defined address. The limited material palette lets the plan, window and retained tiles do the visual work.

It is also a reminder that “spacious” does not necessarily mean adding square footage. In this project, spaciousness is the combined effect of legible zones, uncluttered surfaces, borrowed height and daylight. Those effects depend on the particular shell of the former bakery and on the owner’s occasional-use brief.
Limits of the case study
The headline figure is 269 square feet, and the feature supplies no other named statistics. There is no project budget, product list, exact floor plan dimension, quantified humidity result, light measurement or test comparing the finishes. Claims about durability, mold prevention, energy use or rental performance would go beyond what the published account establishes.

The apartment should therefore be read as a documented design response. Its strongest transferable lessons are organizational: assign every zone a clear purpose, use built-ins where they genuinely improve function, preserve visual breathing room and solve moisture before applying decorative finishes. The exact construction details require drawings, site investigation and specifications that are not included in the home tour.
The takeaway for small-space renovations
This former bakery feels welcoming because it behaves like a home rather than a storage exercise. A living room remains a living room, the kitchen can support actual cooking, and the bed occupies a private nest instead of being an emergency piece of furniture. Levels, height, storage and materials each carry a distinct responsibility, so the 269 square feet does not have to perform every job in the same visual plane.
For painters and renovators, the damp-wall sequence is equally important: correct the water problem, then select a compatible breathable finish and verify its limits. For designers, the project offers a disciplined way to make a tiny footprint feel varied without making it busy. Its success lies less in any single product than in the coordination of plan, light, storage and material restraint.
