700 Haus Windows and Doors: BINQ’s Strategy for Views and Cold-Climate Comfort

700 Haus by Glow Building Design uses a varied BINQ window and door palette to balance rural views with rain, cold and an off-grid-minded brief. Here is what the project confirms, what remains undisclosed, and how to specify similar openings responsibly.

700 Haus, designed by Glow Building Design, uses BINQ window and door systems to connect an off-grid-minded rural home with its surroundings while addressing persistent rain and cold. The project lists Lift Slide, Tilt Turn, Awning and Bi Fold Door products. BINQ presents the house as an effort to maximise views and indoor comfort, but the published material does not provide a location, dimensions, glazing schedule, monitoring data or proof that the house is operating fully off-grid. Those limits matter when separating the design idea from verified building performance.

What 700 Haus is trying to achieve

The supplier feature identifies 700 Haus as a home designed by Glow Building Design. BINQ describes a rural setting with high rainfall and conditions that are cold for most of the year. The design brief therefore has two demands that can conflict: open the house to long views, yet keep wind-driven rain, drafts and heat loss under control.

BINQ also says the building is intended to blend with nearby corrugated sheds while still reading as a home. That is a useful description of the architectural strategy. The windows and doors are not presented as decorative add-ons; their size, opening styles and placement are part of how the house negotiates an agricultural landscape and a demanding climate.

The same project description says the house aims to provide its own water and power and treat its waste. Insulation, low-voltage appliances and water-saving devices are listed as parts of that approach. “Aims to” is important: the available project information does not include system capacities, commissioning records, utility bills, operating logs or independent certification. It supports a design intention, not a verified performance claim.

How the openings create outlook without abandoning shelter

Large glazed openings can make a compact or remote home feel connected to its site. They admit daylight, frame distant views and allow occupants to read changing weather. In a cold, wet environment, however, every opening is also part of the thermal and weather envelope. Frame joints, seals, thresholds, hardware and installation detailing influence comfort just as much as the visible glass.

700 Haus is notable because BINQ identifies several different opening types rather than one universal window. Each can support a different relationship between interior and exterior. The project page does not state which room receives which product, the dimensions of each opening or the specified glass build-up, so the table below records the selection without assigning unreported locations.

Products named for the project

BINQ system listed What the name indicates What is not published for 700 Haus
Lift Slide A sliding door format intended for broad, direct connection to an exterior opening. Opening width, panel count, threshold detail, glass specification and room placement.
Tilt Turn A window format that can operate in a hinged position and a tilt position. Sizes, ventilation strategy, hardware specification and location in the plan.
Awning A top-hinged window format commonly used where controlled ventilation and weather protection are priorities. Hinge geometry, weather rating, dimensions and installation details.
Bi Fold Door A multi-panel folding door format that can create a wide opening when panels are stacked aside. Panel arrangement, sill type, wind exposure, drainage and glazing specification.

These labels show a mixed opening strategy: expansive glazed doors for key outlooks, operable windows for ventilation and smaller or differently oriented openings where weather control may be more important. That interpretation is architectural context, not a claim about a particular room in 700 Haus.

Why rain and cold change window decisions

In a wet, cool climate, visual openness has to be matched by a continuous weather barrier. Designers and installers normally need to coordinate the frame, sill, flashing, drainage path, membranes, insulation and interior lining as one assembly. A high-performing frame cannot compensate for a poorly drained sill or an interrupted air seal.

Cold conditions also make surface temperature important. A window can have an attractive centre-of-glass value yet still feel uncomfortable at its perimeter if the frame, spacer or installation junction is cold. Condensation risk depends on indoor humidity, outdoor temperature, ventilation and the temperature of the complete assembly, not on one marketing number alone.

The project description confirms that insulation is part of the broader 700 Haus approach. It does not publish wall or roof R-values, airtightness results, indoor humidity readings or a condensation analysis. Those omissions mean the house should be read as a case study in design priorities, not as a quantified energy-performance benchmark.

What BINQ says about its wider product range

BINQ describes its Australian range as timber and uPVC window and door systems available with double or triple glazing. On its About page, the company says its systems use advanced coatings, carry a 10-year warranty and can achieve U-values “as low as 1.5.” Its homepage presents another figure, describing U-values “as low as .8.” Both are company statements about a broader product range; neither is identified as a measured result for the windows installed at 700 Haus.

Published statement Attribution and qualification
Timber and uPVC systems BINQ’s general product description; it does not identify which frame material was used for each 700 Haus opening.
Double or triple glazing BINQ describes these options across its range; the 700 Haus page does not state the glazing build-up.
U-values as low as 1.5 BINQ About page claim; publication year is not stated and the figure is not project-specific.
U-values as low as .8 BINQ homepage claim; publication year is not stated and the figure is not project-specific.
10-year warranty BINQ About page company claim; the published project material does not set out the warranty terms applying to 700 Haus.

Because the two pages state different “as low as” figures, they should not be blended into a single specification. A reader planning a similar build should request the exact tested U-value for the complete window or door, including frame and glazing, and confirm the standard, size and configuration used for the test.

How to read U-values without overclaiming comfort

A U-value describes heat transmission: lower numbers generally indicate less heat flow through the tested assembly. The useful number for design decisions is the value for the complete product, not an isolated centre-of-glass figure. Door panels, frames, spacers, opening hardware and edge conditions can materially change the result.

Ask for the declared or certified value for the exact product, dimensions, glazing and frame material. Also ask whether the value is a whole-window Uw, a glass Ug or a door Ud. Those labels are not interchangeable. A quoted minimum from a product range may apply only to a particular triple-glazed configuration that is not suitable for every opening size.

XIAWEI One Way Privacy Window Film Heat & UV Blocking, 17.5In×6.5Ft
  • 【UV Protection】Continuous exposure to the sun will cause high room temperature, aging furniture, and sunburn on the skin. Sun blocking window film that can block 99% of UV and 80% of IR.It can perfectly solve this problem, and you will have a feeling of visibly cooler after use. It can also save your air-conditioning electricity bill. The free tools are inside of the paper tube
  • 【Only Daytime Privacy Protection 】One-way window film delivers strong daytime privacy—when outdoor light is brighter than indoor light, it creates a mirror effect that blocks views from the outside. But if indoor light is brighter (like at night or on heavily cloudy days), the mirror effect fades, and outsiders may see in. Please remember to draw the curtains at night to ensure privacy
  • 【Explosion-Proof PET Material】When the window glass is hit by objects entrapped by a ball or typhoon, the splash of glass slag can cause serious injury to people. Window privacy film made from PET offer excellent shatter-resistant and anti-shatter properties, with impact resistance more than five times that of PVC privacy window film. They are also more durable and provide a clearer view, ensuring that beautiful outdoor scenery remains crisp and unobstructed.
  • 【High Quality】What an embarrassing thing if the heat control window film blisters and fades after exposure to the sun. In summer, the glass temperature can reach 60℃, ordinary window film heat blocking will definitely foam, but the heat blocking window film with glue PET material will not. avoid frequent replacement, waste your time and money
  • 【Widely Applicable Scenarios】Our one way mirror window film are suitable for smooth, clean glass surfaces such as those in living rooms, kitchens, bedrooms, sliding doors, balconies, and office windows and doors. If you have any questions or issues, please feel free to contact us

Thermal comfort is broader than U-value. Solar exposure, shading, air leakage, radiant asymmetry, floor-level drafts and the position of the frame within the wall all affect how occupants experience a room. For a cold and wet site, request air-permeability and water-tightness classifications as well as thermal data, and have the installer show how the sill drains and the perimeter seals connect to the wall system.

What the off-grid description does—and does not—establish

BINQ’s project page presents 700 Haus as aiming to supply its own water and power and to treat its waste. It also mentions insulation, low-voltage appliances and water-saving devices. Together, these details indicate an integrated environmental brief in which windows and doors are one part of a larger system.

They do not establish that the house is currently independent of utility networks. No monitoring period, battery capacity, generation figures, water balance, wastewater approval or independent verification is provided. It is accurate to call the project “off-grid-minded” or to describe its off-grid aim; it is not accurate to state that full off-grid operation has been proven.

This distinction is practical for anyone copying the idea. A highly glazed design can increase daylight while also changing heating demand, summer gains and battery or generator loads. The window schedule should therefore be coordinated with orientation, shading, heating, ventilation, storage and the renewable-energy model rather than selected in isolation.

A specification process for a similar cold, wet site

  1. Map the outlook and weather exposure. Record the view each opening is intended to frame, prevailing wind, driving-rain direction, altitude and nearby shelter. Do not assume that the largest opening belongs on the most exposed wall.
  2. Set comfort targets before choosing a product. Establish an indoor temperature range, ventilation method, humidity assumptions and a condensation-control strategy. These targets give meaning to a window’s thermal and air-leakage data.
  3. Choose opening types by use. Reserve wide sliding or folding doors for places where a broad connection is genuinely valuable. Use operable windows where purge ventilation, secure night ventilation or fine control is needed. Confirm that furniture, curtains and insect screens will not obstruct operation.
  4. Request project-specific technical schedules. Obtain frame material, glass composition, coatings, spacer type, whole-unit U-value, solar-factor data, visible transmittance, air-permeability class and water-tightness class for every size and configuration.
  5. Detail the wall junction. Draw the sill, head and jamb interfaces with insulation continuity, flashing, membranes, drainage and interior air seals. The window supplier, designer and installer should review one coordinated detail before fabrication.
  6. Check structural and wind requirements. Large glazed doors and folding panels can impose significant loads. Confirm design pressures, anchorage, deflection limits, safety glazing and threshold support for the actual site.
  7. Coordinate services and low-energy systems. Align opening sizes and solar exposure with the heating, ventilation, water and power strategy. A door that looks efficient on paper may create an avoidable load if it faces unshaded summer sun or a prevailing winter wind.
  8. Commission and document the result. Keep product labels, glass records, installation photographs, drainage checks and warranty documents. If the home is intended to be autonomous, record generation, storage, water and waste performance over time rather than relying on design intent.

Trade-offs among the four opening formats

Lift Slide

A lift-slide format can provide a large glazed connection while allowing panels to move along a track. Its suitability depends on panel size, sill drainage, track maintenance and the force required to operate the hardware. Specify the threshold carefully where wind-driven rain and accessibility both matter.

RYB HOME Grey Blackout Curtains for Kitchen Bedroom Bathroom Window
  • Fit for Small Windows: Sold as 2 panels, each 42"W x 45"L. Tailored for small windows in bathrooms, kitchens, basements, and RV/Campers. Pro Tip: These blackout curtains feature a 3-inch rod pocket and support two hanging styles: rod pocket or clip rings (not included). If slightly shorter than your window, simply use clip rings or hooks to adjust the length by 3–4 inches for a perfect fit.
  • Light Blocking: Our blackout curtains deliver superior light blocking thanks to triple-weave fabric. Deep hues like black and grey block 85–99% of light, creating a near-total darkness ideal for bedrooms, nurseries, light sleepers, and shift workers. Lighter shades such as white and beige block 60–70% of light, offering soft daylight filtering while ensuring daytime privacy—perfect for living rooms, bathrooms, or spaces where style meets function.
  • Energy Smart: These thermal-insulated blackout curtains are crafted from heavy-duty fabric that provides effective temperature regulation—blocking summer heat and winter chill to help lower energy bills. The dense weave also shields interiors from harmful UV rays, protecting furniture, floors, and artwork from sun fading. Ideal for basement windows, RVs, or any space needing year-round comfort and efficiency.
  • Total Privacy Protection: Unlike sheer or lightweight curtains, our thick blackout fabric ensures complete privacy. They’re essential for ground-floor bathrooms, street-facing kitchen windows, bedrooms in busy neighborhoods, or even crowded RV parks where close quarters demand discretion. Whether you're changing, relaxing, or simply want peace of mind, these curtains keep your space truly private without sacrificing style or light control.
  • Easy Care: Built for durability and convenience. These curtains are machine washable in cold water (gentle cycle) and can be tumble dried on low heat. Note: Due to shipping, the curtains may arrive with temporary creases. We recommend a quick steam or a low-heat iron to remove wrinkles and achieve the best drape right out of the box.

Tilt Turn

Tilt-turn windows offer two operating positions, which can support controlled ventilation as well as a more conventional opening. Their hardware and perimeter seals need accurate installation and adjustment. Confirm the safe-use instructions, restrictor options and insect-screen arrangement for the intended room.

Awning

An awning window is hinged at the top and can ventilate while the sash projects outward. The weather advantage depends on the actual exposure, opening angle and sill/head detailing. Check that external projections, screens and cleaning access are resolved before finalising the size.

Bi Fold Door

Bi-fold doors can open a broad span by stacking multiple panels, but they introduce more hinges, rollers, seals and inter-panel joints than a single door. Their performance is especially sensitive to track alignment, threshold drainage, panel weight and wind pressure. Ask for maintenance access and adjustment procedures, not only the headline opening width.

Questions to ask before ordering

  • Which exact BINQ frame material and product series are proposed for each opening?
  • Is the quoted U-value for the complete assembled unit, and what size and glazing build-up was tested?
  • What air, water and wind classifications apply to the specified dimensions?
  • How will the sill drain during driving rain, and where does that water discharge?
  • How are the frame, insulation layer, membranes and interior air seal connected?
  • What safety-glass, fall-protection and child-restrictor requirements apply?
  • Which coatings, finishes and cleaning methods are permitted, and how are timber or uPVC surfaces maintained?
  • What does the 10-year warranty cover, and what installation or maintenance conditions could limit it?
  • Which claims are product-range figures rather than tested values for this house?
  • What evidence will be supplied after installation to show that doors latch, seals compress and drainage paths remain clear?

What can responsibly be concluded about 700 Haus

700 Haus demonstrates a clear design proposition: use varied glazed openings to capture a rural outlook while treating rain, cold and resource use as central constraints. Glow Building Design is identified as the designer, and BINQ lists Lift Slide, Tilt Turn, Awning and Bi Fold Door systems for the project. The house is described as aiming for self-supplied water and power and treated waste, supported by insulation, low-voltage appliances and water-saving devices.

The available information does not justify assigning a particular window to a room, quoting dimensions, naming the glazing specification or claiming measured energy performance. BINQ’s U-value and warranty figures belong to its general product information, not to an independently verified 700 Haus test. For readers planning a comparable home, the most transferable lesson is the coordination process: begin with view and weather mapping, obtain complete product data, detail the wall junction, and verify the installed result.
