The most expensive bathroom renovation mistakes happen before demolition or while the walls are still open. Inspect the existing room, solve leaks and moisture, plan the layout and services, verify permits and licensed trades, and compare fully itemized quotes before ordering finishes. That sequence prevents hidden water damage, rework, delays and disputes.
Start with a pre-demolition inspection
Photographs and measurements are useful, but they do not replace checking what is behind the visible finishes. Before removing tile or closing a wall, establish the condition of the structure, plumbing, electrical system and ventilation.

- Look for staining, soft drywall, swollen trim, peeling paint, cracked grout and musty odors.
- Run every fixture and inspect supply lines, traps, shutoff valves and exposed drains for active or slow leaks.
- Check ceilings, adjacent rooms and the space below for evidence that water has migrated outside the bathroom.
- Note condensation on mirrors, windows, walls or ductwork, especially after a hot shower.
- Photograph pipe routes, cable routes, framing and shutoff locations before anything is covered.
Do not cover a damp wall with backer board or tile and assume the problem is solved. Moisture can enter wall and floor cavities, damage finishes and structure, and support mold growth. The U.S. Environmental Protection Agency advises correcting leaks and condensation; the Canada Mortgage and Housing Corporation similarly warns that plumbing leaks can damage finishes and structure and promote mold. If framing or subfloor material is deteriorated, have the cause and the repair assessed before choosing new finishes.
1. Treating tile as the waterproofing system
Tile, grout and decorative sealers are finishes, not a complete water-management strategy. A shower or wet-area assembly needs a continuous, compatible method for directing water to the drain and keeping it out of cavities and the subfloor.

What to verify before tiling
- The substrate is sound, clean, appropriately flat and suitable for the selected tile.
- Membranes, joints, corners, penetrations and drain connections are installed according to the system manufacturer’s instructions.
- Transitions at curbs, thresholds, niches and changes in material are planned so water cannot collect or bypass the membrane.
- Any existing leak or damp source has been repaired, not merely hidden.
Waterproofing details are easy to get wrong and difficult to inspect after tile is installed. Australian government guidance treats waterproofing as generally specialist or licensed work, while local requirements differ elsewhere. Use a qualified professional when local rules require it or when the assembly is outside your experience, and keep product information and installation records for the handover file.
2. Assuming a running fan is an effective fan
A fan that makes noise or turns on with the light may still remove too little moisture, discharge to the wrong place or move almost no air because of a blocked grille, crushed duct or excessive bends. EPA guidance says bathroom ventilation should remove unwanted moisture and exhaust sufficient air directly outdoors—not into an attic, wall cavity or another interior space.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
Check the whole ventilation path
- Confirm where the duct terminates. It should discharge outdoors through an appropriate, weather-protected outlet.
- Inspect the grille, fan housing, backdraft damper and duct for dust, obstructions, disconnections or condensation.
- Trace the route for unnecessary length, sharp bends and low spots where water can collect.
- Check that the switch, timer or humidity control operates as intended and that replacement work complies with local electrical rules.
- Use room dimensions, duct route, occupancy and local standards to select capacity; do not choose a rating from room size alone.
If there is no fan or the existing one cannot exhaust outdoors effectively, plan an upgrade before the ceiling is closed. A bathroom exhaust fan is a task-enabling product, but no particular model or capacity is universally correct without the room and duct details.

3. Choosing fixtures and finishes before fixing the plan
A beautiful basin, toilet or tile can become a costly mistake if the layout, clearances and service locations are not settled first. Product dimensions, rough-in positions, door swings, drain paths and waterproofing details all interact.
Lock the sequence
- Measure the room, openings, ceiling height and existing fixture centers.
- Draw the proposed layout, including clear floor areas, shower entry, door swing and access panels.
- Locate water supplies, waste lines, electrical points, lighting, fan ducting and any required structural supports.
- Confirm that the chosen fixtures fit those locations and that replacement parts can be accessed later.
- Only then select tile, trim, cabinetry, glass, faucets and accessories that match the approved dimensions and service plan.
Planning before product selection is also the advice of Facq’s Belgium-focused renovation guidance; the sequencing principle applies broadly even though its market information does not establish prices or rules for other countries.
4. Leaving the budget and scope vague
“Bathroom renovation” can mean anything from cosmetic painting to new plumbing, electrical work, waterproofing and structural repairs. A low total is meaningless when one quote excludes demolition, disposal, permits, fixtures, substrate repairs or final testing.

Write the scope before comparing prices
- Describe demolition, protection of adjoining rooms, debris removal and disposal.
- List plumbing, electrical, ventilation, framing, waterproofing and substrate work separately.
- State who supplies each fixture, fitting, finish and accessory, and identify allowances where a final selection is not made.
- Specify preparation, installation, sealing, painting, cleanup and touch-up responsibilities.
- Record the expected start and completion conditions, inspection points and change-order process.
Obtain more than one itemized quote. Compare what each contractor has included rather than selecting the lowest headline number. No universal contingency percentage or reliable global bathroom price applies to every jurisdiction and building; the useful protection is a defined scope and a documented process for discoveries such as rotten framing or a failed drain.
5. Forgetting electrical, lighting, storage and ventilation until walls close
Once tile, drywall and cabinetry are installed, moving a cable, outlet, switch or duct can require demolition. Plan every service while framing and wall access remain available.
Use a room-by-room services checklist
- Lighting: provide general illumination, task light at the mirror and suitable controls; account for shadows cast by cabinets or a recessed medicine cabinet.
- Power: locate outlets where they are useful without placing them in prohibited zones around a bath or shower.
- Heating: confirm radiator, underfloor or heated-towel-rail requirements and their control locations.
- Storage: frame for recessed cabinets, shelves, grab bars and other load-bearing accessories before waterproofing.
- Ventilation: reserve the fan, duct and exterior termination route, including access for maintenance.
- Future access: keep shutoff valves, cleanouts, transformers and junctions reachable without destroying finishes.
Bathroom electrical work near a bath or shower may require approval under UK guidance, but rules vary by location. Treat that guidance as an example of why service planning and local verification are necessary, not as a universal code rule.

6. Assuming permits and licensed trades are optional
Changing plumbing, electrical circuits, exhaust systems, structural elements or service connections can trigger permits, inspections or licensing requirements. The answer depends on your city, state, province or territory and on the exact work.

- Contact the local building-control or permit authority with a written description of the proposed work.
- Ask which permits, drawings, inspections and completion documents apply.
- Confirm whether plumbing, electrical, gas, waterproofing or structural work must be performed or signed off by licensed specialists.
- Put permit responsibility in the contract: identify who applies, pays, schedules inspections and supplies final records.
- Do not close walls until required rough-in inspections are complete.
UK guidance notes that bathroom plumbing or electrical alterations near a bath or shower may need approval. Boston’s permit information requires appropriately licensed contractors for related trade permits in that jurisdiction. Australian government guidance advises licensed trades for plumbing, gas and electrical work and notes that permit rules vary by state or territory. These examples demonstrate the need to check locally; they do not create one international checklist.

Questions to ask every bidder
- What qualifications and trade licenses apply to this work, and are they current?
- What insurance is carried, and what activities and workers does it cover?
- Which company or individual performs plumbing, electrical and waterproofing tasks?
- What is excluded, and which amounts are allowances rather than fixed prices?
- Who obtains permits and attends inspections?
- How are concealed-condition discoveries and change orders priced and approved?
- What protection is provided for the building and adjacent rooms during demolition?
- What documents, warranties, maintenance instructions and compliance certificates are delivered at completion?
Facq’s practical guidance recommends checking qualifications and insurance and documenting handover. Those are sensible commercial safeguards, not a substitute for your local legal requirements. Verify references appropriate to work of similar complexity, and do not allow urgency or a discount to replace a written scope.
8. Failing to document the work and handover
The renovation is not complete when the last tile is grouted. Future leaks, warranty questions and maintenance needs are much easier to handle when the hidden work is recorded.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsBuild a handover file
- Final plans or marked-up photos showing pipes, cables, valves, studs, membranes and duct routes.
- Fixture, fan, heating and control manuals, model details and maintenance schedules.
- Waterproofing and product installation information, including batch or system details when available.
- Permit numbers, inspection results, certificates and licensed-trade documentation required locally.
- Written change orders, invoices, warranties and the date each warranty begins.
- Instructions for cleaning grout, resealing joints, clearing the fan grille and accessing shutoffs.
Take photographs before walls and floors are closed, with a tape measure in the frame to show locations. Record the final positions of concealed services rather than relying on memory. Ask the contractor to demonstrate shutoffs, fan controls and any access panels before the final payment milestone.
A practical decision order before demolition
Use this order to keep one decision from invalidating the next:
- Inspect: find leaks, damp, condensation, structural damage and service limitations.
- Design: fix the layout, clearances, access and aesthetic direction.
- Engineer the services: coordinate drains, supplies, wiring, lighting, heating, ventilation and supports.
- Verify compliance: confirm permits, inspections and licensed-trade requirements with the local authority.
- Scope and price: obtain itemized bids with exclusions, allowances and responsibilities visible.
- Select products: order only after dimensions, rough-ins and waterproofing details are approved.
- Build and inspect: photograph concealed work and complete required inspections before closing surfaces.
- Handover: collect records, test fixtures and ventilation, and document maintenance and warranties.
How to compare bathroom renovation quotes
| Comparison point | What a complete quote should state | Warning sign |
|---|---|---|
| Scope | Demolition, protection, disposal, preparation, installation, cleanup and touch-ups | A single “labor” line with no task list |
| Technical work | Plumbing, electrical, ventilation, framing, waterproofing and substrate repairs | Technical items described as “as needed” without a process |
| Products | Who supplies each fixture and finish, with allowances identified | Brand or product assumptions that do not match your selections |
| Permits | Responsible party, fees, inspections and documents | No mention of approvals |
| Schedule | Start conditions, milestones, inspection holds and completion criteria | A fixed finish date with no allowance for inspections or concealed damage |
| Credentials | Relevant qualifications, licenses and insurance evidence | Pressure to decide before documentation is provided |
| Handover | Photos, manuals, certificates, warranties and maintenance instructions | Final payment requested before testing or records |
Final pre-close checklist
- Every leak and condensation source has been corrected.
- Wet-area waterproofing is complete, compatible and inspected before tile covers it.
- The exhaust fan discharges outdoors through a suitable, unobstructed route.
- Fixture centers, door swings, clearances and access panels match the approved plan.
- Lighting, outlets, storage supports, heating and controls are installed before finishes close the walls.
- Permits and inspections required by the local authority are complete.
- Changes from the original scope are written, priced and approved.
- Concealed-work photographs and handover documents are stored somewhere you can retrieve them.
Preventing these eight mistakes is mostly a matter of sequence and verification. Solve moisture first, coordinate the hidden work, confirm local compliance, and make every contractor promise visible in writing before the room disappears behind new finishes.
