The 806 House in Borrego Springs, California, is dark-sky friendly by design rather than by a single technology. Richard Orne’s long, glass-and-steel residence uses deep overhangs, a small number of shielded warm-white fixtures, automatic dusk-to-dawn controls, manual shutoff, and dimmable interior zones. Together, those choices let the architecture open toward the desert and night sky while limiting light that escapes upward, outward, or into rooms no one is using.
What the 806 House is and where it sits
The 806 House is a site-specific residence in Borrego Springs, in northern San Diego County, California. The 10-acre property is reported to be five miles from the town center and is located in the Indian Head Ranch development, near and bordering Anza-Borrego Desert State Park. That setting makes the relationship between architecture, desert views, and nighttime darkness unusually direct.

Architect Richard Orne designed the house with Susan Hancock, identified in the project coverage as a landscape designer and color consultant. Orne’s project description credits ROA | Richard Orne Architecture and lists ASUL (Adaptable Systems for Urban Living) in the builder or collaboration credits. The sources describe design intent and installed features; they do not establish the home’s current ownership or occupancy.
How the long plan frames the desert
A 142-foot glazed moment frame
Architectural Record describes a glazed moment-frame structure 142 feet long and 28 feet wide. Orne characterizes the enclosure as a hybrid steel moment-frame system between prefabricated and conventional construction. The slender proportion gives the residence a strong horizontal presence across the site instead of a compact, object-like mass.
Deep overhangs project from the northeast and southwest sides of the frame. They moderate the transition between the interior and the surrounding decks while creating a physical edge for placing exterior fixtures. A light mounted beneath an overhang can be aimed toward the walking surface rather than toward the sky, and the overhang itself blocks some views of the source from outside.
A linear sequence of rooms and views
The plan places living, dining, and kitchen spaces in the center. A primary suite occupies the north end; a guest suite sits at the south end, with a garage and studio adjacent to that southern portion. Most of the enclosure is wrapped in 10-foot floor-to-ceiling glass.
Orne says the orientation follows views and changing light at the Santa Rosa Mountains, approximately 10 miles to the east. The glazing therefore does more than provide daylight. It turns the house into a viewing instrument for the desert, sunset, mountain silhouettes, and the night sky. Lighting is kept subordinate to that view instead of competing with it.
What makes the 806 House dark-sky friendly?
The project feature documents a modest, concrete strategy: use fewer exterior fixtures, shield them, choose a warm color temperature, control operation automatically, and keep unnecessary interior zones dark. It is not presented as a claim that every source of light pollution has been eliminated.
| Design element | Documented choice at the 806 House | Why it helps preserve darkness |
|---|---|---|
| Fixture placement | Downlights are installed beneath the overhangs and over four decks on the northwest side. | The overhead structure and downward aim help keep light on decks and circulation areas instead of sending it above the horizon. |
| Shielding and direction | Outdoor fixtures are shielded 2700K downlights. | Shielding limits direct view of the bright source and directs useful light toward the ground. |
| Color temperature | Exterior lighting is 2700K; interior LEDs range from 2700K to 3000K. | Warm light generally produces less short-wavelength output than a cooler white source and is less visually stark in a dark landscape. |
| Automatic control | Photosensors switch exterior lights on at dusk and off at dawn. | Fixtures do not remain on through daylight hours because of a forgotten switch. |
| Manual control | A manual override can turn the exterior lights off sooner. | Residents can avoid an all-night schedule when late-night illumination is unnecessary. |
| Interior zoning | Five lighting zones run along the length of the house, with recessed, dimmable LEDs. | Occupied rooms can be lit without illuminating the entire glass facade from inside. |
How the exterior lighting works
Shielded 2700K downlights
The exterior fixtures are described as shielded 2700K downlights beneath the overhangs and above four northwest-side decks. “Shielded” matters because a fixture can waste light even when its wattage is modest if the lamp is visible from a distance or emits above the horizontal. Downward distribution concentrates illumination where people walk, sit, or enter.

The project sources identify the fixture category, not a manufacturer or model. A comparable specification for another desert residence would be a shielded 2700K outdoor LED downlight, selected for the required beam spread and output, with a housing rated for the local exterior conditions. It should be treated as a comparable option, not as the product installed at the 806 House. Local electrical and lighting codes still govern placement, shielding, wiring, and controls.
Dusk-to-dawn photosensors with an early-off option
Photosensors activate the exterior lights at dusk and turn them off at dawn. That schedule follows changing daylight without requiring residents to remember a switch every evening. The manual override is equally important: the reported system can be shut off before dawn when the decks and paths no longer need illumination.
This combination avoids two common control errors. A light that is manually switched on may be left on all day, while a strict dusk-to-dawn setting may keep every fixture operating for the entire night even when the property is empty. Automatic sensing handles the daily transition; manual control lets occupants shorten the operating window.
Light as a low-glowing boundary
Orne describes the result this way: “Very little light escapes from the house.” He continues, “It’s more like a low-glowing lantern.” The metaphor captures the intended balance. The house remains legible for residents moving between rooms and decks, but its illumination is restrained enough to keep the surrounding desert and sky visually dominant.
How the interior lighting protects the view
The interior system divides the house’s length into five zones. Recessed LEDs are dimmable and specified between 2700K and 3000K. Because each zone can be controlled separately, an occupied kitchen or living area does not require the primary suite, guest suite, or another unused section to glow behind the glass.
Keeping unused zones dark has a direct visual benefit. At night, bright interiors can reflect in floor-to-ceiling glazing, making it harder for occupants to see outside. Lowering or switching off lights near the glass improves the view while reducing the amount of illumination visible from the desert.
The installed LED make and model are not identified. For a comparable interior strategy, look for recessed, dimmable 2700K–3000K LEDs and a control layout that separates rooms according to actual use. Dimming should be smooth at the minimum level residents need, and the controls should be easy enough that turning off an unoccupied zone is not an inconvenience.

How the project fits broader dark-sky principles
Architectural Record’s design explainer defines light pollution as excessive or inappropriate artificial illumination. It identifies sky glow, glare, and light trespass as examples. Sky glow is the brightening of the night sky above developed areas; glare is excessive brightness that impairs comfort or visibility; light trespass is unwanted illumination crossing into another property, room, or habitat.
Recommended Free Tools
The explainer summarizes three practical responses:
- Shield and aim light downward. Keep the source from shining above the horizontal or directly into people’s eyes.
- Use only the brightness required. More output is not automatically safer or more useful.
- Dim or switch fixtures off after hours. Lighting should correspond to occupancy and activity, not simply remain on by default.
Acceptable brightness and fixture requirements vary by location and lighting zone. A rural desert property, a town street, and a commercial site may have different code limits and safety needs. The 806 House illustrates these principles in one residence; it is not a universal lighting prescription.
A historical dark-sky context
Architectural Record reported in 2016 that Flagstaff, Arizona, was the first city recognized as a Dark-Sky Community in 2001 and that Borrego Springs became the world’s second official Dark-Sky Community in 2009. Those are historical designation statements from that coverage. They should not be read as verification of the community’s current program wording or status.
The same 2016 article reported that an international study published in Science Advances in June 2016 found that more than one-third of the world’s population, 60 percent of Europeans, and nearly 80 percent of North Americans could not see the natural night sky because of light pollution. It also attributed historical estimates to the International Dark-Sky Association: about 30 percent of U.S. outdoor lighting was wasted, representing $3.3 billion and 21 million tons of carbon dioxide emissions per year. These figures are reported estimates from that period, not current measurements of the 806 House or a current national inventory.
Pete Strasser, identified in the article as the International Dark-Sky Association’s technical director, put the policy distinction plainly: “We are not about turning out the lights.” He added, “We are about doing lighting appropriately.” His summary was: “light where you need it, when you need it, and no more. Everything else is just waste.”

| Decision point | Questions to answer |
|---|---|
| Shielding and direction | Is the lamp hidden from normal views? Does the optic send light down rather than sideways or upward? |
| Required output | What amount of illumination is needed for safe movement or a specific task? Can a lower-output fixture do the job? |
| Color temperature | Is a warm source, such as 2700K, appropriate for the site and compatible with local requirements? |
| Control method | Will a photosensor, timer, dimmer, occupancy control, or manual switch best match when the area is used? |
| Code compatibility | Does the fixture meet local rules for shielding, mounting height, output, wiring, and lighting zones? |
Mounting a shielded downlight under an existing porch or canopy can provide the same directional advantage as the 806 House’s overhangs. If there is no overhead structure, select a fixture with integral shielding rather than trying to correct an exposed lamp after installation.
Divide interior lighting by occupancy
Map rooms according to how people actually use them. A linear house can use several zones along its length, as the 806 House does, while a compact home might separate kitchen, living, bedrooms, and circulation. Specify dimming where residents need multiple light levels, and place controls where occupants can switch off a zone without walking through a dark room.

Set a schedule people will actually use
- Identify the hours when exterior paths, entries, and decks are normally occupied.
- Use a photosensor or astronomical control to respond to darkness rather than a fixed seasonal clock time.
- Add a manual override so residents can end the lighting period early.
- Check the system after installation from the property boundary and from neighboring viewpoints for glare or trespass.
- Re-aim, shield, dim, or remove fixtures that illuminate areas without a defined purpose.
What the sources do not establish
The project coverage documents the house’s form, lighting equipment categories, controls, and stated intent. It does not provide post-occupancy energy data, a measured reduction in sky glow, verified wildlife outcomes, health outcomes, or a before-and-after comparison with another lighting scheme. Those results should not be inferred from the presence of LEDs, photosensors, glazing, or warm color temperatures.
There is also no verified information here about installed fixture brands or models, current local lighting codes, current ownership, or current occupancy. Anyone adapting the approach should confirm those practical details with the relevant building department, electrical professional, and local dark-sky or lighting authority.
Why the 806 House is a useful case study
The house demonstrates that dark-sky design can be integrated with a highly glazed, view-oriented architectural concept. Its 142-foot frame does not retreat from the landscape; it uses overhangs and controlled illumination to make the landscape more visible. Exterior fixtures are few, shielded, warm, and sensor-controlled. Interior light is divided into five dimmable zones so the glass enclosure does not have to glow uniformly.
