A Light Addition by Office MI—JI is a 2024 residential extension in St Kilda East, Victoria, that adds a carefully planned upper level without substantially rebuilding the original house. By reusing a steel structure installed during a 2012 renovation, the project creates two bedrooms and bathroom facilities while directing daylight into rooms below. Its central design problem is the family brief for more “space, light and air,” solved through an open stair, skylights, high-level glazing and privacy screens rather than a wholesale remake of the home.

The project is an addition rather than a replacement house. Its importance lies in how much domestic use it obtains from a relatively contained intervention: a new storey occupies the prepared structural zone, while the existing ground-floor roof and ceiling require comparatively little disturbance.

Why the 2012 steel structure mattered
The owners’ earlier renovation made a decision that is easy to overlook in finished photographs. In 2012, they installed steelwork capable of anticipating a later extension. When the family needed more room, Office MI—JI could use that structural provision to support a new level instead of starting with a major demolition of the existing roof.
That sequence changes both the construction logic and the architectural ambition. The later project does not simply place extra rooms on top of an old house. It turns an earlier investment into a framework for growth, reducing the amount of intervention required in the retained ground-floor structure. ArchitectureAU and the Australian Institute of Architects present this as a carefully scaled response to the existing building rather than an attempt to maximize floor area at any cost.

A smaller intervention with a larger effect
The 49-square-metre upper level is compact, but it addresses the family’s most consequential shortage: useful private rooms. The design adds two bedrooms and bathroom space while preserving the lower level as a functioning home during the conceptual transition between old and new. The result is an example of “future-proofing” that is architectural rather than merely technical: a structural decision made years earlier leaves options open for a different family later.
What the new level contains
ArchitectureAU identifies two bedrooms, a powder room and an ensuite in the addition. The Australian Institute of Architects’ summary uses the broader description of two bedrooms, a bathroom and a garden. Those descriptions are not identical, so the exact distinction between the named wet rooms and the garden should be read according to the source being consulted.
Whatever the labeling, the program is organized around family capacity rather than a single dramatic room. Bedrooms supply separation and privacy; the wet areas make the upper floor independently usable; and the connection to the garden extends the domestic experience beyond the enclosed floor area. The project therefore adds everyday infrastructure as well as sleeping space.
The stair as the social and luminous centre
A central open staircase connects the two levels and organizes movement through the addition. It is not treated as a concealed service element. Its openness allows occupants to see and hear activity between floors, while its position creates a vertical route for daylight.
The stair rises beneath a sloped ceiling fitted with skylights. Light entering at the upper level can travel toward the existing rooms instead of stopping at the new floor line. This makes circulation part of the environmental strategy: the route between bedrooms and living spaces also becomes a daylight well.
How the project brings light downstairs
Office MI—JI’s strategy is more specific than simply adding larger windows. ArchitectureAU describes a faceted highlight window and a 250-millimetre gap at the stair landing. That gap is filled with fibreglass grating, allowing light to pass through the landing zone and continue downward.

The detail matters because a conventional solid landing could block much of the illumination arriving from above. The grating maintains a safe walking surface while preserving visual and luminous continuity between floors. It is a small intervention, but it explains how the addition improves the retained rooms rather than benefiting only the new bedrooms.
Skylights, glazing and the “light without sight” idea
The Local Project attributes the phrase “light without sight” to Jimmy Carter, Office MI—JI co-founder and architect. It describes the central tension in the project: the family wanted more daylight and air, but unrestricted views into neighboring properties would compromise privacy.
Upper-level glazing and screened openings are therefore calibrated rather than maximized. Skylights admit light from above, where overlooking is less direct. Highlight glazing brings brightness into circulation areas without creating a conventional eye-level view. Screens temper openings toward neighboring rooftops and help the addition retain privacy while maintaining visual connection to the surrounding urban fabric.
Carter also described the brief as an effort to “increase the space” while introducing light to the project. The design response is consequently layered: roof lights for overhead illumination, carefully positioned windows for ventilation and outlook, and filtered openings where direct sightlines would be intrusive.
Retaining rooftop views without surrendering privacy
The addition keeps views toward neighboring rooftops, but it does not treat every outlook as equally desirable. The upper level can look over the roofscape while screened or elevated openings limit direct views into adjacent homes. This balance is particularly important in a dense suburban setting, where a second storey can easily create overlooking problems.
Rather than hiding the new level behind an opaque envelope, the project uses controlled transparency. The effect is a home that feels connected to its context without making neighboring properties part of the interior’s visual field.

Materials and the character of the upper level
Architectural Record reports a palette that combines industrial metal, translucent or channelled glazing, timber-derived sheet material and tactile interior finishes. The named specifications are Lysaght metal panels, Lamberts U-channel glazing, Stramit built-up roofing, Viridian glass, Velux skylights, cork tiles and Troldtekt wall coverings. The same coverage describes corrugated metal cladding, bendable plywood and wood wool panels.
These supplier and product names are reported specifications, not a current procurement list. The available coverage does not independently confirm present availability, exact installed models or whether every listed product appears in every part of the addition.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesMetal as a lightweight visual envelope
Corrugated or profiled metal cladding gives the upper storey a distinct identity while relating it to the structural steel behind it. The material can read as a deliberate new layer rather than an imitation of the original house. That distinction helps the addition remain legible: the old and new portions belong to one home, but they are not forced into a false visual sameness.
Glazing that filters rather than exposes
U-channel glazing and screened openings support the project’s privacy agenda. Channelled glass can diffuse views while allowing daylight, making it suitable for a stair, landing or boundary-facing opening where clear glazing would be too revealing. Combined with high-level windows and skylights, it gives the architects several ways to admit light without relying on a large transparent wall.
Warm, absorbent interior surfaces
Cork tiles, bendable plywood and wood wool wall coverings soften the harder exterior materials. Wood wool panels, identified by Architectural Record as Troldtekt wall coverings, add a visibly textured surface to rooms and circulation areas. The material mix gives the compact upper level a domestic scale, preventing the structural and metal elements from making the interior feel purely utilitarian.
Roof form, air and the retained house
The sloped ceiling is a functional part of the addition rather than a decorative gesture. It creates the volume needed for skylights and helps direct daylight toward the stair. Upper-level openings also respond to the family’s request for air, although the published descriptions do not provide quantified ventilation rates or a performance model.

Because the earlier steel frame supports the new storey, the intervention can concentrate on the upper envelope and the vertical connection. The existing ground-floor roof and ceiling are not treated as disposable. Protecting them limits disruption and allows the new rooms to improve the old rooms’ light conditions at the same time.
Area and cost: what the published figures do—and do not—tell you
| Figure | Source and qualification |
|---|---|
| 49 square metres | ArchitectureAU’s reported area for the upper-level addition; the article dates completion to 2024 |
| $469,300 total construction cost | Architectural Record reports this total, but the retrieved publication excerpt does not identify the currency or clarify the exact cost scope |
| 527 square feet | Architectural Record’s reported size for the new area |
| 731 square feet | Architectural Record’s reported size for the ground-level renovation |
The cost figure should not be converted into a per-square-metre benchmark or used as a current Australian renovation budget. Without a stated currency and a clear definition of what the total includes, it is impossible to know whether it covers only construction, professional services, site work, taxes or both the addition and the ground-floor renovation. The area figures are useful for understanding scale, but they come from a different source and use imperial units.

ArchitectureAU reports that A Light Addition was commended in the Australian Institute of Architects’ 2025 Victorian Architecture Awards. The Institute’s project page lists it in the 2025 Victorian program under the COLORBOND Award for Steel Architecture and Residential Architecture – Houses (Alterations and Additions) categories.
The recognition reflects the project’s dual identity: it is a steel-framed architectural work and a domestic alteration. The award listing does not turn the addition into a generic “steel house.” Its structural strategy is valuable precisely because it remains subordinate to the family brief and the retained home.

What homeowners can learn from the project
1. Check whether an earlier renovation left capacity for growth
Before assuming that an addition requires a complete rebuild, inspect the existing structural logic, approvals and as-built documentation. A frame installed for a future level can change the feasibility of a later project, but only a qualified engineer and building professional can establish whether it remains adequate for current loads, codes and site conditions.
2. Design the vertical connection before choosing room finishes
The stair in A Light Addition is both circulation and daylight infrastructure. A stair placed late in the planning process may connect floors efficiently but leave the lower level dark. Positioning it early allows the designer to coordinate skylights, landing openings, safety measures and sightlines.

3. Treat privacy as a daylight design problem
More glazing is not automatically better. Use a mix of roof lights, high-level windows, translucent or channelled glass and screens to separate the goals of illumination, ventilation and outlook. The “light without sight” approach is particularly relevant on narrow urban lots.
4. Measure the benefit to existing rooms
An upper-storey addition should be evaluated not only by its new floor area. Ask which retained rooms receive more daylight, whether the stair improves orientation, and how the new openings affect neighboring privacy. In this project, the 250-millimetre grating gap and the open stair are important because they make the lower level part of the addition’s benefit.
5. Keep budget comparisons honest
When a published project gives a headline cost, record its currency, date, scope and measured area before comparing it with another renovation. A total that combines a new storey and a ground-floor refurbishment cannot be treated as the price of the upper level alone.
How to compare A Light Addition with another house extension
| Comparison question | What to examine |
|---|---|
| Existing structure | Was a frame or foundation prepared for later work, or does the project require major rebuilding? |
| Effect on the original roof | Does the addition preserve the roof and ceiling structure, or remove and reconstruct them? |
| Daylight path | Do skylights and openings benefit only the new rooms, or do they deliver light to retained spaces? |
| Privacy | How are neighboring views managed through height, screens, translucent glass or orientation? |
| Program | How many bedrooms, bathrooms and outdoor spaces are added, and how independently can the new level function? |
| Cost evidence | Is the currency, date and scope stated clearly enough to support a meaningful comparison? |
The project’s central architectural argument
A Light Addition demonstrates that a small upper level can be consequential when its structure, circulation and openings are planned as one system. The 2012 steelwork makes the later extension possible with limited intervention; the 49-square-metre program supplies two bedrooms and bathroom facilities; and the stair, skylights, highlight window and grating landing carry daylight into the original house.
Its restraint is the point. The project does not pursue the largest possible addition or a wall of uninterrupted glazing. It adds the rooms the family needs, preserves rooftop outlooks, and uses filtered light to improve privacy. That is why the work reads as an addition in the fullest sense: a new layer that increases capacity while allowing the existing home to remain present.
