Designing for ageing in place means adapting a home so its residents can keep living there safely and independently as mobility, vision, strength, routines and care needs change. The most effective approach is a continuing process: review every room, correct immediate hazards, plan larger modifications around real daily activities, and reassess the home whenever the resident’s abilities or support needs change.

What ageing in place requires

Ageing in place is not a single renovation style or a checklist that makes a house permanently safe. It is a planning method for people who want to stay in their own homes as they get older. A useful plan starts with what a resident does now—bathing, cooking, entering the home, climbing stairs, carrying laundry, answering the door—and considers how those activities might change later.

The National Institute on Aging (NIA) recommends a room-by-room safety review, correction of immediate dangers and a decision about which additional changes are appropriate. Revisit the assessment after a fall, a change in vision or balance, a new diagnosis, a medication change, reduced strength, or a change in who provides help. A modification that works for someone walking independently may be unsuitable after they begin using a cane, walker or wheelchair.

Keep the United States context in mind. Building codes, landlord rules, permit requirements, insurance conditions and financial assistance differ by state and locality. Design guidance can identify a sensible goal, but a qualified professional or local building department must determine whether a proposed alteration is feasible and compliant.

Start with a practical home assessment

  1. Ask what the resident needs to do. List essential tasks and valued routines, including activities the resident hopes to continue. Note where another person currently provides help.
  2. Walk the route to each task. Begin outside the front door and follow normal paths to the bedroom, bathroom, kitchen, living areas and exits. Look at transitions, turning space, reach distances, lighting and places where support is needed.
  3. Record hazards and barriers. Photograph or write down loose rugs, cords, clutter, poor visibility, slippery surfaces, difficult doors, high storage and unstable furniture. Include hazards that appear only at night or when a person is carrying something.
  4. Fix urgent risks first. Remove or secure trip hazards, improve dark routes, repair unsafe railings and address wet bathroom surfaces before committing to larger construction.
  5. Plan changes in stages. Separate low-disruption measures from work involving walls, plumbing, structure or the site. This keeps immediate safety work moving while larger decisions are evaluated.
  6. Review the plan with the right professionals. An occupational therapist can assess how a particular person performs tasks in the home. For major work, use qualified contractors and confirm permits, inspections and local requirements.

Priorities that apply throughout the home

Priority What to inspect Design response
Clear movement Loose coverings, cords, clutter and abrupt floor transitions Remove obstacles, secure carpets firmly and make route changes easy to see
Visibility Entry paths, stairs, hallways, switches and task areas Provide ample, controllable lighting and reduce glare and shadows
Support Stairs, transfers, bathing and toileting Use properly installed handrails or grab bars suited to the wall and user
Reach and effort Doors, cabinets, controls and frequently used equipment Place essentials within a safe reach and reduce twisting, lifting and force
Adaptability Spaces likely to change as needs change Plan for future equipment, assistance or a different route without blocking exits

These are decision categories, not universal dimensions. The safest height, width or product depends on the individual, the building and the applicable code.

Entry and circulation

Make the approach to the front door usable

Assess the entire route from parking, sidewalk or driveway to the threshold. Uneven paving, steep slopes, poor drainage, narrow gates and a door that is hard to operate can defeat an otherwise accessible interior. NIA identifies an entry ramp with handrails as one possible safety change. A ramp may be inappropriate or impractical on a constrained site, so have slope, landing, drainage and handrail details evaluated rather than installing a generic solution.

An on-grade entrance can reduce the need to negotiate steps. HUD’s older universal-design resource also identifies wider doorways and hallways and support for railings as examples of modifications. Treat those examples as design considerations, not automatic requirements: structure, property boundaries, resident equipment and local rules determine what can be built.

Improve doors and routes

Check whether the resident can open, pass through and close each frequently used door while carrying an object or using a mobility aid. Review thresholds, door swing conflicts and narrow points where a helper would need to stand. Keep routes to bedrooms, bathrooms and exits free of furniture that may shift as equipment is added. A clear route is useful only if it remains clear; include storage and housekeeping in the plan.

Stairs, handrails and lighting

Inspect every stair, including short changes in level that may not feel like a staircase. CDC guidance recommends railings on both sides of stairs and ample light; NIA specifically calls out lighting at stair tops and bottoms. The purpose is practical: make tread edges and the route easier to see while providing support during movement.

Check that railings are continuous, secure and comfortable to grasp. Look for a loose first or last step, worn nosings, glare, shadows and switches that cannot be reached from either end. Lighting improvements should be paired with clear edges and stable hand support; better light alone does not guarantee that falls will be prevented. If stairs become difficult, consider whether an alternate ground-floor sleeping or bathing arrangement is feasible before purchasing equipment.

Bathrooms deserve deliberate planning

Reduce wet-surface and transfer hazards

NIA recommends grab bars near toilets and in tubs or showers and nonslip strips on surfaces that may become wet. CDC likewise recommends grab bars inside and outside the tub or shower and next to the toilet. Select and install supports for the actual wall construction, fixture and intended load. A suction-mounted bar that has not been verified for structural support should not be presented as a substitute for a properly anchored grab bar.

Inspect the route into the bathroom, the door, the toilet transfer, the bathing entry and the location of towels, controls and toiletries. Keep frequently used items within safe reach so the resident is not stretching from a wet surface or standing on an unstable object. Nonslip measures need regular cleaning and replacement when they lose adhesion or become worn.

Interpret bathroom-fall evidence carefully

A CDC-hosted study record from 2015 examined high-risk, community-dwelling adults aged 65 or older who had reported a fall. In that study sample, a fall in the bathroom was more than twice as likely to result in injury as a fall in the living room, with an odds ratio of 2.4 and a 95% confidence interval of 1.2–4.9. The result applies to that selected study population; it is not a risk estimate for every older adult or every home. It does support giving wet transfers, bathing and toileting focused attention during an assessment.

Floors, rugs and trip hazards

NIA advises removing area rugs or fixing carpets firmly to the floor. CDC advises removing things people could trip over. Walk slowly through normal routes and look for curled rug edges, loose mats, electrical cords, clutter, raised thresholds and changes in surface color that hide an edge. Ask the resident to demonstrate how they carry laundry, food or a drink, because an object in both hands changes how a hazard is negotiated.

The available guidance does not establish one ideal flooring material for every home. A surface must be considered with the resident’s footwear, gait, mobility aid, cleaning routine, moisture exposure and ability to see transitions. Avoid creating a smooth but slippery surface in a place that becomes wet, or a thick pile that catches a walker.

Kitchen, bedroom and everyday tasks

Design around routines, not room labels

In the kitchen, identify storage that requires climbing, deep bending or reaching across a hot surface. Move frequently used items to safer locations where practical, and check that controls, lighting and work surfaces can be used without unstable support. In the bedroom, examine the route to the bathroom at night, bed transfers, switch locations, clutter and the space needed for a helper or mobility aid.

Ask what the resident wants to keep doing before changing the layout. A person may value preparing a particular meal, doing laundry, tending plants or greeting visitors. Assess the task and the space together, then choose the least disruptive change that makes the activity safer. Do not infer a suitable counter height, appliance arrangement or storage dimension without observing the individual.

Universal design and legal standards

Universal design aims to make homes usable by people with varied ages and abilities without requiring a special adaptation for each person. It can guide choices such as clear routes, intuitive controls, good lighting and adaptable spaces. AARP’s free HomeFit Guide is a 36-page illustrated planning resource available in English, Spanish, Chinese, Korean and Vietnamese. AARP also publishes a model ordinance developed with The RL Mace Universal Design Institute to help state and local leaders incorporate universal-design principles into housing policy; that model ordinance page was published in July 2025.

Universal-design goals are not the same as legal obligations. The U.S. Access Board explains that ADA accessibility standards primarily apply to public accommodations, commercial facilities, and state and local government facilities in new construction, alterations and additions. The standards also contain residential provisions for specified contexts, including certain housing programs and facilities. They do not automatically require every privately owned single-family home to meet ADA specifications.

Before describing a project as compliant, verify its jurisdiction, occupancy, funding source, building type and scope with the local authority having jurisdiction. A home receiving public funding or forming part of a covered housing program may have requirements that a private renovation does not, while local accessibility, zoning and permit rules can add requirements of their own.

What outcome evidence can—and cannot—show

Source and date Reported figure or finding How to interpret it
HUD Cohort 1 evaluation, accepted 2024 and posted 2025 Data on 1,172 program clients; 25 grantees supplied complete baseline and follow-up data for 287 clients across 18 states The evaluation reported pre-to-post improvements in activities-of-daily-living difficulties, falls efficacy, reported falls at home or on the property and quality of life. Its design cannot definitively attribute those changes to the program.
CDC-hosted falls study record, 2015 Bathroom falls had an odds ratio of 2.4 for injury versus living-room falls, with a 95% confidence interval of 1.2–4.9 This estimate concerns high-risk community-dwelling adults aged 65 or older who reported a fall in that study.
CDC Falls Compendium, July 28, 2025 Lists 34 single interventions, including five home-modification interventions, and 16 multifaceted interventions The count describes the compendium’s contents, not a guarantee that every listed intervention works for every individual.

The HUD evaluation also reported that unplanned healthcare use appeared to decline, but the decline was not significant after adjustment for multiple comparisons. Home modifications can complement clinical assessment, exercise, medication review, caregiving and other fall-prevention measures; they do not replace them.

Choosing between modification options

When more than one solution is possible, compare each option against the same questions:

  • Resident and task: Does it support the person’s actual mobility, strength, vision and routine?
  • Hazard addressed: Does it remove a trip, transfer, reach or visibility problem, or merely move it elsewhere?
  • Installation and maintenance: Is it anchored appropriately, inspectable and easy to keep clean or repair?
  • Feasibility: What construction, disruption, drainage, structure or access work is required?
  • Rules and cost: Are permits, landlord approval, funding conditions or code reviews needed?
  • Future flexibility: Will the change still work if the resident uses a different mobility aid or needs assistance?

For example, a handrail, a ramp and a change to a ground-floor route solve different access problems. The right choice depends on the site and the person, not on which product appears simplest to buy.

Funding and professional help

NIA directs readers to state housing finance agencies, social services departments, community development groups and federal programs when looking for assistance. Availability and eligibility change by location, so confirm current terms before starting work. HUD materials document professional involvement, including occupational-therapy-style assessment and Certified Aging-in-Place Specialist (CAPS) expertise, in the described home-modification program; they do not establish a provider or program in every community.

For an individualized assessment, ask an occupational therapist to observe the resident performing real tasks in the home. For structural, electrical, plumbing or ramp work, use qualified tradespeople and obtain required permits. Keep written plans, product specifications, inspection records and maintenance instructions so future caregivers or contractors understand what was installed and why.

A schedule for revisiting the home

Set a regular review—at least annually, and sooner after a health or mobility change. Rewalk routes at different times of day, test lighting after dark, inspect grab bars and railings for movement, check nonslip surfaces and ask whether the resident has stopped doing an activity because it has become difficult. A home that supported independence last year may need a different arrangement after a fall, surgery, vision change or new caregiving routine.

Record what changed, who installed it and when it should be checked again. This turns ageing in place from a one-time renovation into an ongoing safety and design process.
