Airbnb Luxe is Airbnb’s curated collection of high-end homes—not a separate app, platform or contract. Airbnb says each Luxe home is individually vetted for design, amenities and guest experience, and that the collection represents less than 1% of listings globally. The browse page changes constantly, so there is no permanent, officially ranked “top 12.” The twelve examples below are an editorial selection from the kinds of homes currently surfaced in Luxe; confirm each listing’s name, amenities, dates, price and cancellation policy before booking.

What Airbnb Luxe includes

Luxe brings exceptional villas, beachfront homes, desert retreats, cabins and large-group estates into one collection inside the regular Airbnb service. The distinction matters when you are comparing a spectacular photograph with a stay that has been screened for the whole guest experience. Airbnb’s current help guidance says every Luxe home is individually vetted for “high standards for design, amenities, and guest experience.” It also describes Luxe as less than 1% of all listings worldwide. Those are Airbnb’s own descriptions, not an independent audit or a guarantee that every stay will suit every traveler.

Airbnb introduced Luxe on June 25, 2019, saying the launch collection contained more than 2,000 handpicked homes and that homes were evaluated against more than 300 criteria. Those figures describe the launch announcement, not today’s inventory or a currently verified inspection checklist. Airbnb also reported that bookings for listings priced at least $1,000 per night rose by more than 60% in 2018; that is a historical company-reported change, not a current market forecast.

How this selection was made

This is an editorial shortlist, not an Airbnb ranking. The choices represent different destinations, landscapes, property sizes and service models visible on the Luxe browse experience. The selection favors homes with a clearly described setting, a distinctive feature or a useful lesson about comparing luxury rentals. It does not claim that one home is objectively better than another, and it does not compare prices because rates and availability depend on dates, guest count and host policies.

Listing cards can change, disappear or be reordered. A rating or review count is a snapshot, not a guarantee. Reopen the live listing for the exact itinerary you want, check the address and amenities, and ask the host to confirm anything that would change your decision.

The 12 homes and stay styles to put on your shortlist

Home or listing lead Destination and setting What makes it distinctive Best fit
1. Villa Kañik Dominical, Costa Rica; rainforest and ocean setting A dramatic nature setting that combines tropical vegetation with Pacific views. The browse page displayed a 4.98 rating from 118 reviews when indexed; both figures can change. Couples, families or small groups who want privacy and outdoor scenery.
2. Quail Wash Retreat Joshua Tree, California; 25-acre desert property A star dome, sauna and plunge pool are highlighted in the browse description. Confirm which features are private, seasonal or subject to operating limits. Design-minded travelers seeking a secluded desert reset.
3. Spectacular Sea-View Villa with Spa Area Marsaskala, Malta; coastal villa Sea views and a dedicated spa area. The page displayed a 4.97 rating and 191 reviews at the time indexed, not a permanent score. Guests who want Mediterranean shoreline access with wellness amenities.
4. Villa DelEvan 4A Providenciales, Turks and Caicos; one-bedroom beachfront villa A compact, directly beachfront format suited to a high-end escape without a large estate. The browse page displayed a 4.99 rating from 145 reviews when indexed. Couples or solo travelers prioritizing beach access and privacy.
5. Palace Freedom Marrakesh, Morocco; large-group estate The listing title highlights ten suites, padel, a sauna and a chef. Check the current description to determine which services are included, optional or separately charged. Extended families, celebrations and groups that need many bedrooms and on-site activities.
6. A current beachfront Luxe home Destination varies on the live browse page Airbnb’s current Luxe surface includes multiple beachfront examples. Compare orientation, direct water access, privacy from neighboring properties and storm-season policies. Travelers whose first decision is beach setting rather than a particular country.
7. A current private villa Destination varies Villas are a core Luxe format, but bedroom counts, staff and transport requirements differ widely. Use the live listing to confirm the exact configuration. Families or friends who need common living space and a private home.
8. A staffed Luxe stay Destination varies The collection surfaces staffed stays. Establish whether housekeeping, a chef, concierge support or airport transfers are included in the nightly rate. Guests who value service and want to minimize day-to-day logistics.
9. A design-led cabin Destination varies Cabins appear among the collection’s property types. Check road conditions, winter access, mobile coverage, heating and the distance to supplies before committing. Couples or small groups seeking architecture and seclusion over resort facilities.
10. A large-group Luxe property Destination varies Large homes can provide many bedrooms and shared amenities, but sleeping capacity is not the same as comfortable capacity. Review bed layouts, bathrooms and gathering areas. Reunions, milestone trips and multi-family holidays.
11. Another coastal villa from the live collection Destination varies Use consistent checks for views, swimming access, shade, pool heating, neighboring properties and evacuation information rather than relying on the hero image. Travelers comparing several coastlines for the same dates.
12. A remote nature retreat from the live collection Destination varies Remote homes can deliver the strongest sense of escape while requiring a rental car, transfer or 4×4 journey. Confirm the final approach and arrival window with the host. Guests prepared to trade convenience for landscape and quiet.

What to verify for each type

Villa Kañik: Ask whether the ocean view is visible from bedrooms as well as shared areas, how the final road is surfaced, and whether a vehicle is essential. Tropical settings can also mean insects, open-air spaces and weather-related changes to outdoor facilities.

Quail Wash Retreat: A 25-acre setting can feel wonderfully private, but distance also affects groceries, fuel and emergency response. Confirm the star dome’s sleeping arrangement, sauna access, plunge-pool heating and nighttime lighting before assuming they operate year-round.

Marsaskala: Clarify whether the spa area is private, whether treatments are available on site or only by outside appointment, and how guests reach the shoreline. A sea-view address and a swimmable beach are not necessarily the same thing.

Villa DelEvan 4A: One bedroom simplifies the choice for a couple, but ask about privacy from neighboring villas, beach access at high and low tide, shade and any resort or community rules. The displayed 4.99 rating and 145 reviews can change as new stays are added.

Palace Freedom: Ten suites may suit a reunion, yet the practical questions are bathroom count, bed types, shared-space capacity and staffing hours. Confirm whether the chef, padel court and sauna are included, optional or subject to separate fees, and whether events require approval.

For the seven broader listing styles, use the same discipline. A beachfront home should be checked for erosion, storm procedures and direct access; a staffed villa for staff presence and gratuities; a cabin for winter access and connectivity; and a remote retreat for transfer time, road clearance and arrival cutoffs.

How to compare Luxe homes fairly

A luxury photograph does not make two listings comparable. Put every candidate on the same scorecard before you choose.

1. Destination and setting

Record the town or island, nearest airport, transfer time, road conditions and whether the home is genuinely beachfront, ocean-view, forest-edge or in a town. “Sea view” may not mean direct water access, and a remote address can add a substantial transport cost. Check local driving requirements, ferry schedules and arrival windows when a property is outside a main resort area.

2. Capacity that works in practice

Note bedrooms, beds, bathrooms and the maximum guest count separately. Ask whether bedrooms are in the main house, a guesthouse or an annex; whether any require stairs; and whether bathrooms are shared. For a group, count comfortable sleeping places rather than the absolute maximum shown by the platform. Confirm crib availability, accessibility features and whether children are permitted in pools or other high-risk areas.

3. Privacy and service level

Identify who can enter the property during your stay. A staffed home may include daily housekeeping, a chef or concierge, while another listing may offer only a contact person by message. Confirm schedules, gratuities, food costs, staff quarters, changeover days and whether maintenance teams may arrive during your booking. Ask how private pools, gardens and outdoor dining areas are from neighbors.

4. Distinctive amenities

Verify every feature that drives your decision: pools, plunge pools, spas, saunas, sports courts, star domes, beach access, air-conditioning, heating and accessible facilities. Ask about seasonal operation, heating fees, safety rules, age restrictions and maintenance closures. A chef listing may mean a private chef, a cook available for limited hours or merely a recommended service; get the definition in writing.

5. Live total cost

The browse information does not provide comparable date-specific prices, so it cannot support a cheapest-to-most-expensive ranking. Enter the same dates and guest count for each candidate and compare the full total, including cleaning, service, taxes, staff, transport and optional extras. A nightly rate shown without dates is not a booking quote. For group trips, divide the all-in total by actual occupied bedrooms rather than advertised maximum capacity.

6. Cancellation and house rules

Read the current cancellation terms attached to your exact dates. Check minimum stays, deposits, event restrictions, noise rules, age limits, pet policies, pool supervision and damage authorization. Policies can differ between homes even inside the same collection. Also check whether severe-weather cancellations, travel insurance and government entry requirements are addressed separately from Airbnb’s standard policy.

How to book without unpleasant surprises

  1. Set the trip parameters first. Choose dates, guest count, bedroom needs and a realistic arrival time before comparing photographs.
  2. Open the complete listing. Read the amenities, sleeping arrangements, access notes, house rules and safety information rather than relying on the search-card summary.
  3. Request a written clarification. Message the host about any feature that affects the decision: chef coverage, pool heating, beach access, road conditions, accessibility or construction nearby.
  4. Check the final price. Review taxes, fees, deposits, staff charges and optional services for the exact itinerary.
  5. Review cancellation terms. Save the policy shown at checkout and note deadlines in your calendar.
  6. Plan arrival logistics. Confirm airport transfers, check-in hours, directions, vehicle requirements and emergency contacts, especially for remote properties.
  7. Recheck immediately before payment. Ratings, review counts, amenities, availability and prices are volatile. The 4.98, 4.97 and 4.99 ratings cited above were snapshots from the browse page when indexed, not guarantees.

What “Luxe” does—and does not—guarantee

Luxe is a useful screening signal: Airbnb says homes are individually vetted and placed in a collection representing less than 1% of listings. It is not an objective global ranking, a promise of a particular service package or a substitute for reading the individual contract. The live page can add, remove or reorder homes, and hosts can change amenities, prices and policies.

Use the collection to discover candidates, then make the decision at listing level. A one-bedroom beachfront villa may be the best luxury choice for two people, while a ten-suite estate may be the only practical option for a reunion. The right home depends on your group, destination, service expectations and tolerance for transport complexity—not on a universal leaderboard.

Frequently Asked Questions

Is Airbnb Luxe a separate website or booking platform?

No. Airbnb Help describes Luxe as a distinct collection of homes within Airbnb, not a separate app, platform or contract. You browse and book through Airbnb, while each individual listing supplies the binding details.

Does Airbnb officially rank the 12 most luxurious homes?

No. The live Luxe browse page is a changing inventory surface and does not publish a transparent global top-twelve ranking. The homes here are an editorial selection representing different destinations and stay styles.

How exclusive is Airbnb Luxe?

Airbnb says Luxe represents less than 1% of listings globally. That is Airbnb’s own characterization, not an independently audited percentage.

What did Airbnb say when Luxe launched?

In its June 25, 2019 launch announcement, Airbnb said Luxe had more than 2,000 handpicked homes and that properties were evaluated against more than 300 criteria. Those were launch-era figures, not a current inventory count or confirmed present-day checklist.

Can I compare prices for these homes in the article?

Not reliably. Prices depend on dates, guest count, length of stay, fees, taxes, staffing and optional services. Enter identical dates and guests on each live listing and compare the all-in total at checkout.

Are chefs, housekeeping and airport transfers included in every Luxe stay?

No universal package is established. Service levels vary by property. Confirm exactly what is included, the schedule, gratuities, food costs and any transfer charges with the host.

Are the ratings and review counts permanent?

No. Ratings and review totals change as guests submit new reviews. The 4.98, 4.97 and 4.99 figures in this article were snapshots displayed when the browse page was indexed.

What should a large group check first?

Verify actual bed layouts, bathroom counts, annexes, comfortable sleeping capacity, shared-space size, event rules and staffing. A high maximum guest count does not guarantee that the home will feel comfortable for that many people.

The Bottom Line

Airbnb Luxe is best used as a discovery filter, not a permanent leaderboard. Start with the setting and group you actually have, then verify capacity, access, staffing, amenities, full cost and cancellation terms on the live listing. The most luxurious choice is the home whose service level and logistics match your trip—not necessarily the largest estate or the highest displayed rating.
