Arup’s Sydney office fit-out at Barrack Place is a documented example of sustainability-led interior architecture. The five-floor tenancy at 151 Clarence Street received a 6 Star Green Star Interiors v1.1 Design Review Certified rating, and the Green Building Council of Australia (GBCA) described it as demonstrating “world leadership in sustainable design.” That language belongs to the rating context and the 2018 case study; it is not proof that every system has the world’s best measured operational performance.
The project is useful because the published evidence connects a certification result to specific design decisions: biophilic planting, materials selected to avoid unwanted chemical emissions, underfloor displacement ventilation, occupant-controlled in-floor swirl diffusers and mixed-mode ventilation through the atrium. The same evidence does not provide a current post-occupancy energy audit, indoor-air-quality dataset or health study, so those outcomes should not be inferred from the design review.

What the Arup HQ example actually demonstrates
The project is Arup’s Sydney workplace tenancy in Barrack Place, 151 Clarence Street. The GBCA published its case study on 9 November 2018, describing a five-floor fit-out designed for an “800-strong Sydney team” at that time. The headcount is historical context, not a current staffing figure.
Within the GBCA framework, the tenancy achieved a 6 Star Green Star Interiors v1.1 Design Review Certified rating. The certification stage matters: Design Review evaluates the submitted design and commitments. It should not be read as an as-built certification, a current operational rating or an independent measurement of how the office performs years later.

GBCA used the phrase “world leadership in sustainable design” in connection with this rating. A careful reading therefore produces a specific conclusion: the submitted interior design demonstrated leadership against the Green Star Interiors assessment framework. It does not establish that the office has world-best energy use, air quality, carbon emissions or occupant health outcomes.
What the Green Star assessment covered
The case study reports strong results across the main Green Star categories and a perfect score in materials. It does not publish a full point-by-point scorecard in the material available for this article, so the table describes the reported outcome without inventing numerical subtotals.

The primary source for the rating, categories and materials result is the GBCA Arup HQ case study. Its date and certification status should travel with every summary of the project.
Design strategies documented in the fit-out
Biophilic planting
Planting was integrated into the workplace as a biophilic measure. In practical terms, biophilic design brings visible natural elements, patterns and living systems into occupied space. Planting can support visual connection with nature and contribute to the character of shared areas, but the case study does not quantify a resulting change in stress, productivity, absenteeism or indoor-air quality. Those outcomes require post-occupancy research rather than an assumption based on the presence of plants.

Furniture selected to limit unwanted chemical emissions
The project team selected furniture with the aim of avoiding unwanted chemical emissions. This is a materials and indoor-environment decision: products are considered not only for appearance and durability, but also for what they may release into occupied air. The published account does not identify every product, laboratory protocol, emission threshold or brand, so it cannot be used to claim that the entire fit-out was free of volatile organic compounds.
For a new interior project, the transferable lesson is to request emissions documentation for furniture, flooring, paints, adhesives, sealants and composite boards before purchase. Ask which test standard was used, which emissions are covered, the test age and conditioning period, and whether the result applies to the exact product and finish being specified. A low-emitting claim for one component does not automatically cover an assembled room.
Underfloor displacement ventilation
Underfloor displacement ventilation supplies air at low level, allowing warmer, contaminated air to rise toward the return path as it is displaced by cleaner supply air. It differs from a conventional overhead mixing system, which aims to blend supply air through the room. The effectiveness of displacement ventilation depends on supply temperature, diffuser layout, ceiling height, heat sources, obstructions and the control strategy.
In the Arup fit-out, ventilation was coordinated with in-floor swirl diffusers. The documented feature is important because it connects the mechanical system with the user interface rather than treating air distribution as an invisible building service.

In-floor swirl diffusers with occupant control
The diffusers allow occupants to control airflow at their own work areas. Personal control can reduce conflict in open offices, where one fixed temperature or air-speed setting rarely suits everyone. It also gives occupants a direct way to respond to local discomfort without altering the whole floor.
Controls are only useful when they are understandable, maintained and connected to a system that has adequate capacity. A diffuser that can be opened or closed does not, by itself, prove that the office achieved better comfort or lower energy use. Those results would need measured data covering different seasons and occupancy conditions.
Mixed-mode ventilation through the atrium
The office used mixed-mode ventilation: when external conditions were suitable, air could be drawn naturally through the atrium; mechanical ventilation remained available when outdoor temperature, humidity, air quality or wind conditions made natural ventilation unsuitable. This approach can reduce reliance on mechanical conditioning during favorable periods while preserving control during poor conditions.
Mixed-mode systems require clear changeover logic. Designers need to define the outdoor conditions that permit natural operation, how windows or dampers are controlled, what happens during smoke or pollution events, and how occupants are informed. The Arup case study documents the strategy, but does not publish annual hours of natural operation or a measured energy saving.

How to read the evidence without overstating it
Design commitments are not operating results
A design-review certificate indicates that a proposal met the requirements of the relevant Green Star tool at the review stage. It does not guarantee that every specified product was installed exactly as submitted, that controls were commissioned correctly, or that the building is still operating in the same way. A complete performance claim would need commissioning records, utility data, indoor-air measurements and a defined period of occupancy.
The 2018 date is part of the claim
Technology, occupancy patterns, electricity factors and certification rules can change. The GBCA publication date—9 November 2018—should therefore accompany references to the project. The “800-strong” description belongs to that source-era narrative, not to a current employee count.

The Cairns case study is available from the James Cook University Tropical Urban Design Lab. The Auckland adaptive-reuse result is reported by the New Zealand Green Building Council.
When comparing projects, first match the rating tool and version, then the certification stage. Next compare building type and climate, materials evidence, ventilation approach, energy and water categories, and whether the source reports a design commitment or measured operation. A six-star interior design review, a six-star whole-building rating and a six-star built certification are related labels, but they do not measure the same scope.
A practical method for evaluating a sustainable interior
- Define the boundary. Record whether the claim covers a tenancy, a whole building, a refurbishment or new construction. Note the floor area, number of floors and major shared systems outside the tenant boundary.
- Name the rating tool and stage. Write the exact scheme and version, such as Green Star Interiors v1.1, and state whether the result is a design review, construction-stage certification or operational assessment.
- Separate credits from outcomes. List the design features that earned recognition, then create a separate column for measured results. Do not place an intended energy saving beside a utility-meter result as though they were equivalent.
- Audit materials documentation. For every major interior finish, collect recycled-content information where relevant, product declarations, durability data and emissions testing. Include paints and coatings, even when a case study highlights furniture rather than finishes.
- Map ventilation and controls. Show supply and return paths, diffuser locations, natural-ventilation openings, filtration, sensors and user controls. Identify the outdoor conditions that trigger natural, mechanical or mixed operation.
- Plan commissioning and verification. Specify functional tests, balancing, control-sequence checks and seasonal reviews. Set out who will collect electricity, water, temperature, humidity, carbon-dioxide and indoor-air data, and for how long.
- Report limitations beside the result. Include the source date, occupancy assumptions, weather period, boundary and uncertainty. A transparent limitation makes a sustainability claim more useful, not weaker.
What the example means for painting and interior-finish decisions
The Arup project is an interior-architecture case, not a product guide. It does not identify a consumer paint, coating or application system for readers to purchase. Its relevance to painting work is the way material decisions were treated as part of indoor environmental quality and the materials assessment rather than as decoration added after the environmental strategy was complete.
For a painting specification, use the same discipline shown by the case study:
- Request the exact emissions test and product data for the selected coating, primer and filler.
- Check whether the documented result applies to the colorant, sheen and tint base actually being used.
- Coordinate curing and reoccupation times with the ventilation plan; a low-emitting product still needs appropriate application and drying conditions.
- Record substrate preparation, moisture testing and cleaning products, since the finished wall system includes more than the topcoat.
- Verify that maintenance instructions preserve the environmental and durability assumptions in the original specification.
These steps do not prove that a particular paint was used at Arup HQ. They are a practical way to carry the project’s evidence-based approach into another interior without turning a design precedent into an unsupported product claim.
The defensible conclusion
Arup HQ is a strong sustainability example because the GBCA case study ties a 6 Star Green Star Interiors v1.1 Design Review Certified result to a coherent set of interior strategies: biophilic planting, materials selected to avoid unwanted chemical emissions, displacement ventilation, occupant-controlled diffusers and mixed-mode operation. The perfect materials score and broad category performance show what the design review credited.
The defensible boundary is equally important. The published evidence is from 2018, concerns a design-review certification and does not establish current energy savings, health effects or indoor-air-quality performance. “World leadership” is therefore best used as the GBCA’s description of leadership within its rating framework—not as a blanket claim about every measured outcome of the operating office.
