The latest Australian Bureau of Statistics (ABS) national figure that can be verified is 232.3 m²: the average floor area of new houses completed in 2021–22. It is not a current average for every Australian home. The same ABS series records 137 m² for new “other residential dwellings”—a category that includes apartments and townhouses.
Those numbers become useful only when their dwelling type, reference year, completion status and measurement method are kept attached. The ABS counts stated enclosed floor area inside the external wall boundary, not the block of land and not every feature shown on a building plan.

The headline numbers, with their dates and definitions
For completed new houses across Australia, the ABS reported an average floor area of 232.3 m² in 2021–22. This is the final year displayed in the ABS 20-year feature series reviewed for this article. It describes dwellings completed during that financial year whose floor areas were stated; it does not estimate the average size of all houses standing in Australia.
| ABS measure | Value | Reference period | Population measured |
|---|---|---|---|
| Average floor area | 232.3 m² | 2021–22 | Completed new houses nationally |
| Average floor area | 137 m² | 2021–22 | Completed new other residential dwellings nationally, including apartments and townhouses |
| Maximum national house average in the 20-year series | 245.9 m² | 2008–09 | Completed new houses nationally |
| Historical low cited in the ABS 15-year summary | 229.8 m² | 2018–19 | Completed new houses nationally |
The 232.3 m² observation should therefore be described as a dated benchmark. Calling it “the current average Australian house” would broaden the evidence beyond what the series measures. Existing homes, older homes, owner-built projects and dwellings without a reported floor area are not represented in the same way.

How the ABS calculates floor area
The ABS computes the average by dividing the total stated floor area by the number of completed dwellings for which a floor area was reported. Its building boundary follows the external perimeter of the exterior walls. That definition is important when comparing a statistic with a plan, a builder’s quotation or a real-estate listing.
What is included
- Enclosed floor space within the external wall boundary of the completed dwelling.
- Only records with a stated floor area.
- New residential construction classified as a house or as another residential dwelling.
What is excluded
- Unenclosed verandahs outside the exterior walls.
- Carports outside the exterior walls.
- Records with no stated floor area.
- Specified extreme records: below 25 m² or above 1,800 m² for houses, and below 25 m² or above 800 m² for other residential dwellings.
These exclusions improve comparability, but they also mean the published mean is not a simple measurement of every plan submitted or every home occupied. The share of missing floor-area data can differ by state and by dwelling type, so a state result may not have exactly the same data completeness as the national total.
Why apartment figures need extra care
The ABS warns that apartment averages can be pushed upward when a large mixed-use tower records non-residential commercial areas or shared foyers, lifts and amenities in a way that affects the reported floor area. A 137 m² average for “other residential dwellings” should not be read as the typical private apartment interior without checking the series definition and the composition of the projects included.

House versus apartment or townhouse size
The two 2021–22 averages answer different questions. The 232.3 m² figure concerns new houses, while the 137 m² figure combines other residential dwellings, including apartments and townhouses. They are not two versions of the same home type and should not be ranked as though they were interchangeable products.
| Comparison point | New houses | Other residential dwellings |
|---|---|---|
| Average floor area in 2021–22 | 232.3 m² | 137 m² |
| Typical form represented | Detached or separately classified houses | Includes apartments and townhouses |
| Measurement basis | Completed dwellings with stated area | Completed dwellings with stated area |
| Extreme-value limits used by ABS | 25–1,800 m² | 25–800 m² |
A townhouse may share characteristics with both categories depending on how it is classified in the building data. For a meaningful comparison, name the ABS category rather than substituting informal labels such as “unit,” “flat” or “multi-unit home.”
State and territory differences in 2021–22
National averages conceal substantial geographic variation. In 2021–22, the Australian Capital Territory recorded the highest state or territory average for new houses at 258.9 m². Tasmania recorded the lowest at 182.4 m², and the ABS identified Tasmania as the only state or territory below 200 m² that year.

| State or territory | Average floor area of new houses, 2021–22 | Position in that year |
|---|---|---|
| Australian Capital Territory | 258.9 m² | Highest reported state or territory average |
| Tasmania | 182.4 m² | Lowest reported state or territory average |
The available long-run comparison also shows that regions do not move in lockstep. Between 2002–03 and 2021–22, the ACT average rose by 28.5 m² to 258.9 m². New-house floor area in New South Wales moved from 245.1 m² to 239.4 m² over the same broad period. These figures describe changes in the relevant state series, not a forecast of what a newly designed house in either jurisdiction will measure next year.
What the longer national series shows
The ABS 20-year series places the 2021–22 result in context. The national average for new houses reached a series maximum of 245.9 m² in 2008–09. The ABS historical summary published in 2019 described a 229–245 m² range over the 15 years ending in 2018–19, with a low of 229.8 m² in 2018–19 and the same 245.9 m² high in 2008–09.
The difference between 245.9 m² and 232.3 m² is 13.6 m². That is a movement within a relatively tight historical band, not evidence that Australian homes have followed one uninterrupted trend upward or downward. Each observation still refers to completed new houses and the ABS reporting rules in force for that series.

Floor area is not block size
People often use “house size” to mean either the building’s enclosed floor area or the land parcel. The ABS data show why those measures must be separated. A capital-city comparison covering the five largest capital-city statistical areas examined approved new houses between 2005–06 and 2019–20.

| Measure in five largest capital cities | 2005–06 | 2019–20 | Change |
|---|---|---|---|
| Average approved site area | 602 m² | 467 m² | Down 135 m², or 22% |
| Average approved house floor area | 234 m² | 248 m² | Up 14 m², or 6% |
This comparison is not the same series as the 232.3 m² national completion figure. It covers approved houses, only five capital-city areas, and ends in 2019–20. Its value is architectural: during that historical period, the average approved building became slightly larger while the average site became smaller.
What the ABS says may sit behind that pattern
The ABS links the combination of smaller sites and larger floor areas with rising land costs, urban infill and more two-storey homes. Those are the ABS’s contextual explanations for that capital-city period, not a newly measured nationwide causal estimate. A two-storey house can provide more enclosed floor area without requiring a larger footprint, while an infill site can reduce private yard area even when the dwelling itself is spacious.

How to use the averages for design or renovation decisions
An average is a reference point, not a specification. If you are comparing a plan with the ABS benchmark, identify four attributes before drawing a conclusion:
- Dwelling type: confirm whether the plan is a house, townhouse or apartment-style dwelling.
- Measure: distinguish enclosed floor area from site area, footprint, internal living area or saleable area.
- Reference status: note whether the comparison uses completed dwellings or approved projects.
- Geography and period: record the state or territory and the financial year, because regional and time differences are material.
For example, comparing a 240 m² detached-house plan with the 232.3 m² benchmark is a comparison of similar labels only if both figures use the same enclosed-area concept. Adding a veranda or carport to the plan because it appears on a drawing would not make the ABS average larger; those unenclosed elements sit outside the ABS external-wall boundary.

Is there a newer Australian average?
The ABS December 2025 Building Activity release lists updated average-floor-area data in its downloadable material. However, the numerical value and reference period of the newest national average were not verified here. The ABS June 2026 release page identifies itself as the latest release as of October 2026, but that status does not by itself establish a replacement number for the 2021–22 observation.
Until the relevant ABS table is retrieved and its series definition confirmed, the careful wording remains: 232.3 m² is the latest verified national figure for completed new houses, and it refers to 2021–22. A later release may supersede it, but a release date alone is not a substitute for checking the table’s period, dwelling category and completion or approval basis.
Quick Recap
A practical checklist for quoting “average house size Australia (m²)”
- Write “average floor area of completed new houses” rather than simply “average house size.”
- Attach the period—2021–22 for the 232.3 m² national figure.
- State whether the figure is national or state-based.
- Keep houses separate from other residential dwellings, which averaged 137 m² in 2021–22.
- Do not treat site area as floor area; the capital-city comparison uses both and shows they can move in opposite directions.
- Explain that unenclosed verandahs and carports are outside the ABS external-wall boundary.
- Say when a result comes from approved houses in five capital cities rather than completed dwellings nationally.
- Check any newer ABS download before replacing the dated benchmark with a later number.
