Bagging is a thin, cement-based coating worked over brick so the brick profiles and joints remain visible beneath a softened, textured finish. It is usually less concealing than a full render and can be applied with a hessian bag, brush, sponge, broom, trowel or wood float. In Australia, the right method depends on the wall’s condition, moisture details, access and the bagging product’s instructions; there is no dependable current national price per square metre, so obtain itemised local quotes after an inspection.
What bagging a brick wall actually is
Traditional bagging used a hessian (jute) bag to smear mortar across brickwork. The name describes the application tradition, not a compulsory tool. A bagging coat is thin enough for brick faces, mortar joints and small irregularities to remain legible. The result is a softened, often rustic surface rather than a flat new wall.

Bagging can be used on exterior or interior brick, provided the selected cementitious material is suitable for that location and substrate. It is a finish treatment, not a substitute for fixing unstable masonry, active dampness, failing mortar, movement or structural cracking. Those conditions need assessment before any coating is applied.
Bagging, exposed brick and full render compared
| Option | How much brick detail remains visible | Typical visual character | Material and colour choices | Planning implications |
|---|---|---|---|---|
| Exposed brick | Brick faces, joints and colour remain fully visible | Original masonry texture and pattern | No added cement coating; appearance depends on the existing brick and mortar | Repair, repointing and cleaning must be dealt with without covering the wall |
| Bagging | Contours and many joints remain visible beneath a thin coat | Textured and softened; the tool and mix consistency alter the pattern | Cement and sand, sometimes with hydrated lime; oxide pigment or a coloured premix can change the finish | Needs sound, clean masonry, open drainage details and controlled curing |
| Full render | Generally conceals more of the original brick profile | Smoother and more uniform when finished accordingly | Render systems and paints offer a broad range of finishes; follow the chosen system specification | Usually demands more preparation and a defined thickness and reinforcement strategy where specified |
Choose bagging when you want colour or visual softening but still want the house to read as brick. Choose a fuller render when hiding substantial irregularity is the priority. A sample patch is the only reliable way to judge the texture and colour on your particular bricks.

Can bagging be coloured?
Yes. Bagging mixes are cementitious, and colour can come from a factory-tinted premix or a compatible cement oxide pigment. A pigment changes the mix itself; painting later produces a different, film-forming finish. Confirm that any pigment is designed for cement-based masonry and follow its dosage and mixing directions.
Light and pastel colours
For a pale cement-based finish, Cement Australia recommends off-white or white cement and the palest sand available. Dark or strongly coloured sand can shift the result even when the pigment dose is unchanged. Keep the cement, sand, water and pigment sources consistent across the whole wall: small changes in moisture or batching can produce visible bands.

Make a sample before committing
- Clean a representative area and prepare the same substrate condition planned for the job.
- Mix the proposed cement, sand, additives and pigment exactly as the product instructions require.
- Apply the intended tool and movement, then let the patch dry and cure under the expected conditions.
- View it in daylight and beside windows, paving and roof colours before approving the full wall.
Choosing the texture and tool
A rough hessian application can leave a pronounced, irregular grain. A sponge tends to create a medium texture, while a wood float can produce a comparatively smoother surface. A masonry brush, broom, steel trowel or other suitable tool changes the amount of mortar left in hollows and the direction of the marks. The mix’s wetness and the speed and pressure of the applicator matter as much as the tool.
Discuss the desired result in physical terms with the applicator: how much joint relief should remain, whether the surface should be dragged, dabbed or floated, and where sample panels will be located. “Bagged” does not describe one standard appearance.
How to bag a brick wall: a practical sequence
The following sequence combines general bagging practice with relevant cement-render precautions. The product data sheet for the material you buy takes precedence if it specifies a different substrate, thickness, primer, weather limit, water demand or curing regime.
1. Inspect the wall and plan the work
- Look for loose bricks, open or crumbling joints, unstable areas, damp staining, salt deposits, paint, previous coatings and cracks.
- Identify the damp-proof course (DPC), weep holes, flashings, movement or expansion joints, downpipes and openings.
- Measure each elevation and note wall height, narrow access, roofs, gardens, windows and surfaces that need protection.
- Decide whether the job is a small, low-risk wall or a height and access project requiring a qualified contractor and compliant access equipment.
Do not coat over active leaks or use bagging to disguise movement. Resolve the cause or obtain masonry advice first.

2. Remove contaminants and make repairs
Cement Australia’s brick-render preparation guidance calls for removal of loose paint, laitance, plaster and other material that can prevent a cement coating bonding. Clean mortar joints and remove dust, dirt and friable material. Patch defective areas with a compatible repair material and allow those repairs to dry as directed. Paint and coating residue must be removed before a cement-based coating is applied; a film left on the brick can block effective adhesion.
3. Protect drainage and adjoining surfaces
Mask or cover windows, doors, paving, plants, roof sheets and finished surfaces. Keep weep holes open. Do not bridge the DPC or render below its level. Continue any expansion or movement joint through the coating rather than filling it solid. These details protect the wall from trapped moisture and uncontrolled movement.
4. Allow new masonry to mature
For its general brick-render process, Cement Australia says new masonry mortar should cure for at least seven days before rendering. A bagging product may require a different period, especially on new or repaired work, so use the stricter applicable instruction rather than assuming that a fresh wall is ready.
5. Dampen the brickwork
Shortly before application, wet the wall so dry bricks do not pull water from the mortar too quickly. The surface should be damp rather than covered with running water. Work in manageable sections so one area does not dry markedly faster than the next.
6. Prepare the mix without guessing a universal ratio
Bagging guidance describes cement and sand, with a plasticiser such as hydrated lime sometimes used. It also distinguishes wetter and drier consistencies. Because the required proportions depend on the product and the desired finish, do not treat one internet recipe as a universal specification. Cement Australia’s separate rendering instructions cite one part cement to three parts builders’ sand for that rendering project; that is not a validated all-purpose bagging formula.
Measure batches consistently, use the same water source and mixing time, and add pigment uniformly if the mix is coloured. Prepare enough material for a natural stopping point, because a cold joint or a changed batch can show on a coloured wall.

7. Apply from the top down
Work from the top of the wall downward, pressing the mortar into the brick profile rather than merely dusting the surface. Use the agreed bag, brush, sponge, broom, trowel or float motion. Keep the coat even enough to avoid isolated thick ridges, while accepting that the finish is intentionally textured. Keep edges at openings neat and do not cover drainage paths.
8. Add another coat only when the system calls for it
Deep joints or very uneven bricks may need a further coat to fill hollows or build the specified thickness. Let the preceding coat firm or cure for the period stated by the material manufacturer before recoating. Do not add thickness simply to hide defects that indicate a substrate or movement problem.

Fresh cement coatings need moisture and protection while they gain strength. Cement Australia’s general render guide recommends beginning misting 24 hours after completion and repeating it for five days. That schedule belongs to its render process; use the bagging product’s current curing directions if they differ. Protect the wall from hot wind, strong sun, heavy rain, frost and accidental impact, and keep the curing pattern consistent across adjoining panels.
Why curing and adhesion checks matter
AS/NZS 2311:2017 explains that a thin cementitious layer needs retained moisture for the cement to hydrate. If it dries too quickly, some cement can remain unhydrated and the facing may become powdery and unsound. Before painting, the surface should be adequately cured and dry, and it should pass checks for adhesion and a powdery surface. Poor cohesion or adhesion can allow the entire facing to disbond.
The 2017 guide is an older edition reference; verify the current edition when a formal specification, contract or compliance decision depends on the standard. A product data sheet and an experienced applicator’s assessment remain essential for the actual wall.
When can you paint over bagging?
Do not paint merely because the surface feels dry. Cement Australia’s general render guidance says water-based paint may be applied after 14 days and oil-based paint after a minimum of 28 days, subject to proper curing and drying. Those intervals are not a blanket bagging guarantee. Check the bagging material and paint manufacturers’ current directions, then test for residual powder and adhesion before coating the whole elevation.

Use a compatible masonry paint system and keep the chosen colour in mind when specifying the bagging mix. A strongly pigmented bagging coat may need no paint, while a pale or intentionally mottled finish may be designed for later painting. Painting can reduce the visibility of the underlying texture but will not correct a weak or poorly bonded base.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What does it cost to bag a house?
No current, independently substantiated Australian rate per square metre can be stated responsibly. Houzz describes bagging as almost always cheaper than full render, but gives no quantified comparison; treat that as a general editorial observation, not a guaranteed saving. The only dependable price is an itemised quote for your wall and scope after an inspection.
Ask every contractor to price the same scope
- Measured wall area and the number of coats or passes.
- Removal of paint, plaster, loose material and failed previous coatings.
- Brick, mortar-joint and crack repairs, including drying time.
- Primer, plasticiser, hydrated lime, pigment or premixed coloured material.
- Access equipment, scaffolding, roof work and difficult side passages.
- Protection of windows, doors, landscaping, paving and roof surfaces.
- Sample panels, chosen texture, colour batching and waste handling.
- Curing, return visits, painting, cleanup and warranty terms.
Give each bidder photographs, approximate dimensions and the same finish brief, then ask what is excluded. A low headline figure can omit repairs, access, painting or protection and is not comparable with a complete specification.
DIY or professional application?
A homeowner can trial a small, ground-level wall, but consistency becomes difficult across a full house. Colour batching, working time, weather, access and keeping joints, weep holes and movement details open all affect the outcome. A renderer or experienced masonry finisher is prudent for high walls, large elevations, uncertain dampness, extensive repairs or a finish that must match an existing section.

Common problems and how to respond
Powdery or chalking surface
Inadequate moisture retention can leave a thin cement layer unhydrated, powdery and unsound. Stop before painting, keep people away from the area and obtain the applicator’s assessment. Do not seal a friable surface under paint and assume the problem is solved.

Patchy colour or visible bands
Different sand, cement, pigment, water content, batch size, drying speed or tool pressure can change the appearance. Compare the affected area with the approved sample and ask the contractor to identify whether the variation is material, application or curing related before attempting a cosmetic repaint.
Hairline cracks, debonding or hollow areas
Mark and photograph the locations, check whether the underlying brickwork is moving or damp, and have the cause assessed. Do not simply add another decorative coat over a hollow or detached facing.

Clear the openings and correct the detail before continuing. A continuous coating that bridges drainage or damp-proofing can create moisture problems that a textured finish cannot fix.
Mortar sticks to windows, paving or plants
Remove splashes promptly using a method approved for the affected surface. Prevention is safer: mask openings, cover hardscape and move or shield plants before mixing begins.
Safety requirements
Cementitious products can irritate or burn skin and eyes. Wear the personal protective equipment listed on the product label, including suitable gloves, eye protection, protective clothing and respiratory protection where dust controls require it. Use safe lifting practices; Cement Australia specifically recommends two people lift 20 kg cement bags. Keep mixing water, tools and work areas organised to reduce slips and contamination, and use compliant access equipment rather than improvised ladders or platforms.
Design ideas for a bagged brick house
- Soft monochrome: Use a pale cement and light sand, then compare an unpainted sample with a low-sheen masonry paint.
- Warm mineral texture: Select a compatible oxide pigment and a sponge or wood-float sample to retain gentle joint relief.
- Feature elevations: Bag a porch, gable or rear addition while keeping sound front-facing brick exposed; ensure junctions and movement details are properly resolved.
- Deliberately rustic finish: Use a controlled hessian or broom texture, but define acceptable variation in the sample approval.
- Contemporary restraint: Choose a finer tool texture and a consistent neutral colour while allowing the brick geometry to remain readable.
Whichever idea you choose, judge it on a cured sample in the actual light. Wet mortar, a phone photograph or a colour card cannot show the final texture reliably.
A decision checklist before you approve the work
- Is the brickwork stable, clean and free of active dampness?
- Have loose coatings and defective joints been removed and repaired?
- Are the DPC, weep holes, flashings and movement joints clearly identified?
- Does the proposed material suit interior or exterior exposure?
- Is the mix or premix specification written down, including pigment?
- Have you approved a cured sample for texture and colour?
- Does the quote include preparation, access, protection, curing, painting and cleanup?
- Is there a written plan for curing and a check for powdery or poorly bonded areas before painting?
Bagging works best when it is treated as a carefully specified masonry finish rather than a quick way to hide a wall. Inspect first, agree the sample and scope, protect drainage details, follow the selected system’s mixing and curing instructions, and compare complete local quotes instead of relying on an unverified square-metre rate.
