Qwik-Store describes a range of basement car park storage lockers for apartment and commercial projects: enclosed Colorbond-steel units with roller or sliding doors, over-bonnet storage, and mounted or freestanding installations. Standard sizes are available, with custom height, width and depth for bays, alcoves and awkward spaces.
The right choice depends on visibility, airflow, access, vehicle clearances, structural fixing, cleaning and the building’s fire strategy. Treat the product description as a starting specification, not evidence that a particular locker or retrofit is approved. The project’s building surveyor, fire engineer, services contractors and strata or body-corporate decision-makers must confirm the design.

What Qwik-Store says it supplies

The supplier says its lockers use Colorbond steel, can be ordered in standard sizes and can be customised when the standard footprint does not suit the building.
Enclosed locker configurations

Over-bonnet storage
An over-bonnet unit occupies otherwise unused vertical space above a vehicle’s bonnet. It can increase storage without taking another floor area, but it introduces questions about headroom, vehicle movement, sprinkler coverage, structural support and the consequences of a vehicle being changed to a taller model. Never assume that a capacity or load figure from a product page is an approval or an engineering certificate.
Custom dimensions and difficult locations
Qwik-Store describes custom sizing, while an Architecture & Design listing published on 10 May 2011 refers to adjusting height, length and depth for alcoves and awkward positions. That older listing is useful historical context, but it should not be treated as proof of today’s dimensions, materials, hardware or installation method. Ask for a current shop drawing for every non-standard bay.
Raised units and cleaning access
The supplier also mentions raising units on legs. A raised base may let cleaners hose or sweep beneath the locker and can help avoid trapping water at the slab edge. The support design, anchorage, corrosion protection and clear route for cleaning equipment still need to be specified for the actual site. The older listing says units could be removed and reallocated for cleaning; confirm whether that remains part of the current installation method rather than relying on the historical description.
Published service area
Qwik-Store states that it services an area from Northern New South Wales to the Sunshine Coast. This is supplier-published information, not a guarantee of current availability. Confirm the address range, site-measure process, delivery coverage, installation crew and any travel charges before including the supplier in a program.
Enclosed locker, mesh cage or open alternatives?
The fundamental decision is how much concealment and environmental separation the storage needs. Enclosed sheet-metal lockers and welded-wire mesh cages solve different problems.

Mesh Storage describes lockable welded-wire cages in three-sided and four-sided layouts. That comparison is about enclosure behavior, not a declaration that any cage is approved for a particular basement. A fire engineer and the building’s certifier must assess the chosen arrangement and its contents.

Door, approach and everyday access
Roller doors
A roller door can avoid a projecting swing leaf, which may help where the drive aisle is tight. It still needs a clear opening, a usable operating height and room for the door curtain or mechanism. Check whether a resident can load a box while another vehicle is passing, whether the door can be operated without standing in a traffic lane, and how the lock is reached from the approach side.
Sliding security doors
A sliding door needs lateral travel along the face of the unit. Measure the full travel zone, not just the nominal opening, and check that a column, wheel stop, adjacent locker or parked vehicle cannot block it. Confirm the lock type, emergency release arrangements and whether the door can be left safely open during loading.
There is no universal clearance number
The cited product material does not provide a universal approach or opening clearance. Use the building’s approved parking and circulation drawings, then have the designer verify the actual swept path, accessible routes, fire exits, mechanical services and sightlines. A door that works in an empty plan may fail once wheel stops, columns, mirrors and a larger vehicle are included.
How to compare over-bonnet claims
Spacemate markets a 2.4 m³ over-bonnet system and claims it can carry up to 500 kg. Those are manufacturer-published claims, not independently verified performance findings. Treat them as questions for the supplier and engineer:

- Is the volume measured to the outside of the enclosure or the usable internal volume?
- Does the stated load apply uniformly across the floor, or only at specified points?
- What are the permissible point loads, impact loads and safety factors?
- What structure carries the load, and is a slab scan or structural certification required before drilling?
- What is the minimum clearance to the tallest permitted vehicle, lighting, sprinklers, pipes, beams and ventilation equipment?
- Can the owner remove, relocate or modify the unit without affecting the building’s certification?
Do not put the 2.4 m³ or 500 kg figures into a contract as guaranteed performance unless the supplier’s current technical documents and the project engineer adopt them.
Approvals to complete before ordering
A storage locker is a building alteration in a shared basement, even when it sits inside one resident’s allocated bay. Use this sequence to prevent a purchased unit from conflicting with the approved design.
- Identify the approving parties. Ask the owners corporation, strata or body corporate who can approve a change in a common-property basement. Confirm whether a by-law, committee resolution, building manager sign-off or development consent is required.
- Obtain the approved baseline drawings. Collect the current parking plan, fire-isolation drawings, services layouts, sprinkler plan, mechanical-ventilation design, accessible-path drawings and any previous storage approvals.
- Prepare a dimensioned layout. Show the locker’s external height, width and depth; door opening or travel; posts, legs and anchors; vehicle envelope; wheel stops; columns; drive aisles; pedestrian routes; exits; hydrants; hose reels; lights; detectors; sprinklers and ventilation grilles.
- Check structure and anchoring. A structural engineer should verify slab capacity, edge distances, reinforcement and the proposed fixing method. For a raised or over-bonnet unit, document the complete load path and any protection needed against vehicle impact.
- Review fire and smoke systems. Have the fire engineer assess sprinkler discharge, obstruction, smoke movement, fire-isolated exits, fire-service access and the proposed contents. A product’s steel finish or lock does not establish a fire rating.
- Confirm vehicle and pedestrian operation. Test the largest permitted vehicle, door operation, turning path, sightlines and safe loading position. Include residents using mobility aids and cleaners moving hoses or equipment.
- Specify cleaning and maintenance. State whether the unit is raised, how water drains, how the underside is reached, and how doors, locks, mesh, coatings and anchors will be inspected.
- Record the approved configuration. Obtain current drawings, fixing details, finishes, load limits, warranties, maintenance instructions and installer responsibilities before fabrication.
What NCC 2022 does—and does not—tell you
The Australian Building Codes Board’s NCC 2022 Specification 5 includes limited treatment of certain ancillary household storage areas in sprinkler-protected car parks. It sets conditions and exclusions for the situations it addresses. That text does not certify a particular Qwik-Store locker, mesh cage, over-bonnet product, stored item or retrofit. The building’s use, sprinkler design, location, contents and approval history determine whether the provision is relevant.
ABCB states that Amendment 2 was adopted by states and territories from 29 July 2025 and superseded Amendment 1. Adoption and variations can differ by jurisdiction and project date. Confirm the edition and state or territory provisions that apply when the specification is issued; a general NCC page is not a project approval.
ABCB’s 2025 car-park fire-safety consultation discusses risks in modern car parks and notes that basements are increasingly used to store goods. The cited material describes proposals, not a verified final law. Do not write a proposed measure into a tender or resident rule as though it were already mandatory without checking the current adopted code and any official transition arrangements.

Questions to send to the supplier and project team
- Which current models are available in roller-door, sliding-door and over-bonnet forms?
- What are the internal and external dimensions, tolerances and minimum installation clearances?
- Can the unit be freestanding, wall-mounted or slab-anchored, and what substrate requirements apply?
- What current load limits, point-load limits, corrosion protection and impact protections are documented?
- Are raised legs, removable panels or relocation services available, and how are they priced and warrantied?
- What lock, keying, access-control and emergency-release options are offered?
- What contents are prohibited by the building’s fire strategy, insurer or strata rules?
- What drawings, engineering documents, installation certificates and maintenance instructions will be supplied?
- Is installation available at the project address, and what lead time, delivery route and site-measure charges apply?
- How will the finished unit avoid sprinklers, detectors, lights, ventilation grilles, hydrants, hose reels and exit paths?
Installation and handover checks
Before the installer arrives, mark the bay, access route and exclusion zone. Protect vehicles and common finishes, and confirm whether drilling, hot works, noisy work or temporary closure of the drive aisle needs a building-management permit.
At installation, compare the delivered unit with the approved drawing: dimensions, door direction, anchorage, leg height, mesh or sheet panels, locks and clearances. Photograph concealed anchors before they are covered where the project procedure permits. Check that doors open fully without striking a vehicle, column or adjacent locker.
At handover, obtain the final installation record, product identification, keys or access credentials, load and contents restrictions, cleaning method, warranty terms and maintenance schedule. The building manager should retain the approved layout so a later vehicle change, repaint or replacement does not silently create a new obstruction.

Visibility and airflow first
Compare three-sided and four-sided welded-wire cages. Select the arrangement that preserves inspection and cleaning access while meeting the building’s security expectations.
Floor area first
Investigate over-bonnet storage only after a structural and fire review. Confirm the tallest vehicle, all overhead services and the engineered load path before relying on the claimed capacity.
Irregular bay or alcove
Use a current site measure and shop drawing. Custom dimensions can solve an awkward footprint, but they also create a one-off approval that should be recorded for future owners and maintenance teams.
A defensible specification
For an apartment or commercial basement, the defensible approach is to compare enclosure type, door travel, dimensions, cleaning access and vertical clearances on a project drawing, then obtain structural, fire, building-management and strata approval before fabrication.
