Short answer: Angi’s 2026 national guide puts the average bathroom remodel at $12,153, with projects in its cited range of $2,500–$30,000. A small bathroom can still run $1,500–$15,000, with a reported $6,500 average. Those are orientation figures, not bids: your layout, location, labor market, finish choices, permits, demolition and hidden conditions determine the price you will actually pay.
What a bathroom remodel costs in 2026
Bathroom remodeling is not one standardized job. Replacing a vanity and repainting is a very different project from removing everything to the studs, relocating a toilet and rebuilding a shower. National cost guides combine many scopes, so use their figures to set an initial planning range, then obtain written local estimates for one defined scope.

| Published figure | What it describes | How to use it |
|---|---|---|
| $12,153 average | Angi’s national bathroom-remodel estimate for 2026 | A broad starting point, not a guaranteed contract price |
| $2,500–$30,000 | Most projects in Angi’s cited national range for 2026 | Shows how strongly scope and finishes affect the total |
| $6,651–$17,660 | Angi’s 2026 range for professional bathroom remodel projects | Keep this range separate from the broader $2,500–$30,000 project range; the guide does not define them as interchangeable |
| $70–$250 per square foot | Angi’s 2026 national planning figure | A rough comparison tool; it does not replace a room-specific estimate |
| $1,500–$15,000; $6,500 average | Angi’s 2026 figures for a small bathroom remodel | Small floor area does not prevent expensive plumbing, waterproofing or finish work |
Square footage is only one input. A compact bathroom with a custom tiled shower, upgraded wiring and a moved drain can cost more than a larger room where the toilet, sink and tub stay in place. Treat the national numbers as a way to test whether your first concept is plausible, not as a promise from a contractor.
Choose the project scope before setting a budget
Write down what will and will not change. A contractor cannot produce comparable bids when one quote assumes a cosmetic refresh and another assumes a full gut renovation.
Cosmetic refresh
This scope keeps the room’s layout and usually keeps plumbing and electrical points where they are. Typical work can include painting, replacing cabinet hardware, changing a mirror or light, installing a new vanity in the existing location, replacing faucets, and updating accessories. It generally limits demolition and patching, but the condition of the subfloor, walls and water seals still matters.

A partial renovation may replace the toilet, vanity, sink, faucet, tub or shower fittings and flooring while leaving sound wall finishes in place. Confirm whether the new fixtures fit the existing rough-in locations. A toilet flange, supply line, drain or electrical box that is not compatible can turn a seemingly simple replacement into a plumbing or electrical change.
Full gut renovation
A full gut removes finishes and often opens walls or floors. It can expose leaking supply lines, deteriorated framing, damaged subfloor, outdated wiring or old materials that require special handling. The budget must include protection for the rest of the home, demolition, debris removal, rebuilding, waterproofing and inspections, not just the visible fixtures.
Layout change or bathroom addition
Moving a toilet, shower drain, sink, light or exhaust route adds design, plumbing and electrical coordination. An addition may also require structural work, new ventilation, longer supply and waste runs, and more extensive permitting. HomeAdvisor’s bathroom-addition guide lists an exhaust fan at $300–$1,000; that figure is an example from an addition-cost page, not a current retail price or an installed quote for every remodel.
| Scope | Usually controls cost | Questions to put in writing |
|---|---|---|
| Cosmetic refresh | Paint, hardware, minor fixture changes and surface repairs | Are demolition, patching and disposal included? |
| Fixture replacement | Compatibility with existing rough-ins and finish level | Who disconnects, supplies and installs each fixture? |
| Full gut | Extent of concealed damage, waterproofing and specialist labor | What happens if framing, subfloor or wiring is defective? |
| Layout change | Distance to existing plumbing, drain access and electrical capacity | Are engineering, permits, inspections and restoration included? |
| Addition | New structure, utilities, ventilation and jurisdictional requirements | Which plans and approvals are required before work starts? |
Build a line-item bathroom budget
Use a worksheet rather than one lump sum. Every quote should identify the following categories and state whether the amount is fixed, an allowance or excluded.

Demolition, protection and disposal
List removal of tile, drywall, cabinets, fixtures and flooring separately from hauling and disposal. Protect floors, stairs, doors and occupied rooms. Angi’s 2026 national guide estimates demolition at $1,000–$2,300; label that as the guide’s estimate, not a universal demolition price. Older homes may require special handling or testing before materials are disturbed.
Labor and contractor coordination
Labor covers the people performing demolition, framing, plumbing, electrical, drywall, tile, painting and finish installation, plus the general contractor’s scheduling and supervision. Angi estimates labor at 40%–60% of a small-bathroom remodel budget. The share can rise when the room is difficult to access, trades must return on separate days, or the scope includes detailed tile and waterproofing.

Plumbing
Separate fixture connections from relocation. Keeping a toilet, sink and shower near their existing drains usually reduces cutting and restoration. Moving them can require new waste lines, venting, supply lines, floor openings and ceiling or wall repairs. Ask whether shutoff valves, traps, escutcheons and testing are included.
Electrical and ventilation
Identify circuits, outlets, switches, lighting, GFCI protection and the exhaust route. An electrician may need to correct capacity or wiring before new fixtures are installed. Ventilation work can include the fan, ducting, exterior termination and patching. Do not assume a fan is included simply because a fixture schedule lists one.
Fixtures
Specify the exact toilet, vanity, sink, faucet, shower or tub, trim, lighting and exhaust fan, or state a dollar allowance and who supplies each item. A low allowance can make a bid look cheaper while shifting the difference to a later change order. Confirm dimensions, rough-in requirements, lead times and return policies before demolition.
Finishes and waterproofing
Budget for subfloor preparation, flooring, wall tile or panels, grout, trim, backer board, waterproofing, sealants, paint and hardware. In a shower, ask for the waterproofing system and installation method in the scope, not just “tile.” Include transitions to adjacent rooms and replacement of damaged substrate.
Permits and inspections
Include permit applications, plan review and inspection coordination as separate lines. The local building department determines which plumbing, electrical, structural or layout work requires permits. Angi’s 2026 guide gives a national permit estimate of $100–$1,000, but that is not a fee schedule. HomeAdvisor states, “Building permits cost $50 to $2,000, depending on location and project scope.” That is a publisher estimate, not a legal rule; ask your jurisdiction for the applicable requirements and fees.
Contingency
Angi’s general renovation checklist recommends setting aside 10%–20% for surprises. It is general renovation advice, not a bathroom-specific standard. Use the reserve for concealed leaks, damaged framing, unsuitable subfloor, obsolete wiring, material breakage or approved scope changes, and keep it separate from the contractor’s quoted work.
How much should you budget for a small bathroom?
For a small bathroom, Angi reports a 2026 range of $1,500–$15,000 and a $6,500 average. The spread reflects scope, not just room size. A basic refresh that keeps every connection in place may sit near the lower end, while a small room with a tiled shower, upgraded ventilation, new wiring, premium fixtures or extensive demolition can approach the upper end.
Before accepting the average as your target, answer these questions:
- Are you changing the location of any drain, supply line, outlet, switch or light?
- Will the tub or shower be waterproofed from the substrate up?
- Are the existing walls, floor and framing known to be sound?
- Who supplies fixtures, tile, grout, paint and hardware?
- Does the price include demolition, disposal, permits, inspections and final cleaning?
Why location and the existing house change the price
National averages cannot account for local labor rates, travel time, access, building practices or permit fees. A bathroom on an upper floor, behind narrow stairs or far from the main drain can take more labor than an equally sized room beside an accessible utility area. Home age matters because concealed leaks, galvanized or damaged piping, undersized wiring, uneven floors and old finishes may not be visible during a quick estimate.

Angi’s Portland, Oregon small-bath guide reports an average of $6,851, a typical range of $1,581–$15,810, and permits of $105–$1,055. Those are Portland estimates only. They illustrate why a local guide can differ from a national figure; do not use those permit amounts for another city or state.
Do you need a permit?
Permit rules vary by jurisdiction and by the work performed. Cosmetic painting may not need the same approvals as moving a drain, adding a circuit, altering framing or changing the room’s layout. Ask the local building department and the contractor, in writing, whether plumbing, electrical, structural, ventilation or layout work requires permits and inspections.
Clarify who files, who pays, who schedules inspections and who corrects failed work. A permit allowance in a quote is not proof that the work is exempt, and an unpermitted alteration can complicate insurance, future sale or later repairs.
Get quotes that can actually be compared
- Define the room. Measure the space, photograph existing conditions and mark every fixture, outlet, window, door and vent.
- Write the scope. State what is being removed, retained, relocated, repaired and installed. Identify the finish level and the exact fixtures if selected.
- Ask several qualified contractors. Verify licensing and insurance where your jurisdiction requires them. Give each contractor the same scope and drawings.
- Require line items. The estimate should separate labor, demolition, disposal, materials, fixtures, permits, inspections, allowances and taxes or delivery charges.
- Expose assumptions. Ask what the price assumes about subfloor, framing, wiring, plumbing, access, working hours and concealed conditions.
- Check allowances. Compare the dollar allowance and quantity for tile, fixtures, lighting and hardware. A lower allowance is not a lower final cost if your selections exceed it.
- Read change-order terms. Require written approval before extra work, with the labor, materials and schedule effect stated.
- Confirm responsibility. The contract should say who obtains permits, protects the home, removes debris, orders fixtures, stores materials and performs final cleanup.
- Compare the same finish. A waterproofed tiled shower, a prefabricated surround and a painted wall are not equivalent deliverables.
- Keep a payment record. Tie payments to observable milestones and retain copies of the scope, selections, invoices, inspection records and change orders.
Ways to control cost without creating future problems
Keep plumbing where it is when function allows
Maintaining fixture locations can reduce drain, vent, supply and finish-repair work. Move a fixture only when the accessibility, storage, safety or design benefit justifies the additional coordination.
Choose finishes as a system
Tile size, pattern, corners, niches, thresholds and trim affect labor as well as material quantity. A simple layout with readily available materials can reduce cuts and delays. Waterproofing and compatible setting materials are safety-critical; do not omit them to save on visible finishes.

Decide what you will supply
Owner-supplied fixtures can work when dimensions, delivery dates and warranties are coordinated. They can also delay the project or create responsibility disputes. Put the supplier, model, delivery date, damage inspection and installation responsibility in the contract.
Do not hide demolition
Leaving demolition or disposal vague shifts risk into change orders. If you plan to remove items yourself, agree on exactly what will be removed, how the room will be protected and what condition the contractor will find when work begins.
Preserve a contingency
Using every dollar on selections leaves no room for a leaking valve, damaged subfloor or required code correction. Keep the contingency in a separate account and authorize it only for documented conditions or approved changes.
Fixtures and materials: what to specify
Before ordering, record dimensions, rough-in measurements, connection sizes, electrical requirements, finish, warranty and maintenance instructions. For a vanity, check door and drawer clearance, plumbing cutout location and counter overhang. For a toilet, verify rough-in distance and seat height. For a shower, confirm valve compatibility, control location, drain position and access for future service.

The $300–$1,000 exhaust-fan figure cited by HomeAdvisor comes from its bathroom-addition guide and should not be treated as a universal installed price.
Common budget failures and how to respond
The lowest bid excludes major work
Compare the scope line by line. Missing demolition, disposal, permits, waterproofing, finish materials or cleanup can explain a large price difference. Ask the contractor to price each omission before you choose.
An allowance is too low
Request the allowance amount, unit quantity and installation assumptions. Replace it with a selected product or a realistic allowance before signing, so the final price does not depend on repeated upgrades.
A hidden condition appears
Pause the affected work, photograph the condition and request a written description, price and schedule effect. Use contingency funds only after approving a change order. Do not cover a leak or structural problem merely to preserve the original schedule.
Materials arrive late or damaged
Confirm lead times before demolition. Inspect deliveries promptly, document damage and keep critical components in a dry, secure location. A written responsibility for reordering and storage prevents disputes.
Work fails an inspection
Ask for the inspection result and the correction plan. The contract should identify who pays for corrections caused by defective workmanship or an omitted permit, while owner-requested changes remain separate.
What cost guides cannot tell you
Published ranges do not establish the quality of a contractor, the durability of a waterproofing installation or the resale return of your choices. No directly applicable, authoritative bathroom-remodel return-on-investment statistic is established here, so do not promise that a particular spend will pay for itself at resale. Evaluate comfort, safety, maintenance, accessibility and the value of completing work correctly for your household.
A practical decision rule
Set a maximum total budget that includes your selected scope, realistic allowances, confirmed permit costs and a separate contingency. If comparable written bids exceed that maximum, change one major cost driver at a time: keep the layout, reduce finish complexity, defer nonessential accessories or phase the work. Do not remove waterproofing, required electrical protection, ventilation, structural repairs or permit compliance simply to reach a target number.
