The most expensive bathroom-renovation mistakes happen before the new tile goes in. Confirm the scope and permit responsibility, investigate moisture, design the exhaust route, plan for older-paint hazards, and verify every rough-in before ordering finishes. The following 18-point checklist is a practical planning framework—not a statistically ranked list—so you can catch hidden problems while they are still inexpensive to fix.
Set the project up correctly before demolition
1. Starting demolition before defining the scope
Write down exactly what is changing: cosmetic surfaces, fixture replacement, plumbing relocation, electrical work, wall removal, structural changes, ventilation, and accessibility features. A “simple refresh” can become a regulated alteration once pipes, circuits, framing, or walls move. Photograph existing conditions and mark shutoffs, cleanouts, wiring, and any areas with staining before a crew opens the room.

Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errors2. Assuming permits are unnecessary
Permit rules depend on your location and the work’s scope. Ask the local building department which applications, licensed trades, plan reviews, and inspections apply before demolition. For example, New York City states that most kitchen and bathroom renovations require an ALT2 permit application filed by a professional engineer or registered architect; that is a New York City example, not a nationwide rule. Keep the department’s written guidance with the project file because requirements can change.
3. Leaving permit duties out of the contractor agreement
Do not rely on a verbal promise that “the contractor handles permits.” Put the responsible party, application numbers, inspection stages, and who pays filing or correction fees in the contract. Ask who schedules inspections and who gives you the final sign-off documents. If you are acting as the owner-builder, confirm whether local rules require you to hold permits personally or hire a licensed professional.

4. Ordering fixtures before measuring the room and rough-ins
Measure finished-wall dimensions, ceiling height, door swings, window locations, drain centers, supply lines, electrical boxes, and the planned tile thickness. Check the manufacturer’s rough-in drawing for every toilet, vanity, tub, shower valve, glass panel, and medicine cabinet. A fixture can fit its catalog dimensions yet fail in the room because a door, trim piece, valve, or access panel occupies the same space.
5. Changing plumbing or electrical scope after finishes are ordered
Moving a drain, adding a heated floor, relocating a light, or changing a shower control can alter framing, waterproofing, tile layout, and inspection timing. Freeze the rough-in plan before purchasing custom tile, glass, cabinetry, or trim. If a change is unavoidable, document the cost, lead time, and effect on adjacent work before authorizing it; otherwise a late decision can leave incompatible materials or opened finishes that must be replaced.
Control water before covering anything
6. Covering a leak or condensation without fixing its cause
Stains, swollen trim, soft drywall, peeling paint, and persistent condensation are evidence to investigate, not defects to hide. Check supply and drain joints, the toilet seal, shower valves, tub edges, roof or exterior penetrations, and cold surfaces where humid air can condense. Dry the assembly and verify that the source is corrected before closing it. A pinless moisture meter can help locate areas that deserve investigation, but it cannot identify the leak source by itself.

7. Treating tile or grout as the waterproofing system
Tile and grout are the visible finish, not a guarantee that water will stay out of wall and floor cavities. Use a complete, compatible water-management assembly for the shower and other wet zones: suitable substrate, membrane or pan, seams and penetrations treated as specified, and properly integrated drains and transitions. Follow one system’s installation instructions rather than combining products whose materials, primers, or sealants are not approved together. EPA guidance emphasizes keeping wet walls from allowing water into cavities and protecting the subfloor from water reaching it.
8. Installing carpet or another unsuitable finish in a persistently wet area
Bathroom flooring must tolerate recurring splashes, cleaning, and humidity without trapping moisture against the subfloor. Carpet around toilets, tubs, or showers can retain water and make drying difficult; it is a poor choice where wetting is routine or chronic. Select a finish and underlayment that the manufacturer approves for bathroom exposure, and detail the perimeter so water cannot migrate beneath it.
Make ventilation perform, not merely make noise
9. Assuming a running fan is adequately ventilating
A motor sound does not prove that enough air is moving. Inspect the grille and duct for blockage, confirm that the damper opens, and check that air is actually pulled from the room. EPA advises checking that a bathroom fan is functioning properly; proper function includes sufficient air movement, not just an audible motor. If there is no fan or the existing unit does not work, plan a correctly sized replacement.

10. Exhausting into an attic or another interior space
Route bathroom exhaust directly outdoors through an approved termination. Discharging into an attic, wall cavity, crawlspace, or other enclosed area moves moisture into the building instead of removing it, increasing the risk of condensation and damage. Confirm the route, termination location, backdraft protection, and any local requirements before the ceiling is closed. EPA remodeling guidance specifically recommends exhausting outside rather than into an attic or enclosed space.
11. Choosing a fan without checking the room and duct route
Fan selection depends on room volume, expected use, duct length and bends, termination, available electrical power, controls, and the space available for installation. Compare candidate units by the manufacturer’s airflow rating and installation limits, noise and control features where documented, warranty, and local code acceptance. A high-rated fan connected to a crushed, undersized, or excessively long duct may deliver less real ventilation than its label suggests. Confirm the route with the installer before buying the equipment.
Plan for health and construction-site safety
12. Ignoring lead risk in older housing
Paint disturbance in pre-1978 target housing and child-occupied facilities can trigger lead-safe requirements. Before sanding, scraping, cutting, or demolishing painted surfaces, determine the property’s age and whether the work falls under current EPA rules. Covered work must be performed by certified firms using required practices. Do not assume that a newer layer of paint eliminates the hazard; the concern is the disturbance of older coated surfaces beneath it.

13. Letting demolition dust spread through the home
Dust control is part of the work plan, not a cleanup task at the end. Isolate the bathroom with suitable barriers, protect return-air pathways, seal or cover openings, and establish a controlled route for debris. Use exhaust practices that keep contaminated air from entering occupied rooms, and follow lead-safe containment requirements when they apply. Keep children, pets, and residents out of the work zone until the area has been cleaned according to the applicable rules.

Photograph and verify plumbing, electrical, framing, insulation, waterproofing, and ductwork while they remain visible. Schedule every required inspection before installing backer board, tile, or cabinetry; the correct sequence is set by the local authority and the approved plans. If an inspector or manufacturer requires a correction, make it while access is open. Covering work prematurely can mean removing finished surfaces to expose a concealed defect.
15. Mixing products that are not compatible with the substrate or assembly
Compatibility applies to primer, backer board, membrane, mortar, sealant, grout, adhesive, flooring, and the substrate beneath them. Read the installation instructions for temperature, curing time, surface preparation, fasteners, joint treatment, and approved transitions. Keep product data sheets and lot information in the project file. If two manufacturers’ instructions conflict, pause and obtain a written solution from the responsible technical representative or choose a single coordinated system.

Design for the people who will use and maintain the room
16. Postponing accessibility and daily-use decisions
Decide how people will enter, turn, sit, reach, clean, and age in the space before fixtures are fixed in place. Review door clearance, shower entry, grab-bar backing, control height, lighting, slip resistance, storage reach, and whether someone can use the room safely when wet or injured. If a future grab bar, handheld shower, or wider opening is likely, install the required backing or framing while the walls are open. Retrofitting after tile and glass are installed is disruptive and may be impossible without visible repairs.
17. Failing to preserve maintenance access
Every concealed component still needs a way to be serviced. Provide accessible shutoffs, removable panels for tub and shower valves where required, cleanouts, fan access, and a route to replace filters, dampers, or controls. Do not permanently seal a connection that the manufacturer or code expects to remain serviceable. Before closing the wall, test valves, drains, lights, receptacles, and the fan, then record their locations with photographs and measurements.

Reserve money and time for hidden conditions such as damaged framing, corroded plumbing, inadequate wiring, subfloor deterioration, duct obstacles, and required code corrections. The exact allowance depends on the building and scope, so do not use a universal percentage as a promise. Separate the budget into demolition and investigation, rough plumbing and electrical, water management and ventilation, inspections, finishes, labor, and an explicit contingency. Delay nonessential upgrades rather than eliminating waterproofing, safe exhaust, or required professional work.
Use a decision checklist before you sign off
| Decision | What to verify | Who should confirm it |
|---|---|---|
| Scope and permits | Drawings, trade responsibilities, applications, inspections, and final records match the actual work. | Local building department and the professional named in your contract. |
| Water control | Leak source corrected; wet-area assembly, substrate, membrane, transitions, and drain details are compatible. | Installer following the selected system’s instructions. |
| Ventilation | Fan suits room and duct route, moves sufficient air, and terminates outdoors. | Installer plus the local code authority where required. |
| Older painted surfaces | Property age and covered-work status assessed before disturbance. | Current EPA guidance and a certified lead-safe firm when applicable. |
| Usability and service | Clearances, backing, shutoffs, access panels, and maintenance paths are documented before closure. | Designer, contractor, and the people who will use the room. |
What to do when a problem appears mid-project
- Unexpected water: stop covering the area, shut off the affected supply if necessary, dry the assembly, and identify the source before resuming.
- Permit or inspection uncertainty: pause the affected stage and ask the local authority for the required sequence rather than relying on an informal interpretation.
- Product conflict: do not substitute a membrane, mortar, sealant, or substrate because it is on hand; obtain compatibility confirmation or use one coordinated system.
- Dust leaving the enclosure: stop demolition, improve barriers and exhaust, clean the affected route, and apply lead-safe procedures if the project is covered work.
- Fixture does not fit: compare the actual rough-in and finished dimensions with the manufacturer’s drawing before cutting tile, framing, or countertops.
A bathroom renovation is ready for finishes only when its water path, exhaust path, permit path, and service path are all understood and checked. Visible style can wait; concealed performance cannot.
