The bathroom features people regret most are usually decided before the tile, tapware or paint is chosen. A door that hits a cabinet, an exhaust fan with nowhere suitable to duct, a shower floor that does not drain properly, or a quote that excludes essential work can remain frustrating long after the room looks finished.
There is no reliable survey ranking regrets specifically among first-time bathroom renovators. The practical lessons below draw on the 2025 U.S. Houzz Bathroom Trends Study, Angi’s bathroom-remodel guidance, and attributed advice from designers and renovation writers. Treat them as recurring risk themes—not a statistically measured “top regrets” list—and use the checks to catch problems before demolition or purchasing.

1. Regret: choosing fixtures before proving the layout works
Large fixtures are expensive and difficult to move once plumbing, waterproofing and wall finishes are in place. A freestanding tub can look generous in a photograph yet leave too little room to open the door, pass between fixtures or clean around it.
Ann Marie Cousins, owner and head interior designer at AMC Design, told Woman & Home: “A bathroom needs to be functional first and foremost, so things like door clearance, placement of fixtures, and enough space for movement are essential. A common mistake is squeezing in a freestanding tub when there really isn’t enough room, making the space feel cramped.”

Check the room at full scale
- Measure the finished room, including any boxing-in, wall build-ups or ducts that will remain after construction.
- Mark the proposed footprint of the toilet, basin, shower, bath, storage and heated towel rail on the floor with tape or cardboard.
- Swing the door through its complete arc. Check that it does not collide with a person, toilet, vanity, shower screen or open drawer.
- Walk the route between the entrance, shower, toilet and basin as every household member would. Test it while carrying laundry or helping a child, if those are normal uses.
- Confirm that windows, radiators, electrical points and access panels still work with the chosen positions.
Do this exercise before ordering a fixture or committing to a tile layout. If a proposed tub leaves only a narrow passage, removing the tub or selecting a smaller model is usually less disruptive than rebuilding walls later.
When professional input is worthwhile
Ask a designer, architect, plumber or building professional to review the plan when walls are moving, several fixtures are changing position, the room is unusually compact, or accessibility is important. The right adviser depends on the work and on local licensing and permit rules; not every bathroom needs a general contractor.

Steam has to leave the room. Angi warns that poor ventilation can contribute to mold, mildew and deterioration, and identifies a suitable ventilation system and exhaust fan as core parts of a bathroom remodel. In some buildings, the fan needs a duct route to an outside wall; the feasible route depends on the structure and local requirements.

The 2025 Houzz study lists ventilation-fan additions among the systems homeowners install during bathroom renovations. That does not make one fan or duct arrangement universally correct. A room’s size, occupancy, shower use, existing ductwork, controls and noise tolerance all affect the decision.
Questions to answer before closing the ceiling
- Where will damp air discharge, and is that route permitted for your building?
- Can the duct run directly enough to avoid unnecessary bends and future condensation problems?
- Will the electrical supply, switch or timer be installed where it can be safely serviced?
- Is the fan’s noise acceptable for a bedroom-adjacent bathroom?
- Who is responsible for coordinating the fan, duct, roof or wall penetration, electrical connection and making-good?
Read the product installation instructions before framing or plastering. If the work involves new electrical circuits, roof penetrations, shared ducting or a route you cannot verify, use a qualified trade and follow local code and permit requirements. A fan that is powerful on paper but badly ducted may not solve the moisture problem.
3. Regret: assuming attractive tile proves the shower is waterproof
Tile is the visible surface; drainage and waterproofing are the assembly behind it. Angi specifically highlights slope, gradient, sealing and directing water to drains in walk-in showers and wet rooms. A beautiful grout line cannot compensate for a floor that holds water or a junction that allows it into the structure.

Design water movement as one system
- Confirm the finished floor falls toward the drain rather than toward the doorway or a wall.
- Check how the drain, shower tray or former, waterproof membrane, corners, penetrations and threshold connect.
- Decide where water may escape if the shower screen is opened or a drain is temporarily obstructed.
- Specify who installs each waterproofing layer and who inspects it before it is covered.
- Keep photographs, product information and inspection records for concealed work.
Do not let a tiler, plumber and waterproofing installer assume that someone else owns the complete system. Their scopes should identify preparation, falls, membrane, sealing, tiling and final testing. If the room is a wet room, the substrate is changing, or the drain is being relocated, obtain advice from a professional familiar with that construction and local requirements.
4. Regret: selecting finishes for appearance alone
Bathrooms expose materials to constant moisture, temperature swings, soap, hair products and frequent cleaning. Grazzie Wilson, head of creative at Ca’ Pietra, told Livingetc: “One of the most common mistakes in bathroom renovations is selecting bathroom tiles and finishes based purely on appearance, without fully considering how they will perform in a space that is exposed to constant moisture, temperature changes, and regular cleaning.”
Evaluate the maintenance burden before ordering
- Ask how the surface handles repeated wetting, cleaning chemicals and temperature changes.
- Check whether it needs sealing, how often sealing is recommended and who will perform it.
- Consider texture and grout width: highly textured surfaces and many narrow joints generally take longer to clean.
- Confirm slip resistance and suitability for the exact wet area, not merely for a dry wall.
- Order samples and view them under the bathroom’s actual lighting before buying a full quantity.
Angi notes that marble can stain and require more maintenance. That does not make marble unsuitable; it means the owner should accept its care requirements and select compatible cleaning products. Similar questions apply to painted surfaces, timber-look products, metal finishes and grout. Ask the supplier for written care instructions and keep them with the project records.

5. Regret: budgeting from a headline average instead of the actual scope
Bathroom prices vary with room size, region, access, structural changes, fixture level, hidden damage and labor. A national figure can provide context but cannot price your room. Houzz Research reported these U.S. medians in its September 23, 2025 study:
| Measure | Finding | Qualification |
|---|---|---|
| Bathroom renovation, 2024 | $13,000 median | U.S. national median reported by Houzz Research in 2025; a descriptive study result, not a quote or forecast |
| Bathroom renovation, 2023 | $15,000 median | U.S. national median from the prior comparison year |
| Major bathroom remodel, 2024 | $22,000 median | U.S. national median for major remodels in the 2025 study |
| Major bathroom remodel, 2023 | $21,000 median | U.S. national median from the prior comparison year |
These amounts apply to the U.S. study population and should not be transferred to another country. They also do not tell you whether a particular quote includes demolition, waste removal, design, permits, waterproofing, electrical work, ventilation, painting, accessories, tax or repairs discovered after opening the walls.
Build a scope before comparing prices
- Write down what is staying, what is being removed and every fixture or finish being supplied.
- List enabling work separately: demolition, disposal, plumbing changes, electrical work, ventilation, substrate repairs, waterproofing and making-good.
- Ask each contractor to state exclusions, assumptions, allowances, payment stages and the expected schedule.
- Set aside funds for concealed conditions and design changes instead of assuming the first figure is the final cost.
- Agree in writing how variations are priced and approved before the work proceeds.
Angi advises estimating costs and securing enough funds to avoid pausing mid-project. A cheaper bid can become the expensive one if it omits the waterproofing system, duct route or electrical work that another bid included.

6. Regret: hiring on the lowest price without checking trade responsibility
Hidden assemblies and building services are unforgiving. Angi cautions against attempting plumbing or electrical work without the relevant skills and experience. Local law may require licensed trades, permits or inspections, especially when circuits, structural elements, gas, drainage or exterior penetrations are involved.
In the 2025 U.S. Houzz study, 84% of renovating homeowners hired a professional and 45% hired a general contractor. The previous year’s study reported 83% relying on professionals. These figures describe surveyed U.S. homeowners; they are not a rule that every project requires a general contractor.

Match help to the risk
- Use a licensed electrician for new circuits, altered wiring, bathroom zones and required testing.
- Use a qualified plumber for relocated supplies, waste pipes, valves and connections that will be concealed.
- Use an installer experienced in the specified waterproofing system for showers and wet rooms.
- Use a general contractor when several trades need sequencing, permits and one person responsible for coordination.
- For cosmetic work such as painting or replacing an accessible accessory, the appropriate specialist may be different; verify the task and local rules rather than assuming one contract model fits all.
Verify before signing
Request evidence of relevant qualifications, insurance, references for comparable bathrooms and a written contract. Ask who obtains permits, schedules inspections, protects the rest of the home, stores materials, removes waste and fixes defects. Confirm the person responsible for the complete water-management and ventilation systems, not just the visible finish.
How to compare two bathroom plans or contractor proposals
Use the same questions for every option. A proposal that is easy to compare is safer than one that only presents a polished rendering.
| Comparison axis | What to verify |
|---|---|
| Circulation | Door swing, fixture clearances, movement paths and how the household will use the room |
| Moisture performance | Material suitability, cleaning requirements, sealing and wet-area limitations |
| Ventilation | Fan location, duct route, discharge point, controls, noise and electrical responsibility |
| Drainage and waterproofing | Falls, drain or tray, membrane, penetrations, inspection and the installer responsible for the complete assembly |
| Scope and cost | Included work, exclusions, allowances, schedule, payment stages, contingency and written change process |
| Qualifications | Relevant trade competence, insurance, licensing, permits and inspection obligations in your area |
A pre-start checklist for first-time renovators
- Draw the room to scale and test the door, fixtures and movement path at full size.
- Confirm every fixture’s dimensions, service access and connection points before ordering.
- Decide how steam will be exhausted and verify the duct route and electrical plan.
- Document the shower or wet-room falls, drain, waterproofing layers, seals and inspection point.
- Choose finishes after checking moisture performance, slip suitability, cleaning and sealing requirements.
- Obtain comparable written scopes that identify demolition, waste, permits, hidden-work allowances and exclusions.
- Secure enough funds to complete the defined scope and handle concealed conditions without stopping.
- Check qualifications, insurance, licensing and references for each trade involved.
- Agree who coordinates trades and who is accountable for concealed ventilation and water-management work.
- Keep approved drawings, product instructions, invoices, photographs and variation approvals together.
What these lessons mean for your renovation
The most expensive regrets are often the least visible: a layout that was never tested, air that has nowhere to go, water that is not directed and sealed as a system, finishes that demand more care than expected, or a quote that left critical work out. Resolve those decisions before buying fixtures or closing walls. Then choose the finish, color and accessories with a clear understanding of how the room must function every day.
