For compatible historic stone, brick, lime render and lime plaster, limewash is usually the safest first choice. It can reduce rain penetration while allowing moisture to evaporate. A mineral silicate paint is the principal alternative when you need a more durable, modern mineral coating and the entire paint system is confirmed compatible. Neither coating fixes leaking gutters, defective pointing, poor drainage or other sources of water; repair those defects before painting.

Start with the damp problem, not the paint tin
Breathable paint is a finish, not a damp-proofing treatment. If water is entering through a failed roof, overflowing gutter, defective downpipe, leaking drain, damaged pointing, high external ground level or exposed runoff, a vapour-open coating cannot stop that liquid water. Painting first can hide the evidence and leave the wall wet for longer.

Check roof edges, gutters, downpipes, drainage, ground levels, pointing and places where rainwater runs down the elevation.
- Identify the wall construction. Establish whether the surface is lime render, lime plaster, porous brick, sandstone, rubble masonry or a later cement-based repair. Historic walls often contain several materials, and a finish suitable for one may be unsuitable for another.
- Identify the existing coating. A synthetic or impermeable masonry paint changes the preparation and drying requirements. Do not assume that a new breathable coat will behave correctly over an unknown film.
- Allow the wall to dry after repairs. Guidance from the Lime Association warns that removing cement render, cement pointing or synthetic paint may be necessary to let the wall breathe and that drying can take months or years.
Only once the water source and existing finish are understood should you choose between limewash and a mineral silicate system.

Limewash: the conservative traditional choice
Limewash is the most broadly documented traditional finish for compatible historic masonry. Historic England describes it as a protective coating for external lime render and stucco that does not trap moisture. It can reduce rain penetration while helping evaporation across the wall surface. Cornwall Council likewise identifies limewash as often the correct finish for stonework, traditional renders and plasters.
Where limewash fits best
- Lime render and lime plaster.
- Porous historic brick and stone where a traditional mineral finish is appropriate.
- Older rubble masonry and other walls designed to manage moisture through evaporation.
- Conservation work where reversibility and compatibility with historic fabric are priorities.
What limewash looks and behaves like
Limewash is normally brush-applied and has a traditional, mineral appearance rather than the uniform plastic film associated with modern masonry paint. Its permeability and low-impact composition make it a conservative choice, but it generally needs periodic renewal. The rate of maintenance depends on exposure, the substrate and the condition of the underlying wall; there is no universal service interval.
Its important limitation
Limewash does not reliably bond to masonry paint. Babergh guidance specifically warns that applying limewash over an impermeable masonry coating can create moisture problems rather than solve them. Where an incompatible film is present, the coating may need to be removed or otherwise dealt with under an appropriate conservation specification.

Mineral silicate paint is the main alternative to limewash for heritage masonry. Conservation specifications describe pigmented limewash as breathable and reversible, while mineral silicate systems such as KEIM are presented as long-lasting and breathable for heritage use. A National Federation of Builders heritage guide similarly presents Earthborn Silicate Masonry Paint as a long-lasting, highly breathable alternative to limewash for lime plaster.
When silicate paint may be preferable
- You want a mineral finish with a longer-lasting specification than a regularly renewed limewash.
- The substrate is confirmed to be compatible with the chosen silicate system.
- The manufacturer’s preparation, primer and colour-system requirements can be followed in full.
- The project accepts a less traditionally reversible system in exchange for increased durability.
Why compatibility matters more than the word “silicate”
Silicate paint is not a universal solution for every damp wall. It may require stricter preparation than limewash, and its performance depends on the complete system: substrate, existing coating, primer, paint layers and colour selection. Treat named products as examples rather than blanket approvals. Confirm the exact product specification with the manufacturer and, for heritage work, with a conservation professional.

Limewash versus mineral silicate paint
| Decision factor | Limewash | Mineral silicate paint |
|---|---|---|
| Historic precedent | Established traditional finish for compatible stonework, lime renders and plasters. | Modern mineral system used as a heritage-compatible alternative when specified correctly. |
| Moisture behaviour | Allows evaporation and can reduce rain penetration across the wall surface. | Described by conservation and trade guidance as breathable, subject to system compatibility. |
| Reversibility | Traditionally reversible and conservative for historic fabric. | May be less reversible and can demand more exact preparation. |
| Durability | Usually requires periodic renewal. | Marketed as longer-lasting than limewash; actual performance depends on exposure and compatibility. |
| Application character | Traditional brush-applied finish with a mineral appearance. | Modern mineral-paint application governed by the product system’s instructions. |
| Best starting point | Compatible lime plaster, lime render, porous brick or stone where conservation fit is the priority. | A compatible substrate where longer maintenance intervals are important and the full system has been approved. |
Match the finish to the wall
Lime render and lime plaster
Limewash is the default conservative option because it is compatible with the way lime-based materials handle moisture. Mineral silicate paint can also be suitable, but only when the selected system explicitly supports the plaster or render and the required preparation is followed. Do not substitute a hard modern coating simply because it is labelled for masonry.
Porous brick
Historic porous brick can benefit from a vapour-open mineral finish, but first check whether the bricks are already coated and whether the mortar is lime-based. An impermeable film can impede evaporation and contribute to damp problems. Limewash is often the least aggressive choice where a traditional appearance is acceptable.
Sandstone and rubble masonry
Stone type, porosity and jointing all affect the decision. Cornwall Council’s guidance identifies limewash as often correct for stonework and traditional renders. On irregular rubble walls, repair defective joints and runoff paths before selecting a finish; paint cannot compensate for water entering through open joints or the wall head.
Previously painted surfaces
Existing paint is a compatibility question, not merely a colour question. Identify whether the coating is limewash, a mineral silicate system, a synthetic masonry paint or a hard gloss finish. If the coating is impermeable, it may need removal so the wall can dry. Limewash should not be assumed to adhere to masonry paint, and covering an unsuitable film can preserve the moisture problem underneath.
Coatings to avoid on damp historic masonry
Modern impermeable masonry paints, cement-based coatings and hard-gloss finishes can block evaporation or conflict with historic fabric. Historic England warns that modern paint can trap moisture and create damp problems. Cornwall Council advises avoiding cement-based and hard-gloss paints where they are incompatible with traditional stonework, renders or plasters.

- Impermeable masonry paint: can prevent moisture from escaping and may worsen damp within the wall.
- Cement-based coatings: can be too hard or moisture-resistant for softer historic masonry and lime-based work.
- Hard gloss finishes: are generally a poor conservation fit where the wall needs to evaporate moisture.
- Any coating used to conceal active ingress: delays diagnosis and can make later repairs more difficult.
The issue is not that every modern product fails on every building. The issue is whether the specific coating is compatible with this substrate, this moisture pattern and the building’s conservation requirements.

- Put the building’s fabric first. For listed buildings and traditional walls, obtain advice from a conservation professional before removing historic finishes or specifying a new system.
- Repair liquid-water defects. Resolve roof, gutter, drainage, runoff, pointing and other defects identified during inspection.
- Document the existing finish. Record where paint, render, plaster and exposed masonry occur. Test or obtain specialist identification if the coating is uncertain.
- Choose limewash when traditional compatibility and reversibility lead the decision. This is the broadly supported starting point for compatible lime-based and porous historic substrates.
- Choose mineral silicate only after system approval. Confirm the exact substrate, primer, existing coating, colour system and preparation requirements; do not generalise from one product to all silicate paints.
- Plan for drying and maintenance. After incompatible coatings are removed, drying may take months or years. Limewash normally needs periodic renewal, while silicate systems are marketed as longer-lasting but still require inspection.
- Apply the approved system exactly as specified. A breathable label does not override preparation, adhesion or heritage requirements.
How to handle an existing synthetic coating
The Lime Association recommends removing synthetic paints, cement render and cement pointing where they prevent a wall from breathing and drying. Removal is not automatically a DIY scraping exercise: aggressive methods can damage soft brick, stone, lime plaster or historic detail. Establish the coating and substrate first, then use a method appropriate to the building.
Once an impermeable coating is removed, do not rush to repaint simply because the surface looks clean. Moisture stored in the wall may continue moving outward for a prolonged period. The Lime Association notes that drying can take months or years. Monitor the wall and complete any remaining pointing, render or drainage repairs before applying the final finish.
Appearance, maintenance and conservation trade-offs
Choose limewash for a traditional, repairable finish
Limewash suits projects where a historically familiar appearance, vapour openness and reversibility outweigh the convenience of a long repainting cycle. Its brush-applied character can vary with the masonry and application, which is part of its traditional appearance rather than a defect.
Choose silicate for durability only with a documented specification
Mineral silicate paint may reduce maintenance compared with limewash, but durability claims are conditional. The wall must accept the system, the preparation must be correct and the product must be appropriate for the existing coating and colour system. A longer-lasting finish is not a benefit if it traps moisture or proves difficult to remove from historic fabric.

Inspect instead of relying on a promise
Check for blistering, flaking, new damp patches, salt deposits, failed joints and changes in the wall’s ability to dry. A coating that looks sound can still be unsuitable if moisture is accumulating behind it. Maintenance decisions should follow the wall’s condition and the original conservation specification.

Work on a listed building or a property in a conservation area may require specialist conservation advice or formal consent. Product labels alone do not establish suitability. Before changing an external finish, check the building’s designation, local requirements and whether the proposed removal or repainting affects historic fabric. A conservation professional can assess the substrate, existing layers, moisture source and reversibility together.
Common mistakes and the correct response
Painting over active damp
Why it fails: the coating hides the symptom while water continues entering.
Better response: repair the source first, then allow the wall to dry and reassess.

Decision guide
- Choose limewash when the wall is compatible lime render, lime plaster, porous brick or stone and a traditional, reversible finish is the priority.
- Consider mineral silicate paint when a compatible system has been specified and longer-lasting performance is more important than maximum reversibility.
- Delay painting when gutters, drainage, pointing, runoff or other moisture defects remain unresolved.
- Seek specialist advice when the building is listed, lies in a conservation area, contains mixed historic and modern layers, or has an unknown impermeable coating.
Bottom line
For most compatible damp-prone historic masonry, limewash is the best-supported starting point because it is traditional, vapour-open and comparatively conservative. Mineral silicate paint is a credible, potentially longer-lasting alternative when the exact product system is approved for the substrate and existing layers. In either case, diagnose and repair the moisture source first, avoid impermeable modern and cement-based coatings, and treat heritage consent and reversibility as part of the paint decision rather than afterthoughts.
