For severe cigarette-smoke odor and nicotine staining, use Zinsser B-I-N Shellac-Base Primer after cleaning the surface, then apply a finish coat. KILZ RESTORATION is a documented water-based alternative, while Zinsser Odor Killing Primer is an odor-focused choice when hiding stains is less important. No wall primer can promise to remove odor held in furnishings or other materials throughout a home.
The best paint system for cigarette-smoke odor
Ordinary finish paint is not the first step when smoke residue or odor remains. Clean and dry the affected surface, apply a suitable primer-sealer, and then use a finish coat. Rust-Oleum describes Zinsser B-I-N Shellac-Base Primer as sealing smoke odors and blocking stains, making it the clearest fit for combined odor and stain concerns.
KILZ RESTORATION is a water-based alternative whose manufacturer documents use for smoke and nicotine stains and persistent smoke odors. If odor blocking is the main need and visible stain concealment is secondary, Zinsser Odor Killing Primer is another option; its technical sheet points readers to B-I-N when stains also need hiding. These are manufacturer-described uses, not independent head-to-head test results.
Odor may persist in materials beyond the walls. A primer on a painted surface does not guarantee whole-room or whole-house odor removal.
#1 Best Overall
- Ideal for use on interior/exterior surfaces including wood, plastic, plaster, metal, masonry and unglazed ceramic
- Oil-based formula is low odor, resist chips and provides long-lasting protection
- Dries to touch in 20 minutes and covers up to 12 sq. ft. per can
- Durable formula provides excellent hide and goes on smoothly
- Flat primer provides a surface ready for painting
Why painting alone usually fails
Smoke residue can remain on surfaces and in porous materials. A fresh coat of ordinary latex or acrylic paint may cover discoloration temporarily, but it is not necessarily a smoke-sealing coating. Carpets, upholstery, curtains, ceilings, ducts, trim, and other materials may continue to hold odor.
Think of the project as a system:
- Stop the source: stop smoking indoors.
- Clean or remove reservoirs: address fabrics, furnishings, flooring, and other affected materials.
- Seal prepared surfaces: use a suitable odor- and stain-blocking primer.
- Repaint: apply the decorative finish coat after the primer is ready for topcoating.

1. Best for combined odor and stains: Zinsser B-I-N Shellac-Base Primer
Rust-Oleum describes B-I-N as a shellac-base primer-sealer that seals smoke odors and blocks stains. Its product information gives a 45-minute recoat time. Follow the current label for surface preparation, ventilation, application conditions, and protective measures; do not assume directions for another primer apply to this one.
2. Best water-based alternative: KILZ RESTORATION Interior Primer
KILZ documents RESTORATION for smoke and nicotine stains and persistent smoke odors, and describes it as a low-VOC water-based primer. KILZ gives coverage guidance of 300 to 400 square feet per gallon; actual coverage depends on application method and surface porosity. If stains or odors persist, KILZ advises applying a second coat and allowing more drying time before topcoating. Check its current directions for suitable surfaces and conditions.
3. Best when odor blocking is the priority: Zinsser Odor Killing Primer
Rust-Oleum/Zinsser describes this low-odor water-based primer for existing odors, including cigarette and cigar smoke. It applies white and dries clear, and can be topcoated with water- or oil-based paint. Its technical sheet calls for clean, dry, sound surfaces, adequate ventilation, and application at 40°F–90°F with relative humidity below 85%. The same sheet distinguishes odor sealing from stain hiding and recommends B-I-N when unwanted stains also need to be concealed.
How to repaint a cigarette-smoke-damaged room
1. Stop indoor smoking first
Stop the source before preparing and painting. If smoking continues, new residue can collect on the finished surface and the odor problem can return.
Rank #2
- Wet and dry sandable primer is suitable for use on wood, metal and fiberglass surfaces
- Oil based paint with Stops Rust formula provides rust resistant base coat for cars, trucks and other vehicles
- Covers up to 15 sq ft and dries to the touch (and can be recoated) in 10 minutes.
- High quality spray paint ensures long lasting, durable coating
- Provides superior top coat adhesion and flat finish yields a smooth surface when sanded
2. Identify what the walls are not holding
Inspect the room rather than assuming the walls are the only odor reservoir. Check carpets and padding, upholstered furniture, curtains, ceilings, trim, closets, unfinished wood, and accessible heating and cooling components. Wash or professionally clean items where appropriate; badly contaminated porous materials may need replacement.

3. Clean the walls before priming
Remove residue before sealing. KILZ directs users to remove dust, grease, wax, peeling paint, mold or mildew, and other contaminants. If washing is needed, its instructions specify a non-soapy detergent or TSP substitute, followed by rinsing and drying. Fire-damaged surfaces should be thoroughly cleaned and repaired before priming.
Use a method suited to the substrate and existing finish. Avoid saturating drywall or plaster, protect nearby surfaces, and never mix cleaning chemicals. Correct leaks, mold, or damaged plaster before coating.
4. Let everything dry completely
The surface should be clean, dry, and sound. Primer is not a substitute for repairing dampness, loose material, or damaged surfaces.
5. Apply the selected primer as directed
Follow the exact product’s current label and technical sheet for substrate, temperature, humidity, ventilation, tools, coverage, and recoating. Do not transfer one product’s surface list or application conditions to another. Coat the affected area as appropriate rather than assuming spot priming will address distributed odor.

For other products, follow their own instructions rather than assuming the same guidance applies.

- Filler and sandable primer is suitable for use on wood, metal and fiberglass surfaces
- Oil based 2 in 1 paint with Stops Rust formula saves time and provides rust resistant base coat for cars, trucks, and other vehicles
- Covers up to 10 sq ft and dries to the touch (and can be recoated) in 10 minutes
- Filler and sandable spray paint fills minor surface imperfections and sands smooth
- Provides superior top coat adhesion and flat finish yields a smooth surface when sanded
6. Apply the finish paint
Once the primer is ready for topcoating, apply the interior finish paint. The finish coat supplies the color and final appearance; the primer-sealer is the layer selected to address smoke odor or staining.
7. Reassess before adding more paint
If odor remains after the coating is ready and the room has aired out, inspect ceilings, trim, flooring, closets, furnishings, and accessible HVAC components. Another layer of ordinary paint may not address odor held elsewhere.
What not to use as a shortcut
Do not rely on ordinary paint alone
Standard interior paint is a decorative finish, not necessarily a smoke-sealing product. Use a suitable primer-sealer when smoke odor or staining remains on a prepared surface.
Do not treat a primer as whole-room remediation
A wall primer cannot clean or seal every affected material in a room. Address furnishings and other reservoirs as part of the project.

Choose the primer based on whether the project needs both stain concealment and odor sealing, or mainly odor control. Task supplies may include:
- Low-suds detergent or a TSP substitute if washing is needed
- A brush, roller, or sprayer permitted by the product directions
- Drop cloths and masking materials
- Protective equipment and ventilation measures required by the label
- Repair supplies for loose or damaged surfaces
- A compatible interior finish paint
Coverage is an estimate, not a guarantee. For KILZ RESTORATION, use KILZ’s stated coverage guidance and account for surface porosity and application method.
