BINQ Lift Slide doors were specified across the Nightingale Preston apartments, with a Blackwood stain. The selection is documented as part of this particular Melbourne apartment project, not as a published retail model with a model number, dimensions, glazing schedule or tested performance data. Nightingale Housing records the project as completed in 2024 at the corner of Oakover Road and Railway Place West in Preston, Victoria.
The documented door selection
BINQ’s project page identifies its Lift Slide door family as the door selected for Nightingale Preston and says each apartment features one. The finish named on that page is Blackwood stain. The page does not identify a model number, opening dimensions, glazing build-up, hardware set, accessibility configuration, thermal values, acoustic ratings or a consumer purchase listing. Those omissions matter: the published evidence establishes a project selection and colour, but not a complete product specification.

BINQ’s Nightingale Preston project page also names Breathe Architecture as architect and places the building at Preston Crossing, on the corner of Oakover Road and Railway Place West. A related Architecture & Design article concerns BINQ Lift Slide doors at Nightingale Anstey, not Preston, so it should not be treated as a technical description of the Preston installation. The relevant supplier directory and article are available from Architecture & Design’s BINQ listing and its Nightingale Anstey article.
How the doors fit Nightingale Preston’s architecture
Nightingale Housing describes a building organised around Preston’s residential, industrial and landscape histories. The design uses a split building form to create a planted central “green spine”, while the exterior combines ground-level brickwork, a fluted precast-concrete middle section and a saw-tooth roofline. These are project design descriptions, not evidence that the Lift Slide doors themselves have a particular energy or acoustic rating.

The owner identifies Breathe as architect and lists the project as completed in 2024. The current project description is on Nightingale Housing’s Nightingale Preston page. BINQ’s page still uses older wording that describes the project as under construction and gives a 2023 completion target. For present project status, the owner’s 2024 completion entry is the more current statement; the supplier text should be read as an earlier project description.

Why published project figures do not line up
Different pages report different counts and environmental figures. The sources do not explain whether the differences reflect design changes, counting methods, reporting dates or different project scopes. Each figure should therefore remain attached to the source that published it.

The safest reading is not to average or reconcile these numbers. They are source-specific statements, and none supplies a door-level performance result. The awards entry is the appropriate citation for its own 55-apartment, 8.2-star and over-100-kW descriptions; the owner’s page is the citation for its 2024 project status, minimum 7.5-star statement and 30 kW array.

The wider environmental specification
Nightingale Housing presents Preston as a fossil-fuel-free project with a 5 Star Green Star rating, a minimum 7.5-star NatHERS rating, a 30 kW photovoltaic array, low-embodied-energy materials, 100% GreenPower through an embedded electricity network, hydronic heater panels, heat-pump hot water, shared rooftop facilities and secure bicycle parking. These features describe the building strategy around the doors; they do not certify the Lift Slide system independently.
The Victorian Premier’s Design Awards entry reports a different set of project figures, including an average 8.2-star NatHERS rating, over 100 kW of rooftop solar and 100% certified GreenPower. The entry can be read at the Victorian Premier’s Design Awards Nightingale Preston page. Because the pages use different wording and values, a specification, tender or client report should quote the chosen source and date instead of presenting one blended sustainability claim.

What is—and is not—known about the Lift Slide doors
The public project material establishes three useful facts: the Lift Slide product family was selected, the doors appear in each apartment according to BINQ, and Blackwood is the named stain. It does not establish the following:

- leaf, frame or opening dimensions;
- glass type, thickness, coatings or safety classification;
- air, water, wind, thermal or acoustic performance;
- threshold, track, drainage or sill details;
- handle, lock, restrictor or child-safety hardware;
- formal accessibility clearances or operating-force data;
- stain product, sheen, number of coats, maintenance interval or approved touch-up system;
- unit price, installation price, warranty terms or replacement-parts schedule.
Consequently, it would be inaccurate to call the doors “high-performance”, claim a particular acoustic reduction, infer a glazing configuration or describe Blackwood as a paint system. A technical submittal, schedule or as-built package is required for those claims.
How to verify the specification before documenting or ordering
Architects, owners, facilities teams and contractors can turn the project reference into a usable door record by following a controlled verification process:
- Identify the installation. Record the apartment, elevation, opening reference and whether the door is internal, external or connected to a balcony. The public pages do not supply these identifiers.
- Request the project submittal from BINQ. Ask for the exact Lift Slide series used at Nightingale Preston, approved drawings, schedules, glazing details, hardware and installation instructions. Use the supplier’s project page as the reference point: https://www.binq.com.au/nightingale-preston.
- Match documents to the installed door. Check frame profile, track arrangement, leaf count, handles, locks and glass markings against site photographs or an inspection. Do not assume a current catalogue configuration is identical to the 2024 project installation.
- Confirm compliance documents. For a performance claim, obtain the relevant test reports, certificates and National Construction Code or project-specific approvals. A marketing description alone does not establish compliance.
- Capture finish information. Record “Blackwood” exactly as the project reference states it, then obtain the coating manufacturer, product code, preparation method, repair procedure and cleaning restrictions from the approved finish schedule.
- Keep project and product records separate. Store the project’s drawings and handover documents with the apartment asset register. A generic Lift Slide brochure should not replace the as-installed record.
What Blackwood means for painting and finishing work
For a painter or finish contractor, Blackwood is a colour and stain reference, not a complete work instruction. The public project page does not say whether the doors arrived factory-finished, whether the stain is on timber, veneer or another substrate, or which clear protective coat was used. It also does not state whether site recoating is permitted.

Before masking, sanding, cleaning or touching up a door, obtain the approved finish schedule and confirm responsibility with the builder, body corporate or facilities manager. A safe work record should identify the substrate, existing coating, compatible cleaner, permitted abrasives, touch-up material and curing requirements. If that information is unavailable, the correct action is to pause and request the supplier or project team’s written method rather than substitute an ordinary architectural paint.
Door movement creates another practical constraint. Any work around a lift-slide track, sill, rollers, seals or drainage path should follow the manufacturer’s instructions. Paint, stain or debris in those areas could affect operation, but the published sources provide no technical tolerance or maintenance procedure. That limitation should be stated in a handover document rather than filled with assumptions.

Nightingale Preston is evidence of a specified architectural application, not proof that an identical door can be bought by selecting “Nightingale Preston” from a retail catalogue. The pages do not publish a consumer stock-keeping unit, standard dimensions, price, lead time or direct sales configuration. A homeowner or contractor seeking a replacement should supply the opening and hardware information from the installed door and ask BINQ to identify an equivalent or approved replacement.

This distinction also prevents a common comparison error. There is no substantiated product-versus-product test in the project sources, and no competing model is documented for a fair table of thermal, acoustic, security or durability results. The useful comparison is between the information confirmed by the project record and the information still needed for a purchase or repair.

Recognition and the design rationale
Nightingale Preston received the Best Overend Award for residential architecture in the 2025 Victorian Architecture Awards announcement. In the announcement dated 28 June 2025, Nightingale Housing reproduces the jury’s description: “Nightingale Preston sets an elevated benchmark for apartment living, prioritising the fundamentals while establishing a lively neighbourhood – both within and to its surrounds.” The same jury passage says, “True to the Nightingale model, sustainability is embedded in every design choice, from major services to joinery details.” Read the announcement at Nightingale Housing’s 2025 Victorian Architecture Awards update.
Those are attributed jury observations, not independent tests of the Lift Slide doors. They help explain why the door selection is discussed as part of the building’s broader design language, while the technical questions about glass, seals, operation and maintenance still require project documentation.
A concise record for a project file
A defensible project note can state: “Nightingale Preston, Preston Victoria, completed 2024; architect Breathe; BINQ Lift Slide doors identified for apartments; Blackwood stain named by BINQ.” Add the exact apartment or opening reference, drawing revision and submittal number once verified. Keep the source links and access date with the note, and label any performance, dimensions or maintenance information as unconfirmed until it appears in an approved technical document.
That wording preserves what the public record actually establishes while leaving room for the detailed schedule that a construction, maintenance or replacement decision requires.
