BudexHUB is a four-storey hybrid timber office near České Budějovice, not an all-wood experiment. Its reinforced-concrete core works with timber chamber ceilings, NOVATOP wall systems and CLT panels, while geothermal energy, a heat pump and bifacial photovoltaics address operations. The project shows how timber can shape an office’s structure and identity when fire safety, acoustics, services and the building brief are coordinated from the start.

Perspektiv Studio says the office was completed in the second half of 2024 and reached the permitted height limit for this building type in the Czech Republic. The project is a useful case study, but it is not an independent proof of lower cost, lower embodied carbon or faster delivery than a conventional office.
What BudexHUB actually is
BudexHUB stands in Planá near České Budějovice. Perspektiv describes it as a passive, four-storey office commissioned as a representative headquarters. The client wanted the building and its site to express prominence while also addressing sustainability, innovation and design.
#1 Best Overall
The structural concept is deliberately hybrid:
- A reinforced-concrete core provides the central stabilising element.
- Timber chamber ceilings encircle that core.
- NOVATOP wall systems and cross-laminated timber (CLT) panels form major parts of the envelope and floor construction.
- Timber and concrete remain visible in prominent interior areas rather than being completely concealed behind finishes.
This distinction matters. Calling BudexHUB a “wooden office” describes its architectural character, but the completed building is not made entirely from wood. The concrete core and timber components are selected as one structural and spatial system.
Height and completion
Perspektiv says construction finished in the second half of 2024 and that the building reached the permitted height limit for this type of construction in the Czech Republic. The studio’s project account does not provide an independent code analysis or a measured height figure. Any decision about a new project must therefore use the regulations in force for its location and date, not BudexHUB’s description alone.
Why a client chose a hybrid timber structure
The brief was not simply “build with wood.” It combined corporate representation, practical office operation and environmental ambitions. Ján Antal, Managing Partner of Perspektiv Studio, describes the design challenge this way: “Our task was, among other things, to ensure that the BudexHUB wooden building, including the entire site, lived up to the company’s idea of prominence.”
The Tool Desk
Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Perspektiv identifies four project-specific reasons for the chosen approach:
Corporate identity
Exposed timber and concrete give visitors and employees a legible material language. Instead of treating structure as something hidden above a suspended ceiling, the interior makes the construction system part of the headquarters’ identity. That is a design decision, not a universal benefit of timber.
Layout and building size
The studio says structural materials were selected in response to the preferred layout, the size of the building and the intended visual character. In practice, that means the architect must resolve spans, circulation, service zones, fire compartments and floor-to-floor dimensions together rather than choosing a material in isolation.
Sustainability and energy footprint
The client was interested in sustainability, and Perspektiv says energy footprint and sustainability were included in the budget analysis. The available project account does not publish a whole-life carbon assessment, energy-use dataset or comparison with a concrete-and-steel alternative, so those documents would be needed before quantifying an environmental advantage.
Potentially quicker rough construction
Perspektiv lists the quicker construction of a timber rough structure as one factor in the decision. This is the studio’s rationale for this project, not an independently measured schedule comparison. A real programme would depend on design completion, manufacturing slots, transport, crane access, weather protection, inspection and the interfaces between timber and concrete.
How the building’s systems support the case
BudexHUB’s argument for timber is not limited to the frame. Its energy strategy combines several systems that were considered alongside the architecture.
Bifacial photovoltaic canopies
Bifacial photovoltaic panels form canopies over the car park. Because bifacial modules can receive light from both faces, their output depends on orientation, spacing, reflected light and shading conditions. The project description identifies their location and role but does not provide installed capacity, annual generation or a verified percentage of the office’s electricity demand.
Geothermal boreholes and a heat pump
Geothermal boreholes and a heat pump primarily provide thermal energy for cooling and underfloor heating. The arrangement links the site’s ground conditions and mechanical design to the passive-office concept. No borehole depth, seasonal performance factor, peak load or operating-cost result is stated, so those figures should not be inferred from the technology choice.

Passive designation
Perspektiv calls BudexHUB a passive office. That label indicates the design intent, but the supplied project account does not include certification details, airtightness results, measured energy use or post-occupancy data. A client evaluating performance should request the relevant certificate and monitoring records.

Designing timber for real office use
Office buildings impose requirements that are easy to miss in a residential timber discussion: open work areas, frequent tenant changes, meeting rooms, dense cabling, ventilation distribution, acoustic privacy and robust fire compartmentation. Eva Schilhart Faberová, Senior Architect at Perspektiv, explains the studio’s role: “As architects, we brought a practical perspective to the design – that is, how to adjust the construction system to suit the real-life operation of office buildings and their tenants,”
That practical perspective turns into a coordination checklist:
- Structure: establish spans, column or wall positions, vibration criteria and allowable penetrations before tenant layouts are fixed.
- Acoustics: separate speech-sensitive rooms, control impact transmission through floors and coordinate ceiling and ventilation details.
- Fire safety: define fire resistance, compartment boundaries, protected escape routes and the treatment of exposed timber with the fire engineer and approving authorities.
- Building services: reserve routes for heating, ventilation, cooling, power, data and drainage without weakening panels or forcing visible services into unsuitable locations.
- Maintenance: decide how surfaces will be inspected, repaired and protected during fit-outs and future tenant changes.
These are design topics to solve, not automatic reasons to reject timber. They also mean that a timber concept cannot be priced or scheduled reliably from a floor plan alone.
Digital coordination behind BudexHUB
Perspektiv acted as general designer across planning and design. The studio reports using a virtual-reality model so the client could understand spatial relationships, scale and depth, which helped speed design comments and approvals. It used Autodesk Revit as the main documentation tool and describes building information modelling (BIM) as support for managing project processes and phases.
For a hybrid building, the value of this workflow is coordination rather than visual novelty. A shared model can expose a clash between a timber beam and a ventilation run, test sightlines around the concrete core, and let the client review the effect of exposed structure before fabrication. It does not remove the need for structural calculations, fire documentation, shop drawings or site inspection.
Fire, acoustics and services are the critical tests
Perspektiv’s later system article identifies acoustics, fire safety and integration of heating, ventilation and cooling as key challenges for premium timber offices. Each has a different failure mode.
Rank #4
Fire safety
Timber members can be designed for fire resistance, but the result depends on member dimensions, protective layers, connections, charring assumptions, compartmentation and the authority’s approval. Exposed timber may be central to the architectural brief, yet every exposed surface must be reconciled with the project’s fire strategy. The BudexHUB material says the fire service gave a positive opinion without comments in the first round; that statement concerns this project’s approval process and is not a blanket approval for other buildings.

Open-plan offices need control of speech, reverberation and impact noise. Lightweight or highly exposed assemblies can require additional layers, resilient connections, absorptive finishes or careful room planning. A timber structure can meet an acoustic brief, but the target ratings, test results and final fit-out details must be specified for the particular building.
Mechanical and electrical integration
Cooling, ventilation, underfloor heating, lighting, sprinklers, data and power all compete for space. Prefabricated timber elements reward early decisions; late drilling or cutting can compromise structural, fire or warranty requirements. The coordination model should therefore be frozen in stages, with clear rules for penetrations and tenant alterations.

In a separate 2025 article, Perspektiv describes NOVATOP BLOCK, a modular system developed with the NOVATOP manufacturer and specialists in fire safety and structural engineering. The collaboration continued from BudexHUB, but BLOCK is a later system development. It should not be presented as the exact system installed in the completed office.
What the proposed system contains
NOVATOP BLOCK combines a heavy timber frame, CLT panels, NOVATOP ribbed ceiling elements and a prefabricated lightweight envelope. Its basic module is 8.1 × 7.1 metres. Perspektiv presents modularity as a way to support flexible layouts and operational and rental-space planning.

Radek Oslizlo, NOVATOP’s Technical Director, argues for a measured use of timber: “Personally, I believe that for high-rise buildings we should stick to hybrid structures and use wood only where it can fully exploit its strengths. Although Czech legislation allows for the construction of wooden buildings up to 18 metres high, changing the standard alone will not bring a revolution. Investors’ attention should therefore be focused on meaningful buildings up to four storeys.”
Best Value
That is his professional opinion as quoted by the studio, not neutral legal guidance. The 18-metre statement should be checked against current Czech legislation, the building classification and the project’s fire strategy before being used for a design decision.
What the Czech housing figures do—and do not—show
Perspektiv’s 2025 system article reports that 14,013 homes were completed in the Czech Republic in 2024, and that 13.6% of those completed homes were timber houses. Those figures are attributed to the Czech Statistical Office and the Association of the Manufacture of Wooden Houses (ADMD) in the article.
They provide context for timber’s presence in Czech housing, not a market share for offices. They cannot establish how many Czech workplaces use timber, whether office construction is accelerating, or whether a hybrid office is cheaper or faster than a conventional one.

BudexHUB offers a practical framework for clients, architects and facility teams comparing approaches.
- Define the structural system. State whether the proposal is all-timber, hybrid or concrete-led with timber finishes. Identify the core, floor elements, envelope and areas of exposed structure.
- Set the regulatory envelope. Confirm height, occupancy, escape routes, fire compartments and approval requirements with the local design and fire-safety team.
- Test the office plan. Overlay workstations, meeting rooms, circulation, storage and future subdivision on the structural grid. Check whether columns, cores and service zones support likely tenant changes.
- Coordinate services before fabrication. Reserve routes and penetrations for heating, ventilation, cooling, sprinklers, lighting, power and data. Record who may approve later alterations.
- Specify acoustic targets. Set measurable requirements for airborne sound, impact sound, reverberation and speech privacy, then test representative assemblies.
- Model the energy strategy. For photovoltaics, boreholes and heat pumps, document capacity, loads, operating assumptions, maintenance and metering. Do not treat the presence of equipment as proof of a performance result.
- Compare cost and programme transparently. Include design, prefabrication, transport, cranage, weather protection, temporary works, fire protection, fit-out and contingency. Separate a contractor’s estimate from measured project data.
- Plan for operation. Decide how exposed timber will be protected, cleaned and repaired, and how future fit-outs will preserve fire and acoustic performance.
What BudexHUB cannot prove
The available project descriptions do not provide an independent cost comparison, whole-life carbon assessment, measured construction-time comparison, post-occupancy energy data or verified rental and value effects. They also do not establish that timber offices universally outperform concrete or steel offices.
The strongest conclusion is narrower and more useful: a representative Czech office can combine a concrete core with substantial timber construction, visible materials and renewable-energy systems when the design team coordinates structural, regulatory and operational requirements from the beginning. BudexHUB is evidence of one project’s integrated approach, not a generic performance guarantee.
