Commercial Entrance Mats: How to Specify a Safer, Serviceable Entry System

A commercial entrance mat works only as part of a coordinated system. This guide covers site assessment, scraper and wiper zones, accessibility constraints, installation, cleaning, inspections and troubleshooting for architects, facilities teams and building owners.

A commercial entrance mat is part of a building’s soil-and-moisture control system, not a decorative afterthought. The right specification combines exterior scraping, interior wiping and absorption, secure installation, accessible transitions and a cleaning plan that the facility can actually perform. Choose the system against the entrance’s contaminants, traffic, weather exposure, wheeled loads, adjacent floor and maintenance capacity; no single mat type or universal size suits every project.

What commercial entrance mats are designed to do

Entrances collect the most damaging combination of contaminants in a building: outdoor grit, sand, dust, rainwater and tracked soil. A properly designed matting system removes larger particles before they reach finished flooring, captures finer soil and absorbs moisture before it spreads into circulation routes. That protects the floor finish and reduces the conditions that can contribute to slips, trips and premature wear. It does not create a guarantee against falls, and performance depends on the complete assembly, installation and upkeep.

The current U.S. consensus guide listed by the ANSI Webstore is NFSI B101.6-2021, Guide for the Selection, Installation, Inspection, Care and Maintenance of Commercial Entrance Mats and Runners. The listing says it revises the 2012 edition and has no amendments or corrections. Its scope is useful because it treats selection, installation, inspection and maintenance as one safety task; the full standard text should be obtained when a project requires detailed conformance.

For an architect or facilities team, that means a mat should be scheduled with the same care as the floor it protects. Record the intended traffic, contaminant load, exposure and cleaning method rather than specifying only a color or a nominal product category.

Start with the entrance conditions

Site conditions determine whether a small loose-laid wiper mat is adequate or whether the entry needs a coordinated exterior/interior system, a recessed well or a modular assembly. Supplier guidance from AMCO and COBA emphasizes matching construction to the entry rather than assuming every commercial mat can take the same load or moisture volume.

Condition to document Questions for the design team Specification consequence
Contaminants Will the entry receive heavy soil, grit, sand, dust, rainwater or a mixture? Use a more aggressive scraper stage for coarse soil and a separate wiper/absorber stage for fine particles and moisture where needed.
Pedestrian traffic Is the entrance low-volume, a busy public lobby or an industrial access point? Higher volume requires greater capture area, durable construction and a cleaning frequency that prevents saturation.
Wheeled loads Will carts, wheelchairs, pallet jacks, delivery equipment or other wheeled traffic cross the mat? Confirm the manufacturer’s load suitability. Do not infer it from a product photograph or the word “commercial.”
Weather exposure Is the opening fully enclosed, covered but exposed to wind-driven rain, or directly weather-exposed? Exterior scraping and drainage become more important as exposure increases; an interior-only mat may be overwhelmed.
Floor beyond the entry What finish follows the mat, and how sensitive is it to moisture, grit or staining? Set the required wiping and absorption performance and the length of the dry travel path before sensitive flooring.
Operations Who cleans the mat, with what equipment, and how often can it be removed or deep-cleaned? Choose a construction that can be vacuumed or otherwise cleaned with the available labor and equipment.

COBA’s 2023 specification guide describes regular cleaning as necessary for entrance matting to remain effective. It also notes that a saturated mat can transfer water back to footwear and adjacent floors. Treat those statements as supplier guidance, not as independent test results, and verify the proposed product’s care instructions.

Build the entry as working zones

Exterior scraper zone

An exterior scraper zone is exposed to the heaviest soil. Its job is to dislodge mud, grit, sand and other coarse particles before they enter the building. Locate it where weather and drainage will not create a new hazard, and select a construction rated for the expected exposure and traffic. If the entry is fully enclosed and clean, an exterior stage may be unnecessary; if wind-driven rain or industrial soil is present, omitting it can overload the interior mat.

Interior wiper and absorber zone

The interior stage removes finer particles and absorbs moisture left after scraping. It should sit on a stable, level surface with a clear transition to the surrounding floor. Specify a surface that can be vacuumed or cleaned by the equipment available to staff. A wiper mat that is too small for the traffic pattern may appear tidy while allowing wet footprints around its edges.

Combined, modular and recessed configurations

Some entrances use a single combined mat; others use modular tiles or a recessed mat well so sections can be replaced or lifted for cleaning. A recessed assembly can reduce edge movement and produce a flush transition when the well, frame and mat are designed together. It still requires accurate dimensions, drainage where appropriate and access for removal. Modular systems can simplify localized replacement, but the joints, infill and perimeter must remain secure and level.

A surface-laid wiper mat may suit a small, low-volume, enclosed entrance. Do not generalize that solution to a busy public building, healthcare setting or industrial entrance without checking traffic, wheeled loads, moisture and cleaning capacity.

Accessibility and trip-risk requirements

The U.S. Access Board’s official guide states: “Accessible floor and ground surfaces must be stable, firm, and slip resistant.” Matting must therefore be considered as part of the accessible route, not as an exception placed on top of it. Loose, buckling or excessively soft surfaces can impede wheelchair maneuvering and create a trip point for anyone crossing the threshold.

The 2010 ADA Standards for Accessible Design include specific provisions for carpet and carpet tile: “Carpet or carpet tile shall be securely attached and shall have a firm cushion, pad, or backing or no cushion or pad.” The standards limit carpet pile height to 1/2 inch (13 mm) and require exposed edges to be fastened and trimmed. These provisions address carpet and carpet tile; do not assume that every loose commercial entrance mat is automatically compliant or that a label proves compliance.

  • Keep the mat firmly attached or restrained so it cannot creep, curl or buckle under foot or wheel traffic.
  • Detail edges and transitions so there is no abrupt lip between the mat, threshold and adjacent floor.
  • Check firmness under the actual route, including turning areas used by wheelchairs and carts.
  • Coordinate openings, grilles and drainage covers so they do not catch small casters, canes or shoe heels.
  • Confirm applicable state, local and project-specific accessibility requirements in addition to the federal ADA provisions.

There is no generic numeric “ADA slip rating.” The Access Board explains that the standards do not specify a minimum coefficient-of-friction value because no consensus rating method has emerged. Avoid inserting a made-up coefficient into a specification; instead, document the required surface characteristics, installation and maintenance.

A practical specification workflow

  1. Map the route. Draw the exterior approach, threshold, mat area, doors, turning spaces and the floor finish beyond the entry. Note where people stop, turn or queue.
  2. Classify the exposure. Record whether the opening is enclosed, covered or weather-exposed and identify seasonal rain, snow, sand or construction soil.
  3. Estimate traffic and loads. Describe pedestrian volume by period and list carts, wheelchairs, pallet jacks or delivery equipment. Require written confirmation of load suitability for wheeled traffic.
  4. Assign zones. Decide whether the project needs an exterior scraper, an interior wiper/absorber, both, or a recessed/modular assembly. Base the decision on contaminants and exposure, not appearance.
  5. Set accessibility criteria. Require stable, firm, slip-resistant surfaces, secure attachment, controlled pile/profile and protected edges. Review the complete transition with the accessibility consultant.
  6. Coordinate the substrate. Verify that the slab or well is level, sound and dry enough for the installation method. Resolve door clearances, drainage and removable access before ordering.
  7. Write the care requirement. Name the responsible party, vacuuming or cleaning equipment, inspection frequency and procedure for wet or heavily soiled conditions. Use the selected manufacturer’s instructions as the controlling method.
  8. Inspect at handover. Check for movement, curled edges, rocking modules, gaps, excessive softness and interference with doors or wheeled routes. Photograph the installed condition and retain product and cleaning information.

Installation details that prevent common failures

Transitions and edges

The most carefully selected mat can become a trip hazard if it shifts or its perimeter is exposed. Use the specified retaining frame, adhesive, gripper or other restraint; do not substitute tape or furniture without approval. Trim and protect exposed edges, and make the transition to the surrounding floor predictable in both height and firmness.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Recesses and drainage

A mat well must be sized for the actual assembly, including backing, infill and frame tolerances. If water can collect below the mat, provide a maintainable drainage strategy and a method to lift the mat for inspection. A wet well that cannot be accessed will eventually undermine the cleaning plan.

Doors and clearances

Operate every door across the installed mat, including power-assisted and fire doors. Confirm that the mat does not catch the door leaf, reduce required clearances or create a soft spot where a wheelchair caster can stall. Recheck after adjacent floor finishes are installed, because final build-up can change the transition.

Maintenance is part of performance

NFSI B101.6-2021 includes inspection, care and maintenance in its scope. COBA’s supplier guidance describes vacuuming closed-surface mats and using spot or deeper cleaning as conditions require. The exact method depends on the construction, backing and manufacturer’s instructions; a cleaning contractor should receive those instructions with the handover documents.

Operational check What to look for Action
Routine visual check Movement, curled or lifted edges, buckling, open joints and visible saturation Remove the hazard, reposition or replace the affected section and record the issue.
Soil and moisture check Accumulated grit, wet patches, odor or water transferring to footwear Vacuum or clean according to the product instructions; increase frequency during severe weather.
Periodic condition review Worn scraper elements, compressed pile, damaged backing, loose frames or blocked drainage Repair, replace modules or schedule a planned renewal before the route deteriorates.
After unusual events Flooding, construction dust, salt, spills or a delivery impact Isolate the area if necessary, clean or dry the assembly and inspect the substrate and transitions.

Set frequencies from observed loading rather than a calendar alone. A quiet office entrance in dry weather may need less intervention than a public lobby during rain, while an industrial doorway may require checks several times a day. Record who performs each task and what “clean” means for that location.

Diagnose problems instead of replacing the wrong component

Symptom Likely cause Corrective path
Water appears beyond the mat The mat is saturated, the capture zone is too short, or exterior exposure exceeds the design. Increase cleaning and drying, verify the scraper/wiper sequence and reassess the system for seasonal conditions.
Mat moves or develops a curl Incorrect restraint, incompatible backing, substrate irregularity or wear. Stop the movement, correct the installation or replace the damaged component; do not leave a temporary unsecured patch in the route.
Grit remains on the finished floor Insufficient scraper action, bypass around the mat or overloaded surface. Observe the traffic path, enlarge or reposition the capture area where feasible and clean the mat more often.
Wheelchairs or carts slow at the entry Soft or thick construction, raised edge, open joint or an unsuitable wheeled-load rating. Verify firmness and load suitability, repair the transition and select a compatible assembly if required.
Persistent odor or staining Moisture retained in the mat or inaccessible dirt below it. Follow the manufacturer’s deep-cleaning method, dry the assembly and inspect the well or backing before reinstalling.

What to include in the project documents

  • Entrance plans showing each mat zone, direction of travel and clear accessible route.
  • Product construction, dimensions, backing, edge treatment and any stated wheeled-load limitations.
  • Recess, frame, drainage and restraint details coordinated with door and floor assemblies.
  • Required surface characteristics: stable, firm and slip resistant, with secure placement and controlled edges.
  • Cleaning products, equipment, frequency triggers and the manufacturer’s written care instructions.
  • Inspection records covering movement, buckling, edge condition, saturation, soil accumulation and drainage.
  • A note that the accessibility review must include applicable local requirements, not only federal ADA provisions.

Keep the specification honest about evidence. NFSI B101.6-2021 provides a framework for selecting, installing and maintaining commercial entrance mats, while ADA and Access Board materials establish accessibility principles and carpet provisions. Supplier guides can inform construction and care decisions, but their performance statements should not be presented as independent test results. No universal mat size, guaranteed fall reduction or product-specific compliance follows from these sources alone.

Geography, approvals and final review

The accessibility discussion above is U.S.-centered because it relies on the 2010 ADA Standards and U.S. Access Board guidance, accessed October 13, 2026. Projects elsewhere must verify the applicable national and local rules. Before procurement, obtain the current manufacturer documentation, confirm availability in the project’s region and have the architect, accessibility specialist, facilities representative and installer review the complete entry as one system.
