The signature Condado Plaza Resort and Casino lighting project was the transformation of its public spaces—especially the 20,000-square-foot lobby—into an architectural lightscape. Rockwell Group developed the lobby identity with Focus Lighting, combining quartz-halogen downlights, xenon indirect illumination, RGB-LED accents and concealed low-voltage strips under an automated, multi-zone control system. The lighting was designed into columns, seating alcoves, drapery, the reception desk and a glass mosaic rather than added as decorative equipment after construction.
The work formed part of a broader refurbishment of the San Juan property, formerly the Hotel Ponce de León, that included all 570 guestrooms, meeting and public spaces, a new lobby and a reconstructed Royal Ballroom. The available project documentation is detailed about the design intent and visible techniques, but it does not publish a lighting-only budget, fixture schedule, wattages, control protocol or post-occupancy energy results.

The best-documented project is the lobby and related public-space redesign led by Rockwell Group and Focus Lighting during the hotel’s major refurbishment. David Rockwell and his team shaped the architectural identity; Focus Lighting developed the illumination strategy with Paul Gregory as principal and Ken Ventry as designer. Leo A. Daly was associated with the reinterpretation of guestrooms and meeting spaces in the wider renovation.
The property occupies the former Hotel Ponce de León, designed by Morris Lapidus in 1960. Rather than treating the existing building as a neutral shell, the redesign used light to reinterpret its structure and to reconnect interior circulation with the ocean outlook. Architectural Record described the result as an “elaborate illumination choreography,” a useful description because the system changes by zone and time of day instead of producing one static lobby scene.

That record establishes the entrance/lobby work contract, while the design coverage identifies Rockwell Group and Focus Lighting as the creative team behind the public-space transformation.
Renovation scope and timeline
| Year or date | Documented work or fact | What it establishes |
|---|---|---|
| 1960 | Morris Lapidus designed the predecessor Hotel Ponce de León. | The lighting project altered a mid-century hotel with an established architectural history. |
| 2005 | Ray Engineers’ contract addressed entrance and lobby remodeling, including the redondel or porte-cochère. | The entrance and lobby had a separately documented architectural and engineering phase. |
| 2007 | The Royal Ballroom was reconstructed, including a stage proscenium that concealed detailed lighting elements. | Ballroom work was part of the broader transformation, not merely a lobby installation. |
| 2008 report | Hotel Executive reported refurbishment of all 570 rooms, meeting and public spaces, and a new lobby; the lobby renovation measured 20,000 square feet. | The lighting story belongs to a property-wide refurbishment rather than a small decorative retrofit. |
The dates describe related phases and published reports, not a single lighting-only construction schedule. No source gives a separate completion date for every lighting zone.
How the lighting system worked
A layered source palette
The lobby combined three principal source families. Quartz-halogen downlights supplied controlled general illumination. Xenon sources provided indirect light, helping brighten surfaces without making every luminaire visually dominant. RGB LEDs supplied colored accents and scene changes. Concealed low-voltage light strips added narrow, integrated lines of brightness inside architectural elements.
This mixture balanced warm architectural modeling with programmable color. Halogen and xenon sources established usable illumination and material definition; RGB and strip lighting supplied identity, emphasis and transitions. The published description does not identify exact lamp wattages, LED package types, color-temperature settings or manufacturer model numbers, so those details should not be inferred from the visual description.

Automated clusters and a master station
An automated system divided the lobby into individually controllable clusters. Operators could address zones from a master station, changing both color and intensity. The controls synchronized electric-light output with available daylight, allowing the lobby to read as one coordinated environment while still giving the operator local control over architectural features.
That arrangement is more sophisticated than putting dimmers on a single room circuit. A reception zone, ocean-facing seating area, column group or circulation path could receive a different level or color treatment. The documents do not state whether the controls used DMX, DALI, 0–10 V, proprietary networking or another protocol; the protocol should therefore be treated as undisclosed.

Signature elements in the lobby
Ocean-facing gazebos
The designers reopened ocean views and inserted semi-enclosed, cubelike “gazebos” as small destinations within the lobby. Each structure was underlit, giving the seating platform a floating or lifted appearance. When the drapes were closed, concealed illumination made them glow. During the day, the gazebos functioned as gathering spaces; at night, the same enclosures could become intimate party booths.
This is an example of lighting doing spatial work. The light did not merely make furniture visible; it differentiated a large public room into smaller social settings without permanent walls.

Columns turned into architectural lanterns
Existing square columns became glowing lanterns. Focus Lighting and Rockwell concealed vertical rows of low-voltage strips behind geometric gaps in projecting, pregrooved lacquered panels. The panel geometry hid the source while allowing light to escape in controlled bands.
The approach converted a structural element into ambient and wayfinding infrastructure. Ken Ventry explained the principle as allowing a column to take the place of a table or floor lamp. In practice, the column became both a visual marker and a source of local glow, reducing the need to scatter conventional decorative lamps across the floor.

LEDs lined the base of the curving glass reception desk. Their color and intensity changed through the day, giving the arrival point a controllable signature while keeping the luminous hardware visually integrated with the desk. Because the light originated at the base, the desk could read as a continuous glowing form rather than a counter with exposed fixtures.
Backlit colored-glass mosaic
Behind reception, a monumental colored-glass mosaic used small glass nuggets mounted on a translucent backdrop. Illumination from above and behind activated the depth and color of the glass. The mosaic therefore operated as a luminous artwork and a visual anchor for the arrival sequence, not simply as a wall finish receiving front light.

Royal Ballroom proscenium
The Royal Ballroom reconstruction included a stage proscenium designed to conceal detailed lighting elements. Concealment kept the theatrical equipment from competing with the architecture while preserving the ability to support events. The available account does not provide a fixture list, control diagram or performance specification for the ballroom.
Who designed the project?
| Role | People or firm named in project documentation | Documented responsibility |
|---|---|---|
| Architecture and interior identity | Rockwell Group; David Rockwell, Gregory Stanford, Henry Myerberg, Michelle Biancardo and Jodel Narcisse | Lobby and related public-space design, including the architectural language into which lighting was integrated. |
| Lighting design | Focus Lighting; Paul Gregory and Ken Ventry | Illumination concept, concealed sources, color-changing accents and control strategy for the public spaces. |
| Guestroom and meeting-space reinterpretation | Leo A. Daly | Associated with the broader refurbishment beyond the signature lobby identity. |
| Entrance/lobby engineering phase | Ray Engineers | Prepared and certified architectural and engineering plans and observed construction under the 2005 contract. |
David Rockwell’s explanation of the project’s method is important: the architecture itself was conceived through light, so lighting could not be assigned as an afterthought to a separate consultant. That collaboration explains why the most recognizable sources are embedded in columns, desks, drapes and wall art.

Materials, furnishings and specified products
The project specification names a Hudson Furniture pendant, a La Murrina glass mosaic mural, Sicis banquettes, Dine Rite sofas, and JC Furniture/Moroso chairs, along with Moroso chairs. These names identify selected furnishings and decorative elements in the documented specification; they do not constitute a complete lighting schedule.
No available specification supplies exact fixture model numbers, lamp quantities, LED strip make, driver information, circuiting, dimming curves or photometric calculations. A current renovation team seeking to reproduce the effect would need to develop those documents rather than treating the published names as a bill of materials.

What was renovated beyond the lobby?
Hotel Executive’s 2008 account describes refurbishment of all 570 guestrooms, meeting spaces and public areas, together with a new lobby. The Royal Ballroom reconstruction reported in 2007 formed another visible part of the transformation. These areas should be understood as related components of a multi-million-dollar property refurbishment, while the most extensively described lighting work remains the public-space and lobby scheme.
The documentation does not establish that every guestroom or back-of-house area used the same RGB controls or concealed architectural techniques. It is safer to reserve those specific claims for the lobby and named public spaces.

- Architecture-led integration: Columns, the reception desk, gazebos and the mosaic were designed as luminous elements, avoiding a fixture-led layer pasted onto finished interiors.
- Daylight coordination: The master control system adjusted color and intensity so electric light could blend with changing daylight and ocean-facing views.
- Spatial zoning: Individually controllable clusters supported arrival, circulation, seating and event atmospheres within one large room.
- Color used selectively: RGB accents supplied identity and temporal change, while halogen and xenon sources maintained general visibility and material legibility.
- Concealed hardware: Pregrooved panels, desk bases, drapes and the proscenium hid sources so the luminous effect remained architectural.
For comparisons with other hospitality projects, these are more useful measures than counting decorative fixtures. Ask whether light changes the plan, how daylight is coordinated, how zones are controlled, where color is used, and whether drawings, budgets and performance data are available.
What the published record does not establish
There is no disclosed lighting-only budget for the Condado Plaza project. The sources also omit fixture wattage schedules, exact installed brands and models for the lighting equipment, the control-system protocol, measured energy savings and post-occupancy performance results. The RGB LED and low-voltage-strip descriptions document the design approach, but they do not support a claim about a particular modern product, efficiency percentage or operating cost.
Those limits matter when using the hotel as a precedent. The project can reliably demonstrate how to integrate light with architecture and how to organize programmable scenes; it cannot, from the published material alone, serve as a quantified energy or lifecycle-cost benchmark.
Practical lessons for a similar hotel renovation
- Start with the architectural features. Identify columns, thresholds, reception surfaces, drapery and art that can carry light before selecting decorative fixtures.
- Map daylight and views. Record where ocean or exterior light enters, then define electric-light scenes that support those conditions rather than overpowering them.
- Create functional zones. Separate arrival, circulation, lounge seating and event areas so each can be adjusted without changing the entire room.
- Layer sources. Use a dependable general-lighting layer, indirect illumination for comfort, and concealed accent sources for identity and focal points.
- Detail concealment early. Pregrooved panels, translucent backings and drapery pockets require coordination among architecture, millwork, electrical and controls teams.
- Document the system. Produce fixture schedules, wattages, driver data, addressing, scenes, emergency-lighting provisions and commissioning records—items not publicly available for Condado Plaza.
- Commission against daylight. Test morning, afternoon, evening and event scenes so color and intensity changes remain intentional in real operating conditions.
Bottom line for the Condado Plaza project
Condado Plaza’s defining lighting achievement was not a single lamp or branded fixture. It was the decision to make illumination part of the hotel’s architecture. Rockwell Group and Focus Lighting used layered sources, concealed details and automated zones to turn structural columns, social alcoves, reception and artwork into a changing public-space identity. The wider refurbishment reached 570 rooms and major event areas, but the documented technical story is strongest in the 20,000-square-foot lobby and its integrated light choreography.
