One street back from Sydney’s Cronulla Beach, Bob and Nancy’s retirement home was planned as a private resort rather than a conventional coastal house. Designer John Hatch of JMH Living Design combined expansive beach and city views with sheltered outdoor and entertainment areas, a solid masonry-like feel, and separation from the seasonal crowds and traffic outside. The 2022 Architecture & Design case study shows how a steel structure, suspended concrete slabs, timber infill, vertically fixed Hebel PowerPanel and AFS Rediwall were assembled into that brief.

The project is useful because it connects material choices to specific design problems: how to make upper levels feel substantial, how to support large openings and views, how to manage noise beside a busy beach, and how to coordinate different wall systems through a basement, lift shaft, chimney and living levels. A brief shaped by beach life
Bob and Nancy wanted a luxurious resort feeling without giving up the practicalities of a permanent home. The brief called for expansive beach and city views, generous space for visitors, and a calm retreat close to a place that becomes busy in summer. That last requirement mattered architecturally: Hatch described the noise from beach crowds and vehicles as a reason to think carefully about acoustic separation and privacy.
The house therefore had to perform in two apparently opposite ways. It needed to open toward the outlook with large, carefully oriented openings, yet provide enough enclosure to feel shielded when the street and beach became animated. The case study presents the walls, glazing and orientation as a coordinated response rather than a claim that any single product solved every comfort issue.
Why Hebel PowerPanel was chosen for the middle and upper levels
Hatch said he wanted the walling to have “more of a masonry feel to the touch of the walling system and a solidness to it that we wanted to have for the home”. In this project, Hebel PowerPanel supplied that perceived solidity on the perimeter of the middle level and throughout the upper level while remaining compatible with the structural system selected for the house.

It also notes that they could be rendered in different finishes, which gave the designers a way to tune the external appearance instead of leaving the panel surface as the final visual expression. For a coastal home, that finish decision is important: the render becomes part of the architectural character, while the underlying panel remains part of the wall system’s structural and enclosure strategy.

How the panel fits the structural concept
The house used suspended concrete floor slabs carried by a steel structure. Hatch explained that, with this arrangement, timber and Hebel infill formed a suitable combination. The panels were not described as replacing the steel frame or slabs; they completed the enclosure between and around those primary structural elements.
This distinction helps explain why the material appears where it does. The middle and upper levels needed a relatively solid external envelope around a steel-and-concrete skeleton, while the lower parts of the building had different retaining, shaft and service requirements. Selecting one wall product for every condition was not the goal.
Where AFS Rediwall enters the building
AFS Rediwall was used predominantly for the basement, lift shaft and chimney stack. The companion case study presents it as a complementary system to the Hebel panels rather than a competing finish applied throughout the house.

Using AFS Rediwall in those zones allowed the upper-level walling strategy to remain focused on the steel structure, suspended slabs and infill arrangement.

The two case studies describe the combination of AFS Rediwall and Hebel PowerPanel as one reason the construction program was shorter than an earlier nearby project. They do not provide a complete program, labour or cost breakdown, so the claimed saving should be read as Hatch’s comparison of two particular jobs.
Comfort: orientation, double glazing and acoustic separation
Thermal comfort
The project article links summer and winter comfort to three elements working together: the orientation of the home, double glazing and the wall panels. That is a design rationale, not a published energy model or measured indoor-temperature series. No independently conducted thermal-performance statistic is reported for the house.
The owners installed air conditioning on the lower entertainment level. Hatch said he believed the home would probably still have been comfortable without it, but that statement is his judgment about this house and its design conditions. It should not be treated as a guarantee that another Hebel building, or another Cronulla site, will need no mechanical cooling.

Seasonal visitors and vehicle movement near the beach created a different comfort challenge. The case study describes acoustic separation as a way to preserve privacy while allowing the residents to enjoy the outlook. Double glazing, orientation and the enclosed wall construction all form part of that response.

The sources do not publish decibel readings, laboratory ratings for the completed wall build-up or before-and-after noise measurements. The defensible conclusion is that acoustic control was a stated design objective and that the selected construction was intended to support it, not that the project achieved a quantified noise reduction.
How the construction pieces work together
- Establish the primary frame. Suspended concrete floor slabs were supported by a steel structure, creating the load-bearing framework for the multi-level house.
- Form the specialist concrete zones. AFS Rediwall was used mainly in the basement, lift shaft and chimney stack, where a dedicated concrete walling solution suited the building’s requirements.
- Infill the upper-level enclosure. Timber and Hebel were combined within the steel-and-concrete approach. Hebel PowerPanel was used around the middle-level perimeter and the upper level.
- Fix panels vertically. The project account specifically describes the steel-reinforced panels as vertically fixed, a detail that affects jointing, sequencing and the eventual render substrate.
- Coordinate openings and glazing. Orientation and double glazing were treated as part of the comfort strategy, so wall installation had to work with the view-facing openings rather than being designed in isolation.
- Apply the chosen finish. The panels could be rendered in different finishes, allowing the external appearance to support the intended resort character.
This is the relationship documented by the project accounts; exact crew sequencing, panel dimensions, reinforcement schedules, render specification and inspection hold points are not stated.

The phrase “luxurious resort feel” is not just a reference to furniture or a holiday-style colour palette. In this home, the feeling came from the combination of outlook, generous entertaining space, tactile wall solidity and a controlled relationship with the street.

A rendered exterior can be made quiet and monolithic, or articulated through colour and texture, while the vertical panel layout establishes a disciplined construction rhythm behind it. The case study does not identify the final render brand, colour, texture or maintenance schedule, so those details should not be inferred when applying the idea to another project.

For painters and finish contractors, the important lesson is to treat the render as part of a tested wall build-up. Substrate preparation, reinforcement at joints, compatible primers, movement detailing and coastal exposure requirements need to follow the system manufacturer’s specifications and the project’s building documentation. The Cronulla article confirms finish options, but it does not provide an application recipe.
The reported six- or seven-month saving
Hatch compared this house with a nearby project he had worked on in 2007 that used concrete blocks and brick cavity construction. He estimated that the combined AFS Rediwall and Hebel approach saved six or seven months; the AFS account summarizes the figure as approximately seven months.
Several qualifications belong with that number:
- It is an estimate attributed to the designer, not an independently audited schedule.
- It compares two different projects, years and construction methods.
- The sources do not separate savings from wall installation, structural coordination, labour availability, weather, procurement or other program effects.
- It is not a promise that every project using these products will finish six or seven months sooner.
The useful takeaway is narrower: Hatch considered the systems’ coordination and construction sequence materially faster than the earlier block-and-brick approach on this particular comparison.
How to assess an alternative wall system for a similar coastal home
The Cronulla project suggests a practical decision framework. A different system should be assessed against the same demands rather than selected from a product label alone.

What this case study proves—and what it does not
It demonstrates a coherent design strategy: use steel and suspended concrete slabs for the primary structure, place AFS Rediwall in the basement, lift shaft and chimney, and use vertically fixed Hebel panels to enclose the middle and upper levels with a render-ready, solid-looking exterior. It also shows how views, glazing, orientation and acoustic separation can be considered together in a beachside retirement brief.
It does not establish a universal thermal, acoustic, cost or construction-speed advantage. The published accounts contain no independent test data, full cost plan, detailed program, product quantities or completed-wall performance measurements. Those items would need to come from the project documentation, manufacturer data and site-specific engineering for any new build.
Lessons for planning a beachside renovation or new build
- Start with the lived brief: retreat, entertaining, views and privacy should drive the wall and opening strategy.
- Design the structure and enclosure together. The Cronulla solution depended on the relationship between steel, suspended slabs, timber infill and Hebel panels.
- Use different systems where building conditions change. Basement, shaft and chimney requirements did not have to be solved with the same product as the upper-level perimeter.
- Treat glazing and orientation as essential parts of comfort design, not late additions to a wall specification.
- Ask for tested evidence when acoustic, thermal, fire or durability performance is critical; a designer’s project observation is valuable context but not a substitute for a rating.
- Confirm render compatibility and movement detailing before selecting colours or textures, especially in exposed coastal conditions.
- Use schedule comparisons carefully. A saving reported on one project can inform planning, but it cannot replace a trade-by-trade program for the new site.
The Cronulla home’s enduring idea is not a single product claim. It is the disciplined matching of materials to zones, structure, climate, views and the residents’ need for a quiet retreat beside a busy beach.
