Abbey House in Mittagong, in the NSW Southern Highlands, was designed around a difficult comfort brief: each resident needed simple control of their own room, even when the room next door required the opposite temperature. Daikin’s case study says the solution used VRV III and VRV IV Heat Recovery systems, installed in two stages, alongside ventilation, exhaust and dedicated cooling for specialist spaces.
The direct answer: heat recovery lets adjacent rooms heat and cool at the same time
Conventional systems often operate an entire zone in one mode. That is poorly suited to residential aged care, where residents have different comfort needs, rooms may face different directions and occupancy varies throughout the day. Abbey House required one resident’s room to cool while a neighboring room heated.

Daikin’s case study attributes that capability to its VRV Heat Recovery approach. Dean Pepper, a Daikin Commercial Account Manager, explained the intended result: “This means that one tenant’s room can cool whilst another heats.” In practical terms, the system serves rooms as separate comfort zones instead of forcing every room into a single building-wide setting.
The project was not only an air-conditioning installation. Thompson Health Care also needed ventilation and exhaust for kitchens, toilets and utility rooms, straightforward resident operation, access for maintenance, and cooling for a chapel and mortuary cool room. The HVAC design therefore had to cover private accommodation, shared spaces and back-of-house functions in one facility.

What Abbey House is and who delivered the project
Abbey House is the luxury residential aged-care facility discussed in Daikin Australia’s project case study. It is located in Mittagong, in the NSW Southern Highlands. Thompson Health Care sought a package that would give each of its 143 residents control over the temperature in their room.

The work was delivered in two stages, using VRV III and VRV IV Heat Recovery systems. The available case-study material does not state the facility’s completion date, the publication date of the case study or the names of the architects and engineering consultants.
The requirement was individual comfort, not a single set point
Aged-care rooms are occupied continuously and by people with different sensitivities to heat and cold. A single set point for an entire wing would leave some occupants uncomfortable. The brief instead called for individual room control that residents could use without complicated equipment or procedures.
That requirement has an operational consequence: controls must be simple enough for residents and staff, while the central system must coordinate many zones. The project also had to allow service access so technicians could maintain equipment without creating unnecessary disruption in occupied areas.
How the two-stage installation was structured
Stage 1: retrofit after the first floor and roof were built
Daikin reports that Stage 1 was a retrofit undertaken after the first floor and roof had already been constructed. The work took approximately 12 months and delivered 545 kW of stated heating and cooling capacity across 104 units.

Retrofitting at that point in a build can constrain routes for pipework, cabling, indoor units and outdoor equipment. It also requires coordination with completed structural and architectural elements. The case study presents the result as a workable installation, but it does not publish drawings, route details, commissioning records or independent verification.
Stage 2: additional capacity and units
Stage 2 added a further 536 kW across 96 units. Combining the two figures gives 1,081 kW of stated installed heating and cooling capacity across 200 reported units.
| Project stage | Reported capacity | Reported units | Delivery detail |
|---|---|---|---|
| Stage 1 | 545 kW heating and cooling | 104 | Retrofit after the first floor and roof had been built; approximately 12 months |
| Stage 2 | 536 kW heating and cooling | 96 | Additional installation; duration not stated |
| Total reported by Daikin | 1,081 kW | 200 | Combined figures from both stages |
These are installed project capacities and unit counts reported by Daikin. They are not a measured energy-use result, a seasonal efficiency rating or a record of how much heating or cooling the building actually consumed.
What the heat-recovery requirement changes in the design
Simultaneous heating and cooling is more demanding than providing one mode at a time. The system has to recognize separate room demands, distribute capacity to the appropriate zones and keep controls understandable to occupants and staff.
Independent room decisions
Each room needs a local control point that can request more or less cooling or heating. In an aged-care setting, those controls should be legible, reachable and resistant to accidental changes. The case study identifies simple resident operation as a requirement, although it does not specify the controller model, temperature limits or user-interface settings.

Balancing neighboring loads
At Abbey House, the important example is a pair of neighboring rooms with opposite demands: one cooling and one heating. Heat-recovery operation is intended to let the system satisfy both requests rather than switching an entire group to one mode. That is the core reason the project selected a heat-recovery configuration instead of treating the building as one undivided zone.
Coordination with the construction sequence
Because Stage 1 followed construction of the first floor and roof, the installation had to be coordinated with work that was already in place. A design team planning a similar project should freeze equipment locations, access panels and service routes before ceilings and finishes close. The Abbey House case study confirms the retrofit context but does not disclose the specific coordination drawings or sequencing schedule.
Ventilation, exhaust and specialist spaces
Room comfort was only one part of the brief. Daikin reports mechanical ventilation and exhaust in the kitchens, with similar systems in toilets and utility rooms. Those areas generate odors, moisture or contaminants that should not be allowed to migrate into resident accommodation. Exhaust design also has to account for make-up air and pressure relationships, although the case study does not publish airflow rates or commissioning data.
Chapel cooling
The chapel required cooling as a specialist shared space. Its occupancy can vary substantially, so its load profile may differ from bedrooms and corridors. The case study confirms that cooling was included but does not state the chapel’s capacity, operating schedule or control strategy.
Mortuary cool room
A mortuary cool room has a different operating requirement from a resident bedroom: stable low-temperature conditions and continuous reliability are more important than comfort modulation. Daikin lists cooling for this room as part of the project scope, but no set point, redundancy arrangement, alarm system or monitoring data is provided.

Keeping service areas separate
Kitchen, toilet and utility-room exhaust should be considered alongside the air-conditioning layout rather than added late. Duct routes, access points and discharge locations affect ceilings, plant spaces and maintenance planning. Abbey House demonstrates that a residential aged-care HVAC brief can include these building-services systems in the same delivery package.
Maintenance access was a stated project requirement
In an occupied care facility, serviceability is a safety and continuity issue. Technicians need access to filters, electrical components, controls and other maintainable parts without entering rooms more than necessary or removing finished building elements.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsDaikin’s case study lists maintenance access among the requirements. It does not provide a preventive-maintenance schedule, response-time commitment, spare-parts plan or records of faults. Those details should be settled in the construction and facilities-management contracts for any comparable project.
Peter Bradley of Tempco Energy Solutions described the installation as “very straightforward” and said, “Working together with the Daikin who was always on call, worked very well.” These are contractor comments published within Daikin’s own case study, not an independent service audit or a guarantee of future response times.

The headline numbers are useful for understanding the scale of the installation, but they have narrow meanings. The 143 figure refers to the residents whose rooms were intended to have individual temperature control. The 545 kW and 104 units belong to Stage 1; 536 kW and 96 units belong to Stage 2.

- The combined 1,081 kW is arithmetic from the two reported stage capacities.
- The combined 200 units is arithmetic from the two reported stage counts.
- The source does not define the unit mix in enough detail to treat the count as a number of resident rooms, outdoor units or indoor units.
- No measured energy savings, utility bills, seasonal performance data or independent post-occupancy evaluation is reported.
- No evidence in the case study establishes improved health outcomes, reduced hospitalizations or other clinical benefits.
That distinction matters when the project is used as a design reference. Installed capacity tells you what equipment was specified and delivered; it does not tell you how efficiently the building operates under every weather condition or occupancy pattern.
A practical design checklist for similar aged-care projects
Abbey House’s brief can be translated into questions for an owner, engineer, builder and facility operator. They are design and procurement checks, not claims about equipment that were not documented for Abbey House.
- Define the comfort zones. Map resident rooms, shared rooms, corridors, offices and clinical or service areas. Decide which spaces need independent control and which can share a zone.
- Test the simultaneous-load case. Model neighboring rooms that call for opposite modes at the same time. Confirm that the selected system can meet those demands without forcing unwanted mode changes.
- Specify resident controls. Set requirements for display readability, permitted temperature range, lockouts, staff override and protection against accidental operation. Include accessibility needs for residents with limited dexterity or vision.
- Coordinate ventilation and exhaust. Establish airflow, filtration, pressure and discharge requirements for kitchens, toilets, utility rooms and other areas that should not recirculate odors or moisture.
- Identify specialist rooms early. Give the chapel and mortuary cool room their own load calculations, controls, alarms and maintenance procedures rather than treating them as ordinary bedrooms.
- Plan maintenance routes. Show access panels, lifting paths, isolation points and safe working clearances on coordinated drawings before ceilings and finishes are closed.
- Stage the work deliberately. If construction is phased or a retrofit is likely, protect routes for pipework, cabling, ducts and condensate drainage. Record what must be installed before each area is enclosed.
- Set acceptance tests. Require documented commissioning for room temperature control, simultaneous heating and cooling, ventilation, exhaust, alarms and specialist-room conditions.
- Agree operational ownership. Define who responds to faults, who adjusts controls, how residents request help and how performance data will be reviewed after occupation.
What the case study does—and does not—prove
Daikin’s account establishes a clear engineering narrative: Thompson Health Care wanted individual room control; simultaneous heating and cooling was a central requirement; VRV III and VRV IV Heat Recovery systems were installed in two stages; and the scope included ventilation, exhaust and specialist cooling.
It does not establish a market-wide comparison with other HVAC technologies. It does not prove that the system uses less energy than an alternative, nor does it provide independent evidence of comfort, reliability or resident outcomes. The supplier’s performance language and contractor quotations should therefore be read as project-case-study statements, not as third-party testing.
Daikin also publishes broader aged-care solution categories such as air purifiers, filtration, ventilation and controls. Those categories should not be treated as evidence that the same products were installed at Abbey House; the project case study does not confirm that connection.

Why Abbey House is a useful reference for owners
The most transferable lesson is not a particular capacity number. It is the way the brief combines resident autonomy with building-services complexity. A care facility may need hundreds of individual comfort decisions while also operating kitchens, wet areas, worship or community rooms and tightly controlled specialist spaces.
Heat recovery addresses the conflict between opposite room demands. A staged delivery approach can accommodate a large project or a retrofit, but it increases the importance of coordination, documentation and commissioning. Finally, maintenance access has to be designed alongside comfort, not left as an afterthought.
For owners assessing a similar project, the right questions are whether the proposed system can demonstrate the required simultaneous modes, whether residents can operate it safely, whether ventilation and exhaust are fully defined, and whether the contractor can maintain it throughout the facility’s operating life.
