Dated Brown Bathroom Remodel: How a Dark, Cramped Bath Became a Modern Retreat

A Boxford, Massachusetts, bathroom grew from 70 to just under 200 square feet when closet space was reclaimed. The case study explains the wet-room layout, tile contrast, storage strategy, mixed metals and the reported $60,000 budget and $75,000 final bill.

A dark, compartmentalized bathroom in a Dutch Colonial in Boxford, Massachusetts, became a light-filled retreat by changing the room’s boundaries before changing its finishes. Designer Stacey Martin of The Freshmaker reclaimed space from two large dormer closets, expanded the bath from 70 square feet to just under 200, and used a wet-room layout to fit a freestanding tub while leaving the shower plumbing in its required location.

The April 14, 2023 Architectural Digest case study shows why a dated brown bathroom remodel is often a planning problem rather than a color problem. Storage, circulation, daylight, plumbing constraints, tile reflectivity and installation accuracy all determined whether the new room would feel calm and functional.

The starting point: a bathroom that worked against its users

The homeowners had lived in the Boxford house for about a year before contacting Martin. Their primary bath was approximately 70 square feet and had been divided into small compartments. About 70 percent of the original arrangement was closet space and only 30 percent was bathroom space, an allocation that left the bath cramped while still failing to provide convenient storage.

Martin described the room as “dark, compartmentalized, and not functional for two people to use at the same time.” The owners characterized the palette as “brown, brown, and more brown,” with maroon finishes and embossed brown tile reinforcing the heaviness. They wanted a clean slate and a light, spa-like atmosphere inspired by a bathroom they had seen on their Sonoma honeymoon, but the result also needed to respect the Dutch Colonial’s existing character.

That combination of goals matters. A bright-looking finish would not have solved two-person circulation, the shortage of storage or the awkward relationship between the toilet, shower and tub. The successful intervention began by asking which areas truly needed to be bathroom and which could be reassigned.

Reclaiming closet space created the largest gain

Martin converted two large dormers into separate walk-in closets. Former closet area then became part of the bathroom, taking the room to just under 200 square feet. The reconfiguration also brought the home’s one window into the bath, adding daylight and a leafy view.

This was more than an enlargement on paper. The new boundary allowed fixtures to be spaced for simultaneous use and gave the storage function a dedicated destination instead of forcing cabinets and toiletries into every open corner. Martin said, “Smart solutions like this improved functionality and made space feel serene and pulled together.”

For anyone studying the project as a remodel model, the key lesson is to map the entire suite rather than measuring the existing bathroom in isolation. A closet, dormer or hallway may have more value as relocated storage than as a fixed boundary around an undersized bath. Any such change still has to be evaluated against the house’s structure, windows, heating, ventilation and local approvals; the feature documents this home’s solution, not a universal construction rule.

The wet-room layout solved a plumbing and furniture conflict

A building constraint required the shower to remain in its original location. The owners also wanted a freestanding tub, but placing it beside the toilet would have made the room feel crowded and visually disjointed. Martin placed the tub in the former walk-in-closet area and treated that zone as a wet room. A half wall screened the toilet from the tub without closing off the expanded space.

Martin explained the reason for the arrangement: “This allowed the plumbing to stay in the necessary location while keeping an open, airy feel.” In this project, the wet room was therefore a response to a specific combination of existing plumbing, desired tub placement and available floor area. It should not be read as a blanket recommendation for every bathroom.

What to analyze before copying the idea

  • Plumbing path: Identify which supply and drain locations are fixed, costly or difficult to move before drawing the new plan.
  • Wet-zone boundaries: Decide where water will be directed, contained and cleaned, then coordinate the floor slope, waterproofing system and enclosure with qualified trades.
  • Toilet privacy: A half wall can provide a visual screen while preserving sightlines and daylight, but its height and location must work with clearances and ventilation.
  • Tub dimensions: The selected tub must fit the available wall and allow comfortable entry, cleaning access and passage around it.

Material contrast made the expanded room feel brighter

The finished palette used contrast and texture rather than a long list of colors. Matte black floor tile grounded the room; glossy white shower tile reflected light in the previously dark corner; a black pebble mosaic added a smaller-scale texture underfoot; and wood-toned furniture prevented the black-and-white scheme from feeling cold.

The inspiration was a black hexagon floor pattern, white subway tile, wood tones and midcentury details. Martin said the glossy shower tile was chosen to add sheen and reflect light. She also described white subway tile as a cost-conscious material made more distinctive by an unusual layout.

Lighting and hooks Rejuvenation aged-brass hooks and Visual Comfort & Co. Nodes pendants by Kelly Wearstler Warm metal accents balance the predominantly matte black hardware.
Accessories Lulu and Georgia Ahna oval mirror, Anthropologie Heritage chair, Minted artwork and an antique Kurish runner Adds residential, midcentury and collected details so the bath reads as a room rather than a utility space.

Why the metal mix does not look accidental

Most of the hardware is matte black, while the lighting and hooks use aged brass. Martin’s account links that decision to the room’s warm wood tones: black supports the graphic floor and dark grout, while brass and wood keep the contrast from becoming stark. The mix works because each finish has a defined job instead of appearing on every fixture at random.

A similar approach can guide a repaint or partial update. Establish one dominant finish family, reserve a second metal for a small number of repeated accents, and use wood or woven elements to soften high-contrast tile. The project does not identify a wall-paint color, so its documented lesson is about reflectivity, proportion and finish coordination rather than a specific paint formula.

Vertical subway tile demands precise installation

Stacking the 3-by-12-inch white subway tile vertically made a familiar, relatively economical material feel more tailored. It also made the grid highly visible. Martin’s warning is explicit: “If the installation isn’t precise, misalignments will be fairly noticeable,” particularly when white tile is paired with dark grout and a vertical stack.

Checks to make before tile is set

  1. Confirm the layout: Dry-lay several rows and mark the intended centerlines, corner returns and termination points.
  2. Coordinate niches and controls: Place valves, shelves and lighting so cuts are balanced rather than leaving narrow slivers at a visible edge.
  3. Set a reference line: Use a level, not the floor or ceiling, as the starting datum; existing surfaces may not be perfectly straight.
  4. Review grout joints: Keep joint width consistent and inspect transitions where vertical wall tile meets the pebble mosaic.
  5. Inspect before grouting: Correct lippage, drift or chipped edges while the setting material still permits adjustment.

Dark grout increases the visual contrast of every joint. That can be an advantage when the grid is straight and a distraction when it is not, so the labor and layout review deserve as much attention as the tile selection.

Furniture-like storage changed the daily experience

The two single vanities created separate stations for two users. Their midcentury profiles and custom marble-look quartz tops made them read as furnishings rather than a continuous builder-grade cabinet. Martin said, “Furniture-like pieces make a bath feel cozy and these have great storage.”

These pieces are not merely decorative: they help distribute toiletries, towels and personal items so the countertop is not the only available landing zone.

How to apply the case study to a dark bathroom remodel

1. Audit the whole suite, not just the tile

Measure the existing bath, closets and adjacent circulation. Record window locations, door swings, plumbing points and the storage each person actually needs. In the Boxford project, the decisive move came from recognizing that closet area was consuming most of the suite while the bathroom remained undersized.

2. Draw simultaneous-use paths

Mark where one person stands at the vanity while the other enters the shower, uses the toilet or opens a cabinet. If those paths collide, changing finishes will not solve the problem. Test the plan at full fixture dimensions, including the selected tub, rather than relying on generic rectangles.

3. Separate fixed constraints from preferences

List the plumbing location that must remain, structural elements that cannot move and openings that bring daylight. Then list preferences such as a freestanding tub, double vanities or a particular tile pattern. Martin’s wet-room solution worked because it respected the shower’s required location while moving the tub into reclaimed space.

4. Build a reflectivity and texture hierarchy

Use high-sheen surfaces where the room needs reflected light, matte surfaces where glare would be undesirable, and smaller textures to keep a large palette from feeling flat. In this project, glossy white wall tile handled reflection, matte black hexagons supplied pattern and pebble mosaic supplied texture.

5. Coordinate the metal plan before ordering

Choose the dominant hardware finish, then identify the few places where a warmer accent will repeat. The documented room uses mostly matte black hardware with aged-brass lighting and hooks, tied together by warm wood tones.

6. Approve a full-size tile mock-up

For a vertical stack with dark grout, review a representative mock-up that includes corners, a niche and the floor transition. Confirm grout color, joint width and alignment before the installer covers the room.

7. Sequence storage and accessories after the wet work

Finalize vanity, cabinet, mirror, chair and artwork dimensions only after the waterproofed zones, door swings and clearances are established. This preserves the furniture-like quality without compromising access to plumbing or cleaning areas.

Budget: what the reported figures do and do not tell you

Architectural Digest reports a $60,000 budget and a $75,000 final bill for this project. The feature does not explain the $15,000 difference, so it cannot support a conclusion about overruns, scope changes, labor or individual line items. These are project-specific figures, not a current regional average or a price guide for another bathroom.

Use the numbers as an indication of the scale of a major layout renovation that included closet conversion, plumbing-sensitive planning, a wet-room treatment, custom countertops, tile work, lighting and furnishings. A comparable estimate would require a site survey, dimensions, local labor rates, structural review and a written scope.

Common mistakes this project helps you avoid

  • Keeping the old room boundary by default: If storage occupies most of the suite, test whether it can move elsewhere before accepting a cramped bath.
  • Choosing a tub before checking the plan: The Juno tub was selected for its oval form and fit on a smaller wall; dimensions and access still need to be verified for every room.
  • Assuming a wet room is automatically simpler: It can solve a layout conflict, but waterproofing, drainage, enclosure and maintenance must be coordinated by qualified professionals.
  • Underestimating grout contrast: Dark grout against white tile magnifies alignment errors, especially in a vertical stack.
  • Adding brightness without warmth: Glossy white and black can feel severe if there is no counterweight. The case study uses wood tones, aged brass and residential furnishings for that reason.
  • Repeating every finish everywhere: A controlled mix reads as intentional; unrestricted mixing can make a small room visually noisy.

What the published case study establishes

The project is documented by Marni Elyse Katz in Architectural Digest’s “Reno Diary,” published April 14, 2023, with photography by Joyelle West. It establishes the Boxford location, the expansion from 70 square feet to just under 200, the approximate 70-percent-closet/30-percent-bath original allocation, the wet-room strategy, the named materials and the $60,000 budget versus $75,000 final bill. It does not establish current product inventory, warranties, installation pricing, building-code requirements or the present availability of the designer or manufacturers.

Read the original project report at Architectural Digest when you need the published photographs and source context. Treat each named product as a project reference and verify dimensions, specifications and availability before ordering.
