David Thulstrup’s Pacific Heights House is a total renovation of a historic four-level San Francisco residence. The project replaces a confusing, compartmentalized plan with one readable route, a continuous circular oak stair, and a rear extension aimed at city and bay views. Its calm comes from several precise decisions working together: warm limestone, oak and Danish brick; carefully controlled daylight; rooms for gathering as well as retreat; and the clients’ collection of Asian art, including Buddhist references. The result is not a generic “Zen” interior. It is a specifically negotiated house in which Scandinavian restraint, Chinese antiques, tea practice, meditation and a Feng Shui consultation occupy distinct but compatible roles.
A four-level house made legible
Architectural Digest describes the residence as Thulstrup’s first residential project in the United States. Its April 24, 2026 feature calls the work a five-year project and a total renovation. David Thulstrup Studio lists “Pacific Heights House” in San Francisco under architectural renovation and interior design and dates the project to 2025. That studio date should not be read as a precise opening or completion date; neither source supplies exact construction start and finish dates.

Rather than merely changing finishes, the team reorganized how a person moves through the house, how daylight arrives, and where family activity gives way to quiet.

Thulstrup summarized the intention as “creating clarity and calmness through a very detailed, minimal language.” The phrase matters because the house’s calm is not produced by emptiness alone. It is produced by making relationships—between floors, rooms, light and materials—easy to understand.

The circular oak stair is the project’s organizing device
The continuous stair does more than provide access. It turns movement through the house into an architectural experience. A circular route links the floors without the stop-start feeling of several separate staircases, so the transitions between shared rooms and more private spaces become part of the daily rhythm.
Oak gives the stair visual continuity and a tactile counterpoint to the mineral surfaces elsewhere in the house. The stair is also a vertical light well in practical terms: the tall, narrow window changes in effect as daylight moves across it. Because the window is elongated rather than broad, it reads as a deliberate line of light instead of a large picture opening competing with the stair’s curve.

The team’s Feng Shui consultation influenced this element, but the reasoning should be described accurately. Architectural Digest reports that the project avoided a skylight directly over the stair because the collaborators were concerned about chi flowing upward. That is the project’s stated Feng Shui framework, not an independently demonstrated physical effect. The design uses the narrow side window to provide daylight while preserving the roof and stair geometry chosen by the team.
A rear extension turns the house toward the Bay Area
The addition at the rear changes the old house’s relationship with its setting. Broad windows face larger views of San Francisco and the bay, and a terrace extends that visual connection outside. In a historic urban residence, this is a substantial strategic move: instead of treating the original envelope as the only source of character, the renovation lets a new intervention supply orientation and openness.
Inside, the broad glazing works with the restrained palette rather than becoming a spectacle in itself. Warm beige surfaces, oak and textiles keep attention on the changing view and daylight. The terrace continues that controlled composition with outdoor chairs, an antique Indian door encased in bronze and a bespoke fountain designed to circulate water in accordance with the project’s Feng Shui principles.

The fountain is best understood as a design element carrying symbolic and sensory intent. The source does not establish measurable benefits from the water circulation, and it does not present the arrangement as a universal rule for every home.

Thulstrup’s palette is deliberately limited but not austere. French limestone, hard oak and Danish brick supply the main architectural surfaces. Textiles soften the transitions, while the overall color field stays in what Thulstrup called a warmer palette that “works within beige tones.” Champagne-toned curtains add a light-filtering layer rather than a high-contrast accent.

This is a useful lesson for reading the project as a painter or color-focused designer: the beige field is not one flat neutral. Limestone, oak, brick and fabric hold different values, temperatures and reflectances. The visual variation comes from surface response and detail, not from a parade of unrelated hues.
The studio’s project record also emphasizes “carefully made details.” That emphasis explains why the palette can remain quiet while the rooms still feel specific. A bespoke walnut console, a made-to-measure onyx table and tailored wall panels carry more visual information than a louder color scheme would.
Shared rooms and private rituals follow a deliberate sequence
The house is organized as a sequence of activities rather than a collection of isolated showrooms. Gathering spaces support family life; tea and meditation rooms provide different degrees of withdrawal. The distinction matters: a tea room is not simply a meditation room with different furniture, and neither is a substitute for a living room.

The breakfast room
The breakfast room combines a Poul Henningsen pendant, Hans Wegner chairs and a bespoke onyx table. The mix places Danish modernist lighting and seating beside a stone surface whose veining makes each table unique. The room demonstrates how the project uses recognizable modernist pieces without turning the house into a period-style display.
The tea room
Slatted partitions and Chinese chairs establish a more measured, framed atmosphere. Thulstrup studied tea rituals during the five-year project and said, “Tea ceremonies are very much about tranquility and focus,” when discussing the room. The statement describes an observed design influence, not a claim that all tea traditions share one identical meaning.
The meditation room
Hosoo fabric wall panels with circular motifs give the meditation room a textile enclosure. The circular pattern quietly echoes the house’s curved stair while serving a different purpose: the stair organizes movement, whereas the wall panels help define stillness and absorption.
The terrace
On the terrace, Arne Jacobsen chairs sit alongside the bronze-encased antique Indian door and the bespoke water fountain. The composition links outdoor use, collected objects and the project’s Feng Shui consultation without pretending that the objects come from one cultural tradition.

The clients’ interest in Asian art, particularly Buddhism, shaped the brief. That fact should not be flattened into a claim that Buddhism, Chinese antiques, tea practice and Feng Shui are interchangeable. They are different cultural and religious contexts, and the project treats them as separate references within one home.

Chinese antiques provide historical and material contrast to the Danish modernist furniture. A Zhan Wang sculpture is positioned by the staircase, where its presence participates in the vertical circulation rather than being isolated as a decorative afterthought. The tea room’s Chinese chairs and the meditation room’s circular textile panels respond to distinct uses. The house’s calm therefore comes from juxtaposition and sequencing: Nordic furniture can sit beside Asian art because the architecture gives each element enough space and a clear role.
The breakfast room’s Hans Wegner chairs are a useful example of that dialogue. The Wishbone chair is often discussed for the way its form recalls Ming-inspired furniture while belonging to Scandinavian modernism. It is an iconic design that helps explain a broader cultural conversation, but the project account does not identify a Wishbone chair in the featured home. The breakfast room is specifically described with Hans Wegner chairs, without naming that model.

Thulstrup worked with a Feng Shui expert, and the feature attributes several decisions to that collaboration. The project avoids corner windows and sharply pitched roofs, and the attic ceiling is curved. The stair does not receive a skylight because of the concern about chi flowing upward. The terrace fountain circulates water in accordance with the team’s Feng Shui principles.
These choices can be read at two levels. At the project level, they are part of the clients’ brief and the collaborators’ design method. At the architectural level, they also produce tangible effects: curved surfaces soften the attic profile, the absence of corner glazing keeps the rooms more bounded, and the controlled stair window gives light a precise direction. It is possible to discuss those spatial consequences without presenting Feng Shui as a scientifically proven causal system.
The project’s cultural specificity is strongest when each reference remains named. Buddhism informs the clients’ interest in art and meditation; tea rituals inform the tea room; Chinese antiques bring historical objects into the interiors; and Feng Shui informs selected decisions about orientation, openings and form.

Furniture and objects are edited, not massed
The furnishing plan balances made-to-measure work with identified designers. The bespoke walnut console and onyx table are tailored to their rooms, while Danish modernist lighting and furniture provide a recognizable design lineage. Dining furniture designed by Thulstrup was made for Brdr. Krüger. The article also identifies Arne Jacobsen chairs on the terrace.
Because several pieces are bespoke or antique, they should not be treated as a ready-made shopping list. The project’s value for readers lies in the relationships: a custom table can anchor a room without competing with a collected object; a modernist chair can clarify scale around an antique; and a textile panel can make a quiet room feel finished without adding another color.

The project’s lasting design idea
Pacific Heights House is persuasive because its restraint is infrastructural. The calm is carried by the plan, the stair, the window proportions and the material transitions before furniture or artwork enters the picture. Scandinavian sophistication appears in the disciplined detailing and modernist furniture; Asian art and the clients’ Buddhist interests add cultural and emotional depth; tea and meditation create places for deliberate pause; and the Feng Shui collaboration gives the project another framework for deciding where light, openings and curves belong.
Seen together, those elements make the home feel less like a themed interior than a carefully edited sequence. The renovation turns a four-level historic house from a labyrinth into a legible journey—toward gathering, retreat, ritual and the broader San Francisco view.
