The most effective way to reduce embodied carbon is often to avoid new construction altogether, then retain and adapt useful buildings and components before asking for less material in new work. Dematerialisation is therefore a sequence of design decisions—not a licence to remove structure or trade away durability. Each option must be tested against the same functional brief and a consistent whole-life-carbon assessment.

What dematerialisation means in architecture

Dematerialisation means delivering the required function with fewer new material inputs, while keeping safety, durability, comfort, accessibility and statutory performance intact. It starts before a designer chooses a product: the brief, site strategy, existing assets, structural concept and expected service life all determine how much material a project will require.

Embodied carbon covers emissions associated with materials and construction across the relevant life-cycle stages. Depending on the assessment boundary, that includes extraction and manufacture, transport and installation, maintenance, repair, replacement, demolition and disposal. Operational carbon is associated with running the asset, such as energy used in occupation. Whole-life carbon considers both embodied and operational impacts over the assessed life of the asset.

Less material does not automatically mean lower whole-life carbon. A lighter option can have higher maintenance, replacement or operational impacts; a retained building may need extensive upgrades; and a low-carbon product is not a valid substitute if it fails the required function. Options have to be compared on an equivalent basis, with assumptions and data quality recorded.

Why avoiding construction comes first

WorldGBC’s hierarchy places avoidance at the top: ask whether the required accommodation can be provided without constructing a new building. Renovation, refurbishment, retrofit or adaptation of an existing asset can avoid emissions from new products and construction activity, and may avoid some demolition waste. RICS similarly identifies reuse and refurbishment as often efficient in whole-life-carbon terms.

“Often” is important. A retention strategy is not a guaranteed winner for every building. Existing condition, contamination, fire and structural performance, thermal performance, servicing, accessibility, intended use and remaining service life all affect the result. A transparent comparison should test at least:

  • the retained-and-adapted option;
  • a more extensive retrofit or partial replacement option; and
  • a new-build replacement option delivering the same function.

Keep the floor area, occupancy, service level, planning constraints, assessment period and life-cycle modules consistent. If the existing asset cannot provide the required function safely or economically, document why rather than assuming retention.

A design hierarchy for reducing material demand

1. Reframe the brief before designing a building

Test whether the client’s need is for additional floor area, a different layout, better performance, or a new location. Sharing, changing the use of underused space, or adapting an existing building may meet the brief with fewer new materials. This is a project option to assess, not a universal rule.

2. Retain useful structure and components

Retaining foundations, frames, floors, façades, partitions, doors or building-services routes can reduce demand for new products. Begin with a survey and a component-by-component condition and performance review. The design team should then verify load capacity, fire and acoustic requirements, moisture risks, interfaces, warranties and expected remaining life. Reuse becomes credible when those findings are incorporated into the same whole-life-carbon comparison as replacement.

3. Reduce material while preserving required performance

Once the project has established what must be built, examine the high-material decisions: structural spans and grids, transfer structures, basement extent, retaining walls, floor build-ups, façade depth and service zones. Remove unnecessary over-provision, but never reduce capacity, robustness, fire resistance, weathering or resilience merely to improve a carbon spreadsheet.

4. Specify and procure for verified performance

Set carbon and material-efficiency requirements early enough for designers, contractors and suppliers to respond. Compare technically equivalent systems: a product with a lower declared impact is not a valid choice if it provides less strength, shorter durability or inadequate fire performance. Procurement documents should state the required function, performance thresholds, evidence format, assumptions and responsibilities for substitutions. LETI’s specification and procurement guidance also addresses the performance gap between design intent and what is actually purchased and installed.

5. Design for adaptation and circularity

Future renovation can require less new material when floor-to-floor heights, structural grids, access zones and service routes can accommodate more than one use. Detail components for repair, replacement and, where practical, disassembly. Durable finishes and accessible fixings can prevent avoidable strip-out. These measures reduce future demand only if owners maintain the building and later projects actually reuse the capacity; record the assumptions rather than claiming an automatic saving.

Retention, retrofit or replacement: how to compare the choices

Use a common functional brief and assessment boundary. The following framework identifies what to test; it does not assign a universal winner.

Option Embodied impacts to test Operational and in-use checks End-of-life questions
Retain and adapt New finishes, services, strengthening, access works and any selective demolition Energy, ventilation, comfort, accessibility and maintenance consequences of the existing fabric What components remain serviceable, and which interventions create future replacement waste?
Deep retrofit or partial replacement Added insulation, façade or roof work, structural alterations, new services and removed materials Expected energy performance, durability, moisture risk and replacement cycles Can altered assemblies be repaired or separated, and what happens to removed materials?
New construction New foundations, frame, envelope, services, finishes, transport and construction waste Predicted operational performance and the maintenance needed to achieve it Design life, future adaptability, demolition and recovery assumptions

Report upfront embodied impacts separately from impacts during use and at end of life, then show the whole-life result. State the assessment period, data sources, design maturity, excluded items and sensitivity to uncertain assumptions. Avoid presenting a retention study based on one service life beside a replacement study based on another.

Structural dematerialisation without unsafe compromises

Structural efficiency is an engineering exercise. Start by confirming the likely loads, including occupancy, equipment, storage, plant, snow or wind actions where relevant, and any future-use allowance required by the brief. Review spans, column spacing, transfer zones, slab systems, foundations and basement geometry with the structural engineer and architect together.

LETI’s retrofit guidance recommends considering likely loads and involving a retrofit-experienced structural engineer where modifications are needed. It also identifies unnecessary additional structure as something to limit. In practice, that means:

  • surveying the existing frame before adding strengthening;
  • checking whether a proposed change in use alters loads or vibration criteria;
  • avoiding duplicate frames, redundant transfer structures and oversized members;
  • coordinating openings and service routes before concrete or steel is fixed; and
  • recording the safety factors, constraints and future-use assumptions behind the design.

A smaller section, shallower slab or reduced foundation is acceptable only when the engineer confirms the required strength, stability, fire performance, robustness, durability and serviceability. Carbon objectives never override building regulations or professional duty.

Material specification and procurement controls

Material efficiency can be lost between concept and construction. Establish a project carbon brief at the same time as the outline specification, then carry it through schedules, employer’s requirements, tender clarifications, submittals and substitution reviews.

Define equivalent performance

For each major element, state the function and minimum performance rather than naming a product alone. Include structural capacity, fire, acoustic, thermal, moisture, durability, maintenance and appearance requirements where they apply. This lets suppliers propose alternatives without creating an unrecognised performance gap.

Make data and assumptions visible

Ask for the information needed to compare options on the project’s chosen boundary, and identify whether values are measured, declared, generic or estimated. Keep the same units, quantities, service-life assumptions and replacement cycles when comparing products. A precise-looking number with weak data should be treated as uncertain, not as a design fact.

Control substitutions on site

Require substitutions to be checked for both technical equivalence and whole-life-carbon effect. A change that reduces upfront material can increase maintenance, replacement or disposal impacts. Update the assessment when quantities, assemblies or construction methods materially change.

“2020 is the year of climate action. We urgently need clear and practical guides on how to deliver net zero carbon future now. The new LETI guides fulfil this aim and are a timely addition to the growing suite of guides. This is a must read for construction professionals”.

Run the assessment while design can still change

RICS describes whole-life-carbon assessment as a way to make the consequences of design choices visible across an asset’s life. Use it iteratively rather than waiting for a final report.

  1. Set the brief and boundary. Define the function, area, occupancy, location, design life, included life-cycle stages and reporting units. Identify whether the client, funder or planning authority specifies a method.
  2. Establish a baseline. Record the current concept, quantities, proposed systems, operational assumptions and data quality. For an existing building, include survey findings and the impacts of keeping or removing components.
  3. Generate meaningful alternatives. Compare avoidance, retention, retrofit, structural and specification options that deliver the same required function. Do not compare unlike areas, service levels or lifetimes.
  4. Test the whole life. Include upfront materials and construction, maintenance, repair, replacement, operational impacts where in scope, demolition and disposal. Show which assumptions drive the result.
  5. Review at decision gates. Re-run the assessment when the brief, grid, basement, envelope, services, quantities or procurement strategy changes. Resolve high-impact choices before they are locked by contracts or fabrication.
  6. Report transparently. Separate measured, declared and estimated data; state exclusions, uncertainty and sensitivity; and preserve an audit trail so later teams can understand why a choice was made.

The RICS Whole Life Carbon Assessment for the Built Environment, 2nd edition covers embodied and operational carbon across an asset’s life cycle and is effective for RICS members from 1 July 2024. RICS states that members undertaking an assessment must follow the standard unless departures are identified; RICS does not regulate or independently verify assessment results. Use the current standard, its implementation materials and the project’s reporting requirements.

RIBA’s 2030 Climate Challenge FAQ describes its embodied-carbon measurement approach as RICS modules A–C, excluding B6–7, with an assumed 60-year life. That scope and life assumption belong to that challenge’s methodology; they are not a universal legal requirement or a default for every country and project.

Common failure modes and how to correct them

  • Declaring retrofit automatically better. Correct it by comparing retention, retrofit and replacement with the same brief, life and boundary.
  • Counting only the initial build. Add maintenance, repair, replacement, demolition and disposal, plus operational impacts when whole-life carbon is being assessed.
  • Optimising a component in isolation. Check interfaces, supporting structure, transport, installation and future replacement rather than selecting the lowest figure for one product.
  • Reducing structure without engineering review. Confirm loads, stability, fire, robustness, durability and serviceability with the responsible engineer.
  • Using a carbon target after design freeze. Set requirements early and revisit them at procurement and construction stages.
  • Ignoring uncertainty. Label generic or estimated data, run sensitivity checks and avoid false precision.
  • Assuming future circularity will happen. Provide accessible, repairable details and a realistic stewardship plan; treat future reuse as a potential benefit, not a guaranteed credit.

Project checklist

  • Has the team tested whether renovation, refurbishment, retrofit or adaptation can meet the brief?
  • Are existing structure and components surveyed for condition, capacity, performance and remaining life?
  • Do all options use the same functional brief, service-life assumptions and assessment boundary?
  • Have spans, grids, loads, basements, transfer structures and service zones been reviewed for unnecessary material?
  • Has a retrofit-experienced structural engineer reviewed any structural modification?
  • Are specification and procurement requirements defined before suppliers and contractors price the work?
  • Are substitutions checked for technical equivalence and whole-life effects?
  • Does the design support repair, adaptation and potential disassembly without claiming unverified future savings?
  • Are data quality, exclusions, uncertainty and decision dates recorded in the assessment?
  • Has the team separated embodied-carbon results from operational and whole-life results?

What a defensible design decision looks like

A defensible dematerialisation decision states what function the project must deliver, which alternatives were considered, what life-cycle stages were included, and why the selected option meets safety and performance requirements. It may conclude that an existing building should be retained, that only part of it is suitable for reuse, or that replacement is justified. The strength of the decision comes from consistent comparison and transparent assumptions—not from claiming that less material is always better.
