Design for deconstruction is an upstream design approach: you plan a building, infrastructure asset, or product so it can be changed, dismantled selectively, and directed to reuse, recycling, or another recovery pathway when its current use ends. The aim is not simply to make demolition cleaner. It is to preserve useful components and materials by making layers, connections, services, and information accessible throughout the asset’s life.

ISO 20887:2020 is the main international reference for this work. It describes design for disassembly and adaptability (DfD/A) principles, strategies, and ways to measure performance, while leaving project-specific performance levels to the requirements set for each job.

What design for deconstruction means

Conventional construction often assumes that a building will eventually be demolished as one object. Finishes are bonded over substrates, services are buried behind permanent linings, and components are cut apart because the original connection logic is difficult to identify. Design for deconstruction reverses that assumption. It treats future alteration and eventual removal as design conditions that should be addressed before construction starts.

A deconstruction-ready building allows an owner or contractor to answer practical questions decades later: Which layer needs to come out? Where are the fasteners? Can a service be reached without destroying a wall? Can a door, panel, beam, fixture, or section of façade be removed intact? Is there a realistic next use for it, and is its condition documented well enough for another project to accept it?

Deconstruction is not the same as demolition

Demolition is primarily an operation to clear a site. It commonly relies on heavy equipment and mixed waste streams, with limited sorting after materials have been damaged or contaminated. Deconstruction is selective. Workers identify components, remove them in a planned sequence, and preserve their value wherever safety and condition allow. A building may still require demolition for some portions, but a design-for-deconstruction strategy seeks to avoid unnecessary destruction of recoverable parts.

Adaptability is part of the same life-cycle logic

Design for adaptability addresses changes while a building is occupied: a classroom becoming a laboratory, an office being subdivided, or a service route being upgraded. Design for disassembly addresses controlled removal and recovery. ISO 20887 groups both ideas because an accessible, separable building is easier to alter now and easier to recover later.

Why decisions made before construction matter

Most opportunities for future recovery are fixed by early choices about grids, structural spans, material assemblies, connection types, service routes, tolerances, and access. Once a component is encapsulated or bonded into a composite assembly, recovering it without damage may be impossible. Early design is also when the team can coordinate structural, architectural, mechanical, electrical, and operational requirements instead of trying to retrofit access after the fact.

Waste pressure explains why this matters, but headline figures require careful interpretation. A Joint Research Centre technical report, citing the European Commission’s Circular Economy Action Plan, refers to construction as responsible for around 35% of total European waste. That figure is contextual and should not be treated as a project-specific measurement or universal constant.

Owners also need to consider interruption and replacement. If a ceiling, partition, or service route can be opened and closed without destroying adjacent work, an upgrade may be shorter and less disruptive. If a component can be removed intact, the project has more options than sending the entire assembly to a mixed-waste stream. Those outcomes depend on detailing, workmanship, maintenance, and future demand; they are not automatic results of using a sustainability label.

What ISO 20887:2020 covers

ISO 20887:2020 is titled Sustainability in buildings and civil engineering works — Design for disassembly and adaptability — Principles, requirements and guidance. It is Edition 1, published in January 2020. ISO reports that the standard was reviewed and confirmed in 2025, so it remains current according to ISO’s status information.

Aspect What the standard establishes
Scope Buildings, civil engineering works, and their constituent parts, including commercial, industrial, institutional, and residential assets.
Project stages Applicable to new construction, refurbishment, renovation, and redesign.
Content Principles, potential strategies, requirements when those principles are adopted, and guidance for measuring performance.
Performance levels No single numeric threshold that applies to every constructed work; the project or procuring body must define applicable requirements.
Publication details ISO identifies a 35-page publication available in paper and digital formats.

The practical implication is important: citing ISO 20887 does not prove that a building reaches a particular circularity score or recovery rate. The team must translate the standard’s principles into project requirements, drawings, specifications, inspections, and handover information.

Core design strategies

Separate building layers and service systems

Organize the structure, envelope, interior fit-out, furniture, and building services so each layer can be accessed and replaced without destroying the others. A service zone, ceiling void, raised floor, or accessible riser can provide a controlled route for upgrades. The exact arrangement depends on the building type, fire strategy, acoustics, maintenance access, and structural system; the principle is to avoid making a short-life component inseparable from a long-life one.

Use connections that can be found and reversed

Mechanical fasteners, accessible clips, bolted plates, and other reversible details generally give a future dismantling team more information and control than concealed or destructive connections. Reversibility does not mean every joint must be removable by hand. It means the joint can be reached, identified, and released with ordinary, documented operations while maintaining safety and the integrity of adjacent parts.

Make the removal sequence part of the design

Draw and review the order in which components would be removed, not only the order in which they are installed. Identify lifting points, temporary support, edge protection, equipment access, and the boundaries between trades. A component that is technically detachable but trapped behind another layer is not practically recoverable.

Design for tolerance, repair, and replacement

Allow enough tolerance to remove and reinstall components without forcing them through openings that are too small. Replaceable panels, demountable partitions, accessible inspection zones, and standardized component dimensions can support both maintenance and later adaptation. Protect recovered parts from moisture, contamination, and damage during storage or transport.

Record what was actually built

Future recovery depends on reliable information. Record product names, dimensions, material composition, finishes, connection types, installation dates, maintenance history, hazardous content where relevant, and the location of each element. Update the record when substitutions or field changes occur; an accurate as-built inventory is more useful than a design intent that was never installed.

Chartwell School: a tangible example

The U.S. Environmental Protection Agency describes Chartwell School in Seaside, California, as supporting adaptation and disassembly through three visible choices: nail-free paneling, exposed connection systems, and utility raceways above lockers. These details make connections easier to see and reach, while the raceways simplify later service upgrades without opening large areas of finished wall.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The example is useful because it links ordinary architectural details to future work. Nail-free paneling can be removed without the widespread damage caused by prying nailed sheets apart. Exposed connections reduce the time spent locating fasteners or cutting through concealed assemblies. A raceway above lockers gives utilities a defined route that can be accessed when systems change.

EPA also links a Design for Deconstruction Manual about the project and a Residential Deconstruction Manual. The residential manual is described as part of an EPA-supported effort begun in 2001 to recover reusable construction and home-improvement materials and to educate homeowners and industry. These manuals are practical references, not evidence that every project using similar details will achieve the same recovery result.

Documentation, inventories, and end-of-life pathways

An inventory should connect physical elements to a decision about their next destination. For each significant component, document where it is, how it is connected, what it is made from, its dimensions and condition, and whether the preferred pathway is direct reuse, refurbishment, recycling, another recovery route, or disposal when no safer option exists.

EU technical guidance surfaced through Joint Research Centre procurement work calls for a design-for-deconstruction report containing an inventory of elements, components, and materials, together with a reasoned end-of-life pathway. In that specific procurement context, an element that is not addressed is assumed to go to landfill, and the framework describes minimum circularity scores. Those assumptions and scores belong to that procurement framework; they are not general legal rules or universal ISO requirements. Confirm the applicable tender documents before using them in a contract.

What a useful inventory contains

  • Element identifier, location, dimensions, quantity, and responsible trade.
  • Material and product description, including layers, coatings, composites, and known contaminants.
  • Connection and removal method, required tools, access constraints, and sequencing notes.
  • Installation date, maintenance or repair history, and present condition.
  • Intended pathway: direct reuse, refurbishment, recycling, other recovery, or disposal with a reason.
  • Photographs, drawings, model data, and a record of substitutions made during construction.

A project workflow from brief to handover

  1. Set future scenarios. At briefing, list likely changes in occupancy, servicing, capacity, technology, and site use. Do not assume a single end date; consider interim alterations as well as final dismantling.
  2. Map service lives and layers. Identify which elements are expected to last for decades and which will be replaced more often. Place shorter-life systems where they can be reached without damaging longer-life work.
  3. Select and test connection details. For representative assemblies, show installation and removal sequences. Check whether fasteners, clips, panels, and service routes remain accessible after adjacent work is complete.
  4. Coordinate access and safety. Provide lifting routes, temporary support points, working clearances, and safe isolation procedures. A reversible joint is not useful if releasing it creates an unacceptable hazard.
  5. Create the element inventory. Assign identifiers and capture materials, dimensions, connections, condition assumptions, and likely pathways in the project information system.
  6. Write procurement requirements. Specify the required level of reversibility, separability, documentation, inspections, and handover information. If an EU or local framework applies, state that framework rather than implying a universal score.
  7. Verify during construction. Inspect concealed connections before closing walls and ceilings. Record approved substitutions and photograph critical details while they are visible.
  8. Handover for operation and future recovery. Deliver the inventory, removal sequences, access diagrams, product information, maintenance records, and safety notes to the owner. Set a process for updating the record after alterations.

How to compare design strategies

No single strategy is best for every building. Compare options against the same questions so a project team can see trade-offs rather than awarding an unsupported score.

Comparison axis Questions to ask
Connection accessibility and reversibility Can workers locate and release the joint without destroying adjacent components?
Layer and service separation Can fit-out and utilities be changed independently of structure and enclosure?
Adaptability during occupancy Can common upgrades occur with limited shutdown, dust, noise, and damage?
Documentation and traceability Will the owner receive an accurate inventory and removal information?
Recovery pathway Is there a plausible next user, refurbisher, recycler, or other outlet for the component?
Project context What building type, size, jurisdiction, procurement framework, and local capability shape the decision?

What published examples can and cannot prove

A 2024 systematic scoping review reported that 75% of identified existing design-for-disassembly buildings used timber structures and that 50% of identified built structures had an area below 300 m². These percentages describe the review’s identified sample, not the worldwide building stock and not a performance requirement. They may reflect where documented examples have been built and studied rather than an inherent limit of the approach.

Use case studies to test details and management methods, not to transfer a percentage or a claimed outcome unchanged to another project. Climate, codes, labor skills, fire requirements, logistics, contamination, and local demand all affect whether a component can actually be recovered.

Common failure modes and practical corrections

Failure mode Why it undermines deconstruction Correction
Connections are technically removable but concealed Workers cannot find or reach them without destructive opening-up. Expose, mark, or document access points and verify them before closure.
Composite assemblies are specified without a separation route Different materials remain bonded or contaminated, limiting recovery. Prefer separable layers where feasible and record unavoidable composites with their realistic pathway.
Services cross too many layers One upgrade damages finishes, structure, or unrelated systems. Use dedicated raceways, risers, or service zones and show isolation points.
As-built information is not maintained Future teams cannot trust locations, materials, or substitutions. Make inventory updates part of change control and handover obligations.
No market or recipient is considered A recoverable component may still become waste if no outlet accepts it. Identify plausible reuse or recovery pathways and their acceptance criteria during design.
A framework score is treated as universal Project-specific procurement rules are mistaken for general law or ISO thresholds. Name the applicable framework and state exactly which requirements are contractual.

Questions to resolve before approval

  • Which building layers are intended to remain for the longest period, and can shorter-life systems be replaced independently?
  • Can a future team identify every critical connection without opening finished work destructively?
  • What is the safe removal sequence for representative walls, ceilings, façades, services, and structural components?
  • Where will recovered elements be stored, tested, transported, and matched with a next use?
  • Who owns and updates the inventory after occupation and after each alteration?
  • Which requirements come from ISO 20887, which come from a local code, and which are project-specific procurement commitments?
  • What evidence will demonstrate compliance: drawings, mock-up tests, inspection records, photographs, or verified inventory fields?

The practical standard for a deconstruction-ready design

A credible design-for-deconstruction proposal should let another competent team understand the asset without relying on the original designers’ memory. It should show where components are, how they are connected, how they can be removed safely, and what can realistically happen to them afterward. ISO 20887:2020 provides an international structure for setting those expectations, while project briefs and procurement documents must define the measurable requirements.

The strongest designs therefore combine physical reversibility with operational information. Accessible connections, separated layers, service raceways, and replaceable components make change possible; inventories, removal sequences, and identified recovery pathways make that possibility usable.
