Digital twins can make buildings more sustainable when they connect a usable digital model with trustworthy information from the physical asset, then use that information to guide measured decisions. They can expose energy waste, test retrofit options, improve maintenance, and preserve material information for reuse. They do not reduce emissions automatically: results depend on the model’s purpose, data quality, interoperability, the action taken, and a measured baseline.

That is the central question behind Talking Architecture & Design Episode 99, a 36-minute interview published on 31 January 2022. Rob Bryant, identified in the episode listing as Executive Vice President of APAC at InEight, discusses how digital-twin concepts could support sustainability in Australia’s built environment. The listing is a promotional synopsis rather than a transcript, so claims below describe the documented concepts and examples rather than attributing unverified quotations to Bryant.

What Episode 99 is about

The episode’s published description links digital twins with lower emissions from existing and future projects, more sustainable behaviour, Australia’s net-zero efforts, and the future of architecture. Those are goals and proposed pathways, not a reported measurement from the interview. The episode information identifies its date, duration and guest role, but does not provide a transcript or an episode-specific emissions result.

A useful way to read the discussion is as a practical question: how can a connected digital representation improve decisions throughout a building or infrastructure asset’s life? That framing avoids treating “digital twin” as a synonym for a 3D drawing or as a guaranteed climate solution.

What a digital twin is—and what it is not

buildingSMART International’s Digital Twins Working Group opens its definition with: “A digital twin (DT) – also referred to as digital shadow, digital replica or digital mirror – is a digital representation of a physical asset.” The surrounding definition adds the important distinction: the representation regularly exchanges data with its physical counterpart through the asset’s lifecycle and use phase.

There is no single definition accepted across every industry. The National Institute of Standards and Technology (NIST) notes that terminology varies, while real-time or near-real-time exchange, a connection to the physical asset, and lifecycle scope are features practitioners commonly use to distinguish a twin from a conventional model. A project team should therefore state exactly what it has built.

Three common levels of digital representation

Implementation Data connection Typical sustainability question
Design or BIM model Primarily authored before construction; updates may be manual Can the proposed form, envelope or system meet an energy or material target?
Periodically updated operational model Meter, maintenance or inspection data imported on a schedule Which equipment or spaces are performing outside the expected range?
Continuously synchronized twin Automated, potentially bidirectional exchange with sensors and control systems What change can be simulated and safely applied as conditions change?

A static 3D model can be valuable without being a digital twin. Calling every BIM file a twin hides whether anyone is collecting operational data, updating assumptions, or using the model to make decisions.

How digital twins can support sustainability

1. Find and reduce building energy waste

Energy modelling is one of the clearest pathways. A team can compare predicted performance with utility bills, meter streams, weather and occupancy information, then investigate why the physical building differs from its design assumptions. The model can test measures such as controls changes, equipment replacement, envelope improvements or renewable-energy integration before capital is committed.

The U.S. Department of Energy’s 26 September 2022 account of Oak Ridge National Laboratory’s AutoBEM work illustrates the scale possible with automated building-energy models. It reported that 123 million structures had been simulated, representing 98% of U.S. buildings, at that time. Those figures describe the project’s reported coverage in that article, not a current worldwide or U.S. estimate. The same article says the U.S. buildings sector accounts for 40% of American energy consumption; that is a U.S.-specific energy-consumption statistic, not a global emissions share.

The DOE account says commercial partners were using the work, including research by Bentley Systems into city-scale digital twins and building-energy models for design optimization and decarbonization. AutoBEM project leader Joshua New described the aim as creating “a digital twin of our nation’s buildings” and said, “We can simulate market-relevant ways to reduce energy use and offset with renewable sources.” These statements describe modelling capability and intended use. They do not prove that every simulated building achieved a particular reduction.

2. Improve operation and maintenance

A twin can combine equipment identity, commissioning records, sensor values, alarms, work orders and operating schedules. That context helps a facilities team distinguish a failing component from a bad sensor, prioritize maintenance by consequence, and identify systems that run when a space is unoccupied. Predictive methods may flag a likely fault earlier than a calendar-based inspection.

The environmental result comes from the operational follow-through: a person must change a set point, repair a leak, rebalance a system or replace an inefficient component, and the change must be verified. A sophisticated dashboard that no one uses has no decarbonization effect.

3. Test design choices before construction

During planning, a connected model can compare massing, orientation, glazing, shading, structural systems and mechanical concepts against energy, carbon, cost and comfort criteria. Design teams can expose trade-offs while changes are inexpensive. Construction data then provides an opportunity to check whether installed products and systems match the assumptions used in the analysis.

Model fidelity should match the decision. A city-scale planning model may need approximate loads and building archetypes; a controls strategy may require detailed zones, schedules and sensor calibration. More detail is not automatically more useful if the inputs are uncertain or the question is broad.

4. Preserve information for materials and end of life

Digital twins can carry information about quantities, specifications, condition, location and maintenance history. That record can support material optimization, design for disassembly, selective replacement, reuse and recycling. Before removing a component, an owner can ask what it is made of, how it is connected, whether it remains serviceable and where it could be reused.

These are enabling use cases, not guaranteed environmental benefits. Reuse may require transport, testing, refurbishment or code approval; recycling may be unavailable in a particular market. The twin improves the information available for the decision, while the project still has to choose and execute a lower-impact option.

5. Coordinate decisions across the lifecycle

Buildings generate information in separate design, estimating, construction, commissioning, facilities and asset-management systems. Interoperability allows a useful fact to survive those handoffs instead of being re-entered or lost. Open, reliable exchange is especially important when an owner changes software or when several disciplines need the same asset record.

Interoperability is not simply a file-format issue. Teams also need agreed identifiers, units, classifications, permissions, update responsibilities and data-quality rules. Without those foundations, a “single source of truth” becomes several conflicting copies.

What a credible sustainability claim must show

Digital-twin projects are often described with broad phrases such as “lower carbon” or “net zero faster.” A defensible claim identifies five elements:

  • Baseline: the reference design, historical utility period, benchmark building or business-as-usual case.
  • Scope: operational energy, embodied carbon, refrigerant leakage, water, waste, travel or another defined impact.
  • Intervention: the physical or operational change made because of the model.
  • Measurement period: the dates, weather normalization, occupancy conditions and calculation method.
  • Outcome: the measured change, uncertainty and any trade-offs such as cost, comfort or maintenance burden.

If a description only says that a twin can simulate scenarios, it establishes a capability, not a realized reduction. The episode’s statement that digital-twin concepts may help the built sector reach net zero faster should be read in that qualified sense.

A practical implementation path

Step 1: Define the decision

Start with one decision that matters: reducing peak demand, finding faulty air-handling units, comparing retrofit packages, tracking embodied carbon or planning component reuse. Specify who will act and how quickly. A twin built without a decision owner tends to become a visualization project.

Step 2: Set the boundary and baseline

Record the assets, spaces, systems and lifecycle stage included. Establish the baseline period and collect the conditions that affect it, including weather, occupancy, operating hours and production. Decide whether the target is energy, carbon, cost, materials or a combination, and document calculation conventions.

  • Bates paint brushes can be used for both oil-based paints as well as latex stains and are ideal for home or commercial projects such as decks, fences or DIY painting jobs.

Step 3: Inventory and rate the data

List drawings, object properties, equipment registers, meters, sensors, maintenance records, environmental-product information and control points. For every source, note the owner, update frequency, units, identifier and known gaps. Mark which values are measured, inferred or assumed; uncertainty should be visible in the model.

Step 4: Choose the minimum useful model

Use enough geometry, physics and asset detail to answer the chosen question. An energy study may need thermal zones and schedules but not every finish; a disassembly plan needs reliable component identity and connection data. Define update rules so the model does not silently drift from the building.

Step 5: Connect systems securely

Map identifiers across design, construction, building-management, metering and maintenance platforms. Prefer exchange mechanisms that preserve meaning, units and timestamps. Set permissions for operators, contractors and analysts, and protect control systems from unnecessary write access. A one-way analytical feed may be safer than bidirectional control for an early deployment.

Step 6: Turn insight into an intervention

Rank scenarios by expected impact, cost, risk and feasibility. Assign an accountable person, approval path and implementation date. Record what changed in the physical asset so the twin can distinguish a completed action from a proposed one.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Step 7: Verify and improve

Compare post-intervention performance with the stated baseline using the same boundary and an appropriate normalization method. Investigate deviations rather than editing the model to make results look better. Retire stale sensors, recalibrate assumptions and revise the next decision based on what was learned.

Comparison axis Questions to ask Why it matters
Purpose and fidelity What decision does the model support, and which assumptions drive the result? Prevents paying for detail unrelated to the outcome.
Freshness and direction Are updates manual, scheduled or continuous? Is exchange one-way or bidirectional? Determines whether the model reflects current conditions and whether it can safely influence controls.
Lifecycle coverage Does it stop at design, include construction, or continue through operation and end of life? Reveals which sustainability decisions are actually possible.
Interoperability Can data move between disciplines and systems with identifiers, units and history intact? Reduces duplicated work and information loss at handoffs.
Target outcome Is the target energy, carbon, materials, water, waste or another metric? Prevents an attractive visualization from being mistaken for an environmental result.
Measurement plan What is the baseline, period, normalization method and uncertainty? Makes claimed improvements auditable.

Common failure modes and fixes

Calling a static model a twin

Symptom: the model has no defined physical data feed or update owner. Fix: document the connection, refresh interval and lifecycle stage; call it a design model if that is what it is.

Collecting data without a use case

Symptom: large sensor streams produce dashboards but no operational decisions. Fix: begin with a named decision, threshold and response procedure, then collect only the data needed to support it.

Ignoring data quality

Symptom: meters disagree, asset names change between systems, or missing values are treated as facts. Fix: establish validation checks, common identifiers, units, timestamps and confidence labels.

Overpromising carbon savings

Symptom: a model’s scenario output is presented as an achieved reduction. Fix: separate predicted, implemented and measured results, and publish the baseline and measurement period with each claim.

Leaving people out

Symptom: occupants, operators or contractors do not trust the recommendations or cannot act on them. Fix: involve users in target setting, explain data limits, train the team and design workflows around existing responsibilities.

Underestimating security and governance

Symptom: anyone can change critical data or controls, and no one knows which version is authoritative. Fix: apply role-based access, change logs, backup procedures and explicit ownership for every data domain.

Why the Australian context matters

The episode places the discussion in Australia’s architecture and construction sector, where climate, energy prices, building codes, occupancy patterns and grid conditions differ by state and project. A method that works in a temperate office cannot be assumed to work unchanged in a hot, humid facility, a remote site or a mixed-use development. Local baselines and operating conditions must be used when judging a result.

Digital twins can support Australia’s sustainability efforts by making assumptions visible and coordinating decisions across a fragmented project lifecycle. They are best treated as infrastructure for better choices: a way to connect evidence, scenarios and accountability. Net-zero progress still depends on selecting, funding and verifying real interventions.

Key takeaways from Episode 99

  • The episode is a 36-minute, 31 January 2022 interview with Rob Bryant, listed as InEight’s Executive Vice President of APAC; its public description is not a transcript.
  • A digital twin generally involves an ongoing data relationship with a physical asset, not merely a rendered 3D model.
  • Energy modelling, operational monitoring, predictive maintenance and material-lifecycle records are distinct sustainability pathways.
  • AutoBEM demonstrates large-scale simulation potential; its reported 123 million structures and 98% U.S. coverage were figures reported by the DOE in 2022, not a current global benchmark.
  • Interoperability, data governance and a measured baseline determine whether a twin can support a credible environmental result.
  • The technology enables decisions; it does not guarantee lower emissions without effective action and verification.
