Do Neutral-Painted Homes Sell Faster? What the Evidence Actually Shows

Neutral paint may make a home easier to photograph and imagine, but no reliable evidence proves it sells faster. Learn what NAR and Zillow actually measured, when repainting is worthwhile, and how to choose a tested color.

Short answer: No reliable study proves that painting an otherwise comparable house white, beige, gray or another neutral color reduces its days on market. Neutral paint can improve presentation when existing colors are worn, highly personal or distracting, but sale speed depends on the entire listing—condition, price, photographs, exposure and buyer fit.

What “sell faster” would have to mean

A claim that neutral homes sell faster requires more than buyers saying they like neutral rooms. The useful comparison would be otherwise similar homes, listed in comparable conditions and markets, with wall color as the meaningful difference. It would then measure actual days from listing to contract or closing while accounting for price, location, condition, season and marketing.

Washable and reusable for multiple projects.

The available evidence measures different outcomes. A National Association of REALTORS® (NAR) survey reports agents’ impressions of staging as a package. A current Zillow analysis asks buyers how room colors affect interest, tours and stated offers from images. A controlled experiment measures people’s judgments of staged photographs. None tracks a properly matched set of real houses randomly assigned neutral or non-neutral paint and then follows their market time.

That distinction matters because “neutral” is also a moving category. Traditional staging advice often means white, beige or gray. Current color guidance includes warmer off-whites, greige, earthy tones and even sage green. Treating every non-white wall as a problem can lead to unnecessary work without improving a listing.

What the 2023 NAR staging figures actually measure

NAR’s 2023 Profile of Home Staging asked real-estate professionals about staging, not about repainting alone. In the detailed responses, 48% of sellers’ agents said staging decreased time on market. That total combines two different answers: 27% reported a slight decrease and 21% a great decrease.

Agent response about staging and time on market Share of sellers’ agents What it means for paint decisions
Greatly decreased time 21% Perceived effect of the complete staging package, not wall color.
Slightly decreased time 27% Again, an agent report about staging overall.
No impact 15% Some agents saw no timing benefit from staging.
Increased time slightly or greatly 14% Staging is not universally viewed as a speed advantage.
Did not know 25% A substantial share could not assess the effect.

The survey invited 43,176 active REALTORS® and received 1,921 usable responses, an overall 4.4% response rate. NAR reported a 95% confidence level and a plus-or-minus 2.23 percentage-point margin of error for the report. Those statistics describe the survey; they do not turn agent recollections into a controlled paint-color experiment.

The same report found that 81% of buyers’ agents said staging made it easier for clients to visualize themselves living in a property. NAR deputy chief economist and vice president of research Jessica Lautz explained: “Buyers want to easily envision themselves within a new home, and home staging is a way to showcase the property in its best light.” Visualization is a useful presentation goal, but it is not a measured number of days saved by neutral walls.

Agent opinions about price are similarly qualified. Twenty percent of buyers’ agents said staging increased an offer by 1% to 5% compared with similar unstaged homes, while 34% said staging had no impact on dollar value. These are perceived differences, not recorded sale-price premiums attributable to paint.

What color-specific buyer evidence says

Zillow’s 2026 analysis measures stated reactions, not transactions

Zillow’s June 14, 2026 Paint Color Analysis asked thousands of recent and prospective buyers how room colors affected their interest, likelihood of touring and what they would offer. The reported dollar figures are modeled estimates based on stated responses to color scenarios. They are not observed sale prices and do not measure time to contract.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

One headline figure is an estimated $2,277 offer difference for a bedroom shown in Zillow’s top-performing chocolate-brown shade compared with a white bedroom. That number should not be read as a guaranteed premium: it is a modeled, stated-offer comparison for the scenario, not money buyers actually paid. The analysis also reports strong performance for sage green and discusses warmer, more grounded colors, so “neutral” cannot safely be translated into “paint everything stark white.”

Sherwin-Williams color marketing manager Emily Kantz described sage this way: “Greens continue to be seen as a modern neutral; sage is calming and nature-inspired bringing that dose of versatility to the bedroom without feeling plain.” That is professional color guidance, not evidence that sage shortens market time.

A controlled experiment found no statistically significant value gap

A controlled experiment by Lane, Seiler and Seiler varied furnishing quality and wall color in staged photographic scenarios. Participants saw either neutral tan walls or unattractive purple walls. Estimated home values did not differ statistically significantly across the staging or paint treatments, although some overall-impression and livability responses did change.

Photographic judgments can help explain why a room feels easier or harder to imagine using. They still cannot establish what happens when real buyers encounter a real property, negotiate against competing listings and make an offer.

Color can differentiate a listing without proving faster sales

In a May 5, 2025 NAR article, color experts Sue Wadden and Emily Kantz discussed matching paint to materials and architecture. Wadden said, “It makes the space unique and can set the home apart from others in the real estate market.” Distinction may help a listing get noticed, but the statement is design advice rather than a measured speed result. A distinctive color can attract the right buyer or narrow the audience, depending on the room and local expectations.

Why neutral paint can still be a sensible presentation choice

Although a speed guarantee is unsupported, repainting can solve concrete presentation problems:

  • Visual distraction: A saturated red, purple or theme color covering a large connected area can dominate listing photographs and obscure architectural features.
  • Wear and inconsistency: Scuffs, patchy touch-ups, nicotine staining, peeling or mismatched rooms signal deferred maintenance more strongly than a clean, coherent color does.
  • Furniture flexibility: A restrained background lets buyers imagine their own furniture instead of mentally removing yours from a highly specific scheme.
  • Fixed-feature coordination: Neutral or softly colored walls can reduce clashes with permanent flooring, stone, tile, cabinetry and brick that cannot be changed before listing.
  • Room-use clarity: A consistent palette can make an awkward open plan read as one connected space rather than a sequence of competing zones.

These are presentation judgments. They justify comparing repainting with other improvements; they do not justify promising a particular number of days saved.

Decide whether your house needs paint before listing

Walk through the property in daylight, then review the rooms through a phone camera. Ask whether the current finish creates a problem a buyer will notice before seeing the room’s size, light or features. Use this decision framework:

Current condition Usually sensible action Reasoning
Clean, intact paint in broadly familiar colors Keep it; clean and touch up. The evidence does not establish that changing acceptable paint to white, beige or gray makes a home sell faster.
Large, intense or highly personal color in a main living area Consider repainting the most visible connected rooms. Reduce distraction in photos and showings without assuming a timing payoff.
Worn, stained, peeling or visibly patched walls Repair surfaces and repaint. The goal is a cared-for appearance; color is secondary to condition.
Color clashes with flooring, cabinets or stone Sample a compatible warm or muted color. Coordinate with elements buyers cannot readily replace.
One unusual accent wall in an otherwise calm home Evaluate the room in listing photos before removing it. An accent may add character or may dominate; the actual composition matters.
Very limited preparation budget Prioritize cleaning, repairs, decluttering and photography first. NAR and listing-analysis evidence identify the broader presentation and marketing package as influential factors.

Compare the cost, labor and disruption of painting with cleaning, minor repairs, decluttering, professional photography and a realistic list price. A fresh coat that leaves obvious roof, moisture, flooring or maintenance problems unresolved is unlikely to be the highest-value preparation.

How to choose a broadly appealing color without defaulting to white

Start with the permanent elements

Identify the undertone of flooring, countertops, backsplash, trim and brick. Warm wood and cream stone often sit more comfortably with warm white, beige or muted green than with a blue-gray. Cool tile may need a cleaner white or balanced gray. Hold large samples beside these materials at several times of day; a color that looks neutral alone can turn pink, yellow, blue or green in context.

Use the home’s light as a design constraint

North-facing rooms, shaded spaces and rooms with small windows can make gray or blue-leaning colors feel colder. Strong southern or western light can intensify warm pigments. Check morning, afternoon and evening, and inspect the sample with the lights you will use for showings.

Test before buying a full quantity

  1. Choose two to four candidate colors, including one lighter and one slightly deeper option.
  2. Use peel-and-stick samples, painted sample boards or small paint samples, as Zillow recommends, rather than judging a tiny color chip alone.
  3. Place samples on more than one wall so you see direct light and shadow.
  4. Leave them in place for at least a full day and view them from the doorway and from the room’s main seating position.
  5. Photograph the room with the samples visible; listing images reveal undertones and contrast that can be missed in person.
  6. Check transitions between adjoining rooms. A color that works in isolation may create an abrupt break in an open plan.
  7. Select the color that supports the architecture and fixed finishes, not merely the shade currently promoted as fashionable.

A “neutral” palette can include several related shades. Using one color throughout may simplify touch-ups, while modest variation can define bedrooms, halls or built-ins without creating visual noise.

Prepare the rest of the listing before judging paint

Painting is only one part of the buyer’s first impression. A practical preparation sequence is:

  1. Fix defects: Address leaks, dampness, loose plaster, nail pops and damaged trim before cosmetic painting.
  2. Wash surfaces: Remove dust, grease and smoke residue so the existing finish and any new color read evenly.
  3. Declutter: Reduce furniture and personal items so buyers can see floor area, storage and circulation.
  4. Manage odors and pet evidence: NAR’s staging guidance lists removing pets during showings among common recommendations.
  5. Improve lighting: Replace failed bulbs, open curtains and use consistent color temperature where practical.
  6. Photograph after the work is complete: Photos are the buyer’s first experience for many listings; paint cannot help if images are dark, cluttered or poorly composed.
  7. Price against current comparables: Zillow’s older analysis of listing characteristics found that list price relative to Zestimate, photos and first-week page views were associated with sale probability over time. Those estimates are historical context, not current market benchmarks, but they illustrate why pricing and exposure belong in the decision.

If the house already photographs cleanly and the color does not compete with its features, preserving the budget for these steps may be more rational than repainting every room.

How to assess the result without claiming a paint effect

After listing, track indicators that can guide your next decision without pretending they isolate wall color:

  • Number and quality of showing requests during the first week.
  • Feedback describing rooms as dark, dated, distracting, cold or difficult to furnish.
  • Whether buyers comment on condition or color before discussing layout and price.
  • Online listing views and photo engagement compared with similar local listings, recognizing that platforms and seasons vary.
  • Offer quality and timing relative to competing properties, while accounting for price, concessions and market conditions.

If several independent visitors object to the same high-impact room, targeted repainting may be a reasonable adjustment. If feedback focuses on price, repairs, layout or location, another coat of paint is unlikely to address the main barrier. Do not convert a single quick sale into proof that neutral paint caused the result, or a slow sale into proof that the color failed.

Common repainting mistakes and fixes

Painting everything because “neutral sells”

Problem: A blanket rule ignores sound existing finishes and consumes budget. Fix: Repaint only rooms where color, condition or coordination creates a visible issue.

Choosing a stark white without testing

Problem: White can expose uneven walls, reflect harsh light or clash with warm finishes. Zillow’s 2026 findings specifically caution against assuming white is every buyer’s preferred backdrop. Fix: Compare warm, balanced and cooler samples in the actual light.

Ignoring sheen and surface preparation

Problem: High sheen can emphasize wall defects; skipping patching produces flashing and uneven texture. Fix: Repair, sand, prime stains and select a practical finish appropriate to the room.

Leaving trim, doors and ceilings out of the plan

Problem: Fresh walls beside yellowed trim or damaged doors make the contrast more obvious. Fix: Include the edges buyers see in photographs, or clean and touch up them consistently.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Painting immediately before photography without curing time

Problem: Wet-looking sheen, odor and moved furniture can compromise images and showings. Fix: Schedule enough drying, ventilation and cleanup time before the photographer arrives.

Expecting paint to overcome a pricing problem

Problem: A neutral room cannot compensate for an asking price that misses comparable homes. Fix: Review local competition and the complete listing presentation with the listing professional before spending on broad cosmetic work.

The practical answer for sellers

Use neutral paint as a targeted presentation tool, not a speed guarantee. Repaint when the existing finish is damaged, unusually dominant or inconsistent with the home’s permanent features. Keep clean, broadly appealing colors when changing them would merely follow a trend. Test candidates in place, evaluate the whole listing and spend first on the issues buyers can actually see and act on. The evidence supports helping buyers visualize the home; it does not support promising that any particular neutral color will shorten the sale.
