EstateWall was reported as the front-wall system used in a Mirvac community development at Moorebank in an Architecture & Design article dated 5 November 2018. That headline and date are verifiable, but the accessible source does not expose the article’s body, so the installation’s exact length, position, construction stage, finish, cost, programme or engineering approvals cannot be confirmed from that report.
What can be documented today is the system itself. ModularWalls describes EstateWall as a modular, masonry-alternative wall for front boundaries, security walls, feature walls, acoustic applications and premium residential perimeters. Its current specifications, installation sequence and site qualifications explain why a developer might consider it, while a separate 2024-completed Moorebank project shows how the product has been finished on another site without proving any connection to Mirvac’s 2018 work.

What the 2018 Moorebank report actually establishes
Architecture & Design published “EstateWall simplifies front wall for Mirvac’s Moorebank community development” on 5 November 2018. The publication page confirms the headline, byline, date and image captions. The article body is not available in the accessible source text, so it is not possible to responsibly add a street address, wall dimensions, development phase, construction dates, price, contractor, approval pathway or measured performance for that installation.
Mirvac’s past-project information identifies Brighton Lakes as a Moorebank masterplanned community completed in late 2018. Instead of building a conventional rendered-brick or concrete masonry wall course by course, the system combines factory-made wall panels with galvanised steel posts that are set into concrete on site. “Masonry alternative” describes the system’s intended construction approach and appearance options; it is not an independent finding that every EstateWall installation is cheaper, faster, stronger or acoustically better than masonry. Those outcomes depend on the site, engineering, access, labour and selected finish. A project team should compare quotations and certified design information rather than treating the product description as a performance test.

System components and published specifications
The current ModularWalls product page lists 75 mm AcoustiMax wall panels and galvanised steel Classic posts measuring 350 × 235 mm. It lists wall heights up to 3000 mm, but explicitly makes height and wind suitability dependent on site specifications, including terrain and wind-region conditions. A 3000 mm maximum in a product catalogue is therefore not a universal approval for a 3000 mm wall on every block.

These are manufacturer specifications, not an independent engineering assessment. Soil, drainage, footing dimensions, surcharge, nearby structures and local wind exposure can change the suitable arrangement. For a development project, the design team should obtain written site-specific requirements before ordering panels or excavating post holes.
How the installation sequence works
ModularWalls describes a straightforward post-and-panel sequence and offers either DIY or professional installation. “Straightforward” does not mean risk-free: a long front boundary must still be set out accurately, founded correctly and coordinated with services, driveways, gates and finished ground levels.

- Confirm the design and site conditions. Establish the wall line, finished height, terrain category, wind region, soil conditions, retaining requirement, surcharge loads and any council or development consent obligations. Ask ModularWalls or the appointed engineer to confirm the suitable system configuration.
- Set out the wall. Mark corners, changes in direction, gate openings, returns and the finished ground line. Check property boundaries and underground services before drilling or excavating.
- Excavate post holes. Dig the holes to the dimensions and spacing required by the approved design. Do not copy a spacing or depth from a different site; wind and soil conditions can require a different footing arrangement.
- Place and align the galvanised posts. Set the Classic posts plumb and to the specified line and level. Temporary bracing may be needed while concrete cures. Misalignment at this stage will show up as uneven joints, caps or panel edges later.
- Pour the concrete footings. Fill the post holes with the specified concrete and allow the required curing period. Keep the posts supported and protect the work from disturbance during curing.
- Install the wall panels. Fit the 75 mm panels between the posts in the approved sequence. Check joint treatment, panel levels, corners and interfaces with gates or other fencing as each run is completed.
- Complete caps and post tops. Install the selected flush or external post-top and wall-capping details. Resolve drainage, returns and any step changes before painting.
- Prepare and paint. Follow the coating manufacturer’s preparation and drying instructions. ModularWalls recommends an exterior-grade acrylic paint and names Dulux Weathershield as a popular option; verify the exact formulation and substrate compatibility for the chosen finish.
- Inspect the finished boundary. Check line, level, cracks, joints, caps, gate operation, drainage and touch-up requirements. Record the paint system and maintenance instructions for the owner or facilities team.
Professional installation can reduce coordination risk on a multi-lot development, while DIY installation may suit an experienced owner with adequate access, tools and time. Either route still requires the same site checks and compliance with the engineered design.
Decisions that matter before specifying an EstateWall
Height, privacy and wind
Choose height from the required privacy, security and streetscape outcome, then verify whether the chosen height is suitable for the terrain and wind conditions. A tall, uninterrupted wall presents different loads from a low wall with openings or frequent returns. The product page’s “up to 3000 mm” statement should be read as a qualified upper limit, not a default residential detail.
Retaining and surcharge loads
If the wall also holds back soil, it is no longer only a boundary wall. ModularWalls lists TerraFirm retaining panels for retaining up to 750 mm under a 2.5 kPa surcharge live-load condition. That qualification matters: a driveway, parked vehicle, structure, pool or other load near the retained edge may exceed the stated condition or require a different design. Confirm drainage, waterproofing, soil pressure and footing requirements with the project engineer.
Access and construction sequence
Panel delivery, concrete placement and finishing need enough access for the actual site. Tight side setbacks, completed driveways, neighbouring fences and active landscaping can make a nominally simple run difficult. Coordinate wall installation with earthworks, utilities, paving, gates, planting and building handover so later trades do not damage the finish or block post holes.

Appearance and detailing
Standard joints create a different visual cadence from expressed joints. Flush and external post-top options change how the wall reads at corners and along long elevations. Agree the joint, cap, post, corner and gate details in drawings or samples before the first panel is installed. A paint colour alone will not resolve inconsistent substrate preparation or poorly aligned caps.
Finish and maintenance
ModularWalls recommends exterior-grade acrylic paint. Confirm the product’s current technical data, primer requirements, recoat interval, colour limitations and local availability before purchase. The owner should retain the coating specification and a maintenance plan, including inspection for cracking, impact damage, peeling or corrosion at exposed interfaces.

No project-specific cost comparison for the Mirvac Moorebank wall is established in the available evidence. Any claim that EstateWall was cheaper or faster on that installation would go beyond what the 2018 report supports.

A separate Moorebank project reported in 2025
Fencing Industry Australia reported on 27 March 2025 that Select Fencing won a Residential Fencing Award for a Moorebank townhouse perimeter project completed in 2024. The report records more than 160 lineal metres of EstateWall and identifies a finish using Dulux Acratex texture paint with a Taubmans All Weather topcoat.
This is a useful example of a documented EstateWall finish, but it is not evidence about the 2018 Mirvac installation. The award report does not identify that townhouse project as Mirvac’s development, so the two projects must remain separate. The 160-plus-lineal-metre quantity, paint system and completion year should not be transferred to the earlier report.
What is and is not known about performance
The manufacturer describes EstateWall as suitable for front, security, feature, acoustic and premium boundary uses, and lists AcoustiMax panels. Those descriptions indicate intended applications, not a measured acoustic result for the Moorebank project. No independently published outcome statistic or project-specific acoustic test figure for the 2018 installation is available in the documented sources.
