Specify an expansion joint cover from the joint outward: document the design opening, expected movement in every relevant direction, location, loading, exposure, water-control requirements, fire-rated assembly, substrate, and finish. Then select a product whose tested capacity and installation details match those conditions. A cover plate by itself is not a fire barrier or a waterproofing system, and a movement range published for one model cannot be treated as a universal standard.
This guide gives architects, specifiers, contractors, and owners a project-based method for selecting, documenting, coordinating, and installing architectural and roof expansion joint covers.

What an expansion joint cover does
An expansion joint cover bridges a deliberate gap between building elements while allowing those elements to move. Depending on the system, the assembly may include visible plates, seals, frames, bellows, membrane components, anchors, fire barriers, or sealants. The cover must move with the joint without disengaging, buckling, tearing, damaging adjacent finishes, or creating an unsafe lip.
There is no single “standard” cover size or movement capacity. For example, the cited 104 Series configuration is listed for 1–3 inch joints and ±25% movement; those are product-page values for that configuration, not category-wide limits. Confirm the exact model and current technical data before putting a value in a specification: 104 Series product information.
The project team’s first deliverable should therefore be a joint schedule, not a product name.

1. Define the joint before choosing a cover
Record the design opening
Measure or establish the joint’s design width at the reference temperature and construction stage specified by the structural and envelope designers. Record the minimum and maximum anticipated opening, not just the nominal gap. Include tolerances caused by forming, concrete placement, framing, or movement of adjacent finishes.
Describe every required movement direction
State whether the joint will open and close, move laterally, experience shear, rotate, or require seismic displacement. A system that tolerates one-dimensional opening may not accommodate transverse movement or differential movement between floors. The specification should state the required movement capacity and directions, as recommended in the Latham mechanical expansion joint cover guide.

Separate structural movement from construction tolerance
Structural calculations, temperature effects, shrinkage, creep, settlement, seismic design, and wind-induced drift can produce different movement demands. Ask the structural engineer for the design movement envelope and identify whether values are service-level, ultimate, or installation tolerances. Do not substitute a manufacturer’s maximum range for the project’s calculated movement.
Build a joint schedule
- Joint identifier and grid or room location.
- Design opening, minimum opening, and maximum opening.
- Required movement in each direction, including rotation or shear where relevant.
- Reference temperature or construction condition used for the dimensions.
- Adjacent construction, finish thicknesses, and edge conditions.
- Orientation: floor, wall, ceiling, roof, or a transition between planes.
- Traffic, impact, rolling loads, maintenance equipment, or other imposed loads.
- Interior or exterior exposure, drainage path, and water-control objective.
- Required fire, smoke, acoustic, hygiene, corrosion, or cleanability performance.
- Substrate, anchorage zone, and access for installation and future maintenance.
2. Match the cover to its location
Floor and pedestrian conditions
Floor covers must remain flush with the walking surface and tolerate the project’s actual traffic. Identify pedestrian traffic, carts, pallet trucks, forklifts, vehicles, point loads, impact, and cleaning methods. The visible surface, frame, and anchors must be compatible with the floor finish and the movement joint below it. A cover intended for a wall cannot be assumed suitable for a floor simply because its width is similar.
Walls and ceilings
Wall and ceiling systems must align through changes in finish thickness and accommodate corners, intersections, and changes of plane. Check whether the cover is surface-mounted or recessed, whether the joint edges are plumb and parallel, and how the assembly terminates at doors, glazing, partitions, and other penetrations. The 104 Series page illustrates a wall/ceiling seal-cover application; use its current configuration data rather than generalizing it to other orientations: product page.
Exterior walls and envelope transitions
Exterior joints must be coordinated with the air, water, vapor, insulation, cladding, and drainage layers. Horizontal and vertical joint covers should connect without leaving an unsealed path behind the visible trim. Construction Specialties’ specification guide calls for coordinating exterior wall joint systems with roof expansion assemblies so transitions remain watertight: architectural specification guide.
Roof joints
Roof membrane and bellows systems are a distinct category from many interior architectural cover plates. Select a roof-specific assembly for curb-to-curb, curb-to-wall, cant-to-wall, and similar conditions, and coordinate it with the roofing membrane, insulation, coping, flashings, and drainage. The available roof categories are illustrated in the manufacturer pages for curb-to-curb EJ-WC, cant-to-wall EJ, curb-to-wall EJ-WC, and curb-to-curb CF. Use the current detail for the actual roof assembly; do not adapt an interior plate detail.

3. Set performance requirements in the specification
Write requirements around the installed assembly and its interfaces. The following checklist can be copied into a project submittal review, with project-specific values added by the design team.

The Latham guide recommends stating movement capacity and anchoring covers as required for the selected type: specification guidance. Require the manufacturer to identify the exact series, size, accessories, and tested configuration, rather than accepting a generic catalog family.
4. Treat fire resistance as an assembly requirement
Where a rated joint is required, specify and procure the complete tested assembly: cover, backing or fire barrier, sealants, fasteners, supports, and adjacent construction as applicable. A visible cover plate does not establish a fire rating on its own.
Manufacturer documentation references UL 2079 and ASTM E 1966 for fire-tested joint assemblies. The project team must verify which standard, listing, rating duration, movement classification, and configuration are accepted in the project jurisdiction. Compare the tested construction with the actual wall, floor, slab edge, or roof build-up; a listing for one substrate or orientation may not apply to another. See the Construction Specialties guide and the Inpro master specification for examples of fire-assembly documentation.
- Obtain the listing or test report for the exact cover and barrier combination.
- Check movement capability at the required rating, not merely at ambient conditions.
- Confirm compatibility with the adjacent construction and penetration details.
- Coordinate fire barriers and flame or smoke sealants before the cover is closed.
- Obtain authority-having-jurisdiction acceptance where the code or project requires it.
5. Compare systems by project fit
Product comparison is useful only when every candidate is evaluated against the same joint schedule. Use these axes rather than ranking brands or assuming that a wider movement range is automatically better.

| Comparison axis | Questions for the design and construction team |
|---|---|
| Movement and width | Does the exact model cover the minimum and maximum opening and every required movement direction? |
| Orientation | Is it designed for the floor, wall, ceiling, roof, corner, or transition shown? |
| Load | What service and point loads are documented for this configuration, and is the surface flush and slip-safe? |
| Water management | How does the system connect to membranes, flashings, drainage, and adjacent joints? |
| Fire performance | Is there a listing or tested assembly for the actual substrate, movement, and rating? |
| Substrate and fixing | Can the required anchors be installed in the available edge zones without damaging reinforcement or services? |
| Finish and maintenance | Will the finish tolerate cleaning, corrosion exposure, traffic, and replacement of seals or accessories? |
| Coordination | Are corners, splices, terminations, doors, glazing, roof edges, and changes in plane detailed? |
The evidence set includes an example of the limits of product-specific data: the cited 104 Series configuration is listed for 1–3 inch joints and ±25% movement. Treat those values as an example to verify for that model, not as a target for every cover.
6. Prepare submittals before installation
- Issue the joint schedule. Include dimensions, movement directions, orientation, exposure, load, fire, water, finish, and substrate for every joint identifier.
- Request exact product data. Require the series, model, size, seal or bellows material, accessories, finish, movement table, load evidence, and current installation instructions.
- Review shop drawings. Check dimensions, anchor zones, splices, corners, intersections, terminations, transitions, and interfaces with adjacent trades.
- Review fire documentation. Match the tested assembly, listing, rating, and movement classification to the project construction and code requirements.
- Coordinate envelope details. For exterior and roof work, show continuity of membrane, flashing, insulation, drainage, and sealants through the joint and at every change of plane.
- Confirm sequencing. Establish when substrates are ready, when fire barriers and sealants are installed, and how finished covers will be protected from subsequent trades.
- Approve a qualified installer when required. Follow the project specification and the selected manufacturer’s requirements for installer experience or training.
7. Installation workflow
Installation is product- and substrate-specific. The sequence below is a coordination framework; dimensions, fastener spacing, splice treatment, sealant, and adjustment must come from the current instructions for the selected system. A specification clause commonly used in this context states: “Install expansion joint covers in accordance with the manufacturer’s instructions.” The wording appears in a 2016 re-issued specification excerpt hosted by StudyLib; verify the authoritative project specification before quoting it: Section 07 95 13 excerpt.
- Verify the opening. Survey the installed joint immediately before cover installation. Confirm width, straightness, elevation, plumb, finish thickness, and available anchorage against the approved shop drawings.
- Resolve substrate defects. Repair loose, cracked, contaminated, or out-of-tolerance edges using an approved method. Do not force a cover to compensate for an opening outside its documented range.
- Confirm the assembly and accessories. Lay out the correct frames, plates, seals, bellows, corners, end closures, splice components, fire barriers, and sealants for that joint identifier.
- Install the concealed movement and fire components. Where required, place the fire barrier, smoke seal, membrane, or other internal component exactly as detailed. Keep the movement path clear and do not substitute unlisted materials.
- Set and anchor the cover. Use the specified anchors and substrate preparation. Maintain the manufacturer’s alignment, edge engagement, and fixing requirements; do not drill or alter components unless the instructions permit it.
- Make splices, corners, and terminations. Treat joints between lengths and changes of plane with the supplied or specified components. At roof and exterior conditions, connect the cover to the waterproofing layers without blocking drainage.
- Adjust for free movement. Set the assembly at the required installation condition so it can open and close without binding. Do not lock a moving component with excess sealant, adhesive, debris, or over-tightening.
- Protect the finished surface. Shield plates, seals, and finishes from welding sparks, plaster, paint, mortar, traffic, and impact until adjacent work is complete. Use only protection methods compatible with the manufacturer’s finish.
- Inspect and document. Check alignment, fasteners, seal continuity, transitions, fire components, drainage, and movement clearance. Photograph concealed work and record any approved deviations before close-out.
The installation guidance from Latham and Construction Specialties supports using written manufacturer instructions, suitable anchorage, qualified installers where specified, movement adjustment, and coordination of fire barriers and sealants: Latham guidance and Construction Specialties guide.
8. Quality-control checks by project phase
Before the cover arrives
- Approved shop drawings identify every joint, transition, accessory, and finish.
- Opening dimensions and movement requirements agree with structural and envelope information.
- Substrates provide the specified anchorage without conflicts with reinforcement, services, or waterproofing.
- Fire and smoke documentation is accepted for the actual assembly.
At delivery
- Confirm model, size, finish, accessories, and quantities against the schedule.
- Inspect plates, seals, bellows, frames, and corners for shipping damage or distortion.
- Store components straight, clean, dry, and protected as directed by the manufacturer.
During installation
- Check joint width and alignment at each work area rather than relying on a single measurement.
- Verify anchors, substrate preparation, splice details, and sealants against the approved instructions.
- Keep fire barriers, membrane paths, and drainage routes continuous.
- Confirm that moving components remain free and that adjacent finishes do not pinch the system.
At handover
- Record the installed product and configuration for maintenance.
- Provide current installation, cleaning, inspection, and replacement instructions.
- Document concealed fire and waterproofing work with photographs and inspection records.
- Identify access points and a procedure for replacing worn seals or damaged visible components without compromising the joint.
9. Common failure modes and corrective decisions
The cover binds or buckles
Typical causes include an opening outside the selected range, incorrect installation setting, misaligned substrates, over-tightened fixings, or sealant trapped in the movement path. Stop forcing the cover, remeasure the joint, compare it with the approved movement data, and obtain the manufacturer’s corrective detail. Replacing only the visible plate may leave the underlying mismatch unresolved.
Water appears at an exterior joint
Investigate the membrane, flashing, drainage path, transitions, corners, and terminations—not just the top cover. A wall system may be improperly connected to a roof assembly, or a seal may be discontinuous behind the trim. Use the roof- or envelope-specific detail and repair the continuous water-control layer.

A fire-rated joint lacks documentation
Do not infer a rating from the metal cover or from a nearby assembly. Hold concealment, identify the exact tested configuration, and obtain approval for the substrate, movement, rating, and accessories. If the installed assembly differs from the listing, engage the design professional and authority having jurisdiction before proceeding.
Edges crack or finishes debond
Check edge preparation, finish thickness, movement direction, anchorage, and whether the adjacent finish was allowed to move independently. A rigid finish bridged across a moving joint can transfer stress into the cover or substrate; restore the specified separation and edge detail.
The surface is damaged during construction
Replace or refinish components only with an approved method. Abrasive cleaning, field drilling, unapproved touch-up, or paint overspray can affect corrosion resistance, slip performance, seal engagement, or the manufacturer’s warranty and listing.

10. Use published load figures carefully
A Construction Specialties specification guide gives example categories of up to 500 lb point load for standard covers and up to 2,000 lb point load for heavy-duty covers. The publication date was not stated in the available result, and the figures are guide examples—not ratings for every expansion joint cover. Verify the current guide and the exact selected system before using either number in a project specification: guide source.
Ask for the load condition, contact area, span, support, test method, and configuration behind any claimed capacity. A point-load figure cannot by itself establish suitability for rolling traffic, impact, repeated loading, or a different substrate.
11. A concise specification checklist
- Identify each joint and its design opening.
- State minimum and maximum opening and all required movement directions.
- Name the orientation and every transition, corner, splice, and termination.
- Define pedestrian, cart, vehicle, point, impact, and maintenance loads where applicable.
- Specify water, weather, membrane, drainage, and envelope continuity requirements.
- Specify fire and smoke performance as a tested, listed assembly accepted for the project.
- State substrate, anchorage, finish, corrosion, cleanability, and slip requirements.
- Require exact product data, shop drawings, movement confirmation, fire documents, samples, and installation instructions.
- Require installation by a qualified installer where the project documents call for one.
- Require installation, adjustment, protection, inspection, and close-out records.
Bottom line: make the joint schedule control the product
The reliable sequence is joint geometry, movement, location, exposure and load, fire and water performance, substrate, then product and installation detail. Select a documented system for that complete set of conditions, coordinate it with adjacent assemblies, and install it exactly as instructed. The result should be a cover that remains aligned and serviceable while the building moves, rather than a generic plate that merely hides the gap.
