Architects Noam Dvir and Daniel Rauchwerger found more than a seasonal retreat in Fire Island Pines. The founders of Manhattan studio BoND treated the hamlet as a living design laboratory, studying its houses, weather, social rituals and construction limits before applying those observations to renovations and a new elevated residence. Their work shows how a small coastal community can generate adventurous interiors without relying on expensive finishes.
Architectural Digest’s June 3, 2024 feature reports that BoND had worked on 10 properties among roughly 600 houses in the Pines. Those figures belong to that feature and are approximate, not a current census or project tally. What matters most is the method behind the numbers: look closely at what already works, then design spaces that make people interact in deliberate, sometimes unexpected ways.

Who are Noam Dvir and Daniel Rauchwerger?
Dvir and Rauchwerger are Israeli-born architects and the co-founders of BoND, an architecture studio based in Manhattan. Before studying at Harvard, both worked as journalists at Haaretz. Dvir later studied urban design, while Rauchwerger focused on design history and philosophy. Their professional experience also includes work at OMA.
That combination of reporting, urban analysis and design history helps explain why their Fire Island projects begin with observation. Rather than treating the Pines as a blank site for a signature style, they read the settlement as evidence: how houses meet paths, how rooms open toward one another, how residents use outdoor space and how the island’s logistics shape what can actually be built.

Rauchwerger describes the first visit in direct terms: “we were blown away by the place—the nature and the architecture.” The response was not simply aesthetic admiration. The pair explored the hamlet house by house and made notes about what worked. Those informal surveys became a practical design archive for later commissions and for their own cottage.
Fire Island Pines as a design laboratory
The Pines imposes conditions that a mainland architect can easily underestimate. Construction materials and furnishings must arrive by ferry, weather is severe, existing houses cannot always be altered freely, and flood risk affects the height and organization of new buildings. Coastal resiliency is therefore part of everyday design, not a separate engineering topic.

In the 2024 feature, BoND’s Fire Island portfolio is described as 10 properties in a community of some 600 houses. Architectural Digest presents both numbers as approximate. They should be read as a measure of the studio’s involvement in the hamlet, not as an updated inventory.
The duo’s central question is social as much as spatial: “How do you overlap programs in a way that’s fun and surprising?” Rauchwerger asks. A living room can also be a passage, a bedroom can borrow light and views from a shared space, and a pool area can become a place for conversation rather than a backdrop. The goal is not confusion; it is carefully controlled overlap.
Five principles behind the Fire Island projects
| Design axis | How BoND approaches it | Fire Island example |
|---|---|---|
| Social use | Arrange furniture and circulation so people encounter one another naturally. | A queen-size daybed replaces a conventional sofa; tiered seating gathers people around a sunken hot tub. |
| Privacy and visibility | Use framed views, internal windows and translucent materials instead of treating rooms as sealed boxes. | Windows connect the primary suite and living room in the couple’s cottage; fluted glass separates two bathrooms in another house. |
| Cost and material | Let affordable, durable or industrial products establish the visual language. | Inexpensive pool tile and Formica vanity tops support a functional, locker-room-inflected aesthetic. |
| Island conditions | Respond to flooding, coastal weather, existing structures and ferry deliveries from the first sketch. | A ground-up residence raises its main volume about 20 feet above grade in response to flooding concerns. |
| Collaboration | Bring in specialists whose work extends the architectural idea into landscape and furniture. | Landscape designer Gay Gardens and furniture studio Lesser Miracle are named collaborators. |
These principles are connected. A daybed changes how a room is used; an internal window changes how privacy is perceived; an inexpensive finish can make a robust, communal room feel intentional rather than provisional. The island’s constraints force the decisions to work together.
The couple’s 1960s cottage: a house organized around overlap
Dvir and Rauchwerger’s own home is a 1960s cottage. Instead of installing a standard sofa, they commissioned a queen-size daybed for the living area. The piece supports lounging, reading and napping, but it also changes the room’s social geometry: people can face one another from different positions rather than lining up in a single row.

Internal windows connect the primary suite to the living room. The opening creates a sightline between a private sleeping area and the social heart of the house. It does not erase separation; the wall and room boundaries remain. Instead, the window lets occupants choose connection or retreat, depending on where they stand and what they are doing.
Outside, tiered seating overlooks a sunken hot tub. The stepped arrangement gives several people places to sit without forcing everyone onto one level or around one table. It also turns the change in elevation into a social device. Conversation can happen across the tiers, while the person in the tub remains part of the group.
The feature identifies Audo Copenhagen chairs in the house and says they were sourced from DWR. It does not provide a model name, and it does not establish current inventory. Anyone looking for a similar reference should search for the general phrase “Audo Copenhagen chair” rather than assuming a particular model is pictured or currently sold.
Ilan Cohen’s renovation: linking cooking, lounging and swimming
BoND’s renovation of art collector Ilan Cohen’s home was the studio’s first renovation on the island, according to the feature. The project is described as an indoor-outdoor sequence connecting cooking, lounging, dining and swimming. Instead of assigning each activity to a separate, isolated room, the plan lets one use lead visibly into the next.

This sequence is useful for understanding what “overlap” means in practice. A person preparing food can remain aware of people at the dining table. Someone lounging can see activity at the pool. Movement through the house becomes part of the experience, while the boundaries between functions still provide enough order for each activity to feel purposeful.
The renovation also retains existing fluted glass between two bathrooms. That detail demonstrates a broader strategy: preserve a distinctive element when it already solves a problem. Fluted glass admits light and creates a softened, partial view rather than a clear line of sight. It offers privacy without the visual heaviness of an opaque wall.

Why inexpensive materials matter
Budget is not an afterthought in these projects. “Budget is a huge driver in our projects,” Dvir says. On Fire Island, the cost of transporting materials by ferry and the practical difficulty of construction make that principle especially visible.
Inexpensive pool tile and Formica vanity tops appear in the feature as examples of materials used deliberately, not hidden as compromises. Pool tile can tolerate wet conditions and produce a regular, graphic surface. Formica provides a hard-wearing vanity finish with predictable fabrication and replacement. Together, they support the functional, slightly locker-room-like character Dvir describes: “It pushes us to an aesthetic that is functional, rooted in the Bauhaus, but also a bit locker-room in vibe.”
For painters and color-focused readers, the lesson is to start with the material’s job. A coating or surface can be selected for moisture resistance, cleanability or shipping practicality, then allowed to contribute pattern and color. The resulting palette is not decorative camouflage; it grows from how the room must perform.
Designing above flood risk
The feature reports that BoND was designing its first ground-up residence on a site where a previous house had burned. A model raises the new volume about 20 feet above the ground in response to flooding concerns. This is a project detail reported in 2024, not confirmation that the building is complete or that its design remains unchanged.
Elevating the volume changes more than the foundation. It affects arrival, views, connections to the ground and the way outdoor areas are organized. On a flood-prone island, resilience becomes a generator of form. The elevated mass can create a sheltered zone below, while stairs, decks and sightlines determine how residents move between landscape and interior.
The example also clarifies the difference between a design idea and a universal prescription. Raising a house roughly 20 feet is a response to that site’s conditions and regulatory context; it is not a recommendation for every coastal property. Flood elevations, structural engineering, permits and local rules must be established for each project.

Local collaboration expands the architectural idea
BoND’s Fire Island work is not presented as a solitary authorship exercise. The story names landscape designer Gay Gardens and furniture studio Lesser Miracle among the collaborators. Their roles matter because the projects depend on transitions: from house to sand, from room to deck, and from architecture to the objects people actually use.
Landscape decisions can reinforce the social arrangement of a plan by directing movement toward a shared terrace or framing a view from a seat. Furniture can define whether a room encourages reclining, gathering or circulation. The daybed and hot-tub seating in the couple’s home show how a piece of furniture can operate as architecture at a smaller scale.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What the architects learned by studying existing houses
The pair’s house-by-house exploration gave them a catalog of workable moves rather than a single visual style. They could see which rooms supported communal life, where sightlines felt generous, and which details made small cottages adaptable. That approach is particularly valuable in a settlement with an established building culture: new work can respond to local patterns without copying them literally.
Their earlier journalism may have reinforced this habit of close looking. Reporting requires noticing evidence, asking how a system functions and distinguishing an observed fact from an assumption. In the Pines, those skills translate into design decisions about circulation, privacy, materials and resilience.

The projects do not simply remove walls or maximize openness. They create calibrated encounters through furniture placement, partial views, level changes and linked indoor-outdoor programs.
How to apply the Fire Island lessons to a painting project
A painter working on a coastal home can borrow the method without copying the architecture. Begin with observation: map where people sit, how daylight moves, which surfaces receive spray or sand, and where a view naturally pulls attention. Then choose finishes that support those conditions.

- Record the existing social pattern. Note whether occupants gather around a table, a pool, a fireplace or a passage. Paint can reinforce that focus with a stronger value or a durable accent surface.
- Use partial connection. Borrow the internal-window and fluted-glass logic with color fields, translucent coatings or framed openings that connect adjacent spaces without making them identical.
- Let performance guide finish selection. In wet or high-traffic zones, specify products for cleanability and moisture tolerance first, then use hue, sheen and pattern to create character.
- Coordinate with the site. Ferry access, weather exposure and existing construction may limit delivery sizes, drying conditions or repair options. Confirm those constraints before promising a finish schedule.
- Design the transitions. Carry a color, line or texture from kitchen to dining area, deck to pool or stair to living room so movement feels intentional.
This process produces a coherent atmosphere while respecting the practical limits that shaped the BoND projects. It also leaves room for surprises, because the strongest decisions come from the actual house rather than from a preset coastal palette.
What is established—and what is not
The Architectural Digest feature establishes the reported history, descriptions and quotations above as of June 3, 2024. It does not provide a current status for the elevated ground-up residence, an independently verified count of houses in the Pines, a precise model name for the Audo Copenhagen chairs or present-day retail and collaboration terms.

Accordingly, the safest reading is historical and design-focused. The approximate figures of 10 properties and 600 houses belong to the feature’s account. The chair reference is brand-level only. And the collaborators and projects named here should not be treated as an indication of current availability, pricing or referral arrangements.
Why this work resonates beyond Fire Island
BoND’s Fire Island projects demonstrate that limitation can be productive. A ferry-delivery problem encourages lighter, more available materials. Flood risk produces an elevated volume and a new relationship to the ground. A small cottage prompts furniture that combines sofa, bed and social platform. Existing fluted glass becomes a privacy device instead of a discarded relic.
The broader lesson is not to imitate a daybed, a tile or a raised house as a style package. It is to ask the same questions Dvir and Rauchwerger ask: What does this place already know? Which activities should overlap? Where should people see one another, and where should they be able to withdraw? When budget and weather narrow the options, can those limits become the source of the aesthetic?
That approach explains why the duo calls the island a place to develop ideas. Dvir says, “We can really have a voice here—develop theories, test ideas.” Fire Island gives them a concentrated setting in which social planning, material economy and coastal resilience can be tested together, producing architecture that feels specific to its community rather than merely transported from Manhattan.
