Fire Island Pines Pavilion: Serious Architecture in an Informal Resort

HWKN’s Fire Island Pines Pavilion replaced a fire-damaged social hub with an 8,000-square-foot building that makes structure, movement and communal visibility part of the party.

The Fire Island Pines Pavilion turns a beach resort’s social hub into an architectural argument: a highly composed, cedar-clad building can belong to an easygoing community without imitating a beach shack. Designed by HWKN after the previous pavilion burned in 2011, the 8,000-square-foot project combines a working ground floor, a party terrace and an upstairs disco whose geometry makes looking, being seen and dancing part of the architecture. Fred A. Bernstein’s June 27, 2013 report in Architectural Record presents it as both a serious work of design and a communal room for the summer season.

A replacement building with a public role

Fire Island Pines is a storied resort community on Fire Island, where boardwalks, houses, beaches and a concentrated summer social life shape how buildings are experienced. The Pavilion occupies an unusually visible position in that culture. It is not a private house encountered on a walk; it is a destination where residents and visitors gather, celebrate and watch the season unfold.

An earlier Pavilion burned in 2011. The replacement therefore had to do more than fill a vacant footprint. It had to restore a familiar civic and nightlife function while giving the community a reason to see the new building as its own. Bernstein’s account describes the finished Pavilion as a focal point of the summer scene and reports an enthusiastic response in 2013. That description is contemporaneous reporting, not a later survey of community opinion.

HWKN’s project record identifies the building’s area as 8,000 square feet. The figure describes the project itself; it is not a measure of event capacity, annual attendance or current operating status. The available project record does not establish present-day hours, access rules, ticketing, construction performance or sustainability certification.

What makes the architecture distinctive

Cedar and exposed structure

The building’s first impression comes from its material and its outline. HWKN used cedar cladding and exposed studs, choices the firm says connect the Pavilion to the boardwalk and local beach culture. Cedar reads as familiar in a coastal setting, but the exposed framing keeps the construction legible rather than making the exterior a smooth, anonymous shell.

The result is angular and asymmetrical. Instead of a symmetrical resort pavilion with a centered front, the building presents shifting planes and a large truss system. Those elements give it a strong silhouette while preserving a direct relationship with the informal setting around it. The architecture is assertive, but its material vocabulary does not attempt to overpower the beach community’s existing character.

A large truss as both structure and image

The truss is more than an engineering device hidden above a ceiling. In Bernstein’s description, it helps define the Pavilion’s visual identity. A large, clearly expressed structural gesture makes the building recognizable from the boardwalk and gives the replacement a sense of occasion. It signals that this is a communal landmark, not merely a service building supporting a bar.

That distinction matters in Fire Island Pines. A building can be prominent without becoming monumental in the conventional civic sense. Here, prominence comes from proportion, exposed construction and an unusual outline rather than from stone, height or a formal plaza.

How the plan turns gathering into a performance

Ground-floor support spaces

Bernstein describes support spaces on the ground floor. These practical rooms make the social program possible: circulation, service and back-of-house functions are organized below the principal entertainment space. Their presence is easy to overlook when photographs emphasize the dramatic upper room, yet the Pavilion works because logistics and spectacle are stacked together.

Terrace and disco above

Above the support level, the project opens into a party terrace and a disco. The arrangement links indoor and outdoor sociability instead of treating the club as a sealed box. People can move between the terrace and the interior, changing their view of the crowd, the building and the surrounding resort.

The trapezoidal room

The disco is not a neutral rectangle. Bernstein identifies a trapezoidal room, stepped risers and a ceiling opening. These devices shape how bodies occupy the room and how one group sees another. A trapezoid creates diagonals and oblique sightlines; risers produce small changes in elevation; an opening above draws the eye upward and allows views across different levels.

The result is architecture organized around reciprocal visibility. Dancing is only one activity. People also watch, pose, circulate and recognize friends. The room makes “see and be seen” a spatial condition rather than a slogan pasted onto a nightlife venue.

Why the informal setting is essential to the reading

Calling the Pavilion “serious architecture” does not mean treating its surroundings as a problem to be corrected. The building’s informality is part of its brief. Beach communities rely on seasonal rhythms, casual movement and outdoor socializing; a rigid monument would be out of tune with that life. HWKN’s cedar, exposed studs and boardwalk connection let the project participate in the local atmosphere even as its geometry announces deliberate design.

This is the central tension identified by Bernstein: the Pavilion is carefully composed, yet it serves an environment that values spontaneity. Its success depends on both sides. Remove the formal discipline and the building could become generic resort construction. Remove the social informality and the architecture could feel like an isolated object with no reason to be there.

Community authorship and transparency

HWKN says it worked with 340 members of the Fire Island Pines Property Owners Association and with thousands of community members while rethinking the burned-down structure. Those figures document the scope of engagement described by the firm; they do not establish that every resident supported every design decision.

The architect’s emphasis on transparency is significant because the client was effectively an entire community rather than a single household or developer. Matthias Hollwich, an HWKN architect, told Bernstein that the building was designed “not for architectural insiders, but for the community.” The statement explains why the project’s visual complexity is paired with an accessible social purpose. The aim was not to produce an insider’s formal exercise that happened to sit on Fire Island. It was to make a building whose architectural ambition could be used and understood by the people who gathered there.

Community participation also changes what counts as a successful replacement after a fire. Restoring a familiar function is necessary, but not sufficient. The new Pavilion had to acknowledge memory while giving the site a renewed identity. A transparent process can help residents recognize that balance, even though the sources do not provide a comprehensive evaluation of the process or a statistical measure of its results.

Reading the Pavilion through its architectural references

Bernstein places the Pavilion in conversation with several different precedents. They are reference points for interpreting the building, not evidence of direct collaboration or shared authorship.

Reference point What it helps explain What not to infer
Horace Gifford’s Pines houses Wood, restraint and deference to the surrounding landscape. Gifford’s houses provide a local architectural lineage in which material and setting matter as much as formal display. HWKN did not collaborate with Gifford, and the comparison does not make the Pavilion a Gifford house.
OMA The Pavilion’s forceful geometry and willingness to make a building’s organization visually legible. The article’s comparison is interpretive; it is not a claim that OMA designed, consulted on or formally endorsed the project.
Studio 54 Nightlife as a social theater in which audience and performer roles overlap. The Pavilion is not presented as a replica of Studio 54 or as an equivalent building.
The High Line’s 10th Avenue square A way to think about looking down and outward, and about architecture framing social observation. The analogy concerns viewing relationships, not program, scale or construction.

These comparisons are most useful when kept separate. Gifford clarifies the Pavilion’s relationship to landscape and local wood architecture. OMA clarifies its geometric presence. The Studio 54 analogy clarifies the social mechanics of nightlife, while the High Line reference helps describe directional views. Together they show why the project cannot be reduced to a single stylistic label.

A building that choreographs movement and attention

The Pavilion’s design can be understood as a sequence. From the boardwalk, the cedar and exposed studs establish a tactile connection to the resort. The angular mass and truss announce a destination. Entering the building brings visitors through the support level and toward the terrace and disco. Inside, the trapezoidal plan, risers and ceiling opening redistribute attention across the room.

That sequence is architectural choreography. It does not prescribe one correct behavior; it creates conditions for several at once. A person can arrive for a party, pause on a riser, look toward the terrace, or watch the room from above. The design turns circulation into part of the event, which is why the Pavilion functions as more than a container for music.

What the project says about rebuilding after loss

Replacing a burned building often tempts designers toward a literal reconstruction or a deliberately contrasting monument. The Fire Island Pines Pavilion takes a third route. It restores the social role of the former building while changing the formal language. Its cedar acknowledges continuity, and its asymmetry and truss give the community a new visual marker.

The approach also shows why a community building can carry architectural ambition. “Community” does not require visual blandness, and “serious” does not require distance from everyday use. The Pavilion’s challenge is to make those qualities reinforce one another: a recognizable place for collective life that is also specific enough to reward close attention.

How to study the Pavilion responsibly today

Start with the 2013 account

Bernstein’s Architectural Record feature, published June 27, 2013, is the key contemporaneous narrative for the opening-era setting, program and community response. Read its descriptions as a record of that moment. They should not be used to claim that the Pavilion’s current events, access or condition remain unchanged.

Use HWKN’s project record for stated project facts

HWKN’s project page supplies the 8,000-square-foot figure and the firm’s account of cedar, exposed studs, community engagement and transparency. Because it is an architect-authored record, it is especially useful for design intent and project statistics, while independent reporting supplies context and interpretation.

Read the local architectural lineage

Christopher Bascom Rawlins’s Fire Island Modernist: Horace Gifford and the Architecture of Seduction is a background source on Gifford and the Pines houses, not a monograph on HWKN’s Pavilion. Google Books lists an expanded 2025 edition with additional houses, drawings, photography, updated scholarship and an afterword. It is therefore a useful way to understand the local lineage that Bernstein invokes.

Check tour information before planning a visit

Pines Modern describes personal walking tours and biennial house tours connected with local architectural history. Tour schedules, access and availability can change, so confirm current details directly with the organization before making plans. The sources do not establish that a tour enters the Pavilion or that the building is open for unrestricted public viewing.

Key facts at a glance

  • Project: Fire Island Pines Pavilion.
  • Architect: HWKN.
  • Setting: Fire Island Pines, a seasonal resort community on Fire Island.
  • Predecessor: An earlier Pavilion burned in 2011.
  • Area: 8,000 square feet, according to HWKN’s project page.
  • Material language: Cedar cladding and exposed studs linked by the firm to the boardwalk and beach culture.
  • Major elements: Ground-floor support spaces, a party terrace, an upstairs disco, a trapezoidal room, stepped risers, a ceiling opening and a large truss system.
  • Engagement described by HWKN: Work with 340 Fire Island Pines Property Owners Association members and thousands of community members.
  • Contemporaneous report: Fred A. Bernstein, Architectural Record, June 27, 2013.

The larger lesson

The Fire Island Pines Pavilion demonstrates that architectural seriousness is not a matter of solemn appearance. It can mean making structure visible, shaping movement carefully and giving a community a building with a distinct identity. Informality, likewise, is not the absence of design. It is the social energy that the design must accommodate.

HWKN’s project holds those ideas together through material, geometry and program. Cedar and exposed studs tie it to the boardwalk; the truss and asymmetrical form make it a landmark; the terrace and disco return the building to collective pleasure. Its most important achievement is therefore relational: the Pavilion is memorable because it is both an object of architectural attention and a place made for people who came to gather.
