A 475-square-foot Los Angeles garage shows how paint, daylight, storage and carefully assigned zones can turn a former storage area into a room that works for homework, crafts, reading, play and adult work. The project, featured by Architectural Digest on June 14, 2024, reportedly cost under $20,000 and took no more than a couple of months once the family began. Those figures describe this one renovation—not a universal garage-conversion budget or schedule.

What this garage became—and why the layout works
Designer Heather Taylor and her husband, Alex de Cordoba, converted their Laurel Canyon, Los Angeles, garage for their two daughters and the adults in the household. The garage had primarily held storage, and the family spent months clearing it before construction. As the girls grew, the household needed another room, but not a single-purpose playroom that would become obsolete.
The answer was a mixed-use clubhouse: a “go-to spot for homework and crafting,” a reading room, a place for play and a practical work or lounging area for adults. Taylor describes the goal as “a magical space that my girls could grow with” and “a place that could get messy but still look great.” That combination—room to make a mess, plus enough order to reset the room—drives the design more than any individual furniture purchase.

“I wanted the garage to have a whimsical blend of style and function,” Taylor says. Her approach assigns each recurring activity a surface, light source or storage location without building walls that would prevent the room from changing use.
How the design solves the small-room problems
Dedicated work surfaces instead of one overloaded table
Green desks give the children defined homework and craft stations. Red task lamps put focused light where writing and detail work happen, while a tall blue light adds a larger pool of illumination. The custom storage wall includes a standing desk, giving Taylor an adult work area without taking over the children’s desks.
This is a useful planning distinction: a flex room needs several usable positions, not merely a large empty floor. A child can work at a desk, spread supplies on the floor for a family project, or move to a reading nook while another person uses the standing desk. The furniture supports simultaneous activities rather than forcing everyone to wait for the same surface.
Storage that is visible, reachable and attractive
The built-in wall combines storage with display. Bookshelves keep reading material accessible; bulletin boards hold reminders and children’s work; frames turn finished art into part of the room. The open-and-closed mix helps the space look intentional even when projects are in progress.
For a garage that cannot support a custom built-in, use the same logic with freestanding pieces: a children’s bookcase, labeled craft bins, a bulletin board and a narrow desk or console. Retail storage is an alternative, not an equivalent to the custom wall. Measure the wall, door swing and walking path before buying anything, and reserve low shelves for items children can return without help.
Color gives the room an identity
Taylor says seeing a green desk and red task light at West Elm sparked the palette. Blues, greens and reds appear in furniture and lighting, while the walls are light pink. She explains, “I really wanted to use bold colors like blues, greens, and reds in fresh ways, while making room for desks, crafts, and lots of supplies.”

The light pink walls are not a rule for every garage. In this project, they help reflect available daylight and soften a room with a low ceiling. A different home might need a warmer neutral, a pale blue or a deeper color on one feature wall. Test large samples on several walls: garage light changes during the day, and a color that looks balanced near the door can feel darker at the back.

Daylight addresses the low ceiling
“One big challenge was figuring out how to bring light into this small space with low ceilings,” Taylor says. The renovation used skylights and windows in the garage door. Those openings are project-specific design decisions, not universal prescriptions. They can affect structure, weatherproofing, privacy, energy performance and permits, so an architect, contractor or building official should review any proposed opening before work begins.
The slab remains part of the character
The existing concrete floor was kept and painted blue, and wall paneling was added. Taylor credits her aunt, interior designer Lee Ann Thornton, with the paneling idea and paint colors. Leaving the slab avoids the visual and physical commitment of a new floor system while making the garage feel deliberately finished.
Before painting a slab, check for moisture, oil, dust and cracks. Clean and repair the surface, use a coating system intended for concrete, and follow its preparation and curing instructions. A floor coating can wear at vehicle entrances or under heavy furniture; use protective pads and keep a small amount of matching paint for touch-ups. If moisture is persistent, solve that building problem before coating the floor.

Planning your own garage flex space
1. List the activities and their non-negotiables
Write down what the room must support at the same time. For example:
- Homework: a stable writing surface, task lighting, outlets and a chair with adequate clearance.
- Crafts: washable work areas, supply storage and a floor zone where a project can remain briefly without blocking circulation.
- Reading: reachable bookshelves and comfortable, layered light.
- Play: open floor area and storage that children can reset independently.
- Adult work or lounging: a separate desk, standing surface or seating position that does not consume the children’s workstations.
Rank these uses. The ranking determines which surfaces deserve the best daylight and which storage must be closest to the door.
2. Draw zones before selecting furniture
Measure the clear interior, ceiling height, door opening and any columns or mechanical equipment. Mark a circulation route from the entry to every required area. Then sketch zones on the floor with painter’s tape. Include the chair pulled out from each desk, cabinet doors opened and the space needed to carry a large craft project.
A flex room benefits from movable pieces. Keep the largest uninterrupted area available for play and family projects, and place taller storage on the perimeter. If a built-in is under consideration, confirm that it will not block electrical panels, vents, windows or required emergency exits.

3. Solve moisture, comfort and safety before decoration
A garage may have different insulation, ventilation and weather exposure from the rest of the house. Inspect the roof, slab, walls and door for leaks or condensation. Decide whether the room needs insulation, heating or cooling, and have electrical work evaluated before closing walls with paneling.
Keep paints, solvents, sharp tools and small craft components secured. Anchor tall shelving to an appropriate structural member, use cord management around lamps, and choose finishes that can tolerate cleaning. A room used by children should not depend on fragile displays or unstable furniture to look finished.
4. Choose a paint sequence that protects the finish
- Clear and clean: remove storage, vacuum dust and degrease surfaces. Allow damp areas to dry.
- Repair: fill wall damage, address cracks and replace deteriorated material. Do not paint over active leaks.
- Prepare: sand glossy areas, remove loose coating and mask windows, hardware and fixtures.
- Prime where needed: use a primer compatible with the existing surface and selected topcoat, especially over stains, bare drywall or patched areas.
- Paint walls and paneling: work from ceiling to walls, keep a wet edge and respect recoat times. Light pink was used in the featured garage; choose your own tested color.
- Paint the floor last: use a concrete-floor product, apply only in suitable temperature and moisture conditions, and keep the slab out of service for the full cure period.
- Reinstall carefully: add felt or rubber pads under furniture, touch up scuffs and keep ventilation running as directed by the coating manufacturer.

Built-in storage versus freestanding storage
| Approach | What it can do well | What to check |
|---|---|---|
| Custom storage wall | Combines a standing desk, shelves, display and concealed storage in one measured composition. | Confirm budget, lead time, attachment points, access to utilities and whether the layout may need to change as children grow. |
| Freestanding pieces | Can be rearranged, replaced or moved if the room’s activities change; useful for a rental or phased project. | Anchor tall units, preserve circulation and verify that shelf depth does not make the room feel crowded. |
The featured project used a custom storage wall from California Closets. Bookshelves and bulletin boards from West Elm Kids, red desk chairs from IKEA, frames from Framebridge, needlepoints from Loop and custom shades from Everhem were also named in the article’s June 2024 “main ingredients” list. These are historical attributions, not guarantees of current stock, price or suitability for your room.

What the reported budget and timeline really mean
Architectural Digest reports 475 square feet and a budget under $20,000 for this renovation. It also reports Taylor’s description that the work took “a couple of months to finish, max” once the family was ready to begin. The story does not provide a construction-schedule breakdown, labor allocation or a cost schedule.
Do not apply those numbers as a quote for another garage. Costs can change substantially with structural work, new windows or skylights, insulation, electrical and mechanical systems, permits, drainage, flooring, cabinetry and local labor. A cosmetic refresh—cleaning, wall repair, paint and movable storage—has a different scope from creating code-compliant habitable space.
Build a written allowance for design, permits, inspections, preparation, materials, disposal and contingency. Ask contractors to separate these items so you can see whether a lower bid omits required work. If the project is phased, complete moisture and code-critical work first, then paint and furnish after the room is dry and safe.

Permits and habitability: check before you paint
The design profile does not establish whether the featured garage received permits or met local building requirements. A garage-to-living-space conversion is regulated by location, scope and intended use.
Examples of jurisdiction-specific requirements
- Elk Grove, California: the city’s official handout says complete or partial conversions to living space require a building permit. Its plan requirements include proposed uses, door and window details, and sources of light and ventilation.
- Portland, Oregon: guidance warns that unfinished areas may fail living-space standards because of ceiling height, stairs, emergency egress, insulation or ventilation. Electrical, plumbing or mechanical permits may also be needed.
- Wales: Welsh Government guidance says conversion to habitable space will normally require Building Regulations approval.
These examples cannot determine the rules for another address. Contact your local building department before demolition, new openings, insulation or utility changes, and use a qualified design professional when structural or habitability questions arise. Ask specifically about ceiling height, emergency escape, fire separation, insulation, ventilation, electrical service, heating and cooling, plumbing, property-line constraints and final inspection.
Design choices to make deliberately
New daylight openings or existing light?
Skylights and garage-door windows can make a dark room more usable, as they did here, but they add detailing and approval questions. If the existing openings provide adequate light, a reflective wall color, layered lamps and a lighter floor may achieve the visual goal with less construction. This is a design judgment, not a proven cost ranking.
Painted slab or a floor covering?
The blue painted concrete keeps the project’s material palette simple and preserves floor area for play. A resilient covering may improve warmth or acoustics, but it can raise moisture, transition and maintenance questions. Test the slab and choose the finish that fits the room’s actual use rather than assuming one treatment is universally better.
Bold color or a quieter envelope?
Green desks, red lamps, blue floor paint and light pink walls create the playful identity of the case study. If your furniture already supplies strong color, a quieter wall can prevent visual overload. If the room is short on daylight, pale colors may help it feel brighter, but samples—not a generic color rule—should decide the final choice.

- Use one labeled home for each craft category and keep the labels at a child’s eye level.
- Store frequently used supplies in open bins; reserve higher or closed storage for messy, sharp or adult-only materials.
- Leave a designated project surface so unfinished work does not spread across every desk.
- Schedule a short reset before dinner or bedtime: return books, stack paper, wipe desks and clear the main walking route.
- Inspect painted floors and high-touch walls periodically, especially near the garage entry, and repair small chips before moisture or traffic enlarges them.
Taylor’s family even spreads scrapbook supplies across the floor for a shared project. That is the practical test of a successful flex room: it accommodates temporary disorder, then offers enough storage and clear zones to become a homework room or adult workspace again.
A decision checklist before converting
- Have you confirmed the intended uses and which ones must happen simultaneously?
- Have you measured ceiling height, openings, utilities and circulation rather than relying on the garage’s listed area?
- Have you checked moisture, insulation, ventilation, heating and cooling needs?
- Have you asked the local building department which permits and inspections apply?
- Have you decided whether daylight changes, a built-in, floor work or wall paneling are essential or optional?
- Have you selected paint and floor products for the actual substrates and curing conditions?
- Can children reach everyday storage, and are tall units, cords and hazardous supplies secured?
- Does the budget distinguish cosmetic work from structural, electrical, mechanical and permit costs?
The practical lesson from this 475-square-foot example
This garage works because every finish supports a use: desks for focused work, task lamps for close-up activities, shelves and boards for supplies and ideas, a standing desk for an adult, open floor for family projects, and paint that makes the former utility space feel intentional. Daylight improvements and a blue finished slab reinforce that identity, while the flexible arrangement lets the daughters grow into the room.
The transferable idea is not the exact pink, blue, green or red palette, nor the reported budget. It is the sequence: define activities, protect circulation, solve building conditions and approvals, then use paint and storage to make each zone obvious. Done in that order, even a modest garage can become a durable room for homework, crafts, reading, play and everyday family life.
