A Vermont family retreat shows how a lake house can feel inseparable from its landscape without becoming a rustic camp. Architect Gil Schafer, interior designers Miles Redd and David Kaihoi, and landscape designer Miranda Brooks let each discipline alter the others’ decisions. The result is a Federal-inspired house reached through farmland, filled with hand-painted floors and layered textiles, and tough enough for everyday family use.

Collaboration changed the house before construction was finished
The project began with a clear architectural idea and became stronger when that idea was challenged. Gil Schafer first developed what the feature describes as an elevated farmhouse. Miles Redd and David Kaihoi proposed interiors with a more theatrical, fashion-conscious character: silk-taffeta walls, fur blankets and faux-bois doors painted to resemble crotch mahogany. Instead of treating those interiors as decoration applied to a fixed shell, Schafer allowed them to redirect the architecture toward a Federal design.

That exchange is the project’s most important lesson. The house was not designed in a one-way sequence in which an architect finished the building and decorators filled the rooms. Architectural form, landscape and interior atmosphere kept informing one another. Schafer later described the result in a sentence that is both precise and revealing: “My team and I created a Vermont Colonial Revival.”
From elevated farmhouse to Federal character
An elevated farmhouse suggests a contemporary interpretation of agricultural buildings: broad, practical and closely tied to working land. The Federal direction introduced a different historical vocabulary, with more formal proportions and references to early American architecture. The change did not turn the house into a museum reconstruction. Instead, it gave the rooms a framework capable of holding the designers’ bolder surfaces and patterns.

Formal references are balanced by materials chosen to withstand use. That balance keeps the historical language from feeling fragile or precious.
Interior designers were active partners in the architecture
Redd and Kaihoi’s proposal established a richer decorative register than the original farmhouse concept. Silk taffeta brought sheen to the living room; faux-bois painting gave doors the visual drama of expensive wood; and fur blankets added warmth and texture. These choices could have seemed excessive in a plain farmhouse envelope, but the Federal shift gave them architectural context.
The designers’ approach also resisted a single period look. A room could carry grand references while using humble felt, durable linen or leather. This deliberate friction is why the house feels layered rather than staged. Redd summed up one part of that sensibility simply: “I love old fashioned chintz.”
The approach makes the landscape part of the architecture
Miranda Brooks treated the land as a design participant rather than a backdrop to the building. Her guiding principle is direct: “I think of the land as my client, and my job is to bring it into a state of ease to reveal its natural essence and its most beautiful connections.” The arrival sequence demonstrates what that means in practice.
A rural track replaces a conventional driveway
The original asphalt driveway was replaced by a curving rural track. In the feature’s description, the track is gravel, edged with wild grasses and boxwood. The change makes arrival feel like movement through farmland instead of a straight transition from road to front door. Meadow-like planting softens the route and connects the house to the working character of the property.

This is not merely a picturesque approach. A curved route controls what visitors see and when they see it. The house is encountered gradually, with planting and terrain creating a sequence of partial views. The drive therefore performs an architectural job: it sets expectations for the rooms before anyone crosses the threshold.
Siting decisions preserve trees and frame water and sky
Schafer and Brooks considered the placement of the house together, weighing existing trees against views. The property sits above the water and looks west toward sunset and the Adirondacks. Those conditions shaped the experience of the building more powerfully than a decorative garden added after construction could have done.
Retaining trees gives the retreat a sense of age and shelter. The elevated position opens the horizon, while the western orientation makes changing light part of the daily interior. In this arrangement, the view is not a picture hung on a wall; it is one of the house’s recurring materials.

A formal retreat that can withstand family life
The house occupies a narrow category: it is neither an informal camp nor a polished city residence transplanted to the water. Kaihoi describes the distinction clearly: “This is not a camp or a cabin, but there is wildness.” The formal architecture and decorative richness are held in check by practical surfaces.
Durable materials keep the rooms usable
Durable linens and leather were selected to support family use. Their role is not to neutralize the decoration but to make it livable. A room can contain silk, painted doors and antique references while still accommodating the movement, spills and wear that come with a family retreat.
That strategy is more nuanced than choosing only hard-wearing finishes. The project pairs resilient materials with tactile ones, so durability does not flatten the sensory experience. Felt in a hall, for example, introduces a humble counterpoint to the silk taffeta in the living room.
Grand references meet informal treatment
The octagonal dining room carries grand architectural references, yet its wood-grain treatment is intentionally informal. Doors painted to resemble crotch mahogany create the impression of richly figured wood without requiring every surface to be made from it. The effect is theatrical but not solemn.

This contrast appears throughout the house: formal geometry beside relaxed textiles, historic cues beside contemporary family requirements, and polished effects beside materials that invite touch. The rooms feel collected over time because they do not obey one decorative register.
Paint colors anchor the most memorable rooms
Color provides a practical way to understand how the designers balanced continuity and contrast. Two named paints stand out: Benjamin Moore Wythe Blue in the kitchen and Essex Green in the mudroom. They are not interchangeable accents; each is matched to the character of its room.
Wythe Blue gives the kitchen a calm, inhabited center
Wythe Blue places the kitchen within the house’s historical palette without making it look like a period set. Blue can read as both domestic and architectural, and here it helps the working heart of the retreat sit comfortably beside more elaborate rooms. Against wood, linen and metal, the color can carry the room without competing with the landscape beyond it.
For anyone adapting the idea, the useful principle is to choose a kitchen color that can live with the house’s strongest materials. A restrained blue allows patterned fabrics, reclaimed floors and changing daylight to remain visible rather than forcing the paint to become the sole focal point.

Essex Green deepens the mudroom’s connection to the site
Essex Green in the mudroom makes a different argument. Mudrooms are transitional spaces, connecting outdoors and indoors, and a deep green acknowledges that role. It echoes foliage and hedging while giving a hardworking room visual weight.
The pairing of Wythe Blue and Essex Green demonstrates how a house can use distinct colors without losing coherence. The colors differ in temperature and depth, yet both support the larger conversation between architecture and landscape.
Hand-painted floors and textiles create continuity from room to room
A repeating hand-painted floor pattern runs through the house, but its colors change from room to room. This is a sophisticated way to create a visual thread without making every space identical. The pattern supplies continuity; the changing palette gives each room an individual mood.

Reclaimed wood provides the base
The floors are reclaimed wood with a hand-painted finish. Reclaimed boards bring irregularity and apparent age, while paint introduces the possibility of deliberate pattern. Together they support the feature’s description of rooms with the patina of generations.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsBecause the pattern is painted rather than installed as a permanent inlay, it reads as part of the house’s lived history. The finish can be decorative without appearing pristine. That quality is especially important in a family retreat, where signs of use add character instead of undermining it.
Layered fabrics prevent a single pattern from dominating
Bennison fabrics, Moroccan rugs and matchstick shades add separate scales and textures. The hand-painted floor establishes a rhythm underfoot; rugs interrupt and soften it; shades filter the strong light arriving from the water and western sky. Silk taffeta, felt, linen and leather then supply different tactile registers.
The combination works because no single material is asked to carry the entire room. Pattern is distributed across surfaces, while plain or durable materials give the eye places to rest. That approach makes a richly decorated interior feel comfortable rather than crowded.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Furnishings make the retreat feel collected, not newly staged
The feature identifies furnishings from Doyle and Stair Galleries, along with custom, vintage and auction-sourced pieces. Those sources indicate the range of objects in the rooms, not a promise that the specific pieces remain available. Their importance lies in the mix: a retreat gains credibility when furnishings do not all appear to have been purchased as one coordinated collection.
Vintage and auction pieces introduce variation in scale, finish and wear. Custom work can then solve the practical requirements of a particular room. This combination supports the house’s historical atmosphere while allowing seating, storage and lighting to function for contemporary family routines.
How to apply the project’s lessons to another lake house
The Vermont retreat is a specific commission, but its decisions offer a useful framework for anyone planning a house near water. The following steps translate the documented design logic into questions to ask on a different site; they are principles, not claims that every lake house should copy the same colors or details.

1. Design the arrival before selecting decorative finishes
Study the route from public road to front door. If the property has meadow, woodland or working-land character, let the approach reveal those conditions instead of erasing them with a straight paved drive. Curves, gravel and layered planting can slow the sequence and establish a relationship with the site before architecture appears.
2. Place the house around existing assets
Map mature trees, water views and the direction of important light. Decide which trees should remain and which views deserve the main rooms. The Vermont project’s west-facing outlook and Adirondack views show how orientation can become part of everyday life rather than a feature reserved for a single picture window.

3. Let the interior proposal test the architectural idea
Before fixing the exterior language, make room for the interior designers to propose materials, patterns and levels of formality. If silk, painted wood effects or strong textiles do not sit comfortably inside the initial concept, reconsider the architecture instead of suppressing the interiors.
4. Pair one expressive finish with one resilient finish
For each high-impact surface, identify a material that can absorb wear. A painted floor can coexist with leather seating; a patterned fabric can be balanced by durable linen; a formal room can include felt or other humble textiles. The goal is not to make every surface indestructible, but to ensure that the house remains usable.
5. Build a color sequence rather than a single-color scheme
Choose colors by room function and relationship to the site. A blue may steady a kitchen, while a deep green can reinforce a mudroom’s connection to foliage. Repeating a floor pattern or trim detail can maintain continuity while allowing each room to carry its own hue.
6. Mix sources and eras deliberately
Combine custom pieces with vintage or auction finds, and allow signs of age to remain visible. The objective is a house that appears accumulated through living, not delivered as a matching package. Check current availability independently when sourcing, because the furnishings named for this project are not presented as an active shopping list.
What makes this a model for the great American lake house
| Design question | Documented answer in the Vermont retreat | Why it matters |
|---|---|---|
| How should the house relate to its setting? | A curving gravel track, wild grasses, boxwood, retained trees and elevated views toward water and the Adirondacks | Arrival, siting and outlook become one continuous landscape experience |
| How can historical architecture stay relevant? | A Federal direction described as a Vermont Colonial Revival, paired with contemporary family requirements | Formal references gain warmth when they support real use |
| How can decoration be rich without becoming fragile? | Silk taffeta, faux-bois doors and layered rugs are balanced by durable linens, leather and humble felt | Contrast creates character while resilient materials absorb everyday wear |
| How can rooms feel related without matching? | A repeating hand-painted floor pattern changes color from room to room | Shared motifs provide continuity while varied palettes preserve individuality |
| How can paint connect service spaces to the landscape? | Wythe Blue in the kitchen and Essex Green in the mudroom | Color gives working rooms a distinct identity within the larger composition |
The project’s achievement is not a particular paint color, floor pattern or historical reference in isolation. It is the way those decisions remain connected: the land shapes the approach, the approach frames the architecture, the architecture accommodates expressive interiors, and durable materials make the entire composition practical for a family. That chain of decisions is what allows a formal Vermont retreat to feel both deeply rooted and unmistakably alive.
