The three Havwoods products named in the Architecture & Design headline cannot be identified or compared reliably from the article information currently available. That means it would be misleading to assign product names, finishes, prices or a “best” choice to the upscale-apartment brief. What can be established is how an architect or purchaser should assess those three options: engineered construction, visual character, installation system, environmental suitability and project documentation all matter more than a product name alone.

What the headline establishes—and what it does not
The Architecture & Design title says that three Havwoods timber flooring products met a bespoke brief for upscale apartments. The headline does not, by itself, establish the apartment development’s location, the designers involved, the product names, board dimensions, finishes, prices or the reasons each option was shortlisted. Those details should be confirmed against the original project article and the manufacturer’s current technical sheets before they are used in a specification.

A useful comparison records the construction, profile, finish, installation method and tested performance for the actual building conditions. If any of those fields is missing, the design team should request the evidence rather than infer it from photographs or a collection name.

Why engineered timber suits a bespoke apartment brief
Engineered timber is built from a real-wood wear layer bonded to a dimensionally stable base. That construction is intended to reduce the movement associated with a solid board when temperature and moisture change, although it does not eliminate movement or remove the need for expansion allowances. In an apartment, a stable floor can help a continuous finish pass through living, dining and circulation areas while accommodating heating, cooling and changing humidity.
“Bespoke” does not simply mean an expensive species or a dark stain. It usually means the floor has been selected and detailed around the apartment’s proportions, adjacent materials, acoustic strategy, thresholds, kitchen layout, joinery and maintenance expectations. The same plank can look entirely different under daylight, concealed LEDs or warm decorative lighting, so full-size samples and a room mock-up are more informative than a small swatch.
Construction and profile
Ask whether each candidate is engineered, how thick the timber wear layer is, what the total board thickness is and whether the edge is square, micro-bevelled or otherwise profiled. Those details affect the visual rhythm, the number of refinishes that may be possible, transitions to stone or tile and the tolerance of the installation system. Do not assume two boards with the same advertised width have the same build-up.

Record the timber species or visual grade, colour treatment, brushing or texturing, sheen and protective finish. A bespoke apartment may need a calm, consistent appearance in large open rooms, or it may deliberately seek knots, variation and saw marks. The specification should state the accepted range of natural variation so that the installed floor is judged against a defined sample rather than an idealised photograph.
Site conditions that can change the choice
Havwoods’ installation guidance says the environment must be assessed before a floor is selected. The relevant checks include the site climate, expected humidity and temperature, direct solar exposure and the effects of heating and cooling systems. These are project conditions, not generic attributes that can be awarded to an unidentified product.

Humidity and temperature
Timber responds to moisture. A sealed apartment with mechanical cooling may have a different seasonal profile from a naturally ventilated coastal building. Obtain the expected temperature and relative-humidity range from the building-services team and compare it with the product’s installation limits. Plan acclimatisation, delivery timing and expansion gaps around the actual programme; storing boards in an uncontrolled area and installing them immediately can create avoidable movement.
Sun exposure
Large glazed elevations can produce strong, uneven sunlight. Ask the supplier how the finish is expected to age under direct exposure and whether blinds, solar-control glazing or a shading strategy is part of the design. Colour change is a normal characteristic of timber, but an apartment owner should understand where it may be most visible and how furniture placement can create temporary differences.
Heating and cooling
Radiant systems, perimeter heaters and air-conditioning all influence the floor. Confirm whether the selected product is approved over underfloor heating, which system types are covered, the maximum surface temperature and the required commissioning sequence. Havwoods specifically advises checking underfloor-heating suitability and following the manufacturer’s installation instructions. A general statement that “engineered wood works with heating” is not a product approval.
Installation decisions to document
- Inspect and prepare the subfloor. Verify level, dryness, cleanliness, strength and compatibility with the specified adhesive, underlay or battens. Correct moisture or flatness problems before boards arrive.
- Choose the installation system. Establish whether the product is intended for a fully bonded, floating or secret-nailed installation, and use only the accessories and adhesives named in its documentation.
- Set movement provisions. Detail perimeter gaps, movement joints, door thresholds and transitions to tile, stone or cabinetry. Long, uninterrupted runs require particular attention to the manufacturer’s limits.
- Plan the sequence. Protect the floor from wet trades, control indoor conditions and install only when the building is ready. Agree who records moisture readings and approves the start.
- Complete handover information. Give the owner cleaning instructions, furniture-protection advice, humidity guidance and the product reference retained in the project file.
Subfloor preparation is not a cosmetic step. Unevenness, residual moisture or incompatible adhesives can telegraph through a premium finish, cause joint stress or invalidate a warranty. The installer should work to the current product manual and local building requirements, not to a generic timber-flooring rule.
A practical comparison framework for the three candidates
Use one schedule for all three products. The following fields are the minimum useful record for an upscale apartment decision.

Do not rank a candidate until each row is populated from current manufacturer documentation. If the source sheet does not state a value, mark it as “not stated” in the project schedule and ask the supplier for written clarification; do not fill the gap from another product in the same collection.

The related Brisbane project is a separate reference
Architecture & Design published a different Havwoods project on 23 October 2024: the Pillow Talk head office in Brisbane. That project identified HW3674 Blanco 13 – Venture Plank Collection. It described engineered construction as a response to expansion and contraction in an open-plan workplace, and said the Blanco 13 selection reflected its sustainability certification and relationship with adjacent finishes.
This office installation is not evidence that HW3674 Blanco 13 is one of the three products in the upscale-apartment story. It is useful only as a separate example of how a project team can connect a product’s construction and certification with the building’s layout and surrounding materials. The apartment options still need their own product references and documentation.
Beyond floors: where the material may be coordinated
A Havwoods whitepaper on authenticity and versatility describes engineered timber as a material that can be used beyond floors, including walls, ceilings, counters, tabletops, doors and bespoke joinery. That is manufacturer guidance about possible applications, not a blanket approval for every product. A designer considering a coordinated apartment scheme should verify fire, moisture, impact, substrate and fixing requirements for each non-floor use.
Using the same timber language on a wall or door can strengthen a bespoke concept, but it also increases the importance of transitions and maintenance. Keep floor and joinery samples together under the project’s intended lighting, and specify whether a visual match means the same product, the same species or merely a complementary tone.

Questions to put to the supplier and installer
- What is the exact product code, construction and wear-layer thickness for each shortlisted option?
- Which finish and grading variation will be supplied, and can a representative full-size mock-up be approved?
- What humidity, temperature and subfloor moisture limits apply at installation and during occupation?
- Is the product approved over the apartment’s specific underfloor-heating system, and what commissioning procedure is required?
- Which installation method, adhesive, underlay and expansion details are mandatory?
- How should areas exposed to strong sun, kitchens, entrances and wheeled furniture be protected and maintained?
- What current warranty, cleaning guidance and replacement-board information will be handed to the owner?
Common specification mistakes
Choosing from a photograph
Photography can hide board variation, gloss level and scale. Approve physical samples in the actual apartment or a faithful mock-up.
Assuming a collection name guarantees performance
A collection can contain products with different constructions, finishes or approved uses. Match every claim to the exact product code.
Leaving heating compatibility until installation
Radiant heating affects the build-up, adhesive, commissioning and operating limits. Resolve compatibility during design development.
Ignoring the building programme
Wet trades, fluctuating humidity and incomplete mechanical systems can compromise a newly installed floor. Set environmental hold points before delivery and installation.

A premium finish remains credible only when residents know which cleaners, protective pads and humidity conditions the manufacturer allows.
How to reach a defensible choice
Start with the apartment’s measurable conditions, then eliminate products that lack documented compatibility. Among the remaining candidates, compare visual character and detailing against the approved interior palette. Finally, obtain a written installation method and a complete product file for the selected code. This process may lead to different choices in different rooms; a single product is not automatically the best answer for every exposure, heating zone or threshold.
Until the original Architecture & Design apartment article and its three product references are available, no responsible guide can name a winner among those options. The reliable decision is the one supported by product-specific documents, a site assessment and an installer who can demonstrate compliance with the manufacturer’s instructions.
