A 1937 cottage on the Santa Cruz bluff above Monterey Bay has been rebuilt around a difficult brief: preserve the emotional pull of a familiar coastal home while making it safer, tougher and more useful for a contemporary family. Architect Benjamin McGriff, San Francisco interiors firm Chroma and landscape architect Joni L. Janecki & Associates treated the renovation as a coordinated response to wind, salt spray, bluff erosion, public views and everyday family life.
The result is not a cosmetic update. Architectural Digest reports that the existing frame was taken down to the studs, raised eight feet onto a new foundation and enclosed with corrosion-resistant siding and hurricane-strength glazing. Inside, boat-inspired forms, watery blues, driftwood grays and easy-care materials make the 2,400-square-foot cottage feel connected to the Pacific without turning it into a themed house. A separate 600-square-foot casita and a half-acre landscape complete a project listed as running from 2020 through 2025, with consultation continuing afterward.

The Santa Cruz house began as a modest 1937 cottage that had become locally recognizable. The owners wanted it to work for a family with four young boys, yet they also had to respect a bluff-top setting exposed to weather and watched by people moving along a busy pedestrian route. That combination made a straightforward enlargement or interior refresh inadequate.
Architect Benjamin McGriff led the architectural work, while Chroma designers Leann Conquer and Alexis Tompkins shaped the interiors. The landscape was designed by Joni L. Janecki & Associates. Architectural Digest’s March 6, 2026 feature presents the house tour; the landscape practice’s project page identifies the broader site, dates and landscape strategy.

Those measurements describe different parts of the commission: the cottage and casita are building areas, while the half-acre figure refers to the entire property. Keeping them separate matters when judging the scale of the work.
The homeowners described the project as a rare opportunity to get the renovation right because of the Coastal Commission constraints they anticipated. That is their understanding as reported in Architectural Digest, not a general statement of regulatory policy. Their concern helps explain why the team approached the house as a long-term adaptation instead of a series of easily reversible upgrades.

Raising the house above its old assumptions
McGriff’s most consequential move happened before the decorative work. The existing frame was reportedly raised eight feet, and a new foundation was built below it. The intervention changed the relationship between the cottage and the bluff while allowing the project to retain the identity of the original structure.
The rebuilt envelope uses corrosion-resistant siding and hurricane-strength glazing, choices that address a marine environment where salt, wind and driving rain can shorten the life of ordinary materials. The home was also engineered in modular sections so it could be relocated if necessary. That unusual provision acknowledges that a bluff property cannot be treated as permanently fixed in the same way as an inland lot.
McGriff summarized the design problem this way: “You’re dealing with lots of different exposures and trying to create sanctuary in a coastal environment that can be blustery at times but also embrace the views and evocative nature of the property.” The quotation captures the central engineering and planning tension. Protection was not achieved by turning the house away from the ocean; it was achieved by controlling how each room meets it.
A courtyard plan that edits the weather and the view
The redesigned cottage uses a courtyard-style layout. Rooms turn toward views of the Pacific, but the arrangement also creates a more sheltered interior sequence. Instead of every opening acting as an invitation to wind, the plan gives the family places to move between protected and exposed conditions.

The house has no air conditioning. According to the feature, it is sited to capture ocean breezes while sheltering occupants from storm-time winds. That decision is specific to this house and its microclimate; it should not be read as a universal prescription for coastal homes. In this setting, passive airflow is part of the architecture’s relationship with Monterey Bay, not simply a way to reduce mechanical equipment.
The homeowner described the effect in visual terms: “The house is always bringing the outside in and acting as a frame for the bay.” Windows, circulation and the courtyard all contribute to that framing. The view is treated as an architectural material, while the walls, roof and openings determine when the ocean feels close, distant, quiet or dramatic.
Interiors shaped by boats, surf and fishing history
Chroma’s interior concept draws from boat design and Santa Cruz’s surf and fishing cultures. The references are abstract rather than literal. Rounded furniture, wave-like textiles and a palette of watery blues and driftwood grays create a coastal atmosphere without relying on nautical decoration.
Conquer described the approach succinctly: “There’s a sensitivity to how the ocean is part of the house.” That sensitivity appears in proportion, texture and movement through the rooms. Curved pieces soften tight circulation, while the colors connect interior surfaces to changing marine light.

The kitchen is painted Farrow & Ball Light Blue, a soft color that reinforces the watery palette. Its Art Deco details add a period-inflected layer without pretending the 1937 cottage is an untouched time capsule. Quartzite counters provide a hard-wearing work surface, and hand-raked backsplash tiles by Linda Fahey introduce irregular texture.
Custom millwork makes the room fit the existing building and the family’s routines. The combination is instructive: the paint supplies atmosphere, while stone, tile and built-in storage carry much of the daily abuse. The project does not present the blue paint as a technical solution for salt exposure; its role is visual, working alongside more robust materials where hands, food and moisture are constant.

The living room turns marine imagery into furniture
A custom rug inspired by a tide pool anchors the living room. A cove-shaped sectional continues the rounded language, and a custom cocktail table has an eglomise surface that catches light like a shallow reflective pool. These are bespoke elements, but their purpose is practical as well as expressive: curved edges ease movement in a compact plan, and the room’s forms guide people toward the view rather than blocking it.
Bedrooms and shared spaces acknowledge a young family
The family includes four young boys, so circulation and noise were design issues rather than afterthoughts. The bunk room incorporates acoustic measures, including vibrational isolators. That detail shows how the renovation translates family use into construction decisions. It is not merely a matter of choosing attractive finishes; the floor and assemblies also have to manage movement and sound.
Tompkins said, “Everything in the home needed to be super durable and easy to clean because it’s a beach house and it’s also a second home.” The statement explains why the interiors balance custom detailing with surfaces that can tolerate sand, wet clothing and periods when the house is unoccupied. The design team’s emphasis on easy-care materials is a project-specific response, not a performance guarantee for every product or coastal property.
Material reuse gives the renovation a local memory
Salvaged cypress appears in fencing and dining-room paneling. The reuse links the new work to the property’s history and keeps the material story from becoming uniformly new. Wave-inspired textiles continue the connection to the sea, while the driftwood-gray tones echo weathered coastal wood without requiring every surface to be raw or rustic.
The landscape practice reports that a failing cypress was removed and its wood repurposed as benches and retaining edges. That account belongs to the landscape architect’s description of its work. In practical terms, the salvaged pieces serve new functions at the boundary between house and slope, so material reuse becomes part of site management as well as interior character.
A landscape designed for wind, salt and a public edge
Joni L. Janecki & Associates describes a native coastal plant palette selected for high winds and direct salt spray. Native planting is presented here as a response to the site’s exposure and ecology, not as a generic decorative theme. The plants help the property look rooted in Santa Cruz while coping with conditions that would challenge many ornamental species.

The practice also describes a subsurface stormwater and erosion-control system that diverts water away from the bluff edge. Plantings help stabilize the slope. Together, the buried drainage work and living root systems address water movement before it becomes a visible failure at the cliff. The source describes the strategy for this property; it does not establish a standard design for every bluff or coastal lot.
Privacy required another layer of editing. The house is visible from a busy pedestrian route, so the landscape has to preserve public views while giving the family a sense of enclosure. Plant placement, retaining elements and the courtyard arrangement create moments of shelter without erasing the property’s relationship to the bay.

This cottage is useful to study because its choices resolve competing goals rather than maximizing one objective. The following contrasts are documented in the project descriptions.
| Design tension | How the team addressed it | What the decision protects |
|---|---|---|
| Historic character versus modern adaptation | Retained the 1937 cottage identity while rebuilding from the studs, raising the frame and adding a new foundation | A recognizable home that can serve current family needs |
| Ocean views versus weather shelter | Used a courtyard-style plan, controlled openings and site-specific orientation | Access to Monterey Bay without exposing every room to storm winds |
| Decorative detail versus easy maintenance | Paired custom rugs, millwork and tiles with durable, cleanable surfaces | Visual richness in a beach house used as a second home |
| Public viewshed versus family privacy | Combined landscape screening, courtyard space and carefully positioned rooms | Connection to the pedestrian setting with protected domestic areas |
| Fixed construction versus uncertain bluff conditions | Engineered the house in modular sections so relocation remains possible | Future flexibility on a vulnerable coastal site |
No source ranks these options as universally superior. They are responses to this cottage’s exposure, history, family size and regulatory expectations.

What painters can learn from the color and finish strategy
For painting professionals, the most transferable lesson is not a particular blue. It is the way color was assigned a clear architectural job. Light Blue in the kitchen supports the ocean-facing concept, while driftwood grays and watery blues establish continuity between rooms. The palette works because it is tied to daylight, views and adjacent materials rather than applied as an isolated trend.
The project also separates appearance from durability. Paint contributes mood and visual rhythm, while quartzite, tile, corrosion-resistant siding and custom millwork handle demanding contact or exposure. On a coastal job, a painter should therefore clarify which surfaces are expected to resist salt air, which are protected interiors, and which are decorative focal points. The Santa Cruz cottage demonstrates the value of that distinction without supplying laboratory performance data for any named coating.

Rounded furniture and tight circulation make color transitions especially important. When walls, trim and built-ins meet at close quarters, abrupt contrast can make a room feel busier. The cottage instead uses related marine tones and natural wood to let forms read clearly. That is a visual strategy evident in the project, not a rule that every small room must use low contrast.

Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Outbyte Driver Updater FREEFix the driver behind crashes, sound loss and screen glitchesFind Drivers →The credited team brought different kinds of expertise to one constrained site:
- Architecture: Benjamin McGriff, including the structural adaptation, raised frame, new foundation, coastal envelope and modular strategy.
- Interiors: Chroma designers Leann Conquer and Alexis Tompkins, responsible for the boat-influenced palette, custom furnishings, millwork and family-oriented material choices.
- Landscape: Joni L. Janecki & Associates, including native coastal planting, stormwater and erosion measures, privacy planning and salvage-oriented site work.
The collaboration matters because the bluff, the building envelope, the interior circulation and the planting all affect one another. A drainage decision changes the landscape; a window decision changes both weather protection and the view; a furniture shape changes how a family moves through a compact room.
Why the finished house feels coherent
The renovation succeeds as a single idea because its visual language and its technical decisions point in the same direction. The bay is visible, but the house is not defenseless against it. The cottage still reads as a familiar Santa Cruz home, but its foundation, envelope and modular construction acknowledge a changing coastal risk. The interiors feel relaxed and marine without sacrificing cleanability, and the landscape looks native while doing practical work at the bluff.
McGriff’s phrase “create sanctuary” is the clearest description of the outcome. Sanctuary here does not mean isolation from Monterey Bay. It means giving a family places of calm, shade, acoustic control and shelter while preserving the sensation that the ocean is part of the house.
Bottom line
This thoughtful reinvention shows how a small historic cottage can be adapted without flattening its character. Raising the frame eight feet, adding a new foundation, using corrosion-resistant siding and hurricane-strength glazing, and allowing for modular relocation address the site’s physical uncertainty. Courtyard planning, ocean-aware colors, rounded furniture, durable finishes, acoustic measures and a salt-tolerant landscape address daily life. The project’s lasting achievement is the balance: a 1937 Santa Cruz cottage remains a frame for the bay while becoming a more capable refuge for the people who live there.
