Bespoke brickwork can increase a heritage building’s value when it does more than look old. The strongest work begins with the building’s cultural significance, reads its existing brick and mortar as evidence, and then chooses a new intervention or repair that is physically compatible, visually considered and reversible where possible.

There is an essential distinction between making new brickwork for a historic setting and repairing original masonry. New work may complement the old fabric or deliberately show a contemporary layer. Repair has a narrower duty: understand what is already there, stop the cause of decay and use materials that will not damage the surviving brick.

What “heritage value” means in bespoke brickwork

Heritage value is not created by copying an antique appearance alone. It comes from protecting the qualities that make a building significant: its material history, workmanship, proportions, evidence of change, setting and ability to communicate how it was made and used. Bespoke brickwork can support those qualities when the design is based on a documented understanding of the building rather than a generic “heritage” style.

Custom bricks, hand-finished surfaces, unusual bonds, carefully proportioned reveals and purpose-made gauged details can express local craft and material character. They may also solve a practical design problem where standard bricks cannot match an existing module or profile. The value depends on the actual building and the applicable conservation policy; there is no universal detail that is appropriate for every historic structure.

For a new extension or infill, the design team must decide whether the addition should be quiet and complementary, clearly contemporary, or a carefully judged combination of both. For original walls, the objective is not creative reinvention. It is the minimum intervention needed to retain significant fabric and keep the masonry performing.

Start with significance and investigation

Before selecting a brick, mortar or joint profile, establish what is important and how the wall works. National Park Service Preservation Brief 2, by Robert C. Mack and John P. Speweik (October 1998), advises preliminary research before repointing. Its guidance is general rather than a project-specific assessment, but the sequence is useful for any heritage-brickwork decision.

Document the building before designing the intervention

  • Record elevations, bond patterns, brick sizes, coursing, openings, arches, cornices, chimneys and evidence of later alterations.
  • Map areas of cracking, spalling, erosion, open joints, staining, biological growth and previous patching.
  • Photograph representative details in consistent light and note orientation, exposure and relationship to roofs, flashings, paving and drainage.
  • Research construction dates, alterations and historic photographs where available. Earlier images can reveal lost details without proving that every earlier condition should be reinstated.
  • Identify which surfaces, marks and repairs are significant. A later patch may itself be evidence of the building’s history.

Understand why the masonry is deteriorating

Repointing is not a cure for water entry, settlement or other underlying defects. Check roof and parapet drainage, flashings, copings, gutters, downpipes, ground levels, leaking services, freeze-thaw exposure and structural movement before specifying joint work. If water continues to enter, a fresh mortar finish can fail quickly and may conceal a more serious problem.

Settlement-related cracking, for example, may require structural investigation rather than a cosmetic fill. Damp at the base of a wall may be connected to raised paving or blocked drainage. A dense replacement joint cannot compensate for a failed flashing. Address the cause first, then determine what masonry repair is justified.

How new bespoke brickwork can complement a heritage building

Match the building’s grammar, not every mark

A successful addition usually studies the host building’s grammar: module, scale, bond, depth, shadow lines, openings and relationship between brick and other materials. It does not need to counterfeit age. A new wall can use a related size and color while leaving a subtle construction break, a recessed junction or a legible contemporary detail that prevents confusion between old and new.

Where a close visual relationship is required, prepare full-size sample panels. Review brick color across wet and dry conditions, surface texture, arris sharpness, coursing, joint color and tooling. A single loose brick is a poor substitute for a panel because mortar, light and repeated coursing strongly affect perception.

Use contrast deliberately when policy allows

Contemporary brickwork may be intentionally distinct through bond, projection, texture or tone. Contrast can protect the readability of the historic elevation by showing where the intervention begins. It should still respect scale, street rhythm, roofline, neighboring materials and significant views. “Different” is not automatically “modern”; an arbitrary contrast can compete with the historic building rather than clarify it.

Specify bespoke details that carry real value

  • Special shapes: Purpose-made bricks can form curved walls, splayed reveals, gauged arches or molded transitions that standard units cannot achieve cleanly.
  • Craft evidence: Hand tooling, slight variation and carefully controlled making can communicate workmanship when they are appropriate to the project’s design intent.
  • Durable interfaces: Sills, copings, parapets and junctions should be detailed with water-shedding falls, drips and flashings rather than relying on brick appearance alone.
  • Repairability: New work should allow future access and replacement without cutting into significant original fabric.

Repairing historic brick: compatibility comes first

Historic brick walls often depend on a mortar joint that is more sacrificial and vapor permeable than the brick. The replacement mortar should be compatible with the masonry, match the historic mortar’s color, texture and tooling, and be more vapor permeable and softer than the masonry units. It should be no harder or less permeable than the historic mortar.

This is a performance requirement, not a preference for a particular modern product. A hard, dense mortar can trap moisture in the brick. As the trapped moisture freezes, evaporates or carries salts, the brick face may deteriorate while the joint appears intact. The visible result can include spalling, scaling and loss of the outer face—damage that is more difficult and expensive to remedy than a failed joint.

What mortar analysis can and cannot tell you

Sampling and laboratory analysis can identify useful characteristics, such as aggregate type, binder proportions, color and texture. The National Park Service notes that analysis can inform a match but warns that laboratory results alone are not a complete specification. The wall’s exposure, construction, brick strength, moisture behavior and workmanship all matter.

Use analysis alongside on-site observation and trial panels. A visually close laboratory mix can still be unsuitable if it is too hard, too dense or poorly tooled. Conversely, a mortar that looks slightly different in a small sample may be appropriate once its permeability, softness and joint finish are considered in context.

Choosing between common intervention approaches

The following comparison uses the decision axes that matter for heritage masonry. It is a framework for project judgment, not a rating of named products or a guarantee that one approach suits every building.

Approach Compatibility and moisture Visual relationship Impact on significant fabric Evidence and skill needed
Careful repointing of sound historic joints Can be compatible when the mortar is softer and at least as vapor permeable as the historic joint and brick. Requires matching color, texture, joint profile and tooling. Usually limited if only failed joints are removed and sound brick is protected. Investigation, mortar assessment, test panels and skilled handwork.
Selective brick replacement Replacement units must behave compatibly with surrounding brick and the joint mortar. Requires matching dimensions, color range, texture, firing character and bond. Removes original units, so the extent must be justified and recorded. Condition mapping, salvaged or purpose-made brick selection and precise cutting-out.
New complementary brickwork Designed as new construction, but junctions must manage water and movement without damaging the old wall. Related scale and material character with a legible new-to-old transition. Can preserve the historic elevation if connections are carefully detailed. Design review, sample panels and conservation oversight.
Clearly contemporary brickwork New wall performance is specified independently, with interfaces protected. Intentional contrast in bond, texture, color or depth while respecting setting. May reduce pressure to alter original fabric, but visual impact must be assessed. Strong design rationale, planning or conservation review and competent construction.

A step-by-step workflow for a responsible project

  1. Define significance and constraints. Identify protected elements, character-defining elevations, local conservation requirements, access limits and the intended life of the intervention.
  2. Survey the masonry. Map brick types, bonds, joints, cracks, damp areas, previous repairs and areas of loss. Record dimensions and representative samples without unnecessary removal.
  3. Diagnose causes. Inspect drainage, flashings, roof edges, ground conditions and movement. Resolve active water entry or structural problems before repointing.
  4. Assess historic mortar and brick. Combine visual examination, compatible sampling and, where useful, laboratory analysis. Treat laboratory data as evidence for a specification, not the specification by itself.
  5. Develop repair and design options. Compare each option for compatibility, moisture movement, visual match, impact on significant fabric and the skill required to execute it.
  6. Prepare sample panels. Test brick units, mortar color, aggregate, joint profile, tooling, cleaning method and curing conditions in an inconspicuous area or representative mock-up.
  7. Obtain the required approvals. Submit drawings, photographs, sample-panel records and method statements to the relevant owner, conservation officer or authority before starting work.
  8. Execute a controlled trial area. Protect adjacent brick, remove only unsound material, and confirm that the trial performs and looks as intended before extending the work.
  9. Record the completed work. Keep photographs, mortar information, brick batches, areas repaired and any deviations from the specification for future maintenance.
  10. Inspect after completion. Check joints, flashings, drainage and new-to-old interfaces through seasonal weather. Early observation can reveal water paths or workmanship problems while they are still manageable.

Repointing details that prevent avoidable damage

Remove failed mortar without enlarging the repair

Sound historic joints should not be removed simply to create a uniform appearance. Cutting-out methods must avoid bruising arrises and widening joints into the brick. The depth and profile of removal should be set by the condition survey and test area, not by a blanket rule applied to every elevation.

Match the joint finish

Joint profile, tooling and timing affect both appearance and weathering. A finish that projects beyond the brick can shed water differently from a recessed or flush joint. Tool the mortar to replicate the established historic character where repair is intended, and keep new work visibly intentional where a contemporary design calls for another profile.

Control curing and protection

Fresh mortar needs protection from rapid drying, frost, driving rain and accidental impact. The method statement should set out curing and weather conditions appropriate to the selected mix. Overly rapid drying can weaken the joint; severe weather can disrupt its bond and surface.

Use tools as part of a system, not a shortcut

A brick pointing trowel may be useful for placing and tooling mortar, but a tool cannot make an unsuitable mix compatible. Assessment, material selection, preparation and skilled execution determine whether a repair protects the wall.

Common mistakes and how to correct them

Choosing the hardest mortar because it seems stronger

Why it fails: Dense mortar can be less vapor permeable than the historic wall and force moisture into the brick, contributing to face damage.

Matching color while ignoring performance

Why it fails: A visually convincing joint can still trap moisture or behave differently from the surrounding masonry.

Better response: Treat color, texture and tooling as one part of a compatibility specification, alongside softness, permeability and exposure.

Repointing before fixing water entry

Why it fails: The new joint remains exposed to the same leak, damp or movement that caused the original failure.

Better response: Inspect roofs, flashings, drainage, paving and structural movement first; repair the source before renewing joints.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Replacing too much original brick

Why it fails: Unnecessary removal erases material evidence and can make the elevation look newly manufactured.

How to judge whether bespoke work adds value

Ask five questions at design review:

  • Does it explain the building? Can a viewer understand what is historic, repaired or newly added?
  • Does it protect fabric? Are original bricks retained, and are interfaces detailed to prevent water damage?
  • Does it perform compatibly? Do brick, mortar, flashings and drainage work together rather than merely matching in color?
  • Is the workmanship specific? Are bespoke shapes, bonds or tooling solving a real design or conservation need?
  • Can future caretakers understand it? Are materials, repairs and maintenance requirements recorded?

If the answer is “no” to the performance or fabric questions, visual quality cannot rescue the intervention. If the answer is “yes” to all five, bespoke brickwork can make a new layer legible while keeping the older one credible.

Professional responsibility and limits of general guidance

Every historic building has its own brick, mortar, exposure and significance. The National Park Service guidance is valuable for general principles, including the warning that repointing must not be separated from diagnosis, but it is not a project-specific assessment and does not replace local conservation requirements. A qualified conservation professional, architect, engineer or experienced masonry specialist should adapt the specification to the site and remain accountable for decisions.

Robert C. Mack and John P. Speweik describe the intended result succinctly: “Properly done, repointing restores the visual and physical integrity of the masonry.” That outcome depends on more than a neat joint. It requires evidence-led investigation, compatible materials, controlled workmanship and a design that respects what the building has already survived.
