How Designing for Care Can Shape Thriving Communities

Designing for care expands architectural responsibility to people, place and planet. Here is how to apply the framework, assess inclusion and operations, and interpret the Innovation QNS proposal without confusing aspirations with measured outcomes.

Designing for care treats architecture and interiors as a social practice: a project should serve the people who use it, the workers who operate it, the surrounding community, and the places and ecosystems it affects. The approach is broader than healthcare design. It can guide housing, schools, workplaces, spas, wellness settings and mixed-use neighborhoods.

Royce Epstein, senior design director at Mohawk Group, describes the aim as using “design as social practice in the service of care for people, place and planet.” That is a value framework, not proof that any particular building will make people healthier or a community more prosperous. The useful question is how deliberately a project converts that principle into decisions, accountability and evaluation.

What “designing for care” means

In the Architecture & Design interview, Epstein asks designers to consider whether a project is respectful to “all parties”: not only the owner, but also end users, staff, the wider community and people working in the space. That reframes the brief. Instead of optimizing one client’s budget, image or occupancy target, the team examines who bears the project’s costs and who receives its benefits.

  • TRUSTED BY PROFESSIONAL PAINTERS AND CONTRACTORS NATIONWIDE — Pro Grade delivers professional-grade results at a price that makes sense for crews who go through brushes on every job. Ideal for property managers, remodeling contractors, apartment turnover crews, maintenance teams, and commercial painting operations. Backed by thousands of verified reviews from working painters. Washable and reusable for multiple projects.

The framework has three connected objects of care:

  • People: physical safety, mental and emotional comfort, dignity, access, belonging and the practical needs of users and workers.
  • Place: local identity, neighborhood relationships, public life, climate and the histories embedded in a site.
  • Planet: resource use, durability, maintenance, waste, energy and the long-term ecological effects of construction and operation.

These categories are deliberately expansive. A lobby, classroom, apartment building or office can influence stress, independence, social contact and a person’s sense of being welcome even when it is not a clinical facility.

Why the idea reaches beyond healthcare buildings

Healthcare design has an obvious relationship to care, but the interview names housing, education, workspaces, spas and other wellness environments as equally relevant. People spend most of their lives in ordinary settings. Those settings determine whether a parent can navigate a building with a stroller, whether a worker can rest safely, whether a child can concentrate, and whether older or disabled residents can participate in daily life.

Housing

Care in housing can mean more than attractive finishes. It includes stable tenure, useful shared space, daylight and ventilation, privacy, safe circulation, affordability and a relationship to services and transit. Designers should ask who can realistically live there, who is displaced during construction, and whether common areas support residents without forcing unwanted social contact.

Education

Schools and learning centers serve students, teachers, families, custodial staff and visitors. A care-oriented brief might examine acoustic comfort, quiet retreat areas, intuitive wayfinding, inclusive toilets, outdoor access and spaces that support different learning and sensory needs. The design should also account for the people who clean, maintain and supervise the building.

Workplaces

For workplaces, care can involve ergonomic variety, control over noise and light, access to outdoor space, safe routes through the building and rooms for private conversations. It also raises operational questions: Are facilities teams given workable maintenance zones? Do schedules, security systems and access policies treat contractors and shift workers with the same dignity as executives?

Spas and wellness settings

Wellness spaces often promise calm, but visual softness alone cannot deliver it. Clear information, accessible services, privacy, appropriate lighting, clean air and nonjudgmental reception matter as much as the palette. A project should avoid implying that a soothing environment substitutes for professional care or resolves structural causes of stress.

The questions that turn a value into a brief

Epstein’s interview frames care through questions rather than a prescribed style. “How can we embed optimism into places?” asks the team to create credible signals of possibility without covering up hardship. “What about inclusivity?” requires a specific account of who is included, who is missing and what barriers remain. The question of whether spaces can avoid inducing anxiety and help people heal from trauma points to sensory experience, predictability and emotional safety.

Before a concept is approved, a team can translate those prompts into a written brief:

  • Who will use the project every day, occasionally or only during emergencies?
  • Who works behind the scenes, and what do those workers need to perform safely?
  • Which groups could be excluded by cost, stairs, language, security procedures, sensory conditions or opening hours?
  • What local ecological and cultural conditions should shape the plan?
  • Which intended benefits can be checked after opening, and who will collect that information?

This exercise does not guarantee a positive outcome. It makes assumptions visible early enough to challenge them.

A practical process for applying the framework

1. Map the people affected

List owners, tenants, visitors, neighbors, maintenance crews, delivery workers, emergency responders and people who may be affected by construction. Invite representatives who are often consulted late, such as disabled residents, young people, older adults and people with limited English. Record conflicts rather than averaging them away; a welcoming plaza for one group can be an exposed or noisy place for another.

2. Define care goals in observable terms

“Wellbeing” is too broad to guide a drawing. Convert it into conditions such as step-free routes from transit, shaded seating, acoustic separation, secure storage for workers, affordable units, or a maintenance plan that keeps air-handling systems functional. Each goal should have an owner, a point in the schedule and a way to check delivery.

3. Test the experience at different times

Review plans for morning, evening, weekends, extreme weather and emergency conditions. Walk the route as a resident carrying groceries, a cleaner moving equipment, a child, a wheelchair user and someone who cannot read the project’s primary language. Lighting, staffing, access control and public transport can change the experience more than a rendered image suggests.

4. Connect the building to its setting

Care for place means studying local streets, public facilities, landscape, climate and community networks before choosing a formal language. Open space should be usable, not merely counted. Planting, drainage, shade and seating need an operations budget; otherwise an environmental or social promise can disappear after handover.

5. Build feedback and accountability into delivery

Publish which commitments are funded, who is responsible and when they will be reviewed. During construction, provide clear channels for complaints and protect access for neighbors. After opening, check whether spaces are used as intended, whether certain groups avoid them and whether maintenance or policy changes are needed.

Innovation QNS: a Queens example of the framework’s scale

The exact-title feature does not name its Queens project. A matching project identified in New York City Council material is Innovation QNS, a mixed-use proposal in Astoria. The Council’s announcement on 21 November 2022 described a revised proposal with housing, neighborhood open space and affordability measures. Those are proposal figures from that approval announcement, not evidence that the final project was built exactly as described.

Innovation QNS proposal figures reported by the New York City Council on 21 November 2022
reported figure
Total housing units 3,190
Projected affordable units 1,436
Projected affordable share 45%
Neighborhood open space Two acres

The announcement also described units for households leaving shelter and other affordability provisions. In a care-oriented reading, the proposal’s significance is not that a particular unit count proves thriving. It is that housing access, public space and neighborhood obligations were part of the public discussion around a large private application.

How to read project promises without overstating them

A rendering, planning approval or interview can show intent and planned features. It cannot establish that residents experienced less anxiety, that workers were safer or that the neighborhood became healthier. The available material on Innovation QNS does not provide completion data, post-occupancy surveys or a causal evaluation of community wellbeing.

Keep three kinds of statements separate:

  • Intent: what the designer, owner or public agency says the project should achieve.
  • Provision: what plans or approvals specify, such as homes, open space or affordability terms.
  • Outcome: what independent measurement shows after people use the place over time.

Only the first two are established in the cited feature and Council announcement. Calling a proposal “thriving” as a completed outcome would go beyond that evidence.

A comparison framework for care-oriented projects

When reviewing two designs, avoid comparing only aesthetics or floor-area totals. Use the same questions for each project and document the evidence behind every answer.

axis questions to ask
Who benefits Are benefits and burdens considered for owners, users, workers and neighbors?
Inclusion and access Can people with different mobility, sensory, language and financial circumstances use the space?
Physical, mental and emotional wellbeing What specific conditions are intended to support comfort, safety or recovery?
Connection to place and nature Does the project respond to local culture, climate, landscape and public life?
Operations Are staffing, maintenance, security and replacement costs covered for the life of the project?
Evaluation Are claims tested with post-occupancy data, user feedback or another transparent method?

A project may perform well on one axis and poorly on another. For example, generous public space does not by itself make housing affordable, and an inclusive plan can fail if access is restricted by later operating policies.

Common failure modes

Turning care into a visual style

Natural materials, plants and soft colors can support a desired atmosphere, but they are not a care strategy on their own. Pair visual decisions with access, acoustics, safety, affordability and maintenance commitments.

Consulting only the paying client

Owner approval is necessary but incomplete. Workers, residents and neighbors often identify risks that a concept team cannot see from a briefing room. Set participation early enough to alter the plan, not merely to endorse it.

Counting amenities instead of testing use

A room labeled “wellness” or a landscaped courtyard may be inaccessible, uncomfortable or unused. Observe who uses it, at what times and under what rules. If the intended users do not arrive, investigate cost, location, safety and social signals before adding more features.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Claiming outcomes from aspirations

Language about healing, optimism or thriving should be presented as an aim unless measured evidence supports it. State the date, source and status of any figure, as with the 2022 Innovation QNS proposal.

What success would require after opening

A credible evaluation plan might combine usage observations, resident or worker interviews, accessibility audits, maintenance records, energy and indoor-environment data, and measures of affordability or displacement. The method should protect privacy and include people who use the place less often because they face barriers. Results should be reported alongside limitations, not selected only when they confirm the original narrative.

This post-occupancy discipline matters because care is relational and ongoing. A building can be thoughtfully planned yet become stressful through poor lighting maintenance, inaccessible policy, rising costs or neglected public space. Conversely, operators may improve an imperfect building when they listen, measure and invest over time.

Bottom line

Designing for care is best understood as a decision-making framework that widens responsibility from the client to people, place and planet. The Queens example, Innovation QNS, shows how housing, affordability and open space can appear together in a major proposal; the New York City Council’s 2022 figures do not establish completion or wellbeing outcomes. For any project, the strongest test is whether care is translated into specific, funded commitments and then evaluated with the people who live and work there.
