The photograph caption identifies a DMF-supplied EFAFLEX door with a ventilation panel at a high-rise carpark, but the available documentation does not identify the building, location, installation date or exact door configuration. What can be explained with confidence is the design problem: a busy carpark entrance needs rapid, controlled vehicle access and security, while a ventilated door arrangement permits air movement through the opening when the door is closed. The panel, speed and duty rating must be verified against the project drawings and the selected EFAFLEX configuration rather than inferred from the image.
What is established about the pictured door
Architecture & Design presents EFAFLEX high-speed roll doors as products used in carparks and directs enquiries to DMF. Its description refers to custom sizing, security, wind resistance and integrated safety sensors. Those are characteristics of the product range, not proof of the exact assembly photographed.

DMF separately describes EFAFLEX doors for high-frequency carpark traffic and lists ventilated door-blade options. DMF also publishes an apartment-carpark example involving an EFAFLEX SST door and ventilated security panels. That example demonstrates relevant application experience, but it is a different project and cannot identify the high-rise installation in the caption.
EFAFLEX’s parking information identifies the EFA-SST PS as a carpark door and lists optional EFA-VENT ventilation laths. The manufacturer states opening speeds up to 1.8 m/s, closing speeds up to 1.0 m/s and up to 200,000 operating cycles per year for that product offering. The configuration shown in the photograph is not confirmed as an EFA-SST PS, and the figures are published product ratings rather than measurements taken at the building.

What the ventilation panel is intended to do
Allowing air movement through a closed door
Ventilated laths or panels introduce openings into selected door sections so air can pass while the barrier remains in place. In a carpark, that can support the building’s overall air-management strategy, reduce the need to leave a vehicle entrance fully open, and help limit pressure differences between the garage and the outside.
Not a complete ventilation design
The sources do not state the free area, pressure drop, smoke-control classification or measured airflow of the panel in the pictured installation. A ventilated door should therefore be treated as one component of a coordinated mechanical and natural-ventilation design. Exhaust fans, make-up air paths, fire engineering, carbon-monoxide monitoring and local code requirements still need separate design verification.

A carpark door must discourage unauthorised entry and withstand repeated vehicle movements. Ventilation laths are an option within the door assembly, not an invitation to leave the opening unsecured. The chosen pattern, mesh or panel construction, locking arrangement and control logic should be reviewed together so airflow does not undermine security, impact resistance or safety clearances.

Published performance figures and their limits
Two sets of figures appear in supplier and manufacturer material. They should not be combined into a project guarantee or attributed to the unidentified high-rise site.

Differences between the two descriptions may reflect different models, controls, dimensions or operating conditions. A tender should require the supplier to state the exact model, rated opening size, control package, environmental assumptions and test basis for every quoted number.
EFAFLEX describes its parking doors in these words: “High-speed doors for parking systems from EFAFLEX prevent unauthorised access, open and close within a few seconds and impress with their durability and stability.” This is manufacturer copy, not an independent assessment of the photographed installation.

Why a high-rise carpark needs a project-specific specification
Opening dimensions and available headroom
Record the clear opening width and height required by the largest permitted vehicle, then check lintel or headroom, side-room and structural fixing zones. A high-speed door can be unsuitable if the rolled or stacked curtain conflicts with beams, sprinkler pipework, lighting, signs or ventilation ducts. EFAFLEX provides BIM files, installation drawings and tender-planning material to help coordinate these interfaces before construction.
Traffic pattern and duty cycle
Count expected entries and exits during normal peaks, shift changes, events and emergency conditions. “High frequency” is not a sufficient duty specification: the project should define cycles per hour, daily cycles, seasonal peaks and the annual total. The published 200,000- and 250,000-cycle figures are ceilings in product descriptions, not evidence that the pictured door has operated at either level.
Wind exposure and building height
Upper-level or podium carparks can experience pressure changes and gusts that differ from a ground-level opening. The designer should obtain the site wind criteria and confirm the door’s curtain, guides, anchorage and control response for that exposure. A generic wind-resistance statement cannot substitute for a calculation tied to the opening and structure.

Access control and vehicle detection
Specify how the door receives an open command: loop detectors, radar, card readers, license-plate recognition, intercom release, parking-management software or a staffed control point. Define anti-tailgating behaviour, hold-open timing, re-close logic and what happens when a credential is rejected. The control system should provide a safe, predictable sequence for pedestrians, bicycles and emergency vehicles rather than treating every approach as a standard car movement.

Safety protection
Confirm the supplied photoelectric or other integrated sensors, bottom-edge detection, obstruction response, emergency stop, manual release and warning devices. The acceptance test should include a vehicle, a pedestrian-sized obstruction and a power interruption. Local electrical, machinery, fire and accessibility rules may impose additional devices or clearances.
How a specialist installation is normally developed
- Survey the opening. Measure clear width and height, headroom, side-room, slab and wall construction, drainage, nearby services, exposure and the route for electrical and control cabling.
- Define the operating brief. Document traffic volumes, vehicle types, access credentials, opening and closing targets, required ventilation behaviour, security level, emergency operation and maintenance access.
- Select the door configuration. Ask the specialist to identify the exact EFAFLEX model, curtain or lath construction, ventilation option, guides, drive, controls, sensors, finish and rated cycle duty. Do not assume that a door pictured with ventilation panels is the EFA-SST PS or includes EFA-VENT.
- Coordinate the building model. Use the manufacturer’s BIM object, installation drawing and tender information to check structure, fire systems, lighting, signs, ductwork and vehicle clearances. Resolve clashes before fabrication.
- Verify engineering and approvals. Obtain structural fixing details, wind assumptions, electrical data, safety documentation and any fire or smoke-control assessment required by the jurisdiction.
- Install and commission. A trained installer should set guides, drive limits, sensors, access-control interfaces and ventilation components, then record opening and closing behaviour under representative conditions.
- Handover a service plan. Require manuals, spare-part references, inspection intervals, fault codes, emergency contacts, as-built drawings and a logbook for cycle counts and repairs.

Maintenance and failure planning
Carpark doors are exposed to dust, exhaust residue, moisture, vehicle impact and frequent controls activity. The owner’s maintenance schedule should cover guide cleanliness, curtain or lath damage, fasteners, drive components, seals, sensors, emergency releases and control-panel fault history. Cycle counts are useful because they link service intervals to actual use rather than calendar time alone.

Common symptoms need a defined response. A door that reverses unexpectedly may have a misaligned or contaminated sensor; repeated failure to close can involve a blocked safety circuit, access-control hold command or damaged guide; slow movement can indicate drive, power or mechanical resistance problems. Staff should not bypass safety devices to keep traffic moving. The service contractor should isolate the equipment, identify the fault and document any temporary restriction.
Plan for power loss and communication failure. The specification should state whether the door can be manually released, how emergency services gain access, how the barrier behaves during a fire alarm, and who is authorised to reset it. These behaviours must be tested during commissioning and after changes to the parking-management system.
