The Hawthorn Project in Victoria treats concrete as a finished architectural surface, not a material to hide behind plasterboard or paint. Architect Clinton Murray and builder Jorant used Holcim Geostone’s Architectural Grey – Agilia throughout the house, combining off-form walls and suspended slabs with timber, natural light, built-in benches and meticulously detailed wet-area pieces.
Holcim Geostone’s case study credits the project’s finish and pouring techniques with helping Jorant win the 2021 Master Builders Award and a special commendation. The case study does not identify the award category. Architecture & Design highlighted the same house on 9 August 2023, describing the Agilia Architectural Grey mix as meeting both structural and aesthetic requirements.

The project at a glance
Holcim Geostone identifies the home as the Hawthorn Project, in Hawthorn, Victoria. Its architect is Clinton Murray and its builder is Jorant. The case study says the design began with Murray’s concept and the clients’ brief, then became a built project through Jorant’s construction work.
The defining decision was to leave selected concrete surfaces visible after they came out of their forms. That approach is commonly called off-form concrete: the formwork becomes part of the finished surface, so the concrete’s colour, joints, edges and transitions are architectural details rather than hidden construction marks. In this house, that strategy extends beyond a feature wall. Holcim lists suspended slabs, walls, freestanding benches, in-situ single-pour suspended vanities and basins, acute-angled edges, and concealed rebates for glass and tracks.

Architecture & Design’s 9 August 2023 coverage uses the phrase “off-form concrete” and captions the house with Holcim’s Agilia Architectural Grey mix. The captions also note that the concrete complements timber and helps satisfy structural and aesthetic requirements. Holcim’s own case study similarly describes concrete working with timber and natural light, with seamless junctions and minimal transitions as design priorities.

Where the concrete appears
The project is easiest to understand by following the concrete through the house rather than treating it as one generic finish.
Suspended slabs
Suspended slabs are elevated structural floor plates rather than slabs poured directly on the ground. In the Hawthorn Project they are part of the visible concrete language. Their soffits, edges or adjoining details can therefore contribute to the room’s finished composition, while the slabs perform the structural job expected of them.
Walls
Concrete walls provide the strongest continuous fields of Architectural Grey. Leaving them off-form makes the wall itself the finish, avoiding a separate lining that would conceal the pour. The result is a direct expression of structure: the surface seen by occupants is the structural material described in the project case study.
Freestanding benches
Holcim identifies freestanding benches as another use. Because these pieces are independent of a wall, their edges and junctions are visible from several directions. Their success depends on accurate formwork and on coordinating the bench with surrounding floors, walls and joinery.

The wet-area elements are described as in-situ, single-pour suspended vanities and basins. “In-situ” means they were formed and poured as part of the building rather than brought in as separate factory-made fittings. A single pour can reduce visible breaks between a vanity and its basin, but it also makes the formwork, reinforcement, plumbing coordination and finishing sequence especially consequential.
Acute-angled edges
Acute angles are among the least forgiving details in concrete. They create narrow points in the formwork and make alignment errors immediately visible. In this project, the case study presents those sharp geometries as deliberate features rather than incidental complications.

Concealed rebates for glass and tracks
Rebates are recesses formed into the concrete so another material or fitting can sit within the surface. Holcim specifically mentions concealed rebates for glass and tracks. Hiding those channels keeps the junction visually quiet: glass and sliding hardware can meet the concrete without a prominent applied trim.
Why the material reads as architecture
Off-form concrete can look unfinished when its detailing is treated as an afterthought. The Hawthorn Project takes the opposite position. Concrete, timber and daylight are planned as a group, and the case study’s emphasis on seamless junctions and minimal transitions explains why the material feels intentional.
Timber supplies a warmer, more tactile counterpoint to the cool grey surface. Natural light changes the appearance of Architectural Grey across the day, revealing the planes, recesses and edges without requiring additional decorative treatment. Those effects are design relationships, not a claim that concrete is universally warm or that every off-form pour will have the same appearance.
The material also carries the visual logic of the structure through rooms that might otherwise be treated as separate interiors. A slab, wall, bench and vanity can share a common colour and surface character while serving different structural or practical purposes. That continuity is what allows the project to “hero” concrete rather than use it as a single accent.
What Architectural Grey – Agilia is
Holcim Geostone names “Architectural Grey – Agilia” as the bespoke featured product in the Hawthorn case study. Architecture & Design’s captions call it the Agilia Architectural Grey mix and say it was used throughout the house.
Holcim describes Agilia as self-compacting concrete (SCC). Its product description says the mix is designed to flow around congested reinforcement without vibration or other energy input. For a project with thin edges, integrated fittings, suspended elements and complex forms, the ability to flow through reinforcement is relevant to the design ambition. It does not, by itself, guarantee a perfect surface; formwork, reinforcement placement, delivery, timing and finishing remain critical.
Holcim describes Agilia as “a self-compacting concrete (SCC) that achieves excellence in surface finish by flowing freely around congested reinforcement without the need for vibration or other energy input.”

That sentence is Holcim’s product description, not an independent test of the Hawthorn house. The project case study confirms that Architectural Grey – Agilia was the featured material and identifies the concrete elements, but it does not publish a laboratory measurement of this home’s surface quality.
Why placement is demanding
Self-compacting concrete changes the practical demands of a pour. Jorant’s information about Agilia highlights three issues: greater hydrostatic pressure on formwork, shorter workability times and critical placement methods. Those points matter particularly when the finished surface is exposed.
Formwork must resist pressure
Because the mix flows rather than being consolidated by vibration, it can exert substantial pressure against the formwork. Forms for walls, benches, vanities and acute-angled pieces must be designed, braced and sealed for that load. A small movement or leak can become a permanent line, bulge or mark on an off-form surface.

Workability windows affect logistics
Jorant notes shorter workability times for Agilia. That makes the sequence from truck arrival to placement more time-sensitive. Crews need the forms, reinforcement, penetrations, access and finishing plan ready before the concrete arrives; resolving a detail after the pour has started may no longer be practical.
Placement method is part of the finish
Jorant also stresses critical placement methods. Even a flowable mix must be introduced in a controlled way so that air, joints and interfaces are managed. The Hawthorn case study’s mention of seamless junctions and minimal transitions therefore points to coordination as much as to material selection.
The available project descriptions do not provide a crew log, pour schedule, concrete volume, defect rate or independently measured construction result for this house. The documented point is narrower and more useful: Jorant’s own information says Agilia requires skilled trades and careful methods, while the case study identifies the complex concrete work completed in the project.
The award claim and what it establishes
Holcim Geostone says the project’s success and finish, together with its pouring techniques, earned Jorant “Winner of the 2021 Master Builders Award” and a special commendation award. The page does not name the category or provide a separate citation from the awards body.

That attribution supports describing the house as award-winning when the claim is clearly credited to Holcim Geostone. It does not support naming a category, saying the project won an overall state or national prize, or presenting the award as an independently verified ranking. The safe, precise wording is that Holcim reports a 2021 Master Builders Award winner title and a special commendation for Jorant.

Holcim’s current Agilia product page publishes performance and sustainability figures for the product family. They are useful context, but none is identified as a measurement from the Hawthorn Project.

The distinction is important. Architectural Grey – Agilia is the material named for Hawthorn, while the carbon figure is expressly tied to Agilia ECO manufactured as ECOPact. A general product claim should not be converted into a carbon footprint, labour saving or schedule result for a particular build.
How to assess a similar off-form concrete design
Anyone planning a house with visible structural concrete should make the design and construction questions explicit before selecting a mix.

List which elements are slabs, walls, benches, stairs, vanities or basins. Suspended work and integrated fittings impose different reinforcement, access and support requirements. A material that suits a wall may not be the right specification for every exposed element.
2. Set the finish expectation
Decide whether the goal is a consistent grey plane, a deliberately textured surface, sharp arrises, concealed tracks or continuous wet-area pieces. “Off-form” describes how the surface is left exposed; it does not prescribe one colour, joint pattern or level of visual uniformity.
3. Map reinforcement and congestion
Identify where steel, plumbing, electrical conduits, glass channels and hardware compete for space. Holcim positions Agilia’s flow around congested reinforcement as a product characteristic, but the design team still has to coordinate the reinforcement and embedded items.

4. Engineer the formwork for the mix
Account for the hydrostatic pressure Jorant associates with Agilia. Form ties, corners, seals, supports and release treatment should be resolved as finish-critical details, not left to a generic formwork package.
5. Plan delivery and placement
Shorter workability times make access, pumping, crew roles and contingency planning part of the aesthetic outcome. Confirm the placement method with the concrete supplier and builder before the pour, especially for single-pour vanities, basins and acute angles.
6. Verify environmental documentation
If carbon performance is a project requirement, request documentation for the exact mix and manufacturing route. The Agilia ECO/ECOPact figure cannot stand in for the Architectural Grey mix used at Hawthorn.
What the published coverage does not establish
The project and product pages do not publish a project-specific cost, concrete volume, carbon footprint, construction-time total, or quantified labour saving for the Hawthorn home. They also do not provide a named award category or an independent test report for the finished surfaces.
Those omissions do not diminish the design lesson. They define its limits: the Hawthorn Project is a documented example of concrete being used structurally and visibly across a home, with complex edges, integrated fittings and carefully controlled junctions. It is not evidence that every project will achieve the same finish, programme or environmental result simply by specifying self-compacting concrete.
The design lesson from Hawthorn
The Hawthorn Project makes off-form concrete convincing because the material is carried through the building as a coordinated system. Architectural Grey – Agilia appears in structural slabs and walls, but also in benches, suspended vanities and basins. Acute angles and concealed rebates extend the same idea into the details where construction tolerances are most visible. Timber and natural light keep the composition from becoming a single hard grey field, while minimal transitions let each material meet the next without visual clutter.
Holcim Geostone’s case study and Architecture & Design’s captions support a precise conclusion: this is a Hawthorn, Victoria, home by Clinton Murray, built by Jorant, in which Architectural Grey – Agilia was used throughout as both structure and finish. Holcim reports the 2021 Master Builders Award winner title and a special commendation for Jorant, while the product’s broader performance figures remain general claims rather than measured outcomes for this house.
