Magpie House in Hackney shows how a rear extension can modernise a narrow Victorian terrace without erasing its character. DGN Studio replaced a cramped ground-floor sequence with a central U-shaped kitchen, opened the rear to the garden with folding glazing, brought daylight through skylights, and used salvaged materials to make the new work feel connected to the old house. The result is less a glass box added to a period property than a new circulation strategy built around cooking, dining, collecting and entertaining.

The owners were not simply asking for a larger kitchen. The existing ground floor had an inefficient sequence of small rooms, a cramped kitchen in a closet-like rear wing and an overgrown garden that felt detached from daily life. Movement between cooking, eating and relaxing was awkward, while entertaining required people to pass through narrow thresholds rather than gather naturally.

The rear elevation faces north, so a conventional rear addition risked producing a deep, dim interior. DGN Studio’s response was therefore spatial as well as structural: improve the route through the house, bring light from above and the garden side, and preserve enough of the original rooms to retain a sense of a Victorian home.
The “train track” problem
In many narrow terraces, an extension is arranged lengthwise with a kitchen island followed by a dining table and then a sofa. Goodacre describes that arrangement as a “train track” because parallel objects can make the house feel like a succession of narrow lanes. It may add floor area without making the plan feel broader.
Magpie House turns the kitchen across the centre of the plan instead. Daniel Goodacre, DGN Studio’s cofounder, explained: “We wanted to create this U-shaped kitchen in the center of the plan, so it’s a bit more like different episodes as you move through the space.” The phrase captures the design’s key idea: rooms remain identifiable, but circulation is not forced into one straight line.
How the extension changes movement and scale
DGN Studio extended the rear with a galvanised-steel structure. Rather than concealing the addition behind a historically imitative facade, the project makes the new frame and openings read as contemporary work. A large bi-folding window and a dark-stained wood door open the rear toward the garden, allowing the boundary between interior and exterior to change according to weather, season and use.
The new floor is polished concrete. Because the ceiling could not be raised, the designers lowered the floor by half a metre. That move changes the perceived proportion of the extension without increasing the building’s external height. Goodacre said the adjustment gave the room “an unexpected sense of scale, of grandeur, that you wouldn’t necessarily expect it to have.” The step is therefore not just a technical workaround; it is part of the experience of entering the new space.
What the central kitchen does
The U-shaped kitchen sits where the former series of rooms created friction. Stainless-steel counters and backsplash provide a hard-wearing working surface, while ash cabinets and open shelves keep the composition warmer and more domestic. The cabinetry was designed around the owners’ secondhand Gaggenau oven and cooktop, demonstrating that a bespoke kitchen can be laid out around appliances already owned rather than around a catalogue module.

Its position lets cooking remain connected to both the dining and living areas without turning the whole ground floor into one undifferentiated room. Someone preparing food can face different parts of the house, while guests can move around the kitchen rather than queue along a single axis. The arrangement also gives the owners space to display collected objects and materials without blocking the principal route to the garden.

A north-facing rear wall receives less direct sunlight than a south-facing one, particularly in a London winter. Magpie House addresses that limitation with several modest interventions working together rather than relying on one oversized opening.
- Roof light: Skylights bring daylight down into the depth of the extension, where a rear window alone would leave the middle of the plan dependent on borrowed light.
- Garden-side opening: The bi-folding window supplies a broad view and can remove the visual barrier between kitchen, dining area and patio.
- Reflective and pale surfaces: Stainless steel, concrete and light ash distribute available light differently from a heavily compartmentalised, dark-finished interior.
- Lowered floor: The change in level increases the room’s apparent volume while keeping the roofline constrained by the existing house.
The published accounts do not provide daylight measurements, seasonal lux levels or energy-performance data. It is accurate to say that the skylights and rear glazing were designed to improve the experience of light and connection; it is not possible to attach a quantified daylight or heating saving to them from the project information.
A garden connection made from old materials
The patio is sunken and built with salvaged bricks. It continues through a wall so that the same material reads on both sides of the threshold, visually extending the interior floor toward the garden. This is a more subtle connection than simply installing a full-width glazed wall: texture, level and material carry the eye outside even when the doors are closed.
Gravel and reclaimed steel-mesh panels help form a lower-maintenance garden. The mesh is used by the homeowners as part of the garden’s structure rather than hidden as a purely utilitarian component. Salvage here is not a decorative afterthought. Brick, steel and existing objects establish a common language between the new construction and the owners’ collection of vintage materials.
Why the patio level matters
A sunken patio changes the relationship between the lowered interior floor and the garden. Instead of treating the extension as a raised platform looking over an outdoor area, the design creates a closer sequence of levels. Any project using this approach would still need to resolve drainage, damp protection, accessibility and the relationship to neighbouring boundaries; Magpie House’s published feature does not provide those construction details or claim a universal solution.

Keeping Victorian character while making a contemporary interior
The living room retains ornate mouldings and a stone mantel. Those elements remain legible as original period fabric, while the extension uses steel, concrete, stainless steel and large areas of glass. The contrast is deliberate: the new work does not pretend to be Victorian, and the old room is not stripped back to make it look newly built.
Furnishings combine older pieces, mid-century design and contemporary items. The reported scheme includes Poul Cadovius wall storage, a Colbourns abaca rug and a Hay Mags modular sofa. These details matter less as a shopping list than as evidence of the owners’ collecting approach. John Sinclair put it this way: “I don’t think much about how things will go together other than the physical dimensions. If you just buy furniture you like, your taste will bring the items together.”
That philosophy gives the house a layered appearance. Original mouldings supply one time period, mid-century furniture another, and the extension’s restrained industrial materials a third. The rooms are coherent because scale, texture and placement are controlled, not because every item belongs to one matching range.

Material collecting as a design brief
DGN Studio cofounder Geraldine Ng said of the owners: “They’re very avid collectors of not just objects, but of materials as well.” That distinction explains choices such as salvaged bricks, reclaimed mesh and a secondhand cooking appliance. The brief was not simply to specify new finishes; it was to create places where existing, found and newly made elements could coexist.
Sinclair makes the same point about the new sofa: “This is the first new sofa I have bought in a long time, and it’s growing on me as it ages and softens.” The comment reflects an interior intended to change through use rather than remain a pristine showpiece.
The upstairs adaptation extends the same logic
The project later expanded beyond the ground floor. A third bedroom became a bathroom behind an oak-framed reeded-glass screen. The screen separates the room while allowing light and silhouettes to pass through, avoiding the visual weight of a solid partition.

Microcement floors continue up the walls, creating a continuous envelope that differs from the retained Victorian details downstairs. A reclaimed console basin and salvaged Japanese cargo-ship wall lights, identified by the homeowner as sourced from Trinity Marine, continue the preference for reused and industrial elements. These upstairs decisions are not copies of the extension; they apply the same principles—clear zoning, tactile materials and purposeful contrast—to a smaller room.

1. Fix circulation before adding furniture
Measure how people actually move between the front room, kitchen, dining area and garden. If a long island and table would create a corridor, test a crosswise or central kitchen arrangement first. The goal is not merely to remove walls but to create several useful routes and places to pause.
2. Treat a north-facing rear as a lighting problem to solve in layers
Combine roof lights, carefully sized garden openings, reflective work surfaces and a considered floor-to-ceiling proportion. A single glazed wall cannot illuminate every part of a deep plan, and more glass can increase glare, heat loss or privacy concerns. The published project demonstrates a layered strategy, not a performance guarantee.
3. Let level changes do architectural work
Where an existing roofline limits ceiling height, a lowered floor can alter proportion and provide a stronger threshold to the garden. It must be coordinated with structure, drainage, damp proofing, head heights and access before it becomes a finished detail.
4. Make the new and old legible
Retain valuable mouldings, fireplaces and other sound period features where they contribute to the identity of the house. Use contemporary materials honestly in the addition instead of applying superficial historical decoration. The contrast at Magpie House allows both eras to be read clearly.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minute5. Design around what will be kept
The owners’ secondhand oven and cooktop influenced the bespoke cabinetry. Existing furniture, lighting and collected materials can be constraints, but they can also prevent a renovation from becoming generic. Record dimensions, services, ventilation and future maintenance requirements before fixing the layout around any retained item.

6. Connect the garden with texture as well as doors
Matching or related paving, a continuous wall treatment, aligned levels and a deliberate view can make a garden feel part of the room even when the glazing is shut. Salvaged brick and mesh add character, but reclaimed materials still need checking for structural suitability, contamination, durability and cleaning.
What is—and is not—documented about Magpie House
The project accounts establish the architects, homeowners, location, principal alterations and the quoted dimensions. They do not publish a construction budget, measured energy use, embodied-carbon assessment, formal daylight study or quantified change in property value. No planning approval details are provided in the cited project features. Those omissions matter when using Magpie House as a precedent: it is a richly described design case study, not a cost plan or performance certification.
The named furniture, appliances, paintwork, fittings and salvaged lights are reported details of this home. Their inclusion does not establish current availability, suitability for another building or an endorsement. Likewise, the three-metre addition and half-metre floor reduction are project measurements, not rules for every Victorian terrace. Party-wall conditions, conservation status, site access, drainage and local planning requirements can change the feasible solution from one London property to the next.

How Magpie House compares as a case study
Because this is one house rather than a ranking of extension types, the useful comparison is analytical. When assessing another Victorian terrace, examine the following axes:
| Question | What to look for |
|---|---|
| Plan efficiency | Does the extension create useful circulation, or merely lengthen a narrow sequence of kitchen, island and table? |
| Daylight to the centre | Are roof lights, borrowed light and surface reflectance considered alongside rear glazing? |
| Garden connection | Do levels, paving, doors and sightlines make the outdoor space feel usable and close? |
| Relationship to original fabric | Can visitors distinguish retained Victorian details from the contemporary addition without either part feeling accidental? |
| Dependence on bespoke or reclaimed work | Which elements require specialist fabrication, careful sourcing or extra maintenance, and which can be delivered with standard components? |
Magpie House scores its strongest architectural idea in the relationship between plan and experience: the central kitchen, lowered floor, roof lights and garden opening all support a less linear way of living. Its published documentation is less useful for answering questions about cost, carbon or measured operational performance, which would require separate project data.
