HW2402 Pure Plank Lucerne from Havwoods’ PurePlank Collection is the engineered timber floor used throughout Enduring House, a refurbished and extended Edwardian home in Brunswick West, Victoria. The floor is part of a wider envelope, heating, glazing and ventilation strategy designed for a family of five—not a stand-alone explanation for the home’s reported air-test result.
Havwoods says certified passive house builders pressure-tested the completed project and recorded 8.99 air changes per hour (ACH). That figure is reported in the supplier’s undated case study; it is not presented there with a test protocol or as evidence of formal Passive House certification. The flooring’s contribution is more specific: Havwoods associates its click-fit profile and underlay compatibility with tighter joins and reduced opportunities for leakage at the floor assembly.

What flooring was used in the Brunswick home?
The installed product is HW2402 Pure Plank Lucerne, a finish in Havwoods’ PurePlank Collection. Havwoods describes Lucerne as FSC-certified engineered flooring and cladding. The opened Architecture & Design listing does not expose model-level dimensions, wear-layer thickness, finish chemistry, price or current stock. Those details should be confirmed against a current technical sheet before specifying the floor.
Why the Edwardian renovation needed more than a new floor
Enduring House began as an older Edwardian home. The refurbishment and extension had to add usable space while respecting the character and heritage constraints of the existing building. Matt from Greensolar Designs prepared concept plans subject to heritage guidelines and carried out solar studies. The design sought winter solar gain while controlling summer exposure with fixed north shading.
That balance shaped the plan. Living, dining and kitchen areas were oriented north so they could receive useful low-angle winter sun. Shading was fixed rather than improvised, reducing the risk that large areas of glazing would overheat in warmer weather. The result is a renovation in which floor finish, window placement, insulation and mechanical systems are considered together.
Airtightness is an envelope task
Older houses commonly contain discontinuities at floor edges, window junctions, wall linings, ceilings and service penetrations. Addressing one of those locations does not make the whole building airtight. In Enduring House, Havwoods lists a package of measures: replacement windows, insulation beneath new floorboards, additional insulation in walls and ceilings, internal wall relining, exterior membranes and detailed sealing.

The project also replaced ducted heating with hydronic heating. North-facing rooms, fixed shading, an operable skylight for passive ventilation and ceiling fans were used to manage comfort with less reliance on conventional ducted air movement. A water tank was plumbed to toilets and laundry, adding a water-efficiency measure to the energy-conscious brief.
What does the 8.99 ACH figure mean?
Havwoods says certified passive house builders pressure-tested the completed house and recorded 8.99 ACH. ACH means air changes per hour: the reported number expresses the rate at which air would be exchanged under the test conditions. The case study does not publish the test report, pressure level, protocol, leakage area or a formal certification document.

For that reason, the figure should be read narrowly. It is a supplier-reported pressure-test result for this renovation, not an independently documented performance rating and not proof that the home achieved Passive House certification. It also cannot be assigned to the PurePlank floor alone. The windows, membranes, insulation, relining, junction detailing, heating strategy and ventilation design all belong to the same project outcome.
How Havwoods connects PurePlank to the floor assembly
Havwoods gives two product-specific reasons for selecting PurePlank in an air-sealing project:
- Click-fit joins: the collection’s profile is designed to produce tighter plank-to-plank joins than a loose, open joint.
- Underlay installation: the planks can be laid over underlay, allowing the floor build-up to include a continuous layer beneath the boards where the substrate and installation specification permit it.
The supplier states: “Products in this collection utilise a click system resulting in tighter joins and are suitable to be laid over underlay, both features assist to limit air leakages – an essential component in creating a more environmentally friendly, or Passive House.” That is Havwoods’ product rationale. It is not an independent measurement of leakage through this floor and does not demonstrate how much of the house’s 8.99 ACH result came from the flooring.

Where the floor can help
A floating engineered floor can reduce the number of exposed plank joints and can work with an underlay layer to create a more continuous finish over a prepared substrate. In an airtightness strategy, the important interfaces are usually at the perimeter, thresholds, penetrations and transitions to walls or other floor finishes. A neat click joint in the field of the floor does not, by itself, seal those edges.

The floor should not be used as a replacement for a properly specified membrane, sealed subfloor, taped junction or airtight service penetration. The installer still needs a written detail for skirtings, door thresholds, stairs, wet areas, floor vents and any point where the boards meet another assembly. Those details are project-specific and are not published in the case study.
Measures that supported the home’s performance
Havwoods’ project description identifies the following measures alongside the flooring:
- Timber-framed, argon-filled double-glazed windows.
- New floorboards with insulation installed beneath the existing floors.
- Internal wall relining with additional insulation in walls and ceilings.
- Exterior membranes and associated detailing.
- Hydronic heating instead of ducted heating.
- North-oriented living, dining and kitchen areas to capture winter sun.
- Fixed north shading to limit unwanted summer heat.
- An operable skylight used for passive ventilation.
- Ceiling fans to support comfort and air movement.
- A rainwater tank connected to toilets and laundry.
Taken together, these choices address heat flow, solar gain, air movement, water use and day-to-day comfort. The flooring is one visible layer in that system, while much of the airtightness work sits behind finishes and at junctions that are easy to overlook once construction is complete.
How the design responds to an Edwardian home
Retaining an Edwardian home’s proportions while improving its environmental performance requires selective intervention. The double-fronted street presence remains the starting point, while the extension creates the additional area needed by a family of five. Solar studies allowed the designers to place high-use rooms where winter sunlight could contribute to comfort instead of treating the old and new parts of the house as unrelated zones.

Lucerne’s timber appearance gives the renovated interior a consistent base across those zones. Engineered construction is particularly relevant in a renovation because the boards are made with a timber surface over a more dimensionally stable base than a solid plank. Havwoods’ case study does not provide the product’s construction layers, board dimensions or permitted moisture range, so those specifications must come from Havwoods before installation.
Sourcing and environmental claims
Havwoods identifies Lucerne as FSC-certified engineered flooring and cladding. FSC certification addresses the sourcing chain covered by the applicable certificate; it does not certify the airtightness of a building or guarantee the environmental impact of every part of an installation. Adhesives, underlay, trims, transport, maintenance and replacement cycles remain separate considerations.
The PurePlank listing calls the range sustainably sourced engineered timber flooring. Treat that as a supplier description and check the current certificate scope, product declaration and installation documentation if the project has formal sustainability requirements. A product label is useful evidence of sourcing, but it should not be substituted for a whole-building assessment.

Because the published listing does not expose model-level technical data, an architect, builder or homeowner should obtain the current documentation before ordering. Ask the supplier or installer to confirm:
- The exact HW2402 Lucerne board dimensions, total thickness and usable wear layer.
- The click-system requirements, including allowable substrate flatness and moisture limits.
- Whether the proposed underlay is approved for this product and how its resistance, acoustic properties and vapour behaviour suit the subfloor.
- Permitted installation locations, including rooms with hydronic heating, and the required surface-temperature limits.
- Expansion gaps, perimeter details, transition profiles and threshold requirements.
- Finish type, cleaning products, refinishing options and expected maintenance.

Questions to ask when using engineered flooring in an airtight retrofit
Is the floor part of the airtight layer?
Ask the designer to identify the building’s designated airtight layer on a section drawing. The answer may be a membrane, a sealed structural deck, a slab or another assembly. The flooring may protect or finish that layer, but it should not be assumed to be the layer unless the project detail explicitly says so.
How are edges and penetrations sealed?
Request details for the perimeter, doorways, stairs, floor outlets, service penetrations and changes to tile or carpet. These are the locations where a well-joined plank field can still be undermined by an unsealed edge.
Will the underlay create a problem?
Underlay selection affects moisture movement, acoustics, compression and heat transfer. Confirm compatibility with the subfloor and any hydronic heating design. “Can be laid over underlay” is a collection-level statement; it does not approve every underlay or every substrate.
How will performance be checked?
If airtightness is a project goal, agree on the test method, pressure condition, timing and reporting format before work starts. A post-completion number is more useful when the project records what was tested and which remedial steps followed any failed junctions.
What this case study establishes—and what it does not

Then give the supplier your project location, subfloor type, heating system and installation date when requesting availability. Have the installer review the current technical sheet before the flooring is ordered, and coordinate the perimeter and threshold details with whoever is responsible for the airtight layer.
For a renovation modelled on Enduring House, the sequence of decisions is as important as the finish: establish the envelope strategy, document junctions, select compatible insulation and heating systems, and only then finalise the floor build-up. PurePlank Lucerne can provide the visible timber surface and a click-fit installation option; the building’s measured performance still depends on the complete assembly and the quality of its detailing.
