Bluebird Ranch became something more specific than either of its original ideas. Andrew and Allison Jolley began with memories of relaxed, colorful coastal Queensland and an interest in a literal Western ranch. As designer Susannah Holmberg and architect Chris Price developed the project, the Utah landscape pulled the interiors toward warmer materials, stronger texture, and colors that belong to the site.
The result is not a generic “Australian” or “ranch” look. It is a negotiated interior: playful and rounded where the homeowners’ taste leads, grounded and tactile where the setting demands shelter. That shift—from importing an image to responding to a place—is the central design story of this remote Utah renovation.

Two starting points, neither of them discarded
The homeowners’ first influence came from living in coastal Queensland during the pandemic. That experience left them interested in natural materials, abundant light, color, and forms with a little humor in them. The Australian reference was less about copying a national style than about preserving a feeling: an interior that could be relaxed, tactile, and willing to use color without becoming formal.

Andrew Jolley also arrived with a clear image of a Western ranch. That brief suggested a different emotional register—earth, utility, and a direct relationship to the land. The tension between the two ideas gave Holmberg a useful problem to solve. Allison Jolley’s taste, she says, is “super colorful and round and playful.” The ranch idea supplied the counterweight.
Holmberg describes the combined brief as “And so it was this sort of fun mash-up.” The phrase matters because the final house does not present one influence as the winner. Rounded, cheerful pieces can sit beside rugged surfaces; saturated paint can appear in a room whose materials are visibly tied to the desert. The Australian reference remains legible, but it is filtered through Utah rather than applied as a theme.

The decisive change happened during material selection. Looking outward from a remote property makes the surrounding terrain difficult to treat as mere scenery. Holmberg recalls the local view: “You almost want to cry when you stand out there,” a response that helped move the interiors toward a warmer, more site-specific palette.
That adjustment is best understood as a change in balance, not a rejection of Queensland. The international influence remains in the willingness to use color, rounded silhouettes, and playful combinations. The landscape determines how those elements are anchored: deeper greens and browns, mineral-looking tile, wood, plaster, and layered textiles give the rooms enough visual weight for the open desert setting.
Four comparisons clarify the design decisions:
- International influence versus local response: Queensland supplied the initial language of lightness and color; Utah supplied the final calibration of hue and material.
- Open desert scale versus indoor refuge: Large views and acreage call for rooms that feel protected rather than visually empty.
- Drywall and white finishes versus tactile construction: Paneling, plaster, tile, and rugs replace a smooth, uniform envelope with surfaces that catch changing light.
- Pale neutrality versus saturated color: Strong colors are used as deliberate room identities, with earthy materials preventing them from feeling detached from the site.
Why the renovation moved away from the former white interior
The former interior was described as boxy, with white tile, large grout lines, and white walls. That combination created a clean but impersonal baseline. In a house surrounded by dramatic terrain, a blank interior can make the rooms feel disconnected from the view rather than clarified by it.

The renovation introduced paneling, plaster, tile, layered rugs, vintage pieces, and saturated colors. These changes work together rather than as isolated decorative gestures. Paneling breaks up broad wall planes; plaster adds irregularity; tile gives wet rooms and service spaces a more deliberate surface; rugs establish zones and soften the scale; vintage furnishings keep the rooms from reading as a single new-build package.
Holmberg summarizes the appeal of a less standardized shell this way: “There’s something special that happens when there’s no drywall.” In this project, that statement points to the visual and emotional value of material variation. The walls are not simply backgrounds for furniture. They participate in the composition, making color and light feel embedded in the architecture.
Paint colors that carry the palette
Paint is one of the clearest ways the house holds both halves of the brief. The named colors are not presented as a complete specification schedule, and the feature does not establish each product’s exact line, sheen, or current availability. They are useful as documented room references:
| Room | Named paint or finish | Role in the reported scheme |
|---|---|---|
| Family room | Green Grove by Benjamin Moore | A saturated green that supports the room’s more enveloping, relaxed character. |
| Primary bedroom | Deep River by Benjamin Moore | A deep blue-green direction suited to a quieter, more sheltered room. |
| Guest room | Dakota Woods Green by Benjamin Moore | A nature-based green that connects the sleeping space to the property outside. |
| Primary bath | Fireclay Antique and Java Gray from Tile Bar | Tile colors that add variation and weight to a room otherwise dominated by hard surfaces. |
| Powder room | Black Terracotta from Riad Tile | A dark, warm note that makes a small room feel intentional rather than leftover. |
| Lower-level powder room | Oak Moss from Fireclay | An earthy green tile reference that extends the landscape-related palette below grade. |
For readers trying to understand the painting strategy, the important point is not to reproduce a list of swatches blindly. The colors are deployed room by room, alongside tile, plaster, wood, and fabric. Green can feel architectural when it wraps a family room; a dark blue-green can make a bedroom more recessive; a terracotta or moss tile can turn a compact powder room into a concentrated material moment.
How the major rooms combine color and texture
Living room
The living room layers several sources and eras instead of relying on a matching suite. The sofa and wooden lounge were sourced through 1stDibs; a Four Hands coffee table sits with a Woven rug and a Slow Roads hide. The clients’ own metal-fringe chair adds an object with personal history, while an Anthropologie floor lamp supplies a softer, more playful silhouette.

This mix illustrates how the home avoids a literal ranch showroom. The hide and wood acknowledge Western associations, but the fringe, rounded seating, and varied textiles keep the room closer to the homeowners’ colorful, relaxed brief. The rug is not merely a finishing layer: it helps define a sitting area inside a large-volume house and gives the furniture a visual foothold.
Kitchen
In the kitchen, wall tile by Alexander James and a Panton portable lamp bring pattern and color into a highly functional room. The combination prevents the kitchen from becoming a neutral service zone between more expressive spaces. Tile supplies a durable, light-catching field, while the portable lamp introduces a smaller, movable object with a distinct profile.
Dining area
The dining area is assembled from custom and sourced pieces: a custom table, chairs sourced through 1stDibs, a Tigmi Trading pendant, and a Chairish armoire. A built-in bench is finished with Cle’s Argan Brown tile and Kirkby Design velvet. The bench is particularly important to the overall approach because it makes architecture and upholstery part of the same decision. Instead of placing all personality in freestanding furniture, the room carries color and texture in its built elements.
Bathrooms and powder rooms
The named tile colors show how the project uses smaller rooms for concentrated impact. Fireclay Antique and Java Gray appear in the primary bath, while Black Terracotta is specified for one powder room and Oak Moss for the lower-level powder room. These references suggest a deliberate move away from the previous white-tile-and-large-grout condition, replacing uniformity with tonal variation and a more tactile visual rhythm.

The practical cost of building remotely
The property’s distance created a logistical challenge: coordinating subcontractors was difficult, and some tradespeople initially resisted the paneling and finishes. That resistance is significant because the renovation’s character depends on details that are slower or less familiar than a standard drywall package.

Paneling requires decisions about joints, transitions, outlets, trim, and how adjacent materials meet. Plaster rewards skilled application but does not behave like a perfectly uniform painted board. Custom benches, tile layouts, and layered finishes also create more coordination points among trades. On a remote project, every correction can involve additional travel, scheduling, and material handling.
The reported experience does not prove that one construction method is universally better. It shows the trade-off clearly: the tactile result came with more complicated coordination and with the need to persuade crews to execute finishes outside their first assumptions. The visual warmth of Bluebird Ranch is therefore partly a design choice and partly a project-management achievement.

Andrew Jolley describes the moment the original ranch image loosened: “Letting go of that initial vision was actually a turning point. It opened the door to something more site-specific, more risky, and ultimately more interesting.” His comment explains why the final rooms feel coherent despite containing apparently different references.

A literal Western ranch concept could have produced a predictable vocabulary of leather, dark wood, and rustic hardware. A literal Australian concept could have become a bright, coastal-inspired import that ignored the desert. The project instead lets each influence correct the other. Color and rounded forms prevent the ranch idea from becoming heavy; the terrain and warmer materials prevent the Australian reference from floating free of place.
That distinction also keeps the feature from supporting a broader claim about design trends. Bluebird Ranch is a single homeowners’ project, shaped by their pandemic-era experience, a particular Utah setting, and a specific collaboration with Holmberg and Price. Its lesson is methodological rather than statistical: begin with what the clients respond to, then allow the site and the building’s material reality to revise the brief.

A useful reading of Bluebird Ranch for painters and renovators
For anyone planning a color-led renovation, the project offers a sequence of decisions rather than a universal palette.
- Identify the emotional references first. Decide whether the starting point is a place, a memory, a collection, or a way of living. The Jolleys began with Queensland and a ranch idea, not with isolated paint chips.
- Study the setting before fixing colors. The Utah landscape changed the balance of the scheme. Observe how local light, stone, vegetation, and distance affect the apparent intensity of a color.
- Choose the wall condition as part of the color plan. Paneling, plaster, tile, or drywall will reflect and absorb light differently. A paint color cannot be evaluated independently of that surface.
- Assign strong colors to specific rooms. The documented greens and deep tones have identifiable locations. Room-by-room intent is more controlled than applying one dramatic color everywhere.
- Coordinate permanent and movable elements. Tile, built-ins, rugs, lighting, and furniture should support one another. The dining bench demonstrates how upholstery and architecture can share a color decision.
- Budget for trade coordination. Nonstandard finishes may require specialist labor, additional sequencing, and more time—especially when the site is remote.
These steps do not turn the home into a template. They explain why its colors feel integrated: the palette was developed alongside material, architecture, furniture, and landscape rather than added at the end.
Why the house feels specific rather than themed
Bluebird Ranch holds together because its contrasts are intentional. The interiors are colorful but not weightless, rustic in places but not bound to a single historical style, and playful without losing the calm that a remote landscape can provide. The white, boxy starting point gave the renovation a clear problem; the Queensland memories supplied energy; the Utah terrain supplied discipline.
The finished direction is best described as a site-shaped mash-up. Its strongest idea is not a particular green, tile, or furniture source. It is the decision to let an imported influence remain visible while allowing the actual ground beneath the house to change what that influence becomes.
