A 200-square-foot Brookline condo kitchen became more useful and more personal without replacing everything inside it. Designer Shannon Tate-Giordano removed a circulation-blocking peninsula, preserved usable IKEA cabinet boxes and appliances, and layered paint, color, texture, and storage around the existing structure. The result shows how a builder-grade room can gain character through targeted changes rather than a full gut renovation.
The family had a second baby on the way and wanted to remodel instead of move. Their priorities were practical: make the layout work, create a place to eat in the kitchen, and introduce color that felt individual without making the home difficult to resell. The project was featured by Architectural Digest on February 7, 2022.

The original kitchen looked acceptable at first glance, but its arrangement made everyday life awkward. A peninsula cut into the room, leaving no comfortable place for a dining table. The family ate in the living room on a different floor from the kitchen, an arrangement Tate-Giordano described as disconnected from how they actually lived.
“Their whole house had been redone by a flipper, so on a surface level it looked fine, but none of it was very well thought out,” Tate-Giordano told Morgan Goldberg for Architectural Digest. She added: “It was all just plonked into place, and the flow in the kitchen was pretty bad. A peninsula cut off half the room. It didn’t allow them to have a dining space in the kitchen, so their dining table was in the living room on a floor up from the kitchen, which was totally weird.”

Removing that peninsula did more than open a sightline. It released enough floor area for a dining zone and made the kitchen a place where the family could cook, supervise children, and sit down together. That is the central lesson of the renovation: correct the movement pattern first, then spend on the surfaces people will see and touch.

Reuse made room in the budget for character
The team did not treat every existing component as disposable. Existing IKEA cabinet boxes stayed where they were useful, and the refrigerator and dishwasher were retained. Additional boxes were added only where the revised plan required them. This reuse strategy reduced the number of major purchases while still allowing the kitchen to look substantially different.
The visible cabinet change came from Semihandmade SSS Quarterline fronts in White and Desert Grey, installed on the IKEA boxes. Tate-Giordano chose a profile that sat between contemporary and traditional. She specifically wanted to avoid another uninterrupted slab-front kitchen, so the quarterline detail supplied shadow lines and a furniture-like quality without abandoning the existing cabinet infrastructure.
That distinction matters when planning a similar update. Cabinet boxes determine much of the cost and disruption of a kitchen renovation; fronts determine much of what the eye reads. If the boxes are sound, replacing doors and drawer fronts can redirect money toward lighting, counters, tile, seating, or professional labor for the difficult parts of the job. The Brookline project does not publish a line-item savings figure, so the financial benefit of reuse should be understood as a strategy rather than a quantified promise.
A two-tone cabinet approach
White and Desert Grey gave the room a quiet base while allowing color elsewhere. Tate-Giordano explained the vertical balance this way: “I liked doing light uppers because it made the room feel a little bit brighter.” She also described her broader method: “I do like to do a foundational color that feels strong and grounded and something that feels airier on top. It creates a nice balance for me.”

For a painting-led renovation, the principle is transferable: use a stable, light value where the room needs visual lift, and reserve stronger color for surfaces that can carry it without making the whole space feel heavy. In this kitchen, the cabinet colors performed that job before the accent palette was introduced.

How paint and color supplied the “soul”
The palette began with a neutral foundation and then added muted sage, apricot, and teal. These are softened versions of expressive colors, so they bring personality without the high contrast that can make a small room feel busy. The approach also leaves flexibility: artwork, textiles, and children’s belongings can change without fighting a highly saturated permanent backdrop.
Walls, backsplash, and counters
The walls were painted Benjamin Moore White Dove. Against that warm white, Caesarstone counters with peachy undertones could read as a deliberate color note rather than an isolated pinkish surface. The backsplash used Zia Tile Glazed Earth Zellige, a pale terra-cotta tile that added variation through its handmade-looking surface and warm tone. The tile was already sealed, an important practical detail in a working kitchen.
Existing oak floors received a new clear finish instead of being replaced. Keeping the floor preserved continuity with the rest of the home and avoided introducing another competing color. It also demonstrates a useful hierarchy: when the floor can be renewed, let it support the new palette rather than assuming every dated element must be removed.
Wallpaper that can handle family life
In the dining area, removable wallpaper introduced additional color without making the commitment permanent. Tate-Giordano emphasized its maintenance advantage: “It’s completely removable and completely washable, which is important for dirty kid fingers and spaghetti dinner night.”

That choice is especially relevant in a family kitchen. A washable, removable surface can absorb the visual risk of a bolder pattern while preserving an easy path back to a quieter room later. It also keeps the dining nook distinct from the work zone without building a wall or adding architectural bulk.
The dining nook turned circulation into daily function
Once the peninsula was gone, the plan could include a custom bench with cushions. The bench seat lifted to reveal storage underneath, making the new dining area do double duty. Instead of consuming precious floor area only for seating, it also held kitchen or family items out of sight.
The bench was paired with a Williams-Sonoma marble table and the owners’ Japanese chairs. Those personal chairs prevented the room from feeling like a catalog set, while the marble introduced another durable, light-reflecting surface. Custom walnut floating shelves added warmth and displayed useful or meaningful objects without requiring a full wall of cabinetry.
This combination—built-in storage below, open display above, and personally owned furniture at the table—kept the kitchen from becoming visually anonymous. The room gained a sense of history even though much of its underlying infrastructure remained.

The project account reports that the condo did not allow a range hood to exhaust outside the building. That is a rule described for this particular building, not a universal Massachusetts code requirement. The renovation therefore used a recirculating Broan-NuTone hood rather than an exterior-vented model.

Tate-Giordano called the restriction frustrating because recirculation is generally less desirable than exhausting cooking air outdoors. The hood was concealed with a reeded wood cover that also served as the vent grill, turning a necessary mechanical element into part of the cabinetry language.
If your kitchen is in a condo or apartment, confirm the building’s written requirements before ordering a hood. Ask whether exterior penetrations are prohibited, whether a recirculating configuration is accepted, what clearances apply, and whether the selected unit can be serviced after it is enclosed. The Brookline solution worked because ventilation, cabinetry, and finish design were considered together rather than in separate trades.
Appliances and lighting stayed deliberately simple
The named fixtures and appliances were a Delta faucet, Bosch range, Broan-NuTone hood, existing refrigerator, and existing dishwasher. The feature does not provide model numbers, so those names should be treated as project references rather than specifications for a replacement order.
Lighting was attributed to CB2. Keeping the lighting selection relatively quiet allowed the cabinet fronts, zellige backsplash, wallpaper, and colored accents to share attention. In a compact kitchen, too many competing statement fixtures can make a carefully chosen palette feel fragmented.

The homeowners targeted an all-in total below $55,000 for labor and materials. The reported final bill was $63,000 after they elected to add extras. Those are historical figures for this 2022 project, not current Massachusetts pricing guidance.

| Designer’s broader comment | Tate-Giordano said, “Usually, a kitchen renovation is easy peasy $100,000 and that’s being very conservative with your choices.” This was her quoted estimate in the feature, not an independent market average. |
Tate-Giordano summarized the outcome this way: “They wanted to be all-in at $55,000 with labor and materials, which is almost impossible to do.” She also said, “We ended at $63,000, but anything that went over was because they desired to go over for extras.” The distinction is useful when setting a renovation ceiling: a target can be realistic for a defined scope, yet discretionary upgrades can move the finish line.
A practical sequence for giving a builder-grade kitchen more personality
The Brookline project suggests a disciplined order of operations. Use it as a planning framework, then adapt it to your room, building rules, and contractor’s advice.
- Map the movement before choosing colors. Mark door swings, appliance clearances, the path from entry to refrigerator, and the place where people naturally stop. Identify the feature that interrupts those paths; in this case, it was the peninsula.
- Decide what is structurally reusable. Inspect cabinet boxes, hinges, drawer slides, appliances, and flooring. Keep components that are sound and compatible with the new plan, and reserve replacement spending for items that limit function or reliability.
- Set a scope-based budget. Separate essential work—layout changes, electrical or plumbing moves, ventilation, and labor—from optional extras such as upgraded tile, custom storage, or decorative finishes. Keep the contingency visible rather than treating it as money available for upgrades.
- Choose the visual foundation. Establish the main cabinet and wall values first. A light upper zone, as used here, can help a compact room feel brighter; a grounded lower or adjacent tone can keep it from looking washed out.
- Test paint and materials together. View wall color beside the cabinet sample, counter, backsplash, and floor in morning and evening light. Warm whites can shift noticeably next to peach, terra-cotta, or wood.
- Add one or two character layers. A muted accent color, removable wallpaper, open walnut shelving, or distinctive hardware can make a room personal without requiring every surface to compete for attention.
- Design storage into seating and circulation. The Brookline bench gained hidden storage because the dining area was planned as part of the working kitchen, not added as an afterthought.
- Resolve ventilation and approvals early. Condo rules can determine which hood types are possible. Confirm requirements before cabinetry is fabricated, and coordinate the hood cover with the installer so the vent opening remains effective.
- Protect the finish during installation. Complete dusty demolition and heavy construction before final wall painting. After cabinets and counters are installed, repair dings, caulk appropriate joints, and apply touch-ups under the room’s actual lighting.
Why this kitchen feels collected rather than overdesigned
The room’s personality comes from relationships among ordinary elements: a restrained cabinet profile, warm white paint, peach-toned counters, pale terra-cotta tile, muted accents, a washable pattern, walnut shelves, and furniture the owners already loved. No single finish has to carry the entire design.
Function remains visible in every major choice. The peninsula removal created a dining zone; the bench stores supplies; the recirculating hood meets a building constraint; the retained appliances and cabinet boxes control scope; and the washable wallpaper acknowledges family use. The decorative decisions work because they follow those practical corrections.
For homeowners facing a generic kitchen, the takeaway is not to copy the exact colors or products. It is to spend first on the obstruction that makes the room frustrating, reuse what still performs, and then use paint and a few durable, replaceable layers to express the people who live there.
