For a bathroom you are refreshing before a sale, start with a muted sage green. Zillow’s 2026 U.S. buyer-preference analysis placed sage at the top of its bathroom results for buyer interest and tour intentions. Clean white and a carefully used charcoal gray are credible alternatives, while bold red, blush pink and ochre yellow are riskier choices.

What bathroom color should you choose to sell your house?
Choose a muted sage that works with the bathroom’s permanent finishes and looks consistent in daylight, artificial light and listing photos. Zillow’s 2026 analysis identifies sage as the strongest overall bathroom color for buyer appeal and names Sherwin-Williams Liveable Green SW 6176, Clary Sage SW 6178 and Sage Green Light SW 2851 as example shades.
Do not treat those names as a formula. A sage with a gray undertone can look balanced beside cool white tile, while a warmer, yellow-leaning sage may harmonize better with beige stone or oak. The same paint can look noticeably different on a large wall than it does on a small card.
If sage conflicts with the room’s finishes, use a clean white. Zillow reports that Pure White consistently attracts prospective buyers. A dark charcoal such as Peppercorn can also generate strong interest, but it needs enough light and visual breathing room to avoid making a compact bathroom feel closed in.

What the 2026 buyer-color study actually measured
Zillow’s 2026 analysis surveyed more than 4,400 recent and prospective U.S. buyers. Participants were randomly shown home interiors painted in one of 11 colors and asked about four outcomes: how much they liked the home, their interest in buying, their likelihood of touring and their stated willingness to offer.
Those responses are useful for judging broad appeal, but they are not transaction records. The study does not establish that repainting one particular bathroom will produce a specific premium, shorten marketing time or cause a buyer to pay a measurable amount more.
Sage was the only color to rank in the top tier across every room in Zillow’s 2026 analysis. In bathrooms, the result supports sage as a low-risk starting point, not as a universal rule for every market or house.

Zillow’s 2025 analysis surveyed more than 4,200 recent and prospective buyers, tested 10 colors and produced different room-level findings; mid-tone brown led its bathroom offer-color result that year. That change is a reminder to date the evidence rather than present one shade as a timeless resale law.

How the main bathroom color options compare
| Option | What the 2026 evidence indicates | What to check before choosing it |
|---|---|---|
| Muted sage green | Highest overall in Zillow’s 2026 bathroom results for interest and tour intentions; example shades include Liveable Green SW 6176, Clary Sage SW 6178 and Sage Green Light SW 2851. | Match the undertone to tile, stone, flooring and vanity. Confirm it remains calm rather than muddy in low light. Zillow reported no bathroom price premium for sage. |
| Clean white | Pure White consistently performed well for attracting prospective buyers. | Check whether existing grout, trim and fixtures are warm or cool. A stark white can emphasize yellowed caulk or dated surfaces. |
| Charcoal gray | Peppercorn, a dark gray, generated high buyer interest in Zillow’s bathroom results. | Evaluate window size, ceiling height, artificial lighting and the appearance of the room in listing photos. Dark walls need deliberate contrast and may overwhelm a small room. |
| Bold red | Zillow’s 2026 respondents indicated an estimated bathroom offer about $7,971 below white. | Treat the figure as a survey estimate, not a guaranteed loss or observed sale-price effect. Red is visually dominant and harder for buyers to mentally neutralize. |
| Blush pink | Zillow’s 2026 respondents indicated an estimated bathroom offer about $6,013 below white. | The estimate is not a prediction for an individual property. Pink can compete with stone, wood and metal undertones in photographs. |
| Ochre yellow | Listed by Zillow as a consistent underperformer across rooms. | Its saturation can make artificial light feel harsher and may narrow the number of buyers who immediately connect with the space. |
The red and blush-pink amounts are modeled from stated responses in Zillow’s 2026 study. They should never be described as guaranteed reductions in your sale price.
Step 1: Read the permanent finishes before looking at paint cards
Paint is the changeable surface; tile, countertop, flooring, vanity, tub, toilet and metal fixtures usually stay. Begin by identifying the undertones already present.

Tile and grout
Hold a plain white card next to the tile. If the tile appears creamy, beige or slightly yellow, a warm sage or soft white may blend better than a blue-leaning gray. If it reads bright, blue-white or cool gray, a sage with restrained warmth can prevent the room from feeling sterile without fighting the tile.
Countertops and stone
Look for small flecks rather than the overall background color. A countertop that appears gray from a distance may contain green, taupe or pink undertones. Choose a sample that repeats one of those subtle notes instead of introducing a competing hue.
Vanity, flooring and hardware
Wood vanities and beige floors generally make very cool whites look sharper. Chrome and bright white fixtures can support cleaner, cooler colors, while aged brass, bronze and warm wood often look more coherent beside a softened sage or warm white.
Take photographs of the finishes in the actual bathroom. Comparing paint cards beside those photographs helps you reject colors that looked compatible in a store but clash with the room’s fixed materials.

- STAIN & SCRUB RESISTANT: Built to last in real spaces, Evolve helps resist marks, scuffs, and water spotting, so your home continues to look polished and well-maintained.
- DESIGNED FOR MOISTURE-PRONE AREAS: Formulated to perform well in bathrooms, kitchens, entryways, laundry rooms, and other high-humidity spaces.
- Muted sage: the evidence-led first choice when it complements the finishes.
- Clean white: the safer fallback when the room already has strong tile or patterned flooring.
- Charcoal gray: the high-contrast option for a bright, well-proportioned bathroom with fixtures that can stand against a darker wall.
Include the actual paint chips or sample products you can obtain, not a color viewed only on a phone. Digital displays vary by brightness, color profile and ambient light, so a screen image cannot establish how the finished wall will look.
Zillow’s 2026 guide points readers toward Sherwin-Williams paint chips, Color to Go samples and peel-and-stick samples. Use whichever format lets you see a large, movable area without committing to the final purchase.
Step 3: Test each color in the bathroom’s changing light
- Place samples on more than one wall. Put them near the vanity, beside the shower or tub and on the wall most visible from the doorway. A north-facing wall, a wall under a light fixture and a wall beside a window can produce different readings.
- Observe morning light. Note whether the sample turns blue, yellow, gray or washed out when daylight first enters.
- Check the middle of the day. Compare the paint to the tile, countertop and trim when the room is brightest. This is when undertone conflicts are easiest to spot.
- Turn on every fixture in the evening. Warm bulbs can push sage toward olive and make white look creamier; cooler bulbs can make gray appear bluer. Judge the room under the lighting buyers are likely to see during showings.
- View the samples from the doorway and in a photograph. A color that feels subtle up close may dominate a listing image. Photograph the room from the likely agent or buyer viewpoint and compare the three options side by side.
- Leave samples in place for at least a full day. Do not decide from a single five-minute visit. The goal is a color that remains agreeable through the lighting cycle, not one that wins under one condition.
Peel-and-stick samples are convenient, but edges, sheen and the underlying wall can affect perception. If you use them, place them on a clean, smooth area and check the sample against the wall finish you will actually paint.

Step 4: Check the color against listing-photo priorities
Most buyers encounter a bathroom online before they visit. A sale-oriented color therefore has to work at the camera’s distance as well as in person.
Keep the room legible
Walls should separate clearly from white fixtures, mirrors and trim. If a very pale white disappears into the fixtures, the room can look flat. If charcoal swallows the vanity or shower surround, the photograph may read as dark even when the room feels comfortable in person.
Control visual competition
If the floor has a pattern, the shower tile is highly veined or the vanity is a strong wood tone, let the wall color stay quieter. Sage can provide interest without becoming another pattern; white may be the better choice when the permanent finishes already carry the design.
Consider the whole listing
A bathroom does not need to match every room, but abrupt transitions can make the home feel pieced together. View the selected sample with the hallway color and nearby bedroom or laundry finishes. A muted shade usually transitions more smoothly than a saturated accent.
Step 5: Select paint made for bathroom conditions
Choose a product whose current manufacturer label supports the room’s moisture exposure, then follow its preparation, ventilation and application instructions. Bathroom suitability is a performance requirement, not a color preference.

- Use for a variety of indoor and outdoor project surfaces including wood, metal, plaster, masonry or unglazed ceramic
- Water-based acrylic formula is low odor, resist chips and provides long-lasting protection
- Covers up to 120 sq ft and dries to touch in 30 minutes for quick project completion
- Semi-gloss finish minimizes surface imperfections, goes on smoothly and provides excellent hide
- Prior to application sand surfaces with 180/200 grit sandpaper, then wash with a degreaser, allow the surface to dry and apply paint
What to verify on the current label
- Whether the product is intended for high-humidity or bathroom interiors.
- How the manufacturer describes washability and the recommended cleaning method.
- Any mildew-resistance claim and the conditions attached to it.
- Surface-preparation requirements, including cleaning, dulling glossy areas and repairing damaged drywall.
- Ventilation, drying and recoat instructions for the temperature and humidity in your room.
A Benjamin Moore Poland product portfolio dated 2022–2023 describes AURA Bath & Spa as intended for high-moisture spaces including bathrooms and discusses humidity, washability and mildew-resistance performance. That document is regional and dated, so verify current U.S. specifications and the exact product label before relying on those claims.
Do not assume that a “bathroom” label eliminates preparation. Peeling paint, soap residue, condensation damage and unsealed repairs can undermine a finish regardless of its color or marketing description.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. When white is the better selling choice
White is appropriate when the bathroom already contains enough visual character or when the permanent finishes have conflicting undertones. It can make a small room feel open and gives buyers a neutral surface to interpret.
Use a sample rather than assuming every white is interchangeable. Compare the candidate with the brightest fixture, the trim and the grout. A white that looks clean beside one tile may appear dingy beside another. Also inspect patched areas: differences in porosity or sheen can show through a light color more readily than through a mid-tone sage.
Pure White has performed consistently well for attracting prospective buyers in Zillow’s reporting, but the study does not say that white is always the highest-performing bathroom color. Its strength is familiarity and flexibility, not a guaranteed ranking in every home.
When charcoal gray can work
Charcoal is a deliberate design choice, not a default neutral. Zillow’s 2026 bathroom results show high buyer interest for Peppercorn, but the color needs the right physical conditions.
Use it when the room has sufficient light
A window, layered ceiling and vanity lighting, reflective mirror and light fixtures can keep a dark wall from feeling heavy. Test the exact wall under the lights you will leave in place for showings.
Use contrast intentionally
White or light grout, a pale countertop and bright fixtures create separation. If every major surface is medium or dark, the photograph may lose depth.

Be cautious in compact bathrooms
In a narrow powder room, charcoal may be attractive in person but visually dense in online images. A lighter sage can provide color while preserving the sense of space.
Colors to approach cautiously before a sale
Zillow identifies ochre yellow, bold red and blush pink as consistent underperformers across rooms. The practical issue is not that these colors are objectively bad; it is that saturated, distinctive walls ask buyers to imagine repainting before they can focus on the home’s layout and condition.
Bold red is especially dominant and may compete with skin tones, wood and warm artificial light in photographs. Blush pink can interact unpredictably with beige stone, brass and wood undertones. Ochre yellow may intensify under warm bulbs and make white fixtures look less crisp.
Recommended Free Tools
If one of these colors is central to the home’s character, keep the decision grounded in your local market and ask an experienced agent to review a photographed sample. For a purely sale-focused refresh, the muted-sage, clean-white and carefully tested-charcoal group presents less buyer-friction risk.
How much can paint affect your sale price?
Paint can improve first impressions, reduce a buyer’s mental to-do list and make listing photographs easier to read. The available 2026 evidence does not establish a predictable return for an individual bathroom.
Zillow’s estimated $7,971 difference for a bold red bathroom and $6,013 difference for a blush-pink bathroom are based on respondents’ stated offers compared with white in the study. They are not observed closing-price discounts, and they do not account for your location, asking price, bathroom condition, competing listings or the buyer’s personal taste.
Sage also requires a precise qualification: Zillow ranked it highly for bathroom appeal but reported no bathroom price premium associated with sage. Choose it to support broad interest and a calm presentation, not because the evidence guarantees a higher appraisal or sale price.
A practical shopping and painting checklist
- Photograph the tile, countertop, floor, vanity, trim and fixtures in daylight and evening light.
- Identify whether the permanent finishes read warm, cool or mixed.
- Obtain large samples of a muted sage, a clean white and, if suitable, a charcoal.
- Place samples on multiple walls and view them from the doorway.
- Check morning, midday and artificial evening light.
- Take listing-style photographs and compare how each color reads at a distance.
- Ask a trusted local real-estate agent whether the choice fits current neighborhood expectations.
- Confirm the paint label supports bathroom moisture exposure and follow its preparation and ventilation instructions.
- Repair leaks, peeling areas, failing caulk and surface damage before applying the finish.
- Buy the final quantity only after the selected sample remains compatible with every fixed finish.
The bottom line for a sale-ready bathroom
Muted sage is the best evidence-backed starting point for a bathroom being prepared for sale in 2026, with Liveable Green SW 6176, Clary Sage SW 6178 and Sage Green Light SW 2851 offered as example shades. Clean white is the dependable alternative when the room’s finishes or photographs call for maximum neutrality. Charcoal can work in a bright, balanced space, while bold red, blush pink and ochre yellow carry greater buyer-appeal risk.
Test the actual colors in your bathroom, judge them under changing light and keep Zillow’s findings in proportion: they describe survey preferences, not a guaranteed transaction result.
