How to Clean and Maintain a Painted Wood Deck

Clean intact painted decking gently with a coating-approved method. Peeling or delaminated paint requires removal, sound-board repairs, and preparation before repainting.

Clean a painted wood deck according to the condition of the coating, not according to a bare-wood deck recipe. If the paint is sound, remove debris, use a gentle cleaner that the coating manufacturer permits, rinse as directed, and let the surface dry completely. If paint is peeling, cracking, or delaminating, stop treating the job as routine washing: remove the failing coating, prepare the exposed wood, and repaint only with a compatible product. Wet painted surfaces can be slippery, so restrict access until the deck is dry.

Start with the coating condition

The most important maintenance decision is whether you are cleaning intact paint or preparing a failed coating for repair. A cleaner that is acceptable for unfinished or weathered wood is not automatically suitable for a painted surface. Existing paint can react to chemicals, abrasion, or water pressure in ways that are not obvious until the finish lifts.

What you see What the job is Appropriate approach
Paint is firmly attached, with ordinary dirt or leaf residue Routine maintenance Clear debris and clean gently with a product allowed by the coating instructions.
Mildew staining on otherwise sound paint Targeted stain removal Use a mildew-stain-removing product only after checking that the existing coating maker permits it.
Peeling, cracking, loose edges, or delamination Coating repair Remove failing material and complete the preparation required before recoating.
Rotten or unstable boards Substrate repair Replace defective boards before undertaking a repainting project.

Sound paint

Sound paint has no loose edges or lifting sheets and remains attached when you inspect it. BEHR’s preparation instruction for painted exterior wood states that surfaces must be “clean, sound, dry and free of any dirt, oil and grease.” Treat that as a readiness test before any new coating, not merely as a suggestion for a first wash. If dirt, grease, or moisture remains, stop and correct that condition rather than covering it.

Failing paint

A deck can look dirty when the real problem is a coating that is breaking down. Peeling, cracking, flaking, or delaminating areas need mechanical removal and surface preparation. Washing alone may make the surface look temporarily cleaner while leaving an unstable layer underneath the next coat.

Unstable wood

Walk the deck and inspect the boards before choosing a cleaner or repair method. BEHR’s deck-coating preparation guidance includes replacing rotten or unstable boards. Do that structural preparation first; a new finish cannot make a weak board sound.

Choose tools and cleaners that fit painted wood

Gather only what the coating instructions allow. The goal is controlled cleaning, not maximum abrasion or chemical strength.

Item or category Use Important limitation
Soft or otherwise gentle cleaning equipment permitted by the coating maker Removing ordinary dirt from intact paint Do not substitute a harsher method simply because it is marketed for decks.
Stiff brush Benjamin Moore names a stiff brush in preparation advice for weathered wood. This supports the tool category for that preparation context, not a universal instruction for every painted deck.
Mildew-stain-removing product Addressing mildew stains on a sound painted surface Confirm compatibility with the existing coating before application and follow the label.
Hand scraper, sanding equipment, wire brush, or power-tool cleaning equipment Removing loose or failing coating during repair Use only as needed to remove unsound material; aggressive removal can damage sound wood.
Clean water and rinsing equipment allowed by the label Removing cleaner residue Follow the coating and cleaner directions for application and rinsing.

Do not assume that a wood-restoration chemical, brightener, stripper, or other bare-wood deck product belongs on a painted deck. The product label and the existing coating manufacturer’s instructions control. If those instructions conflict, pause and obtain clarification from the coating manufacturer instead of guessing.

Routine cleaning for intact paint

Use this sequence when the coating is attached and the problem is surface dirt rather than coating failure.

  1. Remove loose debris. Sweep or pick up leaves, twigs, soil, and other loose material. Debris can hide damaged paint and can grind against the finish while you wash.
  2. Inspect while the surface is dry. Look for lifting edges, cracks, bare spots, mildew staining, and boards that feel or look unstable. Mark repair areas so they are not mistaken for ordinary dirt.
  3. Read the current coating instructions. Identify the product or coating system if possible. Check the permitted cleaner, tools, dilution, dwell time, rinsing method, and drying requirements. If the product is unknown, choose the least aggressive method that can remove the soil and test it in a small inconspicuous area before doing the whole deck.
  4. Protect adjacent areas. Keep cleaner and rinse water away from plants, walls, furniture, and surfaces that the label excludes. Move movable objects and cover items that cannot be relocated.
  5. Clean gently. Work in manageable sections with the approved cleaner and equipment. Use enough action to lift dirt, but do not scour sound paint simply to make a section look brighter.
  6. Address mildew separately. If the stain is mildew, use a mildew-stain-removing product that the coating maker permits. Follow its label rather than improvising a stronger mixture or combining products.
  7. Rinse as directed. Remove cleaner and loosened soil using the method stated on the label. Inadequate rinsing can leave residue; excessive force can disturb paint.
  8. Allow complete drying. Keep traffic off the deck until the surface is dry and inspectable. Do not begin coating work while the wood or paint is damp.
  9. Reinspect after drying. A dry surface reveals whether the remaining marks are dirt, mildew staining, exposed wood, or a coating defect. Escalate to repair preparation if the finish is no longer sound.

Handling mildew stains without damaging the finish

Mildew requires a different response from ordinary soil. BEHR’s product instructions direct users to remove mildew stains with a mildew-stain-removing product. That direction does not establish that every mildew chemical is safe for every paint system.

Before application

  • Identify the existing coating and read its current care instructions.
  • Confirm that the mildew product’s label allows use on painted exterior wood and that it does not exclude your coating type.
  • Clear debris so the product reaches the stain rather than a layer of leaves or soil.
  • Protect surrounding surfaces as required by the product label.

During and after application

  • Use the labeled amount, contact time, and application method; more product is not a safer or more effective substitute for following directions.
  • Do not mix cleaners or add an unlisted chemical.
  • Rinse and dry according to the instructions, then inspect the paint for softening, lifting, or discoloration.
  • If the stain remains because the coating itself has failed, stop repeated chemical treatments and move to coating repair.

Repair peeling, cracked, or delaminated paint

When paint is failing, the preparation standard changes. BEHR calls for stripping failing or peeling coating. Benjamin Moore’s technical guidance describes removing loose fibers and chipping, cracking, or peeling paint by hand scraping, sanding, wire brushing, or power-tool cleaning. These are repair methods, not routine washing options.

1. Define the failure

Map every loose edge, blister, crack, and delaminated section. Probe carefully enough to distinguish attached paint from material that releases easily. Do not assume that a small visible chip is the full extent of the problem; continue checking until the surrounding coating is firmly attached.

2. Remove unsound material

Begin with the least aggressive method that removes the failure. Hand scraping can lift loose sheets and edges. Sanding or wire brushing can address remaining loose fibers and fragments. Power-tool cleaning is an option identified in Benjamin Moore’s technical sheet, but it must be controlled so that sound wood and firmly attached paint are not unnecessarily removed.

3. Treat severe delamination as a new-wood surface

Benjamin Moore states that severely delaminated coatings should be completely removed and treated as a new wood surface. That means the remaining preparation is no longer a touch-up over an intact paint film. Remove the failed system as required, then follow the selected coating’s instructions for exposed wood.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

4. Remove dust and residue

After mechanical preparation, leave the surface clean, dry, and free of loose particles before applying anything. A coating cannot meet the sound, dry, clean standard while sanding dust, oil, grease, or loose fibers remain.

5. Recheck boards and details

Inspect edges, joints, fasteners, steps, and rail connections while the coating is removed. Replace rotten or unstable boards before repainting. Do not use paint to conceal a board that needs replacement.

Repainting after preparation

Repainting is appropriate only after the surface is sound, clean, dry, and prepared for the new coating. Select a product whose current label covers the actual surface and condition. BEHR describes its Porch & Patio Floor Paint as suitable for properly prepared, previously painted exterior wood, including decks; that example does not prove compatibility with an unknown coating system.

Verify compatibility

  • Identify whether the existing finish is still present, fully removed, or a mixture of both.
  • Read the new coating’s current label for previously painted exterior wood and deck use.
  • Check required preparation, drying conditions, recoat timing, and approved tools.
  • When the old and new systems are unknown or incompatible, ask the coating manufacturer for a written recommendation before committing to the whole deck.

Apply only to a prepared surface

Do not paint over chalky, peeling, damp, greasy, or dirty areas. Complete removal of failing material, cleaning, and drying are part of the coating job, not optional cosmetic steps. Keep the deck out of service for the period stated by the product label and verify that the finish is dry before normal use.

A practical maintenance plan

Maintenance is easier when cleaning and inspection happen before a small defect becomes a stripping project. Use the following checkpoints as a working plan, while giving the coating label priority over any general schedule.

After leaves, storms, or heavy soiling

  • Clear debris promptly.
  • Look for trapped moisture, new stains, lifted edges, and damaged boards.
  • Clean only with the permitted method for the existing paint.

During each cleaning

  • Work in sections so no area is forgotten or overworked.
  • Keep track of spots that need repair instead of repeatedly scrubbing them.
  • Rinse and allow the deck to dry before judging the result.

Before any recoating project

  • Confirm that all boards are sound and stable.
  • Remove failing paint rather than hiding it.
  • Verify that the selected coating is labeled for the prepared surface.
  • Plan for restricted access while the surface is wet or curing.

Common mistakes and how to correct them

Mistake Why it causes trouble Correction
Using a bare-wood deck cleaner automatically The chemical or abrasion may not be approved for the paint film. Check the existing coating instructions and use a compatible cleaner.
Scrubbing a peeling area until it looks cleaner Cleaning does not stabilize a failing film and can spread the failure. Switch to scraping and preparation for recoating.
Painting over loose edges The new layer is attached to an unstable layer and can fail with it. Remove loose coating first.
Skipping board inspection Rotten or unstable wood remains beneath a new finish. Replace defective boards before coating work.
Choosing a product by the word “deck” alone Deck products are not interchangeable across surfaces and existing coatings. Read the current label for your actual substrate and condition.
Judging cleanliness while the surface is wet Water can hide residue, discoloration, and coating defects. Wait until the deck is dry, then inspect again.
Ignoring slip risk Water on painted surfaces can reduce footing. Keep people off the deck until it is dry; BEHR cautions that painted surfaces may become slippery when wet.

Troubleshooting by symptom

The deck still looks dirty after washing

Let it dry and determine whether the mark is ordinary soil, mildew staining, exposed wood, or a paint defect. Use a permitted mildew remover only for mildew. If the mark is bare wood or a failed edge, further washing is unlikely to solve it; prepare the coating for repair.

Paint lifts during gentle cleaning

Stop cleaning that section and let it dry. Lifting indicates that the coating may not be sound. Remove the failing material, inspect the surrounding area, and follow the repair sequence rather than trying to glue the edge down with a new coat.

One area keeps peeling after repainting

Recheck the underlying preparation: moisture, dirt, oil, grease, loose fibers, or remaining delaminated paint can prevent a sound bond. Confirm that the new product’s label covers the existing surface. If the failure is severe, remove the coating completely and treat the area as new wood, as Benjamin Moore’s technical guidance advises.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

You cannot identify the old coating

Do not assume compatibility. Use conservative cleaning on a small test area, document the condition, and contact the prospective coating manufacturer with photographs and details before applying a full coat.

Safety and work-control checklist

  • Read both the cleaner label and the coating manufacturer’s instructions before starting.
  • Wear the protective equipment specified by those labels.
  • Keep children, pets, and visitors away from wet cleaning solutions and the wet deck.
  • Control rinse water so it does not carry cleaner or paint residue onto adjacent areas.
  • Never mix products unless the label explicitly directs that combination.
  • Use ladders, tools, and power equipment only as directed by their manufacturers.
  • Do not allow traffic until the surface is dry and safe to walk on.

Decision guide: clean, treat, or strip

Use this short decision path whenever you are unsure which method to choose:

  1. Is the paint firmly attached? If yes, proceed with gentle, compatible cleaning. If no, move to coating repair.
  2. Is the discoloration identified as mildew? If yes, use an approved mildew-stain-removing product. If no, treat it as ordinary soil only when the coating remains sound.
  3. Are any boards rotten or unstable? If yes, replace them before repainting.
  4. Has the coating delaminated severely? If yes, remove it completely and prepare the exposed wood as a new surface.
  5. Does the proposed coating label cover the prepared surface? If no or unknown, do not proceed until compatibility is established.
