Clean grout in two stages: remove loose soil, then wash the joints with water and a cleaner labeled for your tile and grout while scrubbing with a stiff nylon brush. Rinse or wipe exactly as the label directs. If mildew remains visible, use an EPA-registered or otherwise label-authorized product whose directions specifically include tile or grout. Ventilate, wear the protection on the label, and never mix bleach with ammonia or any other cleaner.

1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteKeeping grout clean is mostly a moisture-control problem. Run the exhaust fan, fix leaks, dry shower surfaces after use, clean whenever dirt is visible, and seal compatible cementitious grout only after it is clean and completely dry. The right treatment depends on grout type, tile glaze, existing sealer, mineral deposits and the condition of the joints.
The safest cleaning sequence
For ordinary dirt, begin with cleaning rather than disinfecting. Cleaning removes germs, dirt and other impurities from a surface by using water, soap or an appropriate surface product and mechanical scrubbing. A disinfectant is a separate step and is not automatically a cleaner unless its label says it performs both jobs.
#1 Best Overall
- 2-in-1 benefits clean while protecting grout from water, dirt and grime
- Gentle formula perfect for tinted grout and frequent use
- Cleans grout, tile floors and backsplashes
- Regular use extends time between cleanings
- Foam formula clings to vertical surfaces better than liquid
- Clear the joints. Remove hair, dust and loose particles with a vacuum, dry cloth or soft brush. Do not grind loose debris deeper into the grout.
- Confirm the materials. Identify whether the joints are cementitious or epoxy and whether the tile is glazed, unglazed or natural stone. Check for an existing sealer. If you cannot identify the materials, choose a cleaner whose label explicitly lists the surface and test a hidden area.
- Ventilate and protect yourself. Turn on the bathroom exhaust fan or open a window. Wear the gloves, eye protection and other equipment specified by the product label.
- Apply a compatible cleaner. Use the dilution, coverage and dwell time printed on the label. Keep the product on the grout and tile surfaces named by that label; do not assume a bathroom product is safe for every stone, glaze or sealer.
- Scrub the joints. Work in small sections with a stiff nylon grout brush. Follow the joint rather than scrubbing across fragile edges. Moderate pressure and several passes are safer than forcing a very stiff abrasive into the surface.
- Rinse or wipe as directed. Remove loosened soil and cleaner residue according to the label. Some products require a water rinse; others specify wiping with a clean, damp cloth. Leaving residue can attract new soil or interfere with a later sealer.
- Inspect when dry. Let the area dry enough to see the actual grout color. A wet joint can look darker and cleaner than it will after drying.
- Use a mildew treatment only if needed. If dark growth remains, move to the mildew procedure below rather than repeatedly increasing the strength of an ordinary cleaner.
Work from the cleanest area toward the dirtiest, change rinse water when it becomes cloudy, and keep dirty cloths out of the clean bucket. These habits prevent you from spreading dissolved soil back over the joints.
What to do about black mildew in shower grout
Black or green spotting in a damp shower can be mildew, embedded soil, or staining beneath a damaged sealer. A surface color alone cannot identify the cause. First complete the ordinary cleaning steps so that soap film and dirt do not block the treatment.

Choose a product by its label, not its color claim
Select an EPA-registered or otherwise label-authorized mildew product whose directions name tile or grout. An EPA label record for a penetrating foam product claims that the foam seeks out mildew in tile grout, caulking and corners. That is a product-label claim, not a guarantee that every grout type or stain will respond. Follow the current container label for application, contact time, ventilation, rinsing and surfaces.
Apply it without creating a vapor hazard
- Remove people, pets and personal items that the label says to keep away.
- Provide the ventilation required by the label before opening the container.
- Wear the specified gloves and eye protection; add other protection if the label requires it.
- Apply only to the listed tile and grout surfaces and keep the product within the stated contact time.
- Rinse or wipe exactly as directed, then allow the joints to dry completely.
Never combine a mildew product with another cleaner. In particular, do not mix bleach with ammonia, acids or any other cleaning product. Such combinations can create poisonous or toxic vapors. “More chemicals” is not a stronger version of the same treatment; it is a different hazard.

Should you use bleach on grout?
Bleach is not the default answer for dirty grout. Routine soil should be removed with water, soap or a cleaner labeled for the tile and grout. Use a bleach-based product only when its label authorizes the surface and gives complete directions for that use. The label controls dilution, contact time, ventilation, protective equipment and rinsing.
Bleach can also change the appearance of colored grout, affect some sealers and damage nearby materials if it is left in place or splashed. It does not repair cracked or missing grout, and it cannot solve a leak that continually wets the joint. If you decide a labeled bleach product is appropriate, test a small inconspicuous area when the label or tile manufacturer advises it and stop if the color, finish or surrounding material changes.
Match the method to the grout and tile
Grout is not one universal material. Cementitious grout is porous and commonly benefits from a compatible penetrating sealer after cleaning and drying. Epoxy grout is less absorbent and has different cleaner and maintenance requirements. A glazed ceramic or porcelain tile may tolerate a product that would etch natural stone. Existing sealer can also change how quickly a cleaner penetrates.
| Condition | Safer starting point | Important check |
|---|---|---|
| Cementitious grout | Cleaner labeled for cementitious grout, nylon-brush scrubbing, thorough rinse and complete drying | Confirm sealer compatibility before applying any new product or sealer |
| Epoxy grout | Product specifically labeled for epoxy grout; gentle mechanical scrubbing | Do not assume a cement-grout sealer or acidic cleaner is suitable |
| Natural stone tile with grout | Stone-and-grout cleaner whose label names the stone and grout surfaces | Avoid improvising with a product that does not address the stone; test a hidden spot when advised |
| Glazed tile with grout | Tile-and-grout cleaner listed for the glaze and joint material | Do not spray a coating over glazed tile unless the manufacturer expressly permits it |
| Hard-water deposits or soap film | Cleaner labeled for the tile, grout and deposit type, followed by the specified rinse | Mineral deposits can require a different product from ordinary soil; stone compatibility is critical |
If the grout type or tile finish is unknown, the conservative choice is to read the tile and grout manufacturer’s care instructions and use a product that lists both materials. Do not infer compatibility from a product being advertised for “bathrooms.”

Tools that make the job safer and more effective
- Stiff nylon grout brush: provides the mechanical action needed to lift soil without introducing metal bristles that can scratch or shed rust. Compare bristle stiffness, handle comfort and whether the head fits the joint width.
- Cleaner labeled for the surface: the label should identify the tile and grout materials, directions, contact time and rinse method.
- Separate rinse water and cloths: keep clean water available so loosened soil is not redistributed.
- Protective equipment: use exactly the gloves, eye protection and ventilation specified by the label.
- Drying aids: a squeegee, clean towel or fan can remove surface water after the final rinse, but do not use heat in a way the product or tile manufacturer prohibits.
Steam cleaners, abrasive powders and metal brushes are not automatically safe. Use them only when the tile, grout and product manufacturers permit them; heat, abrasion or pressure can damage a glaze, erode a joint or drive moisture behind tile.
How to keep grout from getting dirty again
Control moisture every day
Moisture is the condition that allows recurring mildew. Run the bathroom exhaust fan during a shower and long enough afterward to clear humidity according to the fan or building guidance. Repair plumbing leaks, failed caulk and other water sources promptly. After use, squeegee or towel shower walls and the floor so water is not left standing in the joints.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsMoisture control is more effective than repeatedly applying a stronger chemical. If a wall or floor remains damp despite normal ventilation, look for a leak, inadequate exhaust or water entering behind the tile.
Clean on visible soil, not on an invented calendar
Clean when grout is visibly dirty and whenever soap, hair or soil accumulates. Regular cleaning removes dirt and germs. Disinfection is usually unnecessary for normal household maintenance unless someone in the home is sick or at elevated risk; when disinfection is appropriate, clean first unless the disinfectant label says it is also a cleaner.

High-use showers, floors shared by many people and poorly ventilated rooms will need attention more often than a lightly used, dry area. A fixed weekly or monthly interval cannot account for those differences, so use visible soil and moisture as your triggers.
Seal compatible cementitious grout after it is clean and dry
Sealing does not replace cleaning, drying or leak repair. It helps prevent future staining when the grout and tile manufacturer permit it. Wait until the joints are fully dry; trapped moisture can interfere with sealer performance.
| Sealer type | How it works | What to compare |
|---|---|---|
| Penetrating sealer | Chemically bonds with grout and repels water and water-based stains without forming a conventional surface film | Compatibility, required drying and cure time, coverage, application method and reapplication instructions |
| Topical sealer | Forms a surface coating that can repel nearly everything until the film wears | Appearance, slip risk, traffic and abrasion wear, maintenance and whether the coating is allowed on the tile |
Penetrating sealers are generally the better fit when the goal is water and stain resistance in suitable cementitious grout. Topical products can change sheen and wear differently on floors or frequently touched surfaces. Glazed tile generally should not be sprayed with a coating. Follow the tile and grout manufacturer’s compatibility instructions rather than choosing by marketing language.
There is no universal resealing interval supported here. Reapply only as the sealer and grout manufacturer instruct, or when the product’s stated performance check shows protection has diminished.

Choosing among cleaner and maintenance products
| Product category | Best use | Questions to ask before buying |
|---|---|---|
| Everyday tile-and-grout cleaner | Routine soil, soap residue and general bathroom dirt | Does the label list your tile and grout, give a rinse method and identify any required contact time? |
| Tile/grout mildew cleaner | Visible mildew remaining after ordinary cleaning | Is it EPA-registered or otherwise label-authorized for tile or grout? What ventilation, protective equipment and rinse steps are required? |
| Stone-and-grout cleaner/protector | Everyday messes on natural stone and grout where a compatible protector is desired | Does the label name your stone, and are protection or bacteria, mold and mildew statements manufacturer claims rather than independent performance data? |
| Penetrating grout sealer | Water and stain resistance for suitable cementitious grout | Is the grout compatible, how long must it cure, how much area does it cover and how is future reapplication determined? |
| Topical grout sealer | A film-forming finish where appearance and wear characteristics are acceptable | Will it become slippery, wear under traffic or conflict with glazed tile and the existing sealer? |
One manufacturer’s stone-and-grout cleaner/protector describes cleaning everyday messes, reinforcing existing sealer protection and protecting against stain- and odor-causing bacteria, mold and mildew. Treat those statements as manufacturer claims and verify the current label directions for your material and use.
Troubleshooting when cleaning does not work
The grout is still dark after it dries
Determine whether the color is embedded staining, remaining mildew, mineral residue or moisture. Repeat only the process allowed by the product label, not an improvised stronger mixture. If the joint stays damp, resolve ventilation or leakage before further chemical treatment.

Recurring growth usually indicates continuing moisture, not a need for endless scrubbing. Check exhaust performance, shower-wall drying, plumbing, caulk lines and water entering behind tile. Clean the surface, correct the moisture source and then allow the area to dry. If growth persists despite those steps, obtain a tile or mold professional’s assessment.
The grout is crumbling, cracked or missing
Cleaning cannot restore lost material. Keep water exposure as low as practical and arrange an evaluation by a tile professional. The repair may require removing failed grout and addressing movement or water intrusion; do not seal over a joint that is structurally failing.
The tile or grout changed color
Stop using the product, rinse as its label directs and document the product, dilution and surface condition. Contact the tile or grout manufacturer for compatibility guidance. Test a small inconspicuous area before any further treatment when the label advises it.
Quick Recap
A repeatable maintenance routine
- After each shower, run the exhaust fan and remove standing water from walls and floor.
- Keep leaks, failed caulk and persistently damp areas on a repair list and address them promptly.
- When dirt is visible, remove loose debris, apply a compatible cleaner and scrub with a stiff nylon brush.
- Rinse or wipe exactly as directed and let the joints dry before judging the result.
- Use a label-authorized mildew product only for remaining visible growth, with ventilation and protective equipment.
- When suitable cementitious grout is clean and fully dry, apply a compatible sealer according to the manufacturer’s directions.
- Recheck high-moisture areas after cleaning. If mold returns, grout crumbles or cracks, stop escalating DIY chemicals and consult a qualified tile professional.
