Effective acoustic design in a multi-residential building is a systems exercise: control airborne sound, impact sound, flanking paths, building-services noise and exterior noise as one coordinated assembly. Start with the performance requirements for the project’s jurisdiction and building class, then select a tested or appropriately calculated wall, floor, junction and service detail. “Soundproofing” is not a single rating, and no wall treatment can compensate for gaps, rigid bridges or noisy plant elsewhere in the building.

Sound isolation is different from room acoustics

Sound isolation limits sound crossing from one dwelling, corridor, plant room or the exterior into another space. It is the central issue when a resident hears speech through a party wall, footsteps from the flat above, a lift in a bedroom or road traffic through a façade.

Room acoustics concerns what happens inside one room after sound is produced: reverberation, absorption, speech intelligibility and reflection. Wall absorbers or a heavily furnished room may make a living room less echoic, but they do not create a compliant separating wall. ISO/TS 19488:2021 classifies dwelling acoustic quality around neighbouring premises, road traffic and service equipment; its classes do not cover internal room acoustics. ISO says the specification was reviewed and confirmed in 2023. It is a technical classification framework, not a law unless local authorities adopt or specify it.

Set the project’s isolation targets before drawing details. A useful brief identifies the source room, receiving room, time of use, likely noise type, building class, construction system and verification method. That prevents a common error: selecting a product or nominal insulation thickness before deciding which performance metric and test context apply.

The four transmission problems every scheme must address

Airborne sound through walls and floors

Speech, television, music and equipment noise travel through the air and set separating elements into vibration. Performance depends on the complete construction, not one material label. Mass can reduce transmission, while cavities and multiple layers can improve isolation when they are arranged as independent or resiliently connected leaves. Airtightness is essential: a small open joint, unsealed service penetration or poorly fitted door can bypass an otherwise strong wall.

Design the wall or floor as the tested or calculated assembly, including boards, studs, cavities, insulation, fixings, junctions and penetrations. The Australian National Construction Code (NCC) language treats services and penetrations as part of wall performance, so a wall detail cannot be approved in isolation from the pipes, ducts, sockets and access panels installed in it.

Impact sound through floors

Footfall, dropped objects and furniture movement excite the floor structure. The receiving dwelling below hears the resulting vibration as impact noise, even when the airborne rating of the floor is good. Floating floors, resilient layers and separated ceiling systems are ways to interrupt that path, but continuity at perimeters and junctions is critical. A rigid screw, partition, skirting detail or service support that bridges the resilient layer can create a new transmission route.

Impact and airborne ratings are separate measurements. In the Australian provisions, Ln,w is an impact rating and a lower number is better; the specified limit for relevant Class 2 and Class 3 floor separations is no more than 62. New Zealand’s guidance uses IIC for impact performance. These values are not interchangeable because the metrics and test methods differ.

Flanking transmission around the separating element

Flanking is sound that bypasses the nominal party wall or floor through connected slabs, walls, façades, roof structures, columns, beams, framing and service routes. A compliant laboratory wall can perform poorly on site when it meets a continuous ceiling, a façade cavity or a structural frame without an acoustic break.

Draw direct and flanking paths at every junction. Continue the separation through the floor build-up, ceiling, external wall and corridor edge; specify where layers stop, where they remain continuous and how fire, moisture and movement requirements are maintained. The Residential Multi-Storey Buildings — Design Manual from Stora Enso uses separated layer structures and junction diagrams to illustrate this approach. Its assemblies are examples based on calculations and assumptions, not universal specifications; verify them against local requirements and the project’s construction.

Building-services and structure-borne noise

Lifts, heat pumps, air-conditioning equipment, water supply, drainage, fans and other plant can generate airborne noise, vibration or both. A quiet machine can still be noisy in a dwelling if it is rigidly fixed to a lightweight floor or connected to a pipe that crosses the separation.

Make service noise a design-stage decision. Select equipment with declared sound and vibration data, locate plant away from bedrooms where possible, isolate supports and hangers, avoid rigid bridges, and coordinate access for inspection and maintenance. Scotland’s 2022 domestic technical handbook specifically identifies lifts, heat pumps and air-conditioning equipment as issues requiring attention to equipment choice, installation and location. Variable operating conditions matter: a fan or heat pump may sound acceptable at one duty point and intrusive at another.

Façade and external noise

Road traffic and other environmental sources affect the acoustic quality of a dwelling even when internal separating walls are excellent. ISO/TS 19488 includes insulation toward road traffic in its classification framework. The façade design must therefore be coordinated with the site exposure, window and door specification, ventilation strategy, balcony geometry and local planning or building-control requirements. Do not transfer a party-wall target directly to a façade: the source spectrum, openings and reverberant exterior conditions are different.

Understand the ratings before comparing designs

A rating is meaningful only with its metric, test method, direction of measurement, construction and jurisdiction. The following requirements illustrate why numbers must be quoted with their context.

New Zealand’s STC and IIC terminology, Australia’s Rw + Ctr and Ln,w terminology, and any national or local alternatives describe different rating systems. Never rank two assemblies by the apparent size of numbers from different systems. Request the laboratory report, the test standard, the specimen construction and any correction terms before making a comparison.

Design the separating wall and floor as a complete system

Start with the required source–receiver relationship

List every sensitive room and likely source: bedroom beside a living room, a nursery below a kitchen, a dwelling beside a lift shaft, or a plant room above an apartment. Bedrooms and home offices generally need more protection from intermittent and tonal noise than circulation spaces. This room-by-room map helps determine whether the issue is airborne, impact, vibration or a combination.

Choose mass, separation and resilience deliberately

  • Mass: heavier leaves generally resist airborne excitation better, subject to the tested construction and structural limits.
  • Cavities: a cavity can reduce coupling when its leaves are properly separated and insulated; a cavity with rigid ties or debris may provide little benefit.
  • Multiple layers: staggered or independently supported layers can improve isolation, but joints, fixings and edge conditions must match the tested detail.
  • Resilient connections: resilient channels, hangers, pads or floating layers can interrupt vibration; they fail acoustically when fasteners or partitions bridge them.
  • Airtightness: seal perimeter joints, board joints, service penetrations and access panels with materials compatible with fire, movement and durability requirements.

Do not specify “acoustic insulation” by thickness alone. Mineral or other cavity insulation may help absorb energy in a cavity, but the result depends on the entire assembly, cavity depth, framing, board layers, workmanship and junctions.

Coordinate floors, ceilings and partitions

A floor build-up often combines a structural slab or deck, resilient layer, floating surface, ceiling cavity and ceiling lining. Keep the floating layer continuous where the design requires it, isolate its perimeter, and prevent wet trades, fixings and later partitions from creating rigid bridges. Decide whether partitions sit on the structural floor, the floating floor or another support, then detail the choice consistently at every edge.

Ceiling services, recessed lights, access hatches and ductwork can compromise both airborne and impact performance. Group penetrations where they can be sealed and inspected; avoid back-to-back boxes in a separating wall; and preserve the required cavity and lining arrangement around each opening.

Resolve flanking paths at the drawing-board stage

  1. Mark the separation line in plan and section. Trace it through every storey, façade, corridor, roof and basement condition.
  2. Draw the direct path and each bypass. Include slab edges, joists, studs, columns, beams, façade rails, ceiling voids and service risers.
  3. Assign an acoustic break to each bypass. This may be a discontinuous frame, a separated layer, a resilient support or a sealed movement joint, subject to structural and fire design.
  4. Detail junction tolerances. State how much movement, deflection and installation variation the seal or resilient element can accommodate.
  5. Protect the detail during construction. Keep cavities clear, prevent mortar or adhesive from bridging layers, and inspect before concealment.

Flanking control is especially important in lightweight timber or steel construction, where a continuous structural layer can connect many dwellings. The Stora Enso manual’s diagrams are useful for identifying direct and flanking routes, but the project team must confirm calculations and local code compliance rather than copy a diagram as a guarantee.

Plan services for low noise and low vibration

  • Place lifts, pumps, compressors and air-handling equipment away from sleeping rooms and sensitive boundaries where the plan permits.
  • Use supports, hangers and bases selected for the equipment’s mass, operating speed and vibration spectrum.
  • Keep pipes and ducts from rigidly touching separating walls, slabs or framing unless the detail has been acoustically assessed.
  • Provide flexible connections where required, while maintaining fire, pressure, movement and maintenance performance.
  • Separate drainage stacks and water pipes from bedroom walls; coordinate access panels so they do not become weak acoustic points.
  • Specify operating limits and controls for variable-speed equipment, because night-time and start-up conditions may govern nuisance.
  • Allow inspection access to isolation mounts, resilient hangers and seals so defects can be corrected rather than hidden.

Service noise is not solved by treating the receiving room after construction. A plant-room enclosure may reduce airborne noise while leaving structure-borne vibration untouched; conversely, a resilient mount may reduce vibration while an unsealed louvre still leaks airborne sound.

Use a jurisdiction-specific compliance path

New Zealand

Clause G6 is the Building Code context for airborne and impact sound between abutting residential tenancies. The Building Performance guidance states STC of at least 55 for walls, floors and ceilings and IIC of at least 55 for floors. Building Code provisions are mandatory for new building work. Confirm the current acceptable solution or verification method, the building consent pathway and any project-specific conditions before finalising details.

England

Approved Document E provides statutory guidance on resistance to sound for dwelling-houses, flats, residential rooms and schools. The cited government edition was published on 4 March 2015. Check the current edition, amendments and the project’s applicability before quoting criteria or relying on a construction detail.

Scotland

The Scottish Government’s 2022 domestic technical handbook gives guidance for achieving Scottish building standards. It sets a realistic objective: “The intention is not to prevent all sound from being heard, but to limit noise nuisance by achieving levels of sound insulation that will help to reduce the effects of sound on people in their home.” Its service-noise guidance covers issues such as lifts and heat pumps and emphasises equipment choice, installation and location.

Australia

NCC 2022 Part F7 addresses sound transmission and insulation in residential building classes. For specified Class 2 and Class 3 floor separations, it lists Rw + Ctr of at least 50 for airborne sound and Ln,w of no more than 62 for impact sound. State and territory variations apply, so use the edition adopted in the project’s location and confirm the exact class and separation.

International classification

ISO/TS 19488:2021 offers a way to communicate dwelling acoustic quality around neighbouring premises, road traffic and service equipment. ISO reports that it was reviewed and confirmed in 2023. It becomes a project requirement only when a client, authority or contract specification adopts it.

Compare options on more than a headline rating

When reviewing alternative walls, floors or service layouts, ask for the same information for each option:

  • Airborne performance: Which metric applies, and was it measured or calculated?
  • Impact performance: Which floor and ceiling arrangement produced the result?
  • Test context: What standard, specimen size, frequency range, correction term and laboratory conditions apply?
  • Junctions: Are the perimeter, façade, corridor and structural-frame details included or separately assessed?
  • Services: How are pipes, ducts, sockets, risers, plant and maintenance openings isolated?
  • Buildability: Can trades install the layers without bridging them, and can inspectors see the critical work before closure?
  • Coordination: Does the detail preserve fire resistance, structural capacity, moisture control, movement tolerance and access?

A higher laboratory number is not automatically the better project choice if the assembly is fragile, impossible to inspect or incompatible with the structure. Select the option whose complete path can be built and verified.

Construction inspection and performance verification

Inspect before concealment

  • Check that resilient strips, channels, hangers and floating layers are continuous and undamaged.
  • Remove mortar, screws, noggings and debris that bridge cavities or resilient interfaces.
  • Confirm seals at perimeters, penetrations, junctions, access panels and door sets.
  • Verify that services do not touch separated leaves or structural elements in unintended locations.
  • Photograph critical details and record substitutions before linings, screeds and ceilings hide them.

Test when the project requires evidence

Field testing is jurisdiction- and project-dependent. New York City’s Administrative Code § 27-769 provides for field measurement when conditions indicate that installed construction or equipment may not meet prescribed noise-control requirements. Other jurisdictions use their own procedures, test standards and acceptance rules. Engage an acoustic consultant or qualified testing service when the specification, authority or risk profile calls for formal verification.

A consumer sound-level meter can help document when and where a resident experiences a problem, but it is not established by the cited sources as sufficient proof of code compliance. Formal tests use specified rooms, excitation sources, instrumentation, calibration and reporting methods. Keep a log of date, time, weather where relevant, equipment operating state, room locations and the character of the noise; that information helps a specialist diagnose whether the path is airborne, impact, flanking or service-related.

Diagnose common failures without guessing

Speech or television is clearly intelligible

Inspect open joints, sockets, risers, door sets, ceiling voids and façade junctions before adding surface treatments. Intelligibility often indicates an air leak or a direct bypass rather than simply an under-insulated cavity.

Footsteps are loud below a new floor

Check the floating layer, perimeter isolation, floor finish, partition support and penetrations. Look for rigid bridges caused by fixings, skirting, wet screed, debris or a partition installed across the resilient break.

A lift, heat pump or fan is disturbing a bedroom

Determine whether the dominant component is airborne, tonal or vibration-borne. Check equipment location, mounts, supports, duct and pipe connections, control settings and the receiving-room junction. A room-side absorber alone will not correct a structural vibration path.

Performance varies from one apartment to the next

Variation usually points to workmanship, junctions, substitutions or different service routes. Compare as-built details and inspection records, not just the nominal wall or floor type. Test representative locations and the locations with the strongest complaints.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Set realistic expectations for residents and clients

Sound insulation is intended to limit nuisance, not make a shared building silent. Everyday living sounds may remain audible at a lower level, particularly during quiet night-time conditions or through doors and open windows. Explain the selected rating, the expected source types, the rooms protected and the limits of the assessment. A persistent, unusually loud or tonal noise should be investigated as a specific defect or service problem rather than dismissed as an inevitable feature of apartment living.

The most reliable acoustic outcome comes from an unbroken chain: a clear jurisdictional target, a complete tested or calculated assembly, carefully detailed junctions, isolated services, disciplined installation and appropriate field verification. Treating any one layer as “the soundproofing” leaves the remaining transmission paths uncontrolled.
